Reviews
The hotel reviews are mixed, with guests appreciating the rustic charm, friendly staff, and proximity to local attractions. However, there are consistent complaints about cleanliness, maintenance issues, and outdated facilities.

Good staff pool needed cleaned.

We slept on urine/feces stained blankets for 2 nights unknowingly. Was looking for my phone in the sheets and found it. Lodge confirmed the stains were there prior to us staying in and failed to fully inspect the sheeting before providing it to us. The best part is when we demanded a refund, they ignored my emails and calls. In fact, when we finally got ahold of someone they told us to "call back later" ended up opening a CC dispute to get my money back

The room smelled like stale cigarettes, the bed sheets had cigarette burns in them, the refrigerator was broken, there were no towels in the room (I had to ask for them from the front desk), one of the windows was missing a curtain, and the wifi only seemed to work near the lobby building. The room was clean, the lights worked, and the plumbing worked.
- 2/5
The rooms were not even close to what was advertised in the pictures posted on Expedia. Room was very musty smelling and everything in the room was falling apart. Definitely won’t be staying there.
- 1/5
The Wifi info that we were given did not work at all! We did not have WiFi the entire trip. The bed was extremely uncomfortable. It might have been more comfortable to sleep on the floor. The coffee maker did not work, which we realized after several failed attempts. The TV did not work at all. We did not have any TV the entire trip. The place was completely empty, except for us. What a ripoff and scam this place is! Also, I will never use this booking site ever again. I feel betrayed and scammed.

The Arrowhead Tree Top Lodge is a hidden gem! The buildings look like a Swiss chalet. The room was very clean and spacious with comfortable beds. It had a lovely fireplace and large shower. I love that there are new floors and no carpet. The heater/AC unit was immaculately clean and worked perfectly. We stayed in the Fireplace Room with 2 Queen beds. It looks exactly like the photo on their site. The property has large grounds to walk around on, adjacent to the lodge with cool wood sculptures and a giant tree swing. So fun! We walked to the village for breakfast - about a 15 minute walk. The onsite manager was super nice, and helped us start a fire in the fireplace. We love everything about the Arrowhead Tree Top Lodge!

The cleanliness
- 5/5
Room was nice - hoping for a working fireplace with wood but just used the heater
- 4/5
Beds were so small for 2 adults on one bed. The sofa was too old. Easy to find this hotel and just 4 minutes to lake arrowhead village.
- 2.5/5
Room was very dated. Parking was bad.
- 2.5/5
Location Room was very dated. Parking was bad.
- 2/5
The room looked NOTHING like the pictures as advertised. Like at ALL. The couches and chairs were dirty and stained, so were the sheets. The furniture was old, broken, and dirty. There were lots of bugs. The staff was nice. So I’ll give them that. But the place was gross and the beds were extremely uncomfortable :(
- 1/5
Staying here felt scary bc the curtains would not close all the way. Also we found several stains on the bed & sofa. The restroom and kitchen was clean tho!
- 2.5/5
Staff worker was very nice. High chlorine bleach smell upon entering the room, to the point of feeling nauseous. The beds were lumpy. Bathroom door stuck open. Very weak to no WiFi, could not get any real reception in the room. Television picture was faded and green. Some sort of gel or lubricant left smeared on the bedside table. People lingering outside of door in the dark, rummaging through trash cans or something. Very uneven and broken pavement in parking lot with no lighting. Stayed approximately 2 hours and turned in the key to office staff.

The location was great.

I selected a room with fire place, the photos showed a room with an actual fireplace. Our room had a heater that mimicked a fire place, it was just lights in a box. The room smelled bad, like body odor or just something gross, good thing my wife makes scented candles. The wifi is terrible, it only worked standing right next to the office, even though our room was only 20 feet away from the office, we got no signal. We used the microwave and it blew a fuse and we lost some power, luckily the maintenance man fixed it and we didn't have any other issues since. Beds were clean but too firm for me, not very comfortable. Oh and they only had 1 plate in the kitchen cabinet for us to use for food we had to buy paper plates at the store. Upstair neighbors stomped loudly upstairs most of the night as well. It wasnt a super terrible stay, we did like the place and how close we were to the markets and lake was a huge plus. We did also book an additional night, but prob wont stay here again unless they make some improvements. The staff was nice at least and the surrounding area is beautiful so we just made the most of our 8th year wedding anniversary.

Room was clean, staff was polite. Only downside was the bed was very springy and uncomfortable tossed and turned all night. Would definitely stay again if bed was changed.

Clean. Friendly. Cozy
- 5/5
Had a great stay this weekend. My husband and I shared a room with 2 beds and a pullout couch with 4 of our family members. The only thing we complained about was that the pullout couch was in bad condition and the first night that it was slept on, it almost folded in half with 2 people on it. We told the owners and it was immediately taken care of. Overall we had a great stay!
- 5/5
Our stay was a few days before Christmas and the whole property was decked out in Christmas lights and our room even had some Christmas decor inside. It was so festive! The gentleman who checked us in was friendly and helpful, even recommending a dinner spot. The room was more updated than the pictures indicate. The beds were comfy and the blankets were heavy and warm. The heater worked well, as did the fireplace. There were some mugs and tea/coffee/cocoa packets available. The mini fridge was helpful for leftovers. We will definitely stay here again!

The room was nice. A little outdated but the fireplace and coziness was wonderful. Clean and fresh. Staff was very nice and helpful.

Small place but it was clean and comfortable for the price
- 5/5
Good overall. Raining and cold so did not get to hang out on deck.
- 4/5
Just a quick overnight trip attended a wedding only slept in room, bed was comfortable and was very quiet.
- 5/5
There are some areas that were a little dated, but it was very charming overall. It felt more comfortable than most hotels, and the fireplace was amazing.
- 5/5
Very nice. Comfortable as well. Felt at home.

Would come back

El colchón tenía un huevo en la mitad, no es que sea el más nuevo las almuhadas muy blandas
- 4/5
The staff was amazing. I screwed up the reservation and the employee that helped us went out of her way to fix it. The only negative issue was the shower curtain was too short, so after we showered the bathroom floor was flooded. We would definitely stay there again.
- 3/5
I’m sure the place was beautiful at one point. It now needs updating and up keeping. I might return due the convenient location to The Arrowhead Village, if the price is cheaper.

Really great and attentive staff. It’s definitely a rustic stay but isn’t that why we go to the mountains in the first place?
- 5/5
Everything...smotth check in , wonerful staff
- 1/5
Disgusting cabin. Spider webs all over, room was half painted, couch had stains ALL over it, the front door didn’t close well and was insecure. TV’s were removed and wires just hanging from the walls. Front office was unorganized and the lodge had some sketchy people around the property. We felt so unsafe and dirty there we stayed for 10 minutes and booked a different resort right then. After speaking with locals they said the same thing. NEVER stay there.
- 4/5
Blinds were broken and missing, towels had holes and the coffee cups were chipped. There was coffee but no waters.
- 5/5
The stuff super friendly and nice. Also help us with the griller.
- 5/5
This lodge was quiet, off the main hustle and bustle, exactly what we wanted. A safe retreat to relax. It was super close to the village. The staff was always nice and attentive. The room was cozy with a soft bed.
- 4/5
Very scenic. The room, was nice too. Like a cabin. The occasional spider webs, here and there. Other than that, pretty nice. Shower was a little bit uncomfortable. But, I've been through worse. Could benefit from separate shampoo & conditioner though. Just a thought.
- 2/5
No resolution options given by hotel directly. Dirty couches and chairs, toilet seat worn to the wood unsanitary, broken ceiling fan with missing bulbs in living room, broke light and missing bulbs in living room, bedroom and bathroom. No tv in bedroom, no bbq available on patio as advertised. Patio was filled with storage. Dog on premises in the patio area not able to use patio at all. I am demanding a refund due to no resolution options available, overall poor condition and false advertisement. Also person staying above us, very loud late at night and early in the morning.
- 4/5
Check in was fast and easy, parking was tough though. The beds were hard and uncomfortable.
- 3/5
pricing was the main reason for choosing this hotel but the additional $15.00 "resort fee" was ridiculous and I'm not sure what exactly it was supposed to cover. The room was ok, but little things like not having lightbulbs in the overhead light or mismatched lightbulbs in the bathroom. One for the curtains in the bathroom was upside down and backward and the mirror over the sink covered the plate where the hairdryer should have been hanging. The shower stall had no place to put shampoo or soap all in all gave the place a feeling of no one caring. It could be a reasonably priced gem with a more discerning eye to detail.
- 2/5
The photos were definitely misleading. Our room and bathroom had spider webs everywhere, the bedding smelled like sweat, and one of the showers even had a construction hole. It felt like the cleaning was just the bare minimum. I don't recommend staying here!
- 5/5
For the price, it is a spacious room with walking distance to the lake and Lake Arrowhead downtown
- 0.5/5
The location and staff. Everything but the location and staff. Parking lot was super small. Water bottles/cans in trash bags around the pool area, parked motorcycle looked like someone started an oil change and never finished it, parked car that looks like it’s been sitting there for years, cable in room wasn’t working, some of the sheets looked super old. We had to get OUT OF THERE ASAP.

The lodge is very nice, clean and peaceful. We had an unforgettable stay at the lodge thanks to the incredible kindness of the staff and her son. After a long day, we really wanted to enjoy some classic S’mores around a campfire, but it was already 10pm and we’d run out of energy to go to the store for supplies. To our surprise, they gave us all supplies to make S’mores and specially they went out of their way to buy some chocolate for us. Not only that, but they also generously shared their own dinner—pizza and brownies—with us. Despite everyone being tired from the day, their genuine effort to create a happy moment for us was truly heartwarming. Their kindness made our trip so much more special, and we will definitely come back to this wonderful place. Thank you for everything and see you again !! <3

The venue of the Lake Arrowhead Tree Top Inn looked inviting and pleasant, upon arrival. Check-in was okay. The room was clean, however, the amenities were lacking. The coffee pot needed to be moved to plug in. The microwave and refrigerator were functional. The bathroom lacked space to put personal items. The beds were nicely made , but very uncomfortable. The price was very reasonable. I wouldn’t return.

nothing. Waited 3 hours for the room, closet doors wouldn’t open, hole in the door where the peep hole should be, key didn’t work in the bottom front door lock, bathroom window didn’t lock, there were nuts/screws left on the floor from the workers trying to install a TV mount, NO HOT WATER!!! We left a day early.

Late check in due to room not being clean. The cleaning person then asked if I wanted my room to be mopped when there were visible spots on the tile from the person before me. Unprofessional and unprepared

I stayed here for two nights while taking a short pause from hiking the pacific crest trail. Staff was very friendly and even gave me a ride to the hospital. They were working on some renovations around the property, but the room itself was great and even had a private front patio. Having a microwave and fridge/freezer was great!
- 3.5/5
Cute esthetic from outside. Limited parking, old fashioned and spring bed that was uncomfortable.

- 4/5
Quaint, clean, and one of a kind rooms. I stayed in the 2 bed suite with a fireplace. I didn't use the fireplace (it is spring), but could see it as an asset in winter. The wall heater made things nice and toasty at night. Though it is a bit loud. Towels are very small; I'd suggest bringing your own. Toiletries are so so; again, BYO soap & shampoo. There is no bathtub in this room. Rates are high in summer & winter so highly recommend coming in the "off season" to get the best rate. Overall, 4 stars!
- 4/5
Relaxing stay in a great location
- 4/5
Its an old property so dont expect evereything to be new and modern. My dog found a toothbrush under the bed tho. My only complaint would be cleanliness. With the price I paid for, I wasn't expecting a 5-star hotel like stay. So, I'd say it was still a very good stay and I would come back.
- 4/5
The only thing that concerns me is the dog poop infront of our unit and dog hair at the couch. Aside from that it’s a nice place to stay. Make sure it should be clean before the guest check in.
- 5/5
Very cute spot! Nice rest stop for the 2 nights we were there. 4 minute drive to Arrowhead Village (can walk but it’s sketchy) a minute away from Saddleback Inn (food is amazing). Not far from other spots maybe 10-15 min drive to different areas. For the price we paid it was worth it. Definitely would stay again but will probably upgrade to a fancier room next time :)
- 4/5
It's a cute place. Just older. Rooms were clean and comfortable. Great room for price. And staff is always super nice.
- 2/5
No working WiFi and the beds with the pillows need to be updates. Front desk was helpful in fixing tv
- 5/5
Will definitely stay again
- 5/5
Had an amazing time here
- 4/5
Close to the village
- 5/5
Overall, a beautiful place to stay. Only issue was the TV remote didn’t control the volume and there wasn’t any buttons on the tv to fix the volume. No big deal.
- 3/5
I like the area. Close to the lake.
- 5/5
we love it
- 2/5
Unfortunately we arrived at a time where they were having a staff shortage. The premises looked unkept and in serious need of remodeling. At least the building we stayed in. We waited for hours for our room, and with hungry and tired kids, that's not a good thing. They were accommodating in providing a discount due to our patience, but in all honestly, and as much as we appreciated it, not somewhere we will be returning to. First of all, our walk to our "cabin" was riddled with junk items or it appeared that a storage shed was cleared out and dumped on to the walkway. The wooden fence door also looked like it was falling down. The rooms were "rush cleaned" and the microwave was disgusting. We did not report that as they already had taken 4 hours to give us our room. Under the bed was a mess and found some dirty laundry from the previous renters. Beds were not comfortable and when further inspected, the wooden middle posts under were broken. So the beds sank. We were just staying for one night and everything else was booked and unavailable, and it would have cost us even more to find another place. We were tired and just needed to go to sleep. We appreciate the friendliness of the woman who helped us, but she seemed flustered and exhausted from dealing with everything. Not the warmest of welcomes, but she was trying her best to be helpful.
- 2/5
We had a broken shower, tub and coffee maker as well as the doors to the front entrance to the room were stuck and locks not working properly. For the cost of the room , maintenance needs to be more on top of things. Yes we did get another room but it was just as bad as the other room.
- 2/5
Literal spider webs in the closet, I checked under the mattress and under the sofa and found old cigars and a vape pen. First night got woken up at 1am by pounding of the cops looking for a arguing couple
- 5/5
Great service!
- 5/5
Perfect for the occasion and very simple and quick check-in process.
- 3/5
It is in need of a facelift. The room had doors to adjoining rooms which was not good. It was very noisy during the night. The walls are thin.
- 5/5
Check-in was easy and everyone was so friendly and extremely helpful. The room was very clean and well thought out. They truly have thought out everything. It was beautiful and inviting. We absolutely love our stay. The scenery is amazing and it made for a truly memorable vacation. We would definitely not hesitate in making it a regular vacation spot.
- 5/5
Very quaint- we enjoyed our stay.
- 5/5
Loved our weekend at the tree lodge. Room was clean and comfy for the 3 of us and it was close to everything.
- 3/5
- 4/5
The heater did not work during 30ish degree nights; luckily we brought a heated blanket. The walls are paper thin; we heard every word and movement from one of the neighboring rooms. We could also hear them being adults; like they were in the room with us!
- 1/5
They gave us a first floor room when I booked and upstairs. We had to wait until 5 pm to be checked in because according to the front desk lady the room was not cleaned yet. When we finally got in to the room place the room was filthy. The pool out couch has dirty sheets and old food. The two bed in bedroom had stained sheets. I had to ask for a broom to clean the floors and new sheets to make the beds.. the TV didn’t work .. something wrong with the cable ( (my son fixed it cause manager couldn’t)..and no working light in the kitchen..and I found a “join” in top of the bathroom mirror.. unfortunately we had to stay because it was to late to book another place and get a refund! ( the owner gave us a 50% refund which I am still waiting for hotel.com to credited into my credit card)
- 3/5
I love this place, though the hot water was not available for a bath in one night. The staff member is very helpful in identify an alternative place for shower.
- 5/5
Was pretty good
- 3/5
The cabins were cute. The fireplace room I booked was supposed to have a patio or outdoor space and it didn’t. The shower was wonky and the whole bathroom got soaked every time we showered. The WiFi is really spotty and I had work to get done, so that wasn’t the best. The woman running the front was nice.
- 5/5
This is a great place to come and relax. The scenery is beautiful the customer service is awesome. This place had everything we needed for our little get away. I love the fact that they are pet friendly. It made it that much easier for us to make this trip with our fur babies. Will definitely be coming back.
- 4/5
Nice and quiet
- 5/5
Good place
- 4/5
Upon arriving, you need to call for them to come to the office to check in. That was fine. Cabin was in the back with a privacy fence and patio area. Chairs, table and bbq. The room was nice. Full small fridge, microwave, coffee pot with coffee. A few dishes are in the cabinets/drawers. The bed wasn't horrible, but its an older mattress with springs that popped every time we got up. The shower was a little tricky, hot was not hot, but because the knob wasn't right. We found the hot water! The jetted tub was amazing! Careful that water gets super hot. We used the gas fireplace the 2nd night for almost the whole night. It was a very nice touch of romance. It also has a wall heater, that I think stayed on the whole 2nd night also. It snowed that next morning before check out. We couldn't get out of the sloped driveway because of ice. The owners went above and beyond by shoveling us a path to get out. They could have made us call AAA or something. They didn't and that was AWESOME!!! Super close to a stater bros and cvs. Plenty of qaint restaurants to choose from close by also. I would stay here again.
- 5/5
They were very accommodating even though we arrived after the office normally closes. They helped us with all the little issues we encountered getting accustomed to the cabin. It was great to relax. In the future maybe we can enjoy more of the premises and not just our room.
- 1/5
Holes in towel, blinds were broken so privacy was not available (I had to hang up a towel), huge spider on the pillow I had to kill, wheel barrel and two 50ft black hose in front of my door, toilet paper holder broken, and the main door was cheaply repaired (I jammed a chair for secondary safety on the knob before I slept). I was in room number 4.
- 5/5
The place is clean, the room was large and it was walking distance to the village.
- 3/5
Shower head was broken, so we couldn’t shower. Bed and room was fine.
- 4/5
Staff was very helpful
- 5/5
I had a very nice stay and the service was great. Room was clean and the hosts were very helpful and responsive.

If i win the lotto I'd buy treetop and give it the love and luster that I'm sure it had at once upon a time...it's a beautiful location with flowing stream close to arrowhead village and lake. Friendly staff it's not they're fault whoever owns it. It appears thst some rooms are full time? Rough guess it needs a million dollar remodel. You would think the owner has no interest if people like or dislike the property by the overall looks? Was here 5 years back and it's gone downhill ? On a whole the "whole mountain for the most part has gone down hill except for the for cabin/mansions arpund the lake. I remeber when things got better seems like a prelude to the zombie apocalypse
- 2/5
Dirty, has cobwebs all over window from the inside, smells
- 4/5
The property was in a lovely location. The rooms needed some maintenance and repairs. Concerning natural gas smell in room 9
- 4/5
Nice place in the forest and clean plus close to the village. Staff friendly!. Only one channel on the tv though and bed quite soft as I have a bad back but my hubby thought the bed was great for his bad back. One light is on a sensor and kept turning on all night. If you have mobility issues there was one large step up, then 2 big steps down to go across the decking to the door. I am disabled and barely made it but we were thinking of bring Mom on a transporter and she may not been able to enter..
- 4/5
The downsides include unusable Internet connection, limited hot water (lasted about few minutes) barely enough to take a quick shower. The AC worked well but noisy.
- 2/5
The lady at the office was nice when we checked in
- 4/5
The property was fine. The bed was not great but the space and patio were great for us and our dog. There is a space around back that was ideal for my dog to run around without getting too far away from me.
- 4/5
The stay was just what we needed! Property was charming and the staff was friendly. The room was dated and not the cleanest but was just what we needed.
- 5/5
The room was cute. Private patio. The grounds around the property could use a good cleaning up. Lots of stuff under tarps and maintenance stuff just sitting out. Has a lot of potential. Staff lady was cool. Very quiet & relaxing.
- 4/5
Nice quiet place, clean, beautiful location, nice swimming pool, friendly hospitality
- 5/5
The front desk lady is very polity
- 3/5
This rustic lodge is likely cozy in winter, nestled in the corner of Rainbow Dr, but is warm in summertime. Even with the small a/c humming along, it just wasn't enough to cool down the high ceiling room. The room is spacious, but the shower stall is tiny - caution for the big and tall folks. The light trimmings on the rooftop of each lodge is a lovely touch and sight at night, though.
- 3/5
My stay was fine for what I needed. I just needed a place to stay for an evening as I was passing through, and this worked. My only issue was the floors - there were quite a few dead bugs throughout the floor and in the window sill. Other than that, not bad.
- 4/5
This was just the rustic (but updated) kind of place I hoped it was, and the proximity to the lake and village was great. The hostess was friendly and accommodated our late arrival very kindly.
- 3/5
Terrible WiFi. The room needs a deep cleaning

We enjoyed our 2 nights stay last Memorial Day weekend. Definitely we will return to spend our holiday here. Thank uou to Sheryl....

Of ants. The second room was full of wasps. We asked to have our room cleaned and it never was. The blinds were broken. The pool was green. There was a big gap under our door. The back stairs were broken.
- 4/5
Nice property overall, but maintenance issues with the room like missing light bulbs, ceiling fan not workhg/missing fan chain, etc.
- 5/5
This was a much better place than I expected. Very homey and cute hotel. Nice surrounding area and very close to the village
- 4/5
Great and helpful staff, closeness to the village.
- 5/5
Only con is parking is a bit tight and we had to park on the street at one night.
- 5/5
Cheryl was amazing at the front desk when we checked in. She smiled when we walked in and made us feel very welcome. We fell in love with the boutique hotel lodgings. It felt like a bed and breakfast place, very cute, equipped with mini fridge (that was surprisingly quiet), and a nice little coffee maker with all of the fixings to get your wonderful day started. I was impressed by the cleanliness of the room and the bathroom was just perfect. Bring your own fancy shampoo and body wash though :)) Great place and can’t wait to return. Thank you Cheryl and Staff!!
- 3/5
Room was clean ish pool was full of pollen looks like this place is on its way out. Resident next door sounded drunk screaming at someone we had to call manager as we were concerned for safety
- 1/5
The hotel called me and told me they had no power. They did have a room at their sister hotel 7 miles away. I paid for a sweet with a kitchen. The room at the sister hotel did not have a kitchen or refrigerator.
- 5/5
Pros : the sweetest staff. i felt so taken care of and i cannot express how amazed i was by them. so close to the village, you can walk there in around 10 minutes. it's so pretty where it's located, it's secluded and it gives you the cabin feels. the surroundings are cute with the stream, the random seating areas, and the overall look. the entire place was so squeaky clean! we appreciated it so much. cons: we had a bed that seems to have no been updated to the newer modern mattresses so the bed wasn't amazing. i could tell other rooms had the new beds so unless you stay in the one we stayed at then you should more than okay! tv could be a little bigger ( if you dont wanna stay in then it wont really matter to you!)
- 5/5
Nice cozy place to get away to. Lady running the place that nice was cool & friendly. I recommend this place.

I did not enjoy a few of the aspects of the room… the floors did not seem to be cleaned. The mirror in the restroom still had someone’s lashes stuck to the frame. We also came across a few roaches around the refrigerator and a few by the air conditioner. We had to call the office for assistance as well with the tv, as it was missing a power cord. Luckily they came quickly to replace it. Shortly after we ended up experiencing a few lights shutting off and they had to switch the breaker. Those I’m sure come with it being an older building and everyone must’ve had the heaters on full blast. Overall great stay, just didn’t feel very clean.

This place is so cute for a staycation with a boyfriend or even just friends. i thought it was so cute and cozy. I will definitely love to come here again just to enjoy the small lodge and explore the area.

It did have its downsides. The front office was locked the whole time. I had to call to check in. This was a challenge since cell service is spotty. I was ready to drive down to the village but got a couple bars standing in the middle of the parking lot to call. (They should have a smart doorbell for check in but they don't.) There was a sign on the wall outside the office that made it pretty clear the owners are conservative and want to make everyone who isn't uncomfortable in the most obnoxious way possible. Light bulbs were missing or flickering in the room. The room smelled of cigarettes. It definitely could have been a better experience. The scariest thing was the gas fireplace. I couldn't see a flue damper, so I couldn't decide if it was open or missing. However, the room started smelling like natural gas pretty quick. I couldn't decide whether the levels were dangerous or if I was just being melodramatic because the smoke detector battery was dead. However, I started feeling lightheaded, so I turned it off and opened some windows. Despite all of that, I really enjoyed my stay and actually spent a lot of time in the room and on property just soaking in the mountain air.

If you don’t mind thin walls and every whisper by ur neighbors being heard then I would say you may find this place convenient for price

Regrettably, I will not be returning to this motel in the future. The combination of outdated facilities, safety hazards, and unclean amenities makes it a place I cannot recommend to others.
