The room was clean, and although I understand it’s older, it’s really in need of renovation plumbing and A/C repair. It’s not in the beach, so you do have to walk across the street and down several stairs to get to the beach area. Also, if you stay in the north building, there is no ice machine and the pool is in the south building area.

Location was close to where our friends lived. And easy walking to restaurants, shopping and entertainment. The outside of hotel was quaint. Our room had a musty smell and could be updated on everything. Our room was next to the pedestrian gate, slamming throughout the night. It's doesn't provide security, then take it off or put a dampner spring on it!!!

The biggest selling point is definitely the location. It is incredibly convenient and makes exploring the best parts of Laguna Beach very easy. We did run into a brief issue at check-in when our first room had an overwhelmingly strong smell of chemical detergent or bleach. Fortunately, the staff was very accommodating and responsive—they changed our room immediately without any hassle. The second room was clean, comfortable, and everything went smoothly for the rest of our stay. Keep in mind that while it is labeled a "boutique hotel," the exterior-corridor layout feels much more like a traditional motel. If you adjust your expectations for a solid 3-star motel-style property in an excellent location, it is a perfectly fine choice. Pros: Fantastic location, helpful and quick-acting staff, clean second room. Cons: Strong initial chemical odor in the first room; overall vibe and layout lean heavily toward a motel.

the plants were pretty but besides that the parking was awful to get into and out of the room was dirty with women hair and brown red spots around the bathroom and on the ceiling the door only had the top lock trhe bottom bolts are gone and didnt close the door fully there is indents on the doorway very unclean when we got to our room staff was alright also the wallpaper was peeling and seen black residue behind it

Location and ability to leave our car parked there prior to and after check-in/out times. That was a big plus as parking is very challenging in Laguna Facility was run down, refrigerator was loud but we turned it off. No hot tub and pool closed at 9PM was a bit early.

The hotel has a great location, close to the park, the beach, restaurants, and a supermarket right at the intersection. We stayed in room number one of the north building, which has a very comfortable courtyard where you can enjoy the seaside atmosphere in the early morning or evening. The only downsideThe downsides of this hotel are the lack of an elevator and accessible facilities, making it inconvenient for disabled and elderly people. Additionally, while the hotel claims to offer breakfast, it only provides coffee, two types of cereal, toast, cream cheese, and bagels. is that there's no elevator.

We loved how close the hotel was to so many different beaches and places to eat. The stay in our room was comfortable and it was clean. They had a basic breakfast. Parking on hotel premises online said it was $39 and at the hotel check in desk they said it was $35. Great stay overall!

Within 20 minutes of my arrival I was treated terrible by one of the staff members that was part of housekeeping. I went to the front desk made a complaint and the two gentlemen even witnessed it with there own eyes as the housekeeping young man was passing by. They agreed as they witnessed it. Ive never been treated like that and it was in front of my 8 year old daughter. I showed the two gentleman that I was wearing a heart monitor and it upset me tremendously. The gentleman at the front desk said he would report it and he even wrote it down on his computer.

This was the best spot in our whole 7-day-drive-the-coast trip. Not only is it in a perfect location, but it’s the most beautiful spot. A must stay, if you’re unsure about it trust me, I’d go back here any day of my life.

There are 2 different buildings, no one has mentioned this in the reviews so I booked this thinking it was the northern side but I bought the south side which is more old, the northern side is more new maybe idk I’ve never been in it or seen it but it costs more.After I found this out I was a little hesitant on going but I called and talked it out with the worker and she told me she could give me a hardwood floor and that I could look at the room before checking in plus she helped me bring in my bags which was nice. The room was decent a little small but it was only for a night, it was stuffy though no ventilation besides AC so I turned it on and felt a million times better however when I upped the temperature it smelled burnt and I called the front desk and the guy was nice and even sounded concerned and offered me a new room. The new room wasn’t stuffy it was downstairs same wood floor idk why but it was much cooler the door wasn’t sealed so air could get in. The fridge was noisy but I fixed it by applying pressure to the handle like pushing it down til it stopped everything was cool I got to go to the beach so 🙂 I assumed Laguna beach would be much closer but the walk felt like forever but I also had no clue where the entrance was LOL until I got there on google maps it says it’s about 8 min maybe even 15 bc crosswalks. The front desk were well mannered and the guy who got me a room change helped me move all of my luggage downstairs and he made it look so easy I loved it

Unfortunately, our stay was disappointing. The hotel is very old and outdated, and the cleanliness was not up to standard. The shower was dirty and even had hair stuck to the shower walls, which was very unpleasant. The only positive thing about this hotel is the location, it’s just a block away from the beach, which was convenient. Other than that, I would not stay here again.

Couldn't change channels smoothly or volume, and turning off the TV wasn't working so we had to do it on the TV itself 3) Bed a little too soft for me 4) Checked in but were in the other building and told that the wifi was different but didn't know where to find it. 5) phone in room doesn't have a button to auto call the front desk; inconvenient 6) a little dark in the bathroom sink area

Walking distance to everything fun to do in Laguna, including rental chairs for the beach. If I had to list a complaint, it would be the accessibility with the stairs. The lobby is on the second floor and we were staying on the ground floor. Getting to the room either required going up the stairs from outside to the lobby and then going back downstairs across the property to get to our room or accessing from the parking lot which was a flight of stairs down which was a little harrowing with luggage. The North tower is also one flight of stairs. I would absolutely recommend this property and stay again!

Hotel was very old. Rust stains on the window AC, water stains on the ceiling, furniture had noticeable dings on them, and carpet looked and felt dirty. It was centrally located to our event venue and dog friendly both of which is why we chose it. Check in was awful, the room wasn’t made up and it hadn’t been cleaned!

The parking cost another $40 instead of being included in the room rate. We asked for pillows and blankets for the fold out bed and the front desk person had to go searching for it. There was no ready supply. One of the toilets was plugged in the morning and my wife asked for a plunger and after searching all the rooms, the front desk person gave us the key to the neighboring room. It did solve the problem. We won't be back

However, the property itself could really use some updating. It felt quite old and not very well maintained in certain areas. One of the rooms we were initially given had noticeably dirty carpeting, which led us to request a room change. Thankfully, the staff accommodated us, but it was still an inconvenience. Staff service wasn't the best at times. Overall, this hotel has a lot of potential because of its prime location, but it would benefit greatly from renovations and better upkeep. With some improvements, it could easily be an amazing place to stay.

I felt a little duped by this reservation. When you look at the pictures you see a bright, white room and that is not what we got at all. The door opened into the bed so you couldn’t even open the door all the way. The room was dark. The door didn’t have a knob latch so it only closed if the deadbolt was locked. None of the exterior gates locked and the iron doors are falling apart and frankly a safety hazard. Our shower took an hour to drain. The oasis in the center was pretty but if you looked closely the paint was chipping and things were very rough. The continental breakfast is bagels and toast or cereal with no milk. There was no microwave in our room so we couldn’t make anything for ourselves either. The beds were comfortable but I’m sure I could find comfortable beds somewhere else. I know this hotel is cheaper in comparison to those around but I would pay the extra money and stay somewhere else.

A terrible experience. Expedia and the hotel both charged me for a one night stay. I contacted the hotel when I returned home to let them know that we were double charged and they blew me off and told me to contact Expedia. I called Expedia and they called the hotel when I was on hold. The representative came back and said the hotel will be refunding us. They never refunded us and when I directly contacted the hotel again, they refused to refund me. One night stay and 2 hours of trying to figure this out. Expedia and this hotel are terrible.

We stayed in an updated room in the south building. The main lobby has a microwave, toaster, hot coffee and tea and water available all day. Mornings they offer complimentary breakfast for all. Bagels, cereal, oatmeal packets and toast. The room has mini fridge with coffee maker. Hotel is quiet. Pool is nice but cold and no hot tub. They do not offer beach towels and have small pool towels available but only a few. We would definitely stay here again in an updated room. We stayed here years ago and the carpet in the older rooms is very very old and dirty so the new hardwood floor is much much better. We stayed with two young kids. Beach across the street.

Nice room but strange setup. Pool area was away from rooms, in different building with only access being the Main Street. Bathroom had loose and broken tiles where I cut my foot. Placed a towel on floor to avoid any more mishaps. Would stay again in a room with fixed tile. No beach view but a very short walk and has a nice 2nd floor patio if staying in north building. South is a bit worn.

Location was a block away from the beach; however, you had to walk three blocks to get to the stairs going down to the beach. Room is standard, window air conditioning unit. Only staff interaction was at the front desk and the girl seemed disinterested overall. Property is dated, uses actual metal keys and locks for the rooms.

Parking on site, pool that is set at temperature, overall well maintained on tje outside. The inside of the room needs better lighting some upgrades but over its good to stay with kids as well. But if you don't have kids make sure you get the upper floor because I could not sleep with the guest above me.

We paid extra for a suite with a fireplace, but the fireplace didn't work. When I asked staff about it, they said something about the fireplaces being disabled in warmer months. It was February, and it the weather was cold and wet. WiFi was horrible, basically unusable for even email.

A great stay overall. It was super cheap for its excellent location. If you are not high maintenance, this is the place. Its an old building and needs a coat of paint but everything works. Great for a family on a budget. Will definitely stay here again.

You have to spend a good deal of time fine tuning the shower faucet to get warm water. It easily fluctuate between hot and cold. The bathtub was deep making it difficult and perhaps dangerous for less mobile people. Paint chips on wall corners and furnitures, but we were in the 'new' section of the hotel. A $39 fee was charged to my card without a peep or heads up from the front staff. I suspect this was a 'resort fee'. Traveling in America is no longer fun. Going forward, I will resist and refuse to go down this 'late stage capitalism' money grab.

The staff was friendly. Location was good for us. Base rate was decent for a room near the ocean. The pool looked nice and clean, but we did not need a pool. Rooms were average. Nothing spectacular. The bed and pillows were comfortable. Things to improve: *Make people aware of the $35+tax per night parking ahead of time *Have coffee made in the lobby. I went twice in one morning to get a cup and it was empty. It was empty the next morning. *Provide a little more than bagels, bread and cereal for breakfast.

My family and I have stayed at this hotel many times. Room was spacious and the layout was really nice. Unfortunately, just had a couple issues with insects this stay. Had a large spider and multiple ants in the restroom. Reception was friendly and kind as always.

Although it was very reasonable priced I don’t plan on staying there again. Paolo was not very helpful. He booked our room on one level. Told us where to park then gave us a key for a different room on a different level. I specifically called beforehand to make sure our room had a refrigerator and microwave. And when he switched our rooms, I asked him if the other room had a microwave and he said yes, and it didn’t and at that point I was done with him, so I didn’t worry about it. Fortunately, they did have a microwave in the lobby. Also, our room was excessively damp and had a very weird smell, and all of our clothes smelled like the room when we came back home I had to wash both suitcases.

I like the hotel and it’s location in Laguna Beach. The room was decent but the door handle looked like it was ready to fall off at any moment. We upgraded to a room with a fireplace, but we’re super disappointed when the fireplace barely worked. There were no flames, just a very low blue glow. I asked at checkout about getting discount since it was the reason for upgrading and said they would get back to me about it. I have heard nothing back from them. Even more disappointed at this point. The bed was comfortable.

Great hotel for location, service and cleanliness. Second time I’ve stayed here. But the rooms are now in need of a refresh (in need of updating) as well the electricity (electrical outlets are so loose they won’t hold the plug enough to charge various items.) However the staff were outstanding, helpful and friendly.

The highligt is the location is great. Withink walking distance to the places I like to go. The hotel is more like a Howard Johnsons Motel. The rooms are clean but dated and a bit worn. The common areas are same.Easy to get in and out. Nice deep pool and for the most part very quiet considering its proximity to PCH. Also, I estimate the hotel was 20-30% occupancy during my stay so noise level may go up with higher occupancy. Staff is awesome helpful and friendly. My slightly off season rate was about $700 for 3 nights which is not bad for the location. I would probably stay there again

Nice grounds and lobby. Our room smelled, there were dead bugs and hair in the bed. It was so awful we asked to cancel as soon as we got there. Staff was nice and let us cancel. Great area, shops and restaurants nearby. There are actually 3 properties and the pictures on Expedia didn't clearly distinguish. You should go directly to the hotels' website for clarity. The adjacent North building is new and might be nice. The South Building is dilapidated where we were booked. A boutique nearby said the hotel was a dump. The South building really needs a major facelift.

This hotel was not a good fit for us. One there are no elevators to get to the north building rooms. We had to carry so much up very steep stairs. Then the door was frosted glass and didn’t block any light so our room did not get dark And the outdoor light was blaring into our room all night. The room also had a huge step between the bed that was such a dangerous feature.

Property was just ok. Rooms are tiny and smell of mildew. Needs some updating for sure. I also had booked a room with a king bed and was put into a room with two full beds. They moved me after I brought it up. Drink machine out of order. Chairs and boogie boards they have available for rent and in poor condition. Not impressed, likely won’t stay again.

Love this quaint old fashion hotel. The greenery adds to its character. The room and the hotel grounds were clean. The location is great and short walk to Main Beach. I liked the nice location and the spaciousness of the room. I didn't like the steep stairs and non-accessibility for people with physical challenges. If there are no elevators, ramps or escalators, then have staff always ready to help with luggages. Help was very slow so I missed my timing on my schedule. Staff was friendly though, so just a reminder to be more prompt in their service. Otherwise, everything else was great.

The property is old and needs to be updated. The pictures are misleading. Nice pool, decent staff and clean rooms. Walls, ceiling, gates, and overall infrasture of the building are dilapidated.

I don’t usually complain about places we stay because 99% of the time they’re wonderful, this place was in an excellent location. The rooms were nice enough, a little outdated. But what occurred both nights we stayed there and after talking with other people staying there also Was that kids were running around outside at midnight and after yelling, goofing off, these were young kids I would say under 12. When my husband finally got up at midnight and asked them where their parents were they said they were in their rooms so not only were these kids loud, but they were totally unsupervised both nights. We had talked with other people that had said that it had been going on for a few nights. People at the front desk were very apologetic but young themselves and didn’t really have any answers for us. I probably will not stay here again.

The surrounding of property itself is very cute with pretty trees and the pool, but we noticed that the stairs, the fence around the pool and the walls needed extreme makeover, saw some mold on the outside walls and fences were all rusted.

Cute hotel at a great location, but not a romantic getaway. The rooms all face each other surrounding the pool area so voices of people talking outside of their rooms were amplified. Lots of families and noise. Unsupervised children were running around and making noise at 11:30pm. At 1:45am, some of the other guests a few rooms down from mine were talking loudly and laughing. No one answered when I called the front desk, so I ended up asking the other guests if they would please move their conversation inside their room. My room was clean, but could be updated. The bed sheets were like sandpaper and felt cheap. I expected more for $500 a night and don't plan to return.

The overall condition of hotel is really poor. Very old and deteriorating. Peeling paint on courtyard and in bathroom . No security on exterior doors from parking lot. Beds were ok. WiFi spotty. Pool was dirty on bottom and lack of nice lounge chairs. The resort fee is silly as it’s not even close to a resort . That being said the beds were clean and the bathrooms were clean ! I think the floors felt a bit dirty. The location is great but other than that to call this a boutique hotel is misleading. I feel what I paid for this stay was way overpriced and do feel cheated . But now I know better . I would not stay here again and will tell people to avoid it.

This is our second time staying here & will definitely go back. It is centrally located to everything & an easy walk to the beach. They offer towels and chairs for rental to take to the beach, too. There is a coffee shop & a Ralph’s grocery store across the street. The parking is a little tight - especially if you have an oversized truck, but we made it work. The staff were all friendly & there is a bbq area in the courtyard, too.

We've stayed here three years in a row. We absolutely love the location. Could do without $35/night to park but it is what it is. Rooms are clean, pool is nice. I liked the shower. We'll continue to stay here.

The front desk (Allan) been very helpful and accommodating all throughout our stay. Since we are early we asked if we can leave our stuff and enjoyed the beach before checking in and even after checking out too before heading back home. The place is super spacious and very clean. Easy parking if you have a car with you if not free trolly accessible. Will definitely come back here for a quick beach overnight again.

I loved the room, it was big, clean and comfortable. The only complaint I had was there was a woman next to our room who seemed quite unstable. She woke us up at 6 a.m. due to some yelling and screaming. She did this for about an hour, so of course it was difficult to sleep during this time or go back to sleep. She was also yelling the night before, though she did stop around 11. Other than that, it was a great place to stay and the location was perfect.

This was our second time staying at this hotel and it consistently exceeds our expectations. We love how close it is to the beach and all of the shopping in laguna! The pool is in great condition and the rooms are nice and clean. All of the staff are incredibly friendly! We will definitely be back again next year!!

The hotel was under construction. They started drilling in the room next to us. Vacuuming started at 8 am. Walls were super thin. Not staying there again. No matter how cheap in price.

Pictures online are not even close to condition in person. This hotel is not cleaned well. Run down and falling apart. Ceiling in room had patch work not completed. It looks like they never dust or clean outside facility. Arrived to room when they said I could check in, however, room still hadn’t been cleaned. Delayed our check in process by nearly and hour. Host appeared depressed or high and didn’t seem to care about guest experience one bit. Way too expensive for experience we had. Hotels across the street have similar rate with ocean views. Never again.

The front desk person barely spoke and acted like we were bothering him when checking in. Same thing on the way out. We had fb walk around the block to check in and the layout was weird with how we had to park and then walk a block to check in and then back again. We didn’t see any staff the entire 3-day stay and no one spoke to us and it seemed like the staff was non-existent.it was hard to park in the underneath space with a lot of poles and other cars in the way. Then you had to climb up steep stairs to get to the rooms. The room was big and very nice but I couldn’t imagine trying to carry heavy suitcases up those stairs. Maybe it’s just how everything is in California with the weird layout and the way people acted indifferent or snobby and not welcoming.

I checked into this hotel but couldn't stay there. The property and the room are very run down. The carpet was old, stained, and coming up on the edges near the wall. Everything is very dated. I pulled back the blanket on the bed and there were dark hairs on the sheets. The room did not look or feel clean, and I left and went to another hotel.

The air conditioner wasn’t working we woke up sweating to a 77 degree thermostat and the next morning the tub water was lukewarm. I spoke and emailed (12 times) over the course of 2 months being promised they would compensate. To this day I NEVER heard back… to say poor customer service would be an understatement! I would go so far as to say completely unacceptable and unprofessional!

The location was great for exploring Laguna Beach, but shabby furnishings, harlf-hearted updates, monotone minimal breakfast, lack of hot water, and charges for "extras" were not our expectations for what was billed as a "boutique" hotel. very nice courtyard with pool. facility is very old and worn. one long hair in he bath tub is no big deal but that it was missed was a little worrying about the level attention to cleanliness. continental breakfast was crammed in one corner that prevented more than one or two people from getting food at the same time. the fruit, cereal and bagel were fine. the pastries and coffee were bad. the space heaters were hidden the corner of the bedroom and it was needed. the booking ad did not clearly state the fee for parking (it is 35$ a night). the location is great; right across from The Taco Stand and a short walk to beaches and downtown.

Nice and comfy room, excellent location a block from the beach and four blocks from town center. However the $100 pet charge not listed in Hotels.com was ridiculous and on top of it they charged $14 just to administer the pet charge. Total ripoff.

The deluxe rooms are the best value in Laguna Beach. Property has come a little into age, but let's face it, if it were newly renovated, the place would be a lot less affordable. The location is directly across from the beach (although no views) and very walkable to downtown. Pool is charming, but noisy. We had a serious hick-ups at check-in, otherwise I would have given 5 stars.

We had a suite with jacuzzi tub and fireplace - neither of which were working. They advertised the pool was heated, but we were informed it wasn’t done in the off season. The continental breakfast was really a joke with a very few basic items.

14 West is close to restaurants, shopping and of course the beach. 14 West was clean, quiet and did everything we needed and wanted while visiting. Ralph’s grocery store 2 min away - Highly recommend

The staff & location were great! And we loved the greenery. However, the listing pictures have some of their neighbor hotel which is more up scale & this one was was very dated. You could hear people walking above us in their room. We had to move rooms due to ants. Rooms are small, and you couldn't open the door completely due to furniture needs. Also, beach that is minutes away is not a place you could sit and enjoy time on the beach. So that was a little misleading. We also weren't expecting stairs to enter the property and this was difficult on the knees. This should be noted on the listing for safety reasons. One of our travelers was in her 80s and it caused unnecessary pain during her vacation. She was also the one bit by ants. So that was very sad. Staff were very attentive and accommodating. A young gentleman helped with carrying bags upstairs and we were treated with compassion and immediately moved when we let them know of ants. Rooms were otherwise clean. But ants were coming from behind nightstand. So maybe they don't move those when cleaning.

There are extra charges which are not standard for the hospitality and industry. Check out is 10:00 a.m. which nobody else does ever. Check in is 4:00 p.m. an hour later than normal. Pet friendly but dog fee is $100. Parking is $35 per night and they add a transient plus sales tax of 14% on every single item. If you want a beach chair, umbrella or beach towel that's another charge. Room itself is fine but they are trying to ream every single dollar out of you possible, which makes it feel not very hospitable.

Appears staff were perhaps interrupted and forgot to come back to finish? Shower bottles of the wall and floor was not cleaned- still sandy. Also iced machine on second floor not working. Super cute hotel with an excellent walkable location. Rooms (especially beds) could really use some updating. Thin walls, so housekeeping carts rolling over the stone walkways are SO loud. Heated pool is nice. Overall an enjoyable stay.

It’s a simple and comfortable place. We initially were given a room with carpet. The carpet looked old and dirty. My girlfriend noticed other rooms had flooring so I asked if it was possible to switch rooms. There was no problem doing that and no extra charge. We were so happy after that! Friendly and efficient staff

Close to the beach. Breakfast is in main lobby/ walkway and is very poor. Bagels, donuts coffee tea cereals. All the cheapest you can get. Staff is friendly and willing to help. Property needs improvement in maintenance.

Not a big fan of writing reviews but for these guys I will take a min. Everyone says great location, location is horrible first of all 20min at least walk to beach. Check in at 4pm check out at 10am. Outdated, this should be $100 a night hotel.

My teenage boys and I stayed here for a night and it exceeded my expectations. Even though it was a little imperfect, I loved the rustic and charming feel and felt like I was staying in Europe. Staff was very friendly and helpful. The gave us an early check in and they were quick to help with any of our questions and needs. We had one of the suites which was perfect for my boys and I since we needed 3 different beds. We loved the view of the pool and were able to see the ocean green or deck, even if it was a small view. We’ll definitely be back!

The South building is a lovely older building with many beautiful Spanish features. The courtyard and pool area was beautiful and well landscape. During our stay they were renovating the rooms. Ours had not been done yet. It was a bit dated and tired, but it was clean and comfortable. I look forward to our next visit so we can see what they've done.

Small room at the back of the property. Dark. Unable to open curtains or you are viewed by the walkway to the parking lot or from the parking lot. Holes in walls. Peeling paper. 2/4 pieces of cardio equipt didn’t work. A/c in gym didn’t work. Gym is a corner concrete room with 4 pieces of cardio equipt only. Location is excellent.

The hotel was older. The room assigned was not ready when we arrived BUT the front desk didn’t know so we were given a key and walked into a dirty room with other guests stuff everywhere. They gave us a different room but didn’t offer anything to compensate for the mishap. The room we were given had wallpaper coming off the walls. I guess for the prices in Laguna it is a budget hotel.
