The hotel is generally clean and quiet with friendly staff, but it is old and run down, with a strong cigarette smell in many rooms. Some guests have reported safety concerns and poor maintenance.

Room was dated but, generally, clean. Overall property needs some attention.

The photos are misleading. The property is run down. There is a sign in the office about weekly and monthly rents. The only lock on the door was on the knob- like a bathroom door- no secondary lock at all. Didn't feel safe walking around the property or in the room. When we got into the room, the smell of cigarette smoke was really strong. It was so bad, it triggered an asthma attack and we ended up leaving the property and finding someplace else to stay.
- 5/5
A little sketchy.
- 3/5
The gentleman at the front desk was nice and friendly. And the lobby and room were clean but the area around the hotel was dirty and felt a bit shady. Some people are living at this place and their possessions are being left outside around their rooms and in the walkways. The overall impression is not good.

Clean and quiet room, Quiet AC. Easy parking.
- 3/5
We really only stayed here to sleep and shower. It seems very old and not the cleanest. I was kind of embarrassed that I didn't pay attention to book a nicer place. I think if you're on vacation, choose somewhere nicer. This was okay for two nights, but I wouldn't stay here again.
- 3/5
the parking lot was very dirty. The building was very uncared for. The rooms were actually okay.
- 5/5
Absolute best. Old room, great room!
- 1/5
The room was smelly. Run down.
- 4/5
The property is old and the room similarly old, but it was spacious and clean. We had two bikes with us and could easily store them in the room. Everything worked. Had a fridge, good shower. Internet was weak in our room so had to use from the lobby. Staff were friendly. For the price it was reasonable accommodation.

I went to the office twice to request a different room. Every time I was given a different excuse. I hope to never stay at this hotel again. Think twice before booking this hotel.
- 5/5
It's a great little motel. Nice and quiet. Friendly staff I will definitely stay there again
- 4/5
TV remote not functioning, was told it was just old and full of "build up" and to press harder. It never worked.
- 3/5
Facility is old. TV too small and distant from the bed. Bathroom was okay. Outside entrances need improvement.
- 1/5
The place was a dump with noisy upstairs neighbors
- 3/5
Decent value for the price, friendly staff plus clean room & facilities. On the downside, no chair/s or seating in room and minor inconveniences like limited light sources and burned-out light bulb.
- 5/5
Front desk staff is very nice and helpful.

Air conditioner blows moldy air around. The smell alone is not very pleasant. Going to a doctor to have my respiratory system check out as I believe I have an infection.

Owners Dusty and David are terrific. They were almost like family - so accommodating. The hotel is no frills, but busy every day due in no small part to the wonderful family operation , great location and friendly ambiance. The simple rooms were clean and inviting. Can walk (or short taxi) to restaurants and Main Street. I learned that the Inn's location is the very spot where Klamath Falls began in the 1800's (there is a historical marker on the property).

Room was large and clean, beds comfortable (although pillows not great), but exterior of the facility pretty shabby with bad flooring and peeling paint. Clearly the units in the upper back part of the motel were residential units. There were chairs outside units, barbecues, old beater cars, and one car with four flat tires. Unclear why the owners would allow that. While no smoking allowed in units, everyone there smokes and no one cleans up butts. On the positive side, managers very friendly and helpful.
- 4/5
The outside of the property is kinda dumpy, unattractive, underwhelming. The "lobby" was very dated. But to our surprise, the room was very comfortable, clean and plenty of room. However, the toilet was very close to the ground, more suitable for a child and the sink counter was also quite low. But it was a pleasant stay.

Friendly front person. She greeted us and to talk us for a few minutes
- 2/5
Staff was very friendly, but wifi was poor and room smelled moldy when turning A/C on. Location is convenient - very close to downtown Klamath Falls and the lake, and about l an hour away from Crater Lake.
- 2/5
The shower curtain is not clean.

Wi-Fi was weak

Great little spot within a stones throw from the on ramp to get back on the trail. Clean and quiet place with no frills at a great price. Always what I am looking for! Thanks!

Very bad!!! We did not end up staying here it was so bad. We had prepaid and were not able to get a refund but it was so bad we paid to stay somewhere else. The place is primarily along term residence and it was a mess. Find somewhere else to stay. I noticed a few excellent reviews but they must be from family or friends. The staff were vert nice though.
- 3/5
Was very uncomfortable as the hotel has many (probably more than 75%) permanent residence. I didn't feel 100% safe.
- 5/5
It’s great!
- 2/5
This hotel is VERY run down. The carpets are so filthy that our feet were black after walking barefoot. The window sills were filled with bugs. The mattresses were old. The fridge stopped working. The only plus about this hotel was the bathroom. Word to the wise, it is worth it to pay more at another hotel. Gross
- 2/5
Room and property smelled really bad. Cob webs and rings in the toilet, you could tell it hadn't been cleaned well. Would not stay here again.
- 2/5
Great location, just off the highway to Crater Lake NP but that's it.
- 4/5
Overall, if you want an economical pet friendly clean place to stay for the night with easy access to the highway and close to many restaurants, this definitely meets those categories. If you want a fancier place to stay, well, this place might not be for you.
- 5/5
Perfect place if you just need to crash for the night. Front desk person very friendly.
- 5/5
The hotel is a bit dated, but it was very clean and the staff was friendly and helpful. Overall I had a great experience especially sine it was quiet and the bed was comfortable.
- 4/5
Was a cute quiet hotel older neighborhood was walking distance to a small park and pond very kid friendly..it did seem like its also an extended stay hotel but everyone was friendly great price and was in a perfect part of town not to far in and and not to far out
- 5/5
The staff was really good dusty was really helpful I got there early and she was able to check me in right away instead of having to wait until 3 pm would stay again.
- 2/5
there is no sound barrier between rooms. I could hear the other people even they they were just talking...
- 4/5
No frills like the ad says. Interesting people, and friendly helpful management. Enjoyed my stay.
- 5/5
Nice hotel and room. We are trying to relocate to move to Klamath Falls and have stayed at this hotel before; we would stay here again if needed
- 5/5
Staff friendly, room clean, everything working. I wish you didn't make me add to my review, makes me not want to do this survey
- 4/5
The staff was very friendly and helpful. Even gave us paperplates when we asked.
- 4/5
We needed an inexpensive place to stay for a night. It's not the Ritz but the room was clean and the staff is friendly and accommodating. It's just a few blocks walk to downtown along a well lit street.
- 3/5
Freeway noise and the smokers had no place to go other than right in front of their room.
- 4/5
The property has several permanent residents. Many are colorful characters. While the room itself was in good condition, parts of the property show its age. Room features a mini-fridge w/freezer and a microwave. Like all motels the water pressure is minimal. Property owners are wonderful people and were very accommodating.

Location to sites and city restaurants, park.........
- 2/5
This place was a dump! No coffee available in the morning as promised!
- 3/5
Location was good by the Link River. Motel was old. Door to the room stuck. Took a while to get hot water for a shower. Staff was friendly.
- 5/5
Older, but clean and the staff was very friendly and accommodating
- 4/5
staff was friendly, crater lake was snowed it. we were on our way back from redwood, disneyland, universal studios, san diego zoo and pirates dinner adventure
- 5/5
Thank you 🙏 definitely coming back very nice although would of been nice if it was open 7:30AM for coffee for the drive but other than that got every was definitely worth every penny
- 4/5
What I needed was a warm room, clean sheets, and a hot shower, got those. Room was clean, bed was comfortable, heater worked well. As a bonus, staff was friendly, coffee was good. Would stay again.
- 2/5
rundown place. too bad. good enough location but has a depressing feel to it
- 5/5
Nice hotel, close to highway and near downtown Klamath Falls. Clean, simple.
- 3/5
it was a place to put your body on a bed. some people are perm livers there. the place from the outside looks rough, but inside was clean. OK if you need just a one night room, nothing to brag about. then go to waffle hut for breakfast to see the locals in action.
- 4/5
Clean room (minus a little mold in the shower), clean linens, comfortable bed, TV had a lot of channels, and no cigarette smoke smell even though my room was near the ashtrays outside. The smoke detector was barely hanging and fell from the ceiling, which was a little unnerving, but not a huge deal, and I could hear guests outside. Overall, I enjoyed my stay and will stay again for the price.
- 3/5
Rooms are dated with old bedding, flimsy pillows. Found hairs on my pillow cases and flies in the room. My room had a shower only, which was tiny with no room for toiletries. Did have things like a fridge and microwave.
- 3/5
It was close to downtown and the owner was nice, complementary water and candies, the room was very basic and not super clean.
- 5/5
I loved the River Park Inn. Great location, great staff, great room. I am very happy with my stay.
- 4/5
Nice comfortable hotel for the price close to a breakfast place and the lake
- 4/5
Good trip and one night stay.
- 2/5
Property was clean. Cookies room was a bonus. Grounds were clean. However, through a brick wall, would could hear a "resident" talking fairly loudly...until 1:30am. We called manager who took a little while to respond and seemed to know the person well...calling her by name. She was loud again and we had to call the manager again. Car alarms went off THREE times after that, waking us up. Needless to say, we did not sleep well. The motel seems to have part of it dedicated to homeless housing and it appears we were placed in that part of the motel.
- 1/5
At night, outside light shone through thin curtains. Lots of noise from adjacent road. Only one channel on television. Hot water in shower never got hot. No receipt provided when checking in. Result: zero sleep. But it was clean, so maid got good tip.
- 3/5
Stayed one night as touring clean basic room with comfy bed and good WiFi helpful and friendly owner . Coffee making only available in reception after 7.30am when opened
- 3/5
It served its purpose, a decent nights sleep. Quiet
- 3/5
The positives were the housekeeper and polite desk agent. Housekeeper lives on site, she exceeded our expectations. The room was clean but this facility is old and in need of repair. Lots of residents sit outside and smoke, outside trash can overflowing both days we were there. TV remote would only change channels and nothing else. Doubtful we would return without upgrades. Kudos again to Melanie in housekeeping!
- 3/5
The motel is doing some remodeling so it has rooms that very in quality. But overall there doing a good customer service.
- 3/5
Room ok it huge but still smell smoke though we ate non smoking
- 5/5
Older motel refurbished. Clean and comfortable with refrigerator and microwave.
- 2/5
Dirty, the owners wife was rude, moldy, the bed wasnt bad
- 3/5
Dirty rooms. Bad smell. Bugs everywhere. Neighbors smoking and the smell was coming inside. Beds were very uncomfortable. Will not recommend
- 3/5
no hot water in the (tiny) shower, place is old and run down.
- 3/5
Bed too hard, shower knob falls off, outside needs help as well as rooms could use some updating for the price.
- 4/5
Average budget motel with spacious room
