The hotel by the outside is outdated; however, the AC was cold, the sheets and bed were nice and comfortable. Check in was easy, and plenty of parking. There is no elevators in the hotel, no big deal only 1 flight of stairs if you are on the second floor.

Traveled alone and needed a place to stay for the night. It did everything that I needed it to do. I had everything I needed. The hallway area carpet was outdated and had a smell to it but the rooms were pretty nice. The walls were definitely thin though. I normally travel with my own toiletries and items but the rooms definitely had everything that you needed for a stay including towels and wash clothes. Would stay here again. However, if you need to go shopping or out to eat, it is a bit of a distance away so not really in a walkable area. You will need to utilize public transit or ride share apps.

Great location for our needs. Bathroom needed some attention. The breakfast was not good at all.

Breakfast was ok, had no meat, lot of bread. Bathroom in our room wouldn't flush, I finally got it to flush after 7 or 8 trys, water ran slow in bathrooms sink. I didn't report it until the next morning. Overall the stay for 1 night was ok.

This was a decent hotel. Very comfortable bed, shower was low water pressure, but it is conveniently located and I would stay again. Staff was great!

I was really pleased with the quality, cleanliness and value of the Quality Inn Heritage Park and particularly enjoyed the outdoor pool. There was an excellent array of breakfast options, and I really appreciated that as well. I would certainly stay there again the next time I'm in the Kissimmee area.

Great hotel and very convenient. Clean, friendly staff and feels safe. We walked at 2 am from nearby nightclub and it feels safe and secure. The only thing to note is that the entrance street is not in the best condition.

The rooms are decent for the price. The breakfast is just bagels waffles etc the basic stuff no hot foods. The parking is a little packed. Staff was friendly and helpful. But as for rooms amenities were mid, the iron didn’t work the water took a bit to get warm. The room got hot at night not sure if it’s because the ac wasn’t working too well but we managed.

The room was clean and very comfortable. The shower was great although it is Florida so the room was humid. Kisha, the desk attendant, was very helpful with our reservation. There was enough parking although the entrance was a little difficult to see from the road.

Everything was just wonderful, the staff was very courteous .

The hotel was ok. Thankfully, I was only there for 2 nights. Soon as I came in the door I could smell the carpet. It was visibly dirty and smelled very bad. The other smells you get are the smell of weed coming from the employees. The room was ok. I would have been ok with all of this but this hotel is absolutely overpriced. This is Motel status and should have been priced as such.

Room was fairly clean, bathroom counter was a little dirty. The table lamp that has the extra outlets did not work so there was only one available outlet for all of our chargers.

This was acceptable for a one night stay. The hotel is more of a “motel” with inside/secure keycard entry (which I appreciate for safety.) The facilities are dated and need a good deep cleaning. There was a blood stain on the duvet, which was replaced on my request. The blanket had obviously been washed, but I feel like linens with stains like that should not be placed back on the beds. There was also chewed gum stuck to the headboard. I did wipe the surfaces (counters, faucet, toilet, entertainment center) down with Clorox wipes and they did not appear soiled or gross, so that was a plus. The parking area could have more lighting to feel more secure. All of the staff that I encountered was pleasant, the attendant for breakfast was extra friendly and made us feel welcome. That being said, the continental breakfast was one of the worst that we have encountered, it could def use improvement.

Our room was never cleaned during our 3 day stay.

The room had ROACHES and i could not stay there with my family. When i told the lady at the front desk she told me that they sent the maintenance guy and he didnt find any. WELL DUH THEY DONT STAND STILL. After flying in with my kids and being tired, i made the choice to book at a different place. Now the hotel manager refuses to give me a refund. Even a partial refund would be fine. DO NOT STAY HERE! The room also had a moldy/musty smell. I heard a different family say the same thing about their room. STAY AT YOUR OWN RISK.

Good price Kind of a weird set up.

The staff was lovely. The room was very clean. I was happy the entire time. I stayed for six nights. This is a great place to stay if you are on a low budget. I did feel safe. I am a single woman traveling alone. It is set back off road but the area is a good area. If you are heading to Walmart, go to the one in Saint Clair.

The lobby smelled like cigarette smoke immediately upon entering, and there were people all over the parking lot hanging out. The place did not seem clean and the lobby staff was not anywhere to be found. We left this hotel immediately.

I don't think I have ever written a bad review in my life. I stayed here for 2 nights and from the moment I walked in, I was dissapointed. The woman up front was insanely rude, the lobby bathroom was locked for hours and no one assisted me while I waited to check in. The woman in the front sat on her phone thr entire time. The room STUNK like mold. The bathroom sink had red goo in it when I checked in. Ants were crawling up the wall. I did not expect a 5 star hotel, but this did njt even really meet basic needs.

The address on booking.com takes you to a hotel several miles away, not even associated with this one. When we finally found this location, we tried to check in just 30 minutes early and they would not let us. Not a big deal just a little frustrating because I requested that when I booked and most places will allow that. I booked the room because it was convenient to where we were going and they were pet friendly. What it doesn't tell you on booking.com is that it is $75 per pet. I understand a pet deposit but for the quality of this hotel, that is a bit extreme. It cost more than a single night stay to have 2 dogs in the room overnight. I understand a ln extra cleaning fee for dog hair, and signing a waiver to be responsible for any damages, but that was just ridiculous. Plus, they charge a $100 deposit for damages for people, which is refundable, but the pet charge was not. I have stayed at 4 star hotels that charge less than that for pets to stay. It was supposed to be an affordable overnight stay to avoid driving home tired late at night and it cost over $300 up front. The room was humid and smelled as if it used to allow smoking in the rooms. It appeared clean, but had a smell that was set into the walls. The staff wasn't rude, but they also were very friendly or welcoming.

Upon arriving at the hotel on Saturday, February 21, 2026, the receptionist gave us our room. When we opened the door, we had to run out. The smell was awful; it smelled like cat urine everywhere, inside and outside the room. We complained at reception, and they showed us another room, which was filthy. There were stains on the carpet, the chair inside the room was dirty and faded, and the carpet in the hallway leading to the room was covered in dirt and stains. It was disgusting to be there, so we decided we didn't want to stay and that we would look for another hotel that was clean. They told us the room was non-refundable. We called Booking.com, and they told us that if the hotel didn't want to refund our money, then they couldn't. So the hotel kept our money. They are thieves and scammers. The rooms were disgusting, they smelled like cat urine, the carpets were stained, and the sofas were dirty and stained.

The beds were so uncomfortable. Tried to sleep on both but the springs were broken in the middle of both beds. These beds should be replaced. The last visit i had a King size bed and it was comfortable which is why i booked this hotel again.

Food was degraded from last time I was there. For protein just cold boiled eggs you couldn't even heat in microwave because they will explode. Mostly bread items and some bananas and oranges. Juices poor quality. Waffles make your own also hi caloric. I also had a roach in my toom that I obviously killed. Shower stall had black mold in the grout. Bathroom needed better claning particularly the corners of the floor.

This was a surprisingly nice hotel given its age and location. It is well kept and it's clean I had no issues with staff or anything really. Yeah it's old and the parking lot is a bit dated and worn but still for the price it was a very comfortable stay. I've paid a lot more at new hotels that were not this good. I will definitely be coming back again.

This hotel is in a shady part of town. My daughter immediately questioned the place as we pulled into the parking lot and told me how scary it was. It didn’t help that we checked in late and was dark outside. Plus there was a group of people outside in a dark hallway near the back of the building smoking. Cigarette butts outside and on stairs as evidence. Plus it is soooo loud. People talking at regular volume in the hallway is exponentially loud, plus most of the guests are inconsiderate and slam doors at all hours. The room and overall hotel could use some updating. Beds are comfy, but the carpet in the room is gross…wouldn’t ever walk barefoot here!

I had roach in my room I called downstairs they didn’t offer to come remove .. then the next night I woke up with 2 bites on my arm which I think are bed bugs bite I never had issue with staying here till now very disappointed how they are letting the place go

Rooms smelled like cigarettes so bad

The hallway carpets are absolutely disgusting and needed replaced years ago! Our door frame (room 1211) was crooked and the door did not seal entirely, so at night the hallway light shown through a good inch gap at the top. The carpet in our room was disgusting as well. The do not disturb cards do not fit the exterior door handles, so it kept falling off and we had the housekeeper charge into our room (no knock) on the first morning of our stay. There is a pool that appeared taken care of, but we did not use it. They also have a free breakfast with the basic staples, but we did not eat there. For the price, we’d stay again.

Geeat room for a geeat price

The property is clean, well-maintained, and has friendly staff. The Continental breakfast will help you start the day. The location feels safe and is within walking distance to restaurants and nightclubs. However, the entrance street to the hotel has a large pothole that really needs to be fixed. It could easily ruin someone’s day by damaging a tire or rim.

Clean, only thing that wasn’t great was the shower. The curtain rod was broken and it caused water to go all over the bathroom floor. Other than that, the room was fine

The hotel was set back from the main road. Dated property but well-maintained. Only thing missing is an elevator to get your bags up to the second floor.

Beds and pillows were comfortable. Room and common areas were clean. Just an older hotel that doesn’t have much updating. But nothing broke. Convenient to gas stations, grocery store and a number of eateries. Always felt safe in hotel but would not walk neighborhood after dusk. Breakfast decent enough variety and they kept everything filled and clean. Overall happy would stay again

I went to check in and they tried to give me a one bedroom and I paid for two queens Marie lied to me. She said we have no more availability at the front desk. I said you better get your manager on the phone cause I have family coming in. She’s like I’ll contact her and we left. I said you know what we’re not gonna deal with this right now we’re going to an event and the room wasn’t ready when I asked Maria who works at the front desk if she had my room with two queen beds she said there’s no availability I had to contact hotels.com While I was at a special event and missed 30 minutes of the event because they did not have my room ready.

Unfortunately, the rooms are all booked so we had no choice but to stay in the roach room for the night. Manager was nice but considering the conditioned of the room, the full price pay was ridiculous.

For any events within a 5 mile radius, this hotel is a good budget option. Beds and linens are clean, bathroom is clean, free breakfast (but same menu everyday). Good parking. I will stay in this hotel again if needed.

Staff is awesome and incredibly helpful, would stay here again just because of them! Hotel itself is a little rough around the edges and needs more upkeep for things like bathroom caulk, chipped drywall and such. But for a place to sleep, it's just what you need.

I was in an older part of the hotel. The hallway smelled horrible. I was able to switch rooms and the newer room was a great upgrade. I would have given higher reviews if I had the nicer room first.

There was trash in the stairwell. A very large raccon came out of the dumpster when we were parking one night.

Accommodating I didn’t get in till very late in my room was available. everyone was nice. my room was clean, but my son was in a location where pipe head burst in the hall, smell horrible and they could not change his room until the last night of the trip.

Surprised great value for price. Friendly front desk. Breakfast was free & decent. No elevator for 2nd floor. Nice pool area. Immediately off toll road and busy intersections plus & minus. Biggest plus is Italian Restaurant 2 buildings away for dinner! Also short distance to Osceola Park & its event.

This Hotel was not what I expected. A/C in the room was broken and it had to be replaced in the middle of the night. The swimming pool was dirty and therefore unsafe. The Hotel doesn't have any elevator so if your room is on the second floor you have to carry your heavy luggage thru the stairs, also not good for disability people. The parking lot has like 6 disability parking spaces but at the same time it doesn't have an elevator for the 2nd floor.

The hotel was great for what I needed. The pool was very nice and everything was clean!

Adequate space- no frills - didn't see anything for breakfast other than "continental", plus Waffle maker. Was hoping for scrambled eggs? maybe bacon?

Being dumb paying to keep my service dog in the room by herself when we never have to and people upstairs banging all night keeping us up and making her barking.

Just a simple smile, breakfast, and answering any concerns I had really helped me in the time I’m going through. Thank you again for a pleasant stay.

The customer service was excellent. The breakfast was very good. The only complaint I have is one of the beds in our room had a very noisy box spring. I will definitely stay here again.

I arrived after a long day at SeaWorld with my three boys. The staff were so friendly and kind. We got here later at night, a very last minute booking, but the staff still made us feel welcome. Keisha and another young gentleman (unfortunately don’t know his name) were fantastic. We didn’t use any of the amenities but otherwise, the hotel was great!!

I hadn't no room service for the 5 days that I was there. The ice machine hardly ever gave ice you took away the hot breakfast which is one of the reasons I stayed there the hallways in the hotel were never vacuumed filthy was very disappointed

I am very disappointed in the hotel. We were here for a special event all week, the hotel had water issues & the only response I got was that I could leave then couldn't even get a cup of juice from the juice bar because it was after hours but had to deal with cold showers, no cleaning service and barking dogs all night. I stay here every year at this time for the our rodeo finals & this was the worst stay ever. Couldnt even get a refund on the booking error.

We stayed at this hotel last summer & had a great experience— clean, enjoyable, and reasonably priced ( under $150/night). Unfortunately, our most recent stay was significantly different. Upon arrival, there was no one at the front desk for approximately 20 min, & about 5 guests were waiting to check in. We were then informed that there was no hot water, although they were working to resolve the issue. We were assigned Room 1110, a non-smoking room, but it had a strong odor of cigarette smoke & urine. I later learned that the room had previously been used long-term by a smoker. No other rooms were available. The bed also had a large indentation, which made it uncomfortable to sleep unless I positioned myself directly over it to avoid rolling to the side. The next morning, the breakfast offerings were noticeably reduced compared to last year—roughly one-third of what had been available previously. The only hot item was 2 waffle machines. Due to the unpleasant smell in the room, I requested that it be cleaned again. I was assured by the front desk that it would be done. However, upon returning later in the day, the room had not been serviced. I located the housekeeper, who informed me she had not been notified. She kindly provided fresh blankets for me to change and sprayed the room, which was all she could do at that point. Hot water was finally restored later in the evening of the second day. The hallway carpet was heavily stained and appeared not to have been vacuumed.

The front of the hotel smelled, and my Granddaughter got her bag stolen in broad daylight in the parking lot, throwing away garbage.

I came to this area for a workshop and it was convenient to the venue. It’s not nearby to a lot of things but it is convenient with a car to restaurants, stores, etc. there’s a Publix nearby and rooms have good sized refrigerators and microwaves. You have to ask for in-room coffee to be replenished.
