It has a good location. The room could have been a little cleaner. The headboard and mirrors were dirty. The mattress also had a broken spring, so not the most comfortable.

I have been a guest at Park Royal Orlando for 3 nights/week since the beginning of February 2026 until this current stay. I work 3 consecutive night shifts as a respiratory therapist at the nearby medical center and I am involved in a lot of critical care situations. I chose Park Royal Orlando for several reasons; close proximity to the hospital, decent amenities, and good value. However, during the 54 days that I have stayed there, I have experienced several occasions when there was (1) no hot water available to take a shower; (2) air conditioners did not function properly, and (3) my room was located near loud adults and children. When I voiced my concerns to the front desk, promises were made to remedy the situation (especially regarding the lack of hot water and poorly functioning air conditioners) overnight while I was working in the hospital between the hours of 7PM and 7AM, and I was promised that I would be updated via my mobile phone, but when I returned to the hotel the following morning after my hospital shifts, nothing was done and the morning staff was unaware of my reported issues. The female manager even raised her voice to me and said some things that a person in her position should not say. As a result, I stopped going to this hotel, and I will not consider ever going back to this hotel unless this female manager is no longer working there. I will also not recommend that anybody goes to this hotel hotel due to the poor maintenance of their amenities.

Great experience. My husband and I stayed for a week, and had no issues. Room was really clean and beds/pillows comfortable. A great finding for the price that we paid. I would definitely book my stay at this hotel again if I am ever back to Orlando greater area.

I really like this hotel. The rooms are nicely redone and clean. The staff is friendly and welcoming. The pool is nice and there’s a gym. The location is great if you need to be near downtown Kissimmee. In fact it’s the only real three-star hotel in this area.

The front desk receptionist on check in was awesome. The grounds seemed to be maintained properly. The water in the shower was another story. Smelled like sewage water. We were only staying over one night but I couldn't take a shower in that water and feel safe. The neighborhood it's located in seemed like it was an old motel 6 that was bought and some cheap pictures hung on the wall. You can hear other guests in the rooms next door. The door had a 1/2" gap in the frame where you could see the light from outside.

Rooms were clean, breakfast was good and our kids had a great time at the pool.

It’s clearly aimed at families looking for a discount option wanting to visit the Disney-topia of Orlando. The walls are thin, so every howling child, family tension and heated conversation is part of your experience. Is it clean? Aside from the poisonous recluse spider, yes. Good location? Yes, aside from the dystopian neighborhood. I booked it at the encouragement of an obsessively cheap associate. It was cheap - across all measures of that concept. I will not book it in the future. It feels like a failed low income condo development.

There were a few roaches and a hole in bathtub. It was sticky and stuffy inside. There was a smell. Just wasn’t comfortable at all. Beds were really worn in. We should have stayed two nights we left after one

The room was pretty clean, a little dirt in corners that weren't obvious but overall didnt feel dirty or gross, the beds made a lot of noise but they were oretty comfy. Id stay here again. Theres a lot of hotels in the area and it took me a long time to find this one. Most in the area have horrible reviews.

Breakfast did not come with the stay because we didn't book directly through them. The room was humid, but the AC worked. We were on the first floor and people were talking until about midnight out there and the windows weren't sound proof at all. But very clean and could walk to the gas station easily for food.

The rooms beside us and people walking by at all hour of the night were so loud. We ended up leaving at 3am.

The front desk staff was incredibly polite and professional. We had an issue with the door lock at night, and they promptly resolved it. Despite being during spring break week, the prices were reasonable. However, the rooms could use some updates.

There was an exercise room, the pool was great, nice play set for kids. The room was very nice and the bed was comfortable.

This room is opened to the parking lots. With poor sound insulation, it can get loud. Fortunately we have a room at the end of row. The mattress provided very poor support. We booked this place due to a pool which was wonderful. The location was excellent. For the price, it was a great stay.

Wonderful staff, clean rooms, comfortable setting. Was quite noisy outside with the busy area and thin walls/celling. Breakfast is NOT included (stayed as available), in case you don’t catch that. It’s $10 and a nice buffet meal though.

In my originally assigned room the sheets were not clean and the door was out of line and hard to close. The front desk host was very apologetic and gave me a different room and even gave me a breakfast voucher. So in all fairness the host made it right. For the price this place was ok.

Got there and checked in around 8pm. Was going to relax and watch tv. It would come on but would not connect. Said no source. Tried to call front desk no one answered. Tried to call all the numbers listed like room service, house keeping, and so forth. No answers! Drove to the office to let them know. They said they would send someone. I told them no hurry tonight. And that we could wait till tomorrow and we would be in and out during the day! The next morning I was out taking the kids to the park and left my wage at the room an. She put the do not disturb sign out while I was out cause she was getting a shower and getting ready! I got back took a quick shower got ready took down thee do not disturb sign about 10 and we left Thinking the room would be serviced while we were out and I stopped by the office to remind them of the tv! They said they would get it taken care of! We came back to the room around 2pm. Tv still the same no one had been there ! No one even to bring clean towels!! Calls front desk someone answered this time told them again about tv. They said they would have someone come and replace the tv again I told them it wasn’t the tv but the cable system. But they sent a guy with a tv and he could not speak English!!!! I tried to communicate with him but no use he replaced the tv It did same thing He went to get another tv which did the same thing He got another gentleman that spoke English !!! To be continued

Pleasantly surprised by a great hotel. Not cookie cutter like the chain hotels, as it had unique features. Very well maintained and clean - felt like it had been updated and redone recently. Room had a mini kitchen and all the supplies if needed. Modern decor ( loved the central Florida artwork). Would stay again.

First of all, the facility is very good; the best hotel in the area and convenient, close proximity to the nearby hospital where I work. The rooms are clean, well decorated, the hot water is hot, and everything works. The parking lot is well illuminated, and the front desk is well organized. I will be staying here at least 2 nights/week for the foreseeable future.

I give four instead of five because I only have two problems. It was the third floor, so that’s fine, but the door was not closing all the way you have to hit it hard in the water pressure. It was ridiculous. We can’t even take a shower, but the bed the room, the cleaners everything it was OK it was good.

They gave me a nice room except the tv doesn’t work … they let me get free breakfast I think that was nice … but they actually wanted me to pay 10.00 for it but I made a complaint about my room and they wanted to put me on the 4th floor in order to have tv … I’m like no so that’s how I got free breakfast…. But yea they charge for breakfast … they have good coffee … no vending or food at night … but the night guy and morning girl are deff good on hospitality …

The room was dirty..there was hair in the sink, On the towels, on the floor. It didn't seem or feel clean at all. The staff was so ride and nasty and not helpful. And the complimentary coffee didn't even work/machine was broken. The buildings are spaced out and staff provided poor to little direction as to which building to go to. They were clueless as to where the Uber/Lyft driver would pick us up on the property. We didn't use the pool or ever plan to buy when walking by it looked green and gross and the playground structure was closed for unrepaired damages.

They told me they were overbooked and could not honor my reservation. I was told to call Expedia for a refund. I tried chat because the phone line said 2000 minute wait

The second time I stayed for business purposes, and the staff is always friendly, the facility is clean, and it's so good to have a continental breakfast available on site; it saves so much time from making the line at a coffee shop.

Everything was as listed , food within walking distance only thing the 2md day the elevator was broken but it was fixed before I checked out was worried about that didn't want to lug luggage and a baby up and down the stairs.Just something to keep and eye out on

Someone stole my food out of my fridge in my room I was very upset had them change my room the first room they gave me the key someone was in there sleeping I walked in so I had to walk back to the desk for another room I then ended my stay earlier then I was supposed to because of the situation at hand never again I was not accommodated

Riom was clean. Staff, housekeeping qas excellent. Parking good. Grounds was clean. My phone wasn't working the whole stay and front doir wasn't locking but it was fixed immediately. Tv picture was kindda dark and remote wouldn't fix it. I would stay there again.

It was pretty decent especially for the price. It was very loud though, both the guests staying there and mostly the gas station next door.

The staff was fine although I had minimal interactions with them, and the room was fairly clean. There was dust and debris here and there. The TV didn’t work, there was rust on just about every metal fixture, and the tub looked rough. The beds were pretty worn in. Both sides dipped significantly. I felt like I had to sleep in the middle of the bed if I didn’t want to roll off of it. My biggest problem with my room was the false advertising. My room looked nothing like the photos. They either photoshopped the photos a lot or they really staged up a room and took photos. Everything in my room was very old. That wouldn’t bother me quite so much if I knew that’s what I was getting in the first place. False advertising sets high expectations and low satisfaction. I will not be staying here again.

Room was big and clean. We had paid for a king bed but Hotels.com didn't pass along my note that I'm disabled so they gave a room on the 3rd floor! As soon as I found out, I told the front desk and they changed me to a 1st floor with 2 queen beds. Very nice person on the front desk.

Clean room, staff were very kind and welcoming. The pool area was nice and clean as well as the pool, it was nice to relax and go for a swim while they had some music playing for you. Such a calm quiet area and lots of places to choose from to eat. I would recommend staying here and I can’t wait for my next stay.

Everything was great until workers started working on the room next to us at 8 am on a Saturday. They were yelling and banging on stuff. Once we left they had the ac unit out working on. We didnt arrive till almost 2 am and would have liked more time before dealing with stuff like this.

Please be advise that this hotel charges deposit fee on top of what you already payed for the room here on expedia. And the deposit is not given back until few bussines days later. Wich is very inconvenient.

The Park Royal Orlando is a couple of steps up from the average motel, but I was surprised that the clerk demanded to charge $150 to my card and said I'd get it back in a day or two. This was nowhere on Expedia. I understand asking for a card on file to cover incidentals, but to charge and refund isn't acceptable. I talked them down to $100, but they refused to give me the key without charging my card. This soured our stay. (They also have strict rules: checkout after 11:00 costs $25.) When I said I hadn't been informed of their deposit policy, the clerk blamed Expedia.

Hotel was very clean. Employees are excellent, but elevator was broken. Had to lug myself up for floor to get to my room three or four times a day sometimes more check-in took a little long, but it was 1 am. The only issue was elevator.

Nice property for a little getaway from life for a bit! It’s quiet, staff was nice upon greeting. There’s local gas stations and restaurants nearby to eat; everything you need is around you and room prices were reasonable!

Only disappointment was the lightning in room. One room had nightstand light other toom a tall corner stand up lamp. The rooms we had looked like the pictures. The playground and pool area was great!!!

It was not what I had expected but everything was nice and we enjoyed the pool. Make sure you are aware no elevator is available for that 4th floor climb.

If I could give this hotel more than 5 stars I would. We had a 1 night stay and it was amazing. The hotel is very nice, clean. Very modern and up to date. Rooms are very big and nice. I was genuinely surprised how nice this hotel was. They serve breakfast, the staff is very nice. Parking is very easy. I would 100% stay here next time I’m in Orlando again.

I was, however, taken aback by the 'damage deposit'. I've stayed at many properties in many places and I've never had to pay a deposit. It seems rather petty, since they already have my credit card number. I'm sort of beyond the age to pull a Keith Moon.

Staff were pleasant and very helpful. The room was as pictured and comfortable.The only aspect I would work on is the sound proofing of the room given the rooms open onto an open air walkway. Noise from loud passerbys can be bothersome. But generally its a quiet and comfortable space.

With as rough a week as I had, it was such a awesome stay. I will totally be back.

We were awoken at 2 am by the grounds “security guard” who beat on the door until it was opened. He spoke very little English and wanted to argue with me over a picture of a jeep that he was showing me and if it was my vehicle or not. I told him multiple times it was not mine. This was an unsafe situation. When I spoke to the manager about it later that morning they offered a 10% refund. I have yet to see that refund.

We stayed in room C216 and it was renovated and very clean. My only suggestion would be to upgrade the beds. We were literally laying on the springs

The property was under going construction, but was well contained and marked. Our room was in the back and unfortunately next to the work room for employees. They were very loud, early in the morning. Other than that, the room did not have a bedside lamp. Definitely needed one.
