Holiday Inn Express & Suites S Lake Buena Vista by IHG

I'm in love with this hotel , are 3 different hotels sharing the amenities, they have activities for all family , movie night, bingo with prices, games for kids and more. We have an amazing time, this is our second time and we will return very soon. I recommend this place 100%.

I am writing to formally report significant issues regarding my recent stay at the Holiday Inn Express & Suites S Lake Buena Vista. My initial room, Suite 420, was in an unacceptable condition. I have documented extensive carpet and furniture stains, as well as mold blowing from the vents onto the bed and living room furniture. Additionally, the floors were dangerously slippery and appeared uncleaned. While the staff was friendly and moved me to a different room upon request, the second room also had carpet stains and a broken toilet seat. When I confronted the hotel management, they admitted to being aware of the issues in the first room yet continued to rent it out. The general cleanliness of the property is poor, with large, unaddressed spills and stains in the hallways. I believe this location requires a formal inspection from the corporate office to bring it up to standard. I have photos and video footage of these conditions available upon request.

Everyone was very pleasant and the property was clean. Very noisy in the room we stayed in near the entertainment pool, and for movie night.

Pools not working and wqs not on website One of the pools was full of unsupervised children in pool and hot tub with pool toys hanging on us we did not know them!

Additionally, there was a DJ both Friday and Saturday night, and the music was extremely loud, making it difficult to relax and enjoy the atmosphere. The music selection catered primarily to one audience, which may appeal to some guests, but the volume level made it challenging for others seeking a more family-friendly or relaxing environment. Overall, the amenities and atmosphere did not match our expectations based on the property’s description.

Cleanliness fair, condition fair, breakfast better than most, amenities impressive, didn’t get to use the floating river but the tiki bar pools spa and putt, music store movie night were a plus to keep the children entertained while at the hotel .

No so good experience on my stay. Some of the most important ammenities were not available. The crab pool was closed and other attraction due renovation. The ice machine on the 7th floor were off or not working at all. I did reported and they fixed by next day (our departure date). The elevator bottom was broken and all the cables were exposed (safety issues) The vanity sink edged all full of mold (sanitize and health issues) The converter sofa was broken and was with mold and I cleaned using wipes; asked for extra sheets and 2 pillow and the sheets were delivery but no the pillows. The front people were so friendly and no complain at all. I would think twice to staying again...filling so sad because a family member was staying weeks before and recommended was a big surprise went I told my experience.

I was very let down regarding the amenities the hotel had to offer. Many things including the pool with the large slide and obstacle courses were closed for renovations. The rooms need an update. Our bathroom door was faulty and squeezed loudly whenever opened.

The first two rooms given were unacceptable. They then gave us a suite that we kept just out of convenience. The hotel is not well maintained. Needs fresh paint, furniture repair, new carpet, new window shades, and a deep clean. The stains on the carpet and ceiling were disgusting. The smell of mold in the 2nd room was awful. The crab pool with the fun water slide was drained the day we arrived. The hotel was nice enough to refund my resort fee. Great location near many restaurants and stores.

The breakfast was excellent.

It was noisy in the morning. Woken up by people in the hall about 6:30.

Reviews were misleading. Mold in the room, bathroom (shower) and flooring, a/c wasn't working properly. We will not be returning.

The room was small but clean and comfortable. The hotel is in need of updates. Rusty doors, broken locks, carpeting and electric plugs that do not hold plugs. The grounds are in need of serious attention plants are all dead. And customers should be told in advance that there are no coffee makers in room and that the kids zipline/ rock climbing area is closed. Also a huge disappointment was the Dunkin that is now a Starbucks. Location is good and the price couldn't be beat.

Breakfast was fabulous! Staff very nice and helpful. Only complaint was there was no towels out by the pools. We didn’t know this. You have to get them at the front desk, so was a little hard when we were all wet already. Other than that, very nice stay!

The floors really needed to be cleaned. And had a cockroach in our room. I reported it and they said they were going to deep clean room. No money or discount. The staff was very friendly and helpful. Location was good. Coffee was great there.

The amenities at this property are fun, pools were great, fun putt putt, they had a movie by the pool. The room itself had an old dirty carpet smell, the paint was peeling off the walls, my husband ran into a massive cockroach in the hallway (I live in Florida... I know they live here too..) The hotel itself could use some updating.

Room was very clean. Staff were couteous. Hot breakfast daily. Delightful heated pool and hot tub.

They charged us property tax twice.

There was a dirty washcloth on the counter, the blind was broken, the lampshade was falling off, there was mold on the lampshade by the beds, the sheets appeared to have been laid on prior to our arrival. The room also had an odor to it.

Major issue was the appearance of the ceiling in our room. Obvious leak from the roof was repaired but not finished well.

I was very disappointed and the blatant dishonesty and lack of accountability from this hotel. I booked a suite 2 weeks in advance, double checked at check in that my room was a suite as I have 2 adults and 3 kids and we try to make sure we’re not on top of each other, And when I opened the door low and behold I had been placed in a 2 queen room with a sofa (not a suite). When I called the front desk to see why I was placed in the wrong room, the attendant stated that they accidentally overbooked but no worries because this room is the same price?! I explained to him my issue isn’t money but SPACE and had the CALLED or even emailed me I would’ve declined this room and went somewhere else. My issue with all of this is, the pure dishonesty from everyone I spoke with. I did receive a refund on my resort fee and parking as they couldn’t accommodate me with the room I had chosen and paid for. I was stuck in this room with 4 other people because it was a holiday weekend and I had just drove 9 hours and arrived too late to check in anywhere else…. So what I learned was, you might not get what you booked, no one will communicate that to you, when you ask to co firm you’re booking, they will flat out lie to you. The ONLY reason I am giving any stars is because of the absolute ROCKSTAR and sweet heart in dining/breakfast area, Amor. I truly believe she may be an angel. She was attentive to everyone, kind, and had some of the best customer service etiquette I have seen!

The room was spotless and the staff is outstanding. I am a frequent guest of this hotel, twice a week because of the kindness of the staff. They are pleasant and give good spirits when I approach the front desk.

They have daily housekeeping, the rooms are clean and neat. They had heated pools and played movies for the kids to watch while swimming. My kid absolutely loved it.

The rooms were clean, & staff was friendly. Easy check-in/check-out. Loved the pools/jacuzzi's and outdoor movie night for the kids! The food wasn't great at the tiki bar. I would UberEats next time. I also ordered a drink there and the menu said it was made with Patron, but the bartender DID NOT use Patron. She used some cheapy bottom shelf tequila and you could absolutely taste the difference.

The suite showed a lot of wear with stained and frayed carpet and chipping paint on the doors. The door to the bedroom would not stay open and the doors to the bathroom and bedroom did not close properly. The hotel entrance was clean and staff was nice but not worth the stay for the quality of room.

The zip line and rock climbing were closed and thr bed had a lot of wear, you sink into a hole when laying down.

These 2 rooms are in front of the hotel's laundry room and they make a lot of notice. Plus the hotel had the horrible idea of installing speakers outside of these rooms in first floor, so you cant sleep, because they play music 24/7. We had the bad luck of being assigned room 117. Coudnt sleep the entire night. Besides that the hotel is great. Just the first floor bedrooms are horribly located.

The building is starting to feel a bit dated and could use some improvements. The breakfast was not great, and considering the $34 fee charged per night, it would have been nice to see more variety and better options. That said, the staff were great—very friendly and helpful throughout the stay. The location is also very convenient, which made getting around easy.

The lady at the front desk was pleasant while checking us in. We got to the room and it was warm so we turned the thermostat down to cool it some. The A/C was leaking so they had a towel under it. The unit would not cool the room any lower than when we first arrived. The bed was comfortable.

Our stay at Holiday Inn was great! Our room Was clean, quiet, and comfortable. Breakfast was a nice perk- the coffee was very good and we enjoyed the continental breakfast. Ice machines on multiple floors weren’t working but that was the only issue

Overal we had a great stay , the only downside is that we got a room on the main floor , close to the front desk, fitness center and the breakfast room and it was too loud early in the morning, also you could smell cigarette from people outside smoking, next time I won’t accept any room on the main floor even though I reserved I room with a pool view.

The hotel is in serious need of renovation. The entire resort would benefit from better maintenance and a much higher level of cleanliness. While the property has potential, it feels outdated and neglected. With improvements in upkeep and attention to detail, the overall guest experience could be much better.

I had a wonderful stay at this hotel. My room was clean and comfortable. The location was perfect-close to restaurants. I would definitely recommend this hotel and look forward to coming back.

I had to change rooms three times because two had a musty odor. The rooms need updating, and the AC was leaking, leaving water on the carpet. The pool and breakfast were good, and the staff were very friendly.

Overall not bad - my only complaint is that the carpets and floors were a little outdated/dirty. House keeping did come daily but did not appear to vaccum or mop. Air conditioner made small area of carpet wet. Staff was very friendly and attentive. Pools were very nice. I didnt like how the restroom was hot no air flow, stains on the carpet and the window cover looked disgusting with all types of ugly stains. Bed was good tv worked. I heard the other rooms from my party didnt have as good as i did. But the hallway ac worked better then the room ac it gets hot at some times. But i liked the stay.

Clean, quiet and friendly staff. What I didn’t like was one elevator was inoperable and it took longer to get from the 6th floor down/up because the entire hotel was using one elevator. Mattress was not the most comfortable, time for replacement.

Experience at this hotel was by far the worst experience I’ve ever had in my life. I was barged into my room by a stranger. This hotel clerk gave a stranger access to my room barged in while I was minding my business and they have not repaid me yet I am going to sue this place

We enjoyed our stay.

Only one elevator worked the entire week of stay. During breakfast, the cafeteria workers made people feel uncomfortable by watching their plates. Same breakfast served everyday during my 7-day stay. I would have second thoughts about staying there again.

The rooms are wonderful. Extremely comfortable beds, back lighting is behind all furniture so you can have as much or as little light at night that you want. Lots of fun things to do. Clean pools.we will definitely be back.

The staff downstairs was nice. The rooms smelled wet and musty. I switched rooms twice and it was a little better but still not the best. We was suppose to get daily house cleaning.. fresh towels and beds made and I had to call twice as well as my coworkers. Besides that it was good. Nice selection at breakfast.

When we checked in the staff was friendly, but when we got to our room, there was a roach that was crawling on with a coffee machine is and then when we were departing, there was two more roaches that were in our room. We told the front desk agent and she said that she was sorry.

The hallway smelled like cigarettes. The doorways and handles were beat up and paint extremely chipped. It seemed like the air conditioner’s air handler was right outside our window. A streetlight was shining directly into our window, and since our curtains were sheer, there was no way to block the light. Needless to say, it was a terrible night’s sleep.

You can hear the music from the lobby playing all night. One of the ceiling speakers is about 15 ft from room 119. We loved the pool area and the aminities , specially the grills to cook you own food. We definitely will consider staying there again.

McKenzie at front desk was rude and gave us the wrong room type. Suite was ok... dark and not very clean. We went to find dinner and couldn't find anything except a loud outdoor bar. What was worse was my daughter has dairy allergy and breakfast didn't have a single option not even alternative milk. That is totally unacceptable: Didn't realize property shares pools with three other hotels. We checked out early to stay elsewhere.

The hotel itself is okay and the room looks updated but I was still able to detect an old smell that I have experienced in the past with Holiday Inn. The bathroom is also very small. The plus for that particular hotel are the activities for kids. They had rock climbing, bungee jumping, and zip lining. They also played a movie by the pool which reminded me of how the pool areas are on Disney properties. Overall it was okay but I just hate an old smell in rooms and when the bathrooms are not updated.

Ants everywhere in the bathroom.You better spend your money somewhere else😡

I didnt like the front desk nobody speak spanish the other staff speak both language. I like in the morning when I eat every day I was lady speak buenos dias y buen provecho. The manners say a lot about a person. Great job for housekeeping and the person was breakfast. Thank

Overall a great stay

The staff was very professional and nice they tried to address our concerns however they're not responsible for the conditions of the property. The hotel is in desperate need of upgrades..the carpets are beyond cleaning level they need to be replaced..room furniture had rips ..desk chair had either paint or drywall material stuck on..room had musty order..curtains had holes and stains desperately needs replacing..didn't feel the couch had been clean in year's layed towel on hit prior to sitting on it..would not recommend hotel

There was a lady from Puerto Rico as a host on the restaurant. Really nice lady.

It is a very well located hotel, with a good breakfast.

First time this happen to us, we found a cockroach alive in our bedroom, I HATE THAT!

Myself. Attitude and lazy. Room stunk and someone was smoking pot on our floor. The grounds were beautiful and the breakfast staff were top notch and cared about the cleanliness, but the hallways had stains all over them. They really should steam clean the carpets, so the place doesn’t look like a pig sty.

The rooms are very dirty, ants in the bathroom. Rusty taps, limited space. The rooms were nosiy and the staff just ignored to our requests, when we complained about someone knocking on doors at 2 am. We reserved the room for 5 nights, but checked out immediately next day morning. Thanks to Expedia who helped us to cancel the rest of the reservation without any charges.

This used to be a nice property but now its smells like pool in the room and it was cold in December and the bathroom was very hot and humid and smelled musty. Beds didnt exactly look clean - but i was too tired to complain. Last stay the blinds didnt work, toilet didnt work, shower didnt work and the toilet was very dirty and i had to clean it! Wont be back there.

Check-in was quick and efficient. The hotel offers movies by the pool almost every night and plenty of activities for kids, which is a great touch. Breakfast had a wide variety of options, including pancakes, toast, eggs, cereal, and rotating specials like biscuit's and gravy or corned beef hash. The room was standard, but I appreciated the addition of a bench for suitcases. The price I paid in all was great ($384 for 3 nights). It was also nice that the hotel wasn’t crowded during my stay. The Not-So-Good: There were a few issues that affected our stay. First, the front desk staff gave me a WiFi password, but it turned out that one wasn’t needed for guests to connect—this created unnecessary confusion. The room lacked a TV guide or any information on amenities, which made it difficult to know what was available and when. The bathroom door was a major issue: it wouldn’t stay open, and both my daughter and I ended up hurting our fingers because it slammed shut unexpectedly. For families with children, this could be a serious safety concern. Additionally, the pool with the water slide wasn’t heated, which limited its use during cooler weather. The carpets in the hallways and rooms were noticeably stained and could use a deep cleaning. Finally, there were no vending machines on my floor, which was inconvenient—especially for those who don’t feel comfortable drinking water from a bathroom sink.

My son’s feet were black after walking around the room. Lots of stains on couch and lampshades.

There are two pools and a jacuzzi, which is impressive. On the other hand, the room we were given was rather small and the bathroom lock inside did not work. I made the staff aware but this issue was not addressed during my stay itself. Otherwise, the hotel is good.

The staff was so friendly and accommodating. Room was clean and we enjoyed the pool and mini golf. We would definitely stay again.

The facilities at this hotel were nice like the pool and the Jacuzzis. it was very close to shopping and Disney World. The staff was really nice and helpful. Breakfast was decent, but the waffles were delicious. Some things I did not like was the strong smell of marijuana in the hallways and in my room. The water out of the sink in the shower smells like sulfur, but I guess I heard it’s like that in Florida.
