My stay was very comfortable. My friend and I shared a two bedroom suite the night before flying out of Dulles the next afternoon. Desk staff was friendly and helpful. The suite was spacious, bed was very comfortable, and bathroom was great. I will note that there was a noisy air handling unit in my bedroom--didn't bother me, it was white noise, but may bother others. Breakfast was ample and tasty. Hotel was an easy 15 minute walk from the Herndon metro stop. Several eateries were available in the industrial park nearby. I paid my bill fully before arrival through Booking.com. The Property supplied me after checkout with an e-bill that showed nothing was owed. The property later charged my credit card for the city taxes I'd already paid through Booking.com. After 6 messages left with the General Manager (who originally identified the reason for the charge) to resolve the issue with no response from her I had to turn over the disputed charge to my credit card company to handle.

The hotel is outdate but bedding and other services (breakfast and light evening foods) and deposit is extremely low of $20. This make me would stay here again in the future.

There was food available at 9PM. Although filling, the food was not up to Hyatt standards. Neither was the room comparable with Hyatt norms. Imagine, no where in the room was there an USB port, consequently our telephones could not be recharged after the 18.5 hour flight from Sydney Australia.

Location, breakfast, beds are comfortable. Pillows are to soft, water was running all night in the bathtub and the toilet. The dresser drawers would not close so if you wake up in the middle of the night to go to the bathroom, you’re running into the dresser.

The hotel wants to charge their guest to provide bottled water. There is no bottled water provided in the room. There was no ironing board or iron in the closet. The worst was the Ac unit was making so much noise that was hard to sleep.

Nothing The hotel listing states that a shuttle bus is available, which is highly misleading. In reality, the shuttle only operates within a 3-mile radius, while the airport is roughly 5 miles away. This causes major issues for anyone booking the stay specifically for airport proximity and transport. To make matters worse, the front desk service was terrible; the staff were completely unhelpful and unwilling to assist guests. Overall, a very bad experience.

Our room wasn’t ready at check-in so they immediately gave us an upgraded room. Great breakfast, helpful staff, nice room!

It was like having the comfort of home. The mini kitchen and the comfort of the bed and pillows.

Nice sized rooms with couch, chairs and kitchen. Nice workout area. Nice breakfast. Could walk to metro (about 1/2 mile). Noce mirrored area to get ready while other person was in bathroom. Only negatives for our particular room was water pressure could have been a little stronger and bed was bouncy.

It was really sweet that they upgraded me to a two bedroom studio suite! I didn’t get to grab breakfast from the buffet, but I had a pleasant stay!

I stayed at Hyatt House for a spa weekend getaway. For its location, and price, this was a good place to stay. The building is a little older and slightly run down, but the in suite kitchen was a nice touch. The breakfast buffet was also very good. Hot eggs, sausages, waffles, fruit, etc. I would recommend Hyatt House to all who need a quick, decent night away.

Clean spacious room, very good breakfast, convenient location near good restaurants and supermarkets, walkable to the metro station. An excellent choice with kitchen.

Overall I had a very good experience and the room had all that I needed. The only issue I had was the breakfast. This had to be the absolutely worst sausage and bacon I've ever had. You expect the eggs to be what they are in these hotels but the sausage was absolutely tastless and the bacon was so thin you'd have to put 3 or 4 slices together to taste it when you bit it. Everything else was good though.

This facility is tired and worn out. It does not meet Hyatt's standard of quality. The entire facility - rooms, lobby, etc. needs to be updated and Cleaned! The carpets are stained and dirty. The waiting area furniture is stained and falling apart. The breakfast is well below Hyatt's standard. There is no ice machine in the entire facility, so they offered me a ziplock bag of ice. I learned a lesson that not all Hyatt House locations are above average. The 8.8 rating by Hotels.com should be closer to a 7.2

My stay was very disappointing due to cleanliness issues and poor communication. The room was outdated with old wallpaper , old carpet and visible dust throughout. The AC filters had heavy, visible dirt buildup and clearly had not been cleaned, which caused serious allergy issues for me, including wheezing, itchy throat, and red eyes daily! I am allergic to dogs, and the hotel’s pet-friendly policy combined with poor air filtration made the room extremely uncomfortable to stay in. Additionally, one of the hotel door entry system did not work properly, which was extremely frustrating and concerning. Front desk service was also poor. At check-in, things went smooth, I was told housekeeping would come on a scheduled specific day, which I was not given a choice so therefore I planned my day around this. On the scheduled day, when I called the front desk to confirm, I was met with resistance and told housekeeping is not provided daily and my floor is not scheduled until tomorrow (so dumb especially if I’m scheduled to leave that day) this information directly contradicted what I was told upon arrival. I had to push and ask that a manager be contacted for my room to be cleaned as originally promised. It was cleaned when I can back. Overall, the lack of cleanliness, outdated room, allergy-related health concerns, unreliable door access, and poor customer service made this stay unsatisfactory. I would not recommend this hotel, especially for guests with allergies.

When I entered the room I noticed water on the floor in front of the dishwasher. When I noticed front desk, he moved my room immediately. I appreciate the kitchenette and the laundry room. The only complaints I have were the room needs to be updated and I happened to be underneath a room with a child who was running just about all day. Maybe you should put guest with small children on the bottom floor so they won’t be over someone’s head. Staff were excellent

The hotel is in a good location and was one of only a few properties in the area that could accommodate two separate rooms in a suite set up. Convenient for Dulles airport and Tysons. Staff were pleasant. Breakfast had hot and cold food, the usual fare. Bed and bed linens were comfortable. Hotel is somewhat outdated in terms of style, but still functional. One of the smoke alarms started beeping due to a low battery every 30 seconds our first night, so we had to call maintenance to replace the battery the next day, and they did so efficiently. I was charged more than the rate quoted by booking.com after checkin, and when I brought it up with the front desk, they highlighted that local tax rates had increased recently, so be careful booking via booking.com, expect to pay more I guess or book via another platform..

We took this hotel because it said they had a free shuttle service. We assumed it was for the airport - it's not. I asked about the shuttle the night before, and it would have been great if the reception person clarified they don't take you to the airport.

We have stayed at this hotel before and the main reason is because of the large rooms with two separate bedrooms and two bathrooms… along with the kitchenette, it is very convenient for our party!

Though my stay was reasonably comfortable, the staff were friendly and my room decently clean, there were a few negative things that really stuck out during my stay. First, the toilet had a running/dripping water noise issue that closing the door of the bathroom could not block out. And even though the shower was decently cleaned, it had old grime on the edges, which really ought to be scraped off or covered up with calk. Secondly, the bedroom TV dresser drawer stayed permanently opened, unable to jam shut, so I had to prop something against it to be able to pass in front of the bed. Lastly, at breakfast there was only one staff member trying to prepare/replenish dishes and it seemed unfair to her to have multiple people asking for multiple things of her at the same time, especially since she had trouble easily understanding what they were asking for. There was also an unseemly sight of overflowing trash at the breakfast cafe on both mornings of my stay, where plates and utensils had overrun the trash and people had begun stacking their dirty plates on the nearby table, which quickly became overrun with dirty plates/cups/utensils. Nobody wants to see that in a hotel! I'm only giving 3 stars not 2 because the room itself was decently cleaned and the staff were friendly.

Place had a cute little bar and playing football which was nice. I had a little issue with my room the cleanliness however the staff immediately changed my room and apologized. The hotel could definitely use upgrades from the deteriorating wall paper or cracks in the shower walls etc. the place is definitely older but they do keep it pretty clean

It was easy to get to, close to food and shopping. Super clean! I loved everything. The staff, the food, the bar, the spacious and clean suit. 10/10

Hotel is located near Reston Center, Metro, and even a good walking trail (Sugarland Run) ! While the property look a bit dated with older carpet floor and all, room itself has clean comfortable beds, and wonderfully spacious w/ sitting area & kitchen facility, WiFi good, Breakfast good ... all satisfying. Nothing really.

We were hauling a trailer and based on the vagrants in the Home Depot and Silver Diner parking lots nearby we were a bit concerned. But the hotel parking was fine. It was quiet, no one people loitering. We felt our truck and trailer were safe. And all the staff here nice and greeted you with a hello.

Love the convenience of the Hyatt House hotels. Overall the room was nice & the staff was wonderful. The kitchenette was really small, with some drawers being basically unusable, flushing the toilet was wonky (sometimes it took multiple flushes to clear the bowl), but overall, the room was clean & well appointed.

The room was spacious but definitely not new… everything seemed old. Some lights didn’t work, a fire alarm was missing from one of the rooms. The breakfast was one of the worst I have had at a hotel. Went and got coffee after we left in the morning and didn’t event attempt breakfast there on day 2.

The room was spacious but definitely not new… everything seemed old. Some lights didn’t work, a fire alarm was missing from one of the rooms. The breakfast was one of the worst I have had at a hotel. Went and got coffee after we left in the morning and didn’t event attempt breakfast there on day 2.

The hospitality was amazing. The continental breakfast was very feeling and one of the best continental breakfast I’ve ever had. Unfortunately someone vomited 4 times in our hallway and elevator and it took 3 hours after being reported to the front desk to be cleaned up! Really not okay that everyone in the 4th floor had to walk around it on their way to breakfast. Also, our toilet was broken on check in and they never sent anyone to fix it and suggested WE go to Home Depot and buy a plunger. No change of room was offered or any compensation. If they had fixed these things, I would have recommended but that was very disappointing.

room gets cleaned once a week. staying for 3 days have to use same shower towel. shower towel does not get dry before the next shower. bathroom shower was leaking all night make water noise. hard to sleep.

Air-conditioned in the room makes louad noise and I was told nothing they can do. Cleaning is also not available on weekends.

I was really impressed with the rooms I stayed in for the price of the room. Each was a mini suite with a full (mini) kitchen, king-sized bed, and pull out sofa bed. I needed a lot of accommodations as my sister got sick when we arrived and I had to move to a different room. Service was excellent.

The room suite was great and clean

The breakfast buffet was excellent. The bed was comfortable. Refrigerator and microwave came in handy. On the third day we had a problem with the toilet not working and the cold water wasn’t working from the bathroom faucet. It was late and I called front desk who said they would call maintenance and get back to us. They called back and asked me to check again and it was still not working. They said to wait about an hour and try again. Because it was now 10 pm, I went to lobby and asked them to put us in a new room which they did. It was an inconvenience to say the least.

Not well kept. Noisy rooms and no housekeeping for days together. The place is old and there are better options around the area for similar price.

Clean for a change from most hotels today when traveling….It is older and needs some updating but there wasn’t any mold in the bath/shower, towels were SOFT and sinks and toilet were clean….Bed was comfortable….

I like nothing about this hotel horrible, for example the front desk person he never talk to me. He was talking in the phone when I was there and he checked me he didn’t said one a word to me he talking He was on the phone the coffee in the breakfast was cold ?

The room was very nice! I did not expect to have two bathrooms!!! And love the fireplace. The set up was very nice with a full refrigerator, stove, and even a dishwasher! Also, I’d like the set up of both bathrooms with a nice area to get ready outside of the shower area. I would definitely stay here again!!

Very accommodating with my senior cat and refunded me when he didn’t make it after his vet appointment that first night. Such a very kind and understanding group of people. Met the resident manager as well, such a lovely lady with welcoming tones and a passionate care for her stays

The room we stayed in was definitely smaller than any Hyatt that I stayed in, the room was still roomy and comfortable and clean. The location was great and a short 35min commute to D.C. The staff were friendly.

Very pleasant and spacious suites. Bed was extremely comfortable. Low pressure in shower, but otherwise, a very nice stay. Would stay again when need arises.

The pictures I saw on line show how nice this place looked, when I arrived it was a complete different thing. So be very careful with booking what you see on line.

It was disappointing that the fireplace in the room did not work. You could see where there was previous water damage on the ceiling in the living room area. Some of the outlets did not work.

It smells terrible as soon as we entered the Hotel. It was like walmart bathroom odor lolz. Also when we went inside our room the carpet was all wet. They didn't gave us complimentary slippers so make sure you keep your own. Over all it was very clean Hotel. And the free breakfast is good and kid friendly.

The hotel is average, nothing bad, nothing great. One thing that really amazed us was that the TV was bolted to a dresser so that it only faced one way...to the door. While there was a sofa and a bed, they were not arranged so we could watch it. We finally pushed the entire dresser so that it could be seen from the bed, albeit still at an angle,

Overall experience was good. The carpet was stained throughout the hallways and really needed cleaning and the fireplace in our room didn’t work.

The suite was a good size. Lots of room. One bathroom door was falling off the hinges, the toilets are so loud when flushing, carpet was coming up in spots, fireplace did not work. Got a call about 30 minutes after getting into the room from the front desk asking me if my children were running in the halls…. I did not have any children under the age of 20 with me and they certainly weren’t running in the halls. So he told me “I will come look because your children are running around”. The room also had a weird smell to it so we had to leave a window open. Dog poop on the grassy areas, side doors don’t open with key cards

We love staying in the suite style unit (bedroom separated from the living area by a door), and this property had exactly what we were looking for. It’s right around the corner from a Target and right off the freeway—12 mins from Dulles. We had a great stay! Super comfy bed, great shower (plenty of hot water and pressure), kitchen area is so handy. Front office staff was very nice too.

We did not like the bathroom tiles missing grout- tissues and tp where very thin- toilet flush sound was rather explosive - do the little things right and it would be a great place

The fire alarm went off twice in 2 separate days when I was there for a 2-day stay. Each time the fire department had to come and turn off the alarm. The GM says it happens because they allow people to make microwave popcorn in the rooms. The shrieking, loud fire alarms are not conducive to rest or work! Really ridiculous and some people who stay there long term say it happens a few times per week. If this were not the case I would have rated this property much higher.

The staff were very friendly. The facility is starting to feel a little dated, although it seems to be fairly well maintained. Little updates, like bedside lamps with usb ports instead of classic plugs.

This is a good property. The hotels dot com listing says it is 3.8 miles from the airport but it is actually over 6 miles. There is no airport shuttle.

Staff was great! They were so friendly and welcoming. They really made me feel at home. The beds were very comfortable and the pillows felt nice. Only cons were one of the bedroom doors wouldn't shut all the way and in one of the bathrooms, the shower knob came off

I liked the spacious layout of the suite and the quiet, even though the hotel parking lot showed a large number of people were inside. The staff were all SO smily and encouraged me to return for their breakfast after I picked up my husband very early. We did and we r e glad for the hospitality and positive attitude. Definitely a welcoming experience!

The staff was absolutely amazing. From the moment I got there until I checked out they helped us with anything we needed. The place was clean and peaceful. This location was close to a lot of things to do and places to eat.

It was absolutely extraordinary. Wanda was incredible the kids loved her. They went above and beyond. We visited from Ohio and are very picky about hotels. So glad we chose this one.

Close to airport but reasonably quiet

The Hyatt was roomy, quiet, & convenient. The room was mostly clean, but the bed linens were not. We found hair & dirt in the bed before we even slept init.

We’ve used this hotel multiple times between moves and it has always been great. The staff is very welcoming and accommodating. Highly recommend!

I really enjoyed our stay except you do not have ice machines and the refrigerator ice makers do not work. You may want to indicate that on your website. The night I arrived, the front desk gave me ice from the kitchen but could not gurantee that every night so I bought a bag of ice. He did give me a free water. WHen checking out, I gave the feedback to the GM. She apologized and said I could have had ice every night. She did offer me free snacks which wasn't necessary. I just wanted to give feedback for future guests.

We stayed for 4 nights. The staff were extremely hospitable and kind!! We noticed that immediately and appreciated it. The hotel was clean and comfortable, and the breakfast was delicious. We liked that it is a reasonable walk to the Metro rail (about a mile?) and a short drive to the Reston Town Center area of restaurants etc. Thank you for the wonderful place to call 'home' for four days!

Management was horrible!!! No communication!! Very difficult to get new towels, trash changed. Phone did not work in room. Still jot fixed after reporting to desk. Do not stay there!!

Beautiful area

Flew into Dulles and the hotel was about 15 minutes away. We went to Shenadoah National Park which was about 1.25 from the hotel. Clean and wifi was good.
