This place has quite a few flaws but if you can overlook them, it is a solid choice. GOOD: *room looks and feels modern, especially for the price. *literally a 5 minute drive from IKEA and Downtown Burbank. *very short walk to SK Market and Del Taco. There is also a Jon's, McDonald's and Subway nearby. *Good amount of parking. Most days it was only my car and 3 to 4 others. More showed up at night, but there was always space. * Actually has a microwave. *Internet speed was fast and stable. *Bed was comfortable. BAD: *Despite the modern look, it definitely needs a deep cleaning and new coat of paint. *the entrance as well as the residential street in front are pretty narrow, as half of the people driving or staying there are in newer large SUVs and Pickup trucks. *My shower drained slowly and had an odor. *There was construction noise from the residential area that faces the back of the motel/ my bathroom. *while not as bad as other places, I could hear the people next to me slamming things or hear them converse in Armenian as they walked past my door or used the smoking area outside. *The A/C kept acting weird and would basically stop working at night, making my room warm. I then had to force open the window and switch to fan mode. Oddly it worked without issue during the day. *Baby lizards keep run around the stairs. *Freezer is very small. OVERALL: It's a solid choice if you want to be close to Burbank at an affordable price, but it really needs to fixed up first.

My room did need some cleaning . Mostly sweeping and there were no towels in the room.

The room and bathroom were not very clean. And the hand soap was wax. I used hand sanitizer a lot. But it was alright for a quick one night stay.

The room had old furniture. One needs to wipe down and disinfect all surfaces before touching anything. We didn’t feel comfortable.

It was so so quiet, bed was very comfortable, owners are so so nice, and very friendly, we asked for something and had it literally in less than a minute. Check in was fast and easy, only problem was the AC is a little loud, but I still slept so good. I DEFINITELY recommend this place, specially if you want peace and quiet. If you get room with kitchenette, just take your cookware and dishes. Next time I go down that way I'll definitely stay there.

The room themselves are fine, great water pressure in the shower. Otherwise very basic amenities, but the price is right for what you get.

Noisy, dirty, smelly. I think people live there. There were repo men tow trucks at night and loud people. I did not sleep well.

I was greeted nicely. We were let in an hour before check in and the woman who gave me my key card was very nice. I didn’t have a problem with any bugs but there was hairs on the bed that weren’t mine. Overall it was a good room.

Also, no soaps in the bathroom... lots of other people's hair in the shower. I could tell they don't clean it. Don't stay here.

The room we booked was the kitchenette and it was NOT clean and it seems it hadn't been since the last person stayed Or maybe longer. There was less then half of a roll of toilet paper, empty alcohol bottles in the cabinet and one in the freezer, trash in the trash can, already used hand soap on the bathroom sink, it just felt dirty. The Bathroom wasn't cleaned either and we found more then 4 baby cockroaches in the towels they gave us to use to take a shower. We couldn't take all our belongings in the hotel room due to the roaches and not wanting them in our suitcases. The walk in shower also didn't drain so the water was overflowing causing us to take quick showers to prevent flooding. Definitely do NOT Recommend this hotel especially if you are traveling with kids

There was food crumbs in my bed sheets, and there was fries on the floor, there was also big yellow spots on the bed.

I really enjoyed my stay here. I stayed for a weekend with my friends because we planned to go to Universal Studios. This was the cheapest option and it was NOT bad. It could have been cleaned better yes, but overall I’m not complaining. I will stay here again. The room was spacious and the beds were fulls. I was able to inflate a air mattress on the ground. We all fit and we also had parking. Parking lot is on the smaller side however we had no trouble getting a space. We walked to a couple food trucks and thrift store nearby. Overall a great experience!!

The sheets were dirty. In addition the walls were dirty, and the carpeting seemed old. The parking lot is small as well. The only plus was the shower is nice.

The bed in the room we were in was a bit stiff, but other than that the distance from Parks such as Universal Studios HW and Warner Brothers is very ideal as you are able to use the back roads to avoid the traffic on the freeways. The price and cleanliness is really good compared to other hotels in the price range.

The property looked dirty and very unsafe! The property is in between a few apartment buildings not the best area. During the night lots of noise coming from the apartment complex. The rooms are so hot and the air conditioner is very noise. The bathroom was dirty.

Very quiet and reasonably priced

When I checked in through some very thick security glass, the staff person asked me to sign an electronic signature pad without telling me what he was asking me to sign. I had to ask two or three times what am I signing other than "registration" before he printed out a paper showing my registration details. There is free wifi but it is not password protected. The sleeve that the room key came in has a wifi password. I called the front desk and tried to talk to him about it, but his English wasn't great and I'm still not sure if he understood the issue that the wifi is wide open and no password is needed, which means it is less secure for people staying at the hotel. I would not stay here again.

Hello it seem liked the room did not get maintain or any service there was a lot dust bed sheets where dirty

Worse part was being on the first floor, the ceiling was razor thin so hear pretty clear and loud walking of the neighbors above us and almost can understand what was said from the TV that was playing upstairs. Could not sleep from 2am-6am due to upstairs being up and walking around at that time.

This was a great place to stay. I felt safe there as a woman traveling solo. Management was super friendly and the accommodations were comfortable.

Upon check-in, the person behind the counter wanted to know if I wanted my room cleaned. That should have been a red flag that the pride of ownership to ensure the rooms are well-kept and clean doesn't exist.

Was only there for 2 nights for horror nights at universal. Was about a 15 minute drive away. Front desk was nice and easy check in and check out. Decent and affordable rooms. Rooms was pretty clean but could have used a cleaning before check in in kitchen walls and floor. Small hotel kind of hidden. Area not too bad

Dirty walls,bathtubs,sinks get clogged,you ask for more towels and they act like you are asking for a dam kidney! TV remote barely works, doors have holes on them. PLEASE DO NOT STOY HERE! Spend your money somewhere else.

Most disgusting hotel I've been to in a long time. The bedding was so disgusting I went to buy blankets, everything was dirty and stained. The bathroom was horrible with nothing to put your things on, not even your toothbrush or hooks for your clothing/ towels. So overpriced, stay at the motel 6 and you'll be way happier than this place... If they took some of the outrageous rates they charge and bought new linens and actually washed them it'd be much better

Family owned hotel in residential neighborhood. Excellent service, immaculate/clean accommodations with all the essentials. Comfortable, economical and quiet — my “go to” hotel for an overnight in this area.

It was clean and staff was friendly.

The room itself was...OK. We could tell from photos and the price that it wasn't the fanciest place in the world, so we knew that going in. There was a small cockroach (dead, thankfully) on the floor in the bathroom and leftover food from a previous guest in the fridge which made us question cleanliness right off the bat, but the sheets appeared clean and bug free, so we let it go. The bathroom fan didn't work and there were spots all over the walls and ceilings of the bathroom that looked like mold - likely a result of the broken bathroom fan. The TV also didn't work very well, it kept wanting to switch back to the same channel every 5 minutes. It got old, so we were stuck watching the weather anytime we wanted to use the TV. It's an older building and again, we knew it wasn't The Four Seasons, but the above issues will prevent us from booking again.

Room 210 had stale, stuffy air. All 3 screened windows were locked shut, so no option for fresh air or cross ventilation. Towels were thin and dingy, did not look clean. Bed sheets were also not crisp white. One very thin blanket on the bed, I was cold all night. Accent pillow and accompanying cover were dirty. Tub had hair from previous occupant. Shower faucet had broken handle and was poorly glued in. Shower curtain was stained.

Always clean, comfortable and pleasurable stay. Perfect for a business layover.

The 24 hour check in was a life saver. Our connections were delayed and if that was not an option we would have been without a place to stay. The room was clean and the bed was comfortable.

For the price I liked this inn. Not the best at cleanliness but still tolerable. Staff was okay. Had to fill out a lot of stuff when I check in.

Please read the 2-1 star reviews because that describes what this place actually is. They have a 3.8/5 review rating and I bet those 5 star reviews are bought because this place is not as it may look, false advertisement. The room I stayed in was not cleaned at all. Sheets had stains along with blood drops on one of the beds. The condition of the room is not in good standing as the walls are dirty and have holes in them. Did not feel comfortable staying there another night so I tried to cancel my last night there but they were not able to work with me. I still booked somewhere else without getting a refund just because I didn't feel comfortable being in those dirty rooms. Plus, I don't know why this place is $194 a night!! Other places nearby are around the same price for a much better condition. The only reason I got this room was that it was a last-minute thing and everywhere else was booked. DO NOT BOOK HERE UNLESS YOU LIKE TO SLEEP IN DIRTY SHEETS.

The hotel is in the French Quarter and you can see a lot on foot from the hotel. All of the staff are very helpful with giving directions, organising taxi's etc. The room was dark with only a small skylight so you need lights on in the room even during the day. The beds were fine, pillows were horrible but no different to any of the other hotels I've stayed in.

I would add an ethernet port and peel off privacy film for shower vs mirror vs open window and a faux fold couch. Maybe 1 color bulb for entertaining. Impressive.

Soon as I walked into the room we noticed a roach on the bed. This was very upsetting we went to let the front desk know we asked if they had a roach problem they said no. Then they offered a different room when we walked in there and turned on the light boom one crawling on the floor. Let them know again found another in a different room. We went back to the other room was talking over what to do and then boom another roach crawling on the floor mind u not the same roach cause we killing em as we find them. Smh we decided to see if we can get a refund go somewhere else. They said we couldn’t get a refund due to policy. Then we asked can we get a discount then cause we paid 144 n some change not to have roaches crawling where we were going to sleep. The towels were dirty and lucky we brought our own used there towels to put on the floor. The place wasn’t clean only cleaned to look like it was. Sheets were clean but we did have our own covers as well which saved us there again and had to sleep with lights on so no more roaches would come out. At say the lease we didn’t get much sleep either. Don’t go here. Unless u don’t mind dirt and roaches

Area looked initially sketchy, but a walk about showed how this area has history and is doing well in its renewed life. The property and rooms were clean. Kitchenette was a nice touch, but no pots or pans. Overall a good experience, and got our early morning flight home well. Good economical stay.

THE MAN ST COUNTER US BEYOND RUDE , HE DOESNT CARE OF YOUR NEEDS BUT ONLY TO RENT AND MAKE MONEY , THE ROOMS ARENT CLEAN , THE PILLOWS ARE THE LOWEST QUALITY AND FLAT , THE BLANKETS ARE SAME AND ITCHY TO UR SKIN , I SEEN INSECTS IN THE ROOM TOO , THE INDIAN DUDE THERE GOT MAD BECAUSE I ASKED TO ANOTHER ROOM WHILE HAVING BATHROOM ISSUES , HE REPLIED THERES NO MORE ROOMS ! ( on a Wednesday?) I replied well I see available online .. he replied angry I will give you a room but don’t come back again and hang up , wow no words , he lied and does t want to provide a good customer service but he rather lie and lose a customer , I’m telling you this place is bad by the way the rooms are extremely small unless you rent the kitchenette for $350 a night during the weekend , good luck

Every single towel had a stain or something nasty. Was it a stain? Or not even washed? Couldn’t tell. Gross. Cricket on the bed. Spiderwebs. Looked like a teenager made the bed and that’s it when it comes to cleaning. I did like that I could park my car right in front of my room. However the window opened in a way that felt like someone could come in. It didn’t feel very safe. However, it was very quiet and I didn’t have any problems. This felt like an hourly hotel or something. If I wasn’t working very close, I never would stay here. Never again. Won’t come back
