The television remote didn’t work nor did the AC. One of the desk staff came to help and said I didn’t have it on turbo the ac and I said okay when she left I’m sitting there in my sweat so I called the desk again and told her the ac still was not working. By the time they changed my room to one that worked it was 10:30 and all this started at 5:00. Then I got attitude from the desk like it was my fault

Upon arrival, the staff was great. The grounds were nicely kept and the rooms were clean and organized. The breakfast good and plentiful enough to hold us over until dinner. I would return and recommend the hotel to others

The grounds are beautiful but the rooms look like they have never been refurbished since the hotel was opened decades ago. I was very disappointed in the condition of the room. Not only was it old and shabby, they did not use mattress pads or pillow protectors. The pillows were the old foam style. For this upscale neighborhood, the rooms were in an unacceptable condition.

Traveling in from out of town, we were going to be in the area before check in time. I called and Oscar at the front desk was very helpful, they were able to find a clean room for early check in at no extra cost. Oscar was very friendly and we enjoyed the property very much. After early check in we spent some time at the pool and relaxed. Would for sure stop here again next time I’m in Fresno.

Reservation was for wrong hotel. Piccadilly airport was the desired hotel. No fix was offered by the hotel and I had to pay for 2 hotels the same night. Very bad

The bathroom door wouldn’t shut, there was no microwave in the room, exterior hallway door’s lock was not functional, by morning neither key worked in our door, so we had to go out of our way to get new ones.

Great location. A lot of people smoking just outside the doors to get into the facilities. Hallway super loud, echoed, was fine but understand why people complained about the noise and doors slamming. Not really clean in the hallway, and the pool area wasn’t cleaned up from the families using it the day before. Housekeeping only comes on the third night, so no garbage taken out of room or coffee and cups replaced.

Beautifully maintained, comfortable and quiet. Well preserved example of 70s style resort. The room was nicely upgraded with crown molding and chair rails. Furniture was dated, but much nicer than anything in a modern hotel costing much more. Keurig machine instead of the stale paper coffee packs was a huge plus.

But one thing that never felt right, especially traveling as a solo woman, is that NONE of the main doors to the main buildings, which you have to enter to reach the hall of doors to hotel rooms, actually have working locks. The have the hardware that look like you have to use a room key to enter but none of them work and anyone can enter. Couple that with the fact that I never see security on grounds and I do see single people and groups of people wandering around, this is probably the #1 reason they will not stay again. But funny enough you do need a key card to enter the pool area - and mine didn't work there. My list of issues from my last few stays are: - Really uncomfortable beds with a weird metal frame that seemed like a hospital bed frame. - only 2 very puny pillows on each bed - disgusting moldy bath "no slip" pad - not enough towels for all the people staying there - guest (are they living there?) clearly on drugs wandering around talking to themself - moldy toilet - marble piece in front of sink almost fell onto my feet - free breakfast gross - sticky floors - overall uncleanliness

The rooms are very spacious and clean. We always stop off on our drive from Arizona to Northern California at Hotel Piccadily. The rate is very reasonable, includes breakfast and their tapas menu at the bar is adequate for our evening meal. They also have a well stocked bar! The staff are welcoming and helpful. Never had a bad stay here.

It was bad. You have to exit the hotel and walk outside to the front desk. The hotel and front desk are in two separate buildings. It was dirty. I left three days early and went to a different hotel. Location is good though.

This hotel feels like family (and we do stay there when visiting Fresno family!) The staff service is always warm and excellent and the price and location are just right. Wishes: the pool opened earlier in the AM (we head off for our day before/by 10, so always miss having a swim); and the whole place REALLY needs a renovation lift. Dingey looking and shabby, looks "risky" though I know it's clean. Pillows bad. AC light beams throughout the night (glad i had sticky notes to cover it in my briefcase!) Oh, and washable utensils for breakfast bar would be nice in this day and age, hate to see the waste in the trash. I think a soaking bucket for sorting silverware would be perfectly acceptable for your clientele. THANKS!

The room was clean. It’s an older property, the amenities are very limited. The property is also used for month-long rentals so it does get very busy in the mornings with people leaving to work so it’s not quiet. Originally they gave me a room that was way in the back. I felt uncomfortable with the location, the front desk was able to accommodate me in a better location, which I thought was very nice . Rooms are very basic amenities are very limited. They do have a very nice breakfast.

My friend and I who are both pushing 80 were given a room with two beds that were squishy and the room had not been updated.. The toilet was about 6 inches off the floor. Room had old red carpet on floor and furniture was old and rickety. Definitely needs a refresh. Staff should be trained to evaluate the guest to see if they are older or might have some issues and give them the better rooms with better beds and step in showers. The hotel is close to our venue we attended the next day and I have stayed there many times in an updated room. We did enjoy a music event on the patio that evening. Next time I book there (if I do) I will ask for a handicapped room. I know they have been upgrading their rooms so maybe we just got one that was not done yet.

The hotel lobby is very beautiful, the grounds surrounding the pool are green and vibrant Where do I begin? For times sake, I’ll stick to the big problems. The advertisement pictures show two types of rooms, one is very gross and old, the other has nice laminate floors and looks newer/cleaner. When I got my room in the 100’s area, the entrance to the hallway leading to all the rooms, has a glass door that didn’t shut or lock, it was broken. Big danger flag for me, as a solo female traveler. And the room was far from reception, making it extra nerve racking as I checked in late at night Upon opening the hotel door, which wasn’t easy, their key cards and lock are cheap and old- the smell of very old and dirty carpet hit me, then I saw the interior of the room. Dark red, stained carpet. Interior furnishings looked like 1980’s, everything was stained, peeling and old. No toiletries for the sink, the mattress was so hard that as a small person, my hips were hurting while laying on it. Only one thin sheet separated me and the old mattress. I called reception and she said I’d have to pay an extra 50$ for the “executive” room I saw online. Ridiculous. So I settled in for bed, as I had work very early the next day. The heater/cooler was broken. Inside the room, it was around 80 and humid. No air moving, and the gap under the front door allowed for you to hear everything, including people coming and going at all hours, doors slamming, people talking. I think I slept about 2 hours total and had to work a 10 hour shift the next day. I ended up coming back to the hotel after work to grab my belongings and leave to another hotel, the room key didn’t work anymore, so I had to go back and forth to the lobby, which is quite far from the room, for a new key. Horrible experience, horrible stay, hideous outdated rooms, no security leading to your room. I wouldn’t stay here if I was paid to. I’ve been leaving very fair reviews do many years on booking. This truly deserved a poor rating.

Lovely spot. Spacious room with clean everything! Toilet was older and we had to hold down the handle to properly flush, but that is literally the only slight downside. Staff was kind and super helpful. They delivered an extra blanket to us just minutes after we rang the front desk. Overall a wondeful stay for me and my son!

This is a charming vintage conference grounds with lovely landscaping, a stunning bar, classy lobby and great free hot breakfast! Our favorite part was walking to our room through trimmed boxwoods, giant trees and white lights. The grounds are so pretty! The rooms are vintage 80’s but had everything we needed. The guests seem to be retired couples and Europeans on vacation. We felt very safe there. Super value! Totally worth it.

When my wife and I rolled up and saw a sign reading "monthly rooms for $1200," I knew what we were getting ourselves into--a dated hotel that has seen better days and, rather than modernizing and refreshing, ownership has decided to salvage income from the monthly rental market.' The hotel room itself was clean but dated, giving it a generally 'tired' and worn-out look. This was consistent with the rest of the facility, from the front desk to the pool, 'putting green,' and spa. What made the stay unpleasant was a combination of the following factors: 1) the mattress was hard (but, like, in a cheap way. Not in a "my doctor told me to get this expensive mattress--it's firm but it contours to my body" way), and the linens were rough. IMO Piccadily is failing to meet the cardinal rule of good hotels: always have super comfy beds. 2) the doors to the rooms close extremely loudly and forcefully--to the extent that you can feel the vibration and hear the noise loudly if anyone within 5 doors of your room closes their door. 3) walls are thin with poor soundproofing. This one didn't actually bother us, because our neighbours were quiet--aside from an 8 minute period in the evening when our neighbours "had a nice time together" (that one we found funny).

Very old, outdated rooms, probably built in the 70s? Old, musty, splintered wooden furniture, no water pressure in the shower, 70s style wallpaper that was peeling, non-working exhaust fan in the bathroom so the mirrors constantly fogged up after a shower, pillows felt more like large handkerchiefs w/ little down filling in them, etc.

When we got to our room and went in the bathroom there was a 3 inch streak of poo on the toilet seat. Not a great start. I let the front desk know and all she said was "sorry". When you turn on the a/c unit a light stays on the whole time to show what the temp is but the light is bright enough to illuminate the room all night. I wish I had brought a sleep mask. It took 5 minutes of letting the water run before I got lukewarm water at the sink. It never got very hot and the handle was pretty hard to turn. It was definitely old plumbing.

We have been staying here for over 50 years. I would give you a 100% rating except for the following: Front desk staff is under powered. They can't change room # selection once selected by someone else. You didn't read my instructions with reservation about room placement. Every time I stay here there is no hot water in the Eastbrook rooms from 7 AM to 10 AM. No one cares - No one does anything to upgrade your water heating system. We requested room 162-164 which may get a trickle of hot water. You assigned us 178, furthest from your boilers. Secondly, GET YOUR MAINTENANCE GUYS TO ADJUST THE ROOM DOOR CLOSERS. Every door in the Eastbrook block slams shut with a bang. The bus-people groups that you check in at 11 PM take great pride in repeatedly allow the doors to slam while dragging in their luggage. Then at 7 AM check out they do it again. We have over 3000 nights in hotels. The aforementioned issues are what will ruin your repeat clientele business. If these issues are not corrected on my next stay, in October, I will seek other future accommodations. I have 135,000 points in my Hilton Honors acct for free rooms. Frank Gurko 3/15/26

Wow . . . this property is less of a hotel, and more of a resort with around 20 buildings spread out over many acres. The room was huge, about 50% larger than in similar properties. Great staff. Extra clean facilities. Everything was excellent. Highly recommended.

The staff was so friendly and welcoming. Our room was large but the set up with 8 suites in one building sharing a central hallway was beyond noisy. No matter how carefully you close the doors they slam so noise was an issue. The bathroom floor was dirty and management definitely needs to check up on the cleaning and do better training. Our shower lever that turns on the overhead was stuck and I was unable to get it to work. My partner had to pull it up for me. We asked the front desk to address it as we were there for 3 nights and nothing was done. The room was very spacious and the bed firm. The highlight was eating dinner at the restarant which was wonderful! We will stay here again but now know to get a room without a central hallway and to make sure the shower works properly first.

Born & Raised in Fresno. Moved out of state 6 yrs ago. I remembered the hotel as being one of the finer hotel in the valley. I was very disappointed in the condition! I found it to be extremely dirty & very outdated!! My room smelled musty & outdated, the refrigerator did not work & had to call 3 times to have someone come to change it out. My recommendation would be someone buy it & do a complete renovation!! Take it back to the day when The Piccadilly Hotel was one of the finest 👌 as i said very sad & disappointing experience! 😳

Very nice property but be prepared to walk. I found that parking near the entrance to the building that my room was in was somewhat difficult. However, the walkways around the landscaped property were clean, wide, and made for a pleasant walk. My room was nearly at the farthest point from the lobby/restaurant, so I had to walk quite a way to breakfast, which was good, fresh, and had a variety of hot and cold selections. Free breakfast is an excellent perk. Be sure to hit the restaurant there for creative and delicious tapas and exceptionally imaginative cocktails. (This is a destination tapas bar, not just a hotel amenity.) Mine was delivered in a large perfume bottle on a mirrored tray. A portion was poured and lit for the blue flame effect. So fun! Don't be deterred by the price; there are two very generous pours, so that makes it actually less than the other drinks. It was strong, but beautifully crafted and delectable. My room was large, the king bed firm and quite comfortable with four pillows and triple sheeting, which was spotless. I slept through both nights without waking. Also very quiet with one exception: housekeeping staff was very noisy, yelling back and forth to each other in separate rooms. I had to return to my room during the day with a migraine, and the noise wasn't helpful. The room itself was nice; not upscale, but not cheap. The shower was wonderful, but the bath mat that goes in the bottom of the tub was moldy. Nice towels!

Although when we made the reservation several weeks before our stay and requested accommodation for our dog, upon arrival was told there was nothing available and we had not requested a pet friendly room. I always stay at Hotel Picadilly when I come to Fresno. The price is wonderful for what you’re getting. The rooms are really nice, the bed is spacious, and the continental breakfast is free. The only thing that rubbed me the wrong way this past stay is that the lady who checked me in said my room number out loud with other people around after asking if I was traveling alone, which is super dangerous for me as a young woman traveling by herself. I also had an issue with my keys, which was totally my own fault, and when I returned to fix it, the same lady who checked me in had to be prompted by her busy co-worker, as she came in and sat down without helping. I don’t remember her name. It didn’t ruin my stay overall though, and I’ll definitely be coming back. It was just one unfortunate person/interaction.

I rented this room because I had stayed at work too long and I was too tired to drive an hour home when I got there the greet the staff greeted me and they were very nice and checked me in fast. It was around 9:30 at night and I arrived to my room by driving around to the back and walking up the stairs when I got in my room I took my shoes off and walked about three steps in my thick socks I actually had stepped in something wet on the floor. I was wearing white socks, and so when I took them off and looked at them, it appeared to be urine because my socks were yellow. Then, when I sat at the edge of the bathtub, scrub my feet from whatever urine or whatever it was, there was a pubic hair on the bathtub. I would not stay here again because I feel like this should’ve not been an issue. I was too tired at that point to ask for a refund or another room so I fell asleep and when I woke up, I let staff know and they said that they would talk to the housekeeping staff. My breakfast was cold and I hardly eat anything and the coffee was cold as well. I’m not one to complain about my stay somewhere and I’m usually very grateful however, if I’m paying money to stay somewhere there shouldn’t be pubic hair and urine in the room.

Price point it is good but no microwave in non bungalow room which is $20 extra and bathroom is very old with water pressure ie less.

The entire stay at Hotel Piccadilly was lovely! The staff was helpful and kind, the breakfast buffet was bountiful and delicious, the atmosphere was classy and inviting, and the room and amenities were super comfortable! My partner and I had a wonderful time, and we look forward to staying again! :)

Found roaches in the room. Room needs to be updated badly! Didn’t even want to eat breakfast in the hotel. Checked out after one night instead of two like I had planned.

My room was over at the Spyglass building and it was nice to have a room in an area that was more private. Also, love all the trees. I think the only real complaints are the doors to the building have non-functioning security locks. Not that is a big issue, but it does look trashy to have doors that are broken. I also would personally have liked a larger, more modern TV. Lastly you can tell that when they clean they do not move items out of the way to clean. They just line of sight clean, so if you move the chair or lift a lamp, you will find dirt or whatever the black stuff was. However, my stay was pleasant and the staff were nice. Never had the breakfast because i was not up early enough to wanna drive over.

Clean, comfortable and convenient. While it's an older property, it's well maintained and the grounds are really nice. Loved having hot sauce as a condiment at breakfast and did I mention the bed? So comfortable! Another thing, many other hotels don't offer the variety of cable TV that Piccadilly has. Much appreciated. Love the Pinto tacos across the street too. Definitely recommend and would stay there again!

Hotel was outdated but comfortable enough and clean with plenty of convenient parking. Deluxe breakfast was just overcooked scrambled eggs and sausage patty which was a little disappointing but there are a lot of dining options nearby.

I have stayed here since 1975. I love the place. However, the NO morning hot water situation is getting worse. The wash basin water flow is restricted down to trickle in room 166 and no hot water for a shower from 6 AM to 10 AM. My other two recent stays in rooms 174 and 178 weren't any better. I am thinking about changing my Fresno stays to The Garden Inn so I will be able to take a shower.

Room overall clean. Quiet surroundings. Pleasant staff. Did not give 5 stars because the building where our room was (Fireplace) had doors wide open at all time. Free access for anyone/outsiders to roam hallways. Did not feel safe. Also,.. their coffee during breakfast was extremely watered down.

The staff was amazing and very accommodating. However, my brother and I checked in to our room late Friday night after being on the road for close to four hours we wanted to take a shower and call it a night going into the bathroom and putting my toiletries on the ledge of the shower, I found a person‘s pubic hairs all around the tub rather than call and wait to have the tub cleaned, I took my own disinfectant wipes and wipe down the tub. We were placed in a very old room that didn’t look anything like the room that we booked online even still we let it go. My brother woke up about 5 AM and was covered in bites on his shoulders, neck stomach and arms. We asked to change rooms and the rooms were changed with no issues. The new room was slightly updated and upstairs so we appreciated that however Sunday morning about 7:30 AM 8 AM we were woken up to housekeeping, yelling “room service” up and down, doors being slammed, the door slamming went on all night. I don’t understand why anybody had access to the hallways that led to rooms that was kind of scary. No key entry was needed to get into these hallways and Friday night. The door was propped open all night even after my brother and I closed it. There was certain parts of the hotel that were very nice. The staff was extremely friendly, but whatever it was, that bit, my brother really scared me. The cleanliness of the bathroom was alarming. I won’t be staying there again sadly.

Hotel was priced fairly. Rooms were a little older and in need of some upgrades. (Toilet ran off and on; bathroom door wouldn't always close; older lamps (no USB); tile floor in hallway echoed noise and conversations significantly. Exterior access doors to building weren't locked.

The grounds are beautiful. The room interior has peeling wall paper and very old carpet. We have been locked out of the room each day by faulty magnet door lock requiring multiple trips to the office to gain entry. We asked to change rooms but they told us they were fully booked. In 2 days we have seen 2 people, no noise or lights in rooms. Would not book this hotel again.

Got breakfast vouchers when I arrived which I didn't expect! But the deluxe breakfast was a good choice for a day or two. Overall a good stay minus the teens that were there for the cross country run event. Very loud after 10pm.

We enjoyed the atmosphere and the grounds. Beautiful and in a great location. When we checked in, we were early and the gal was unpleasant about that, also requested something from front desk, never happened. All other staff was pleasant. Would gladly recommend and stay again.

Finally, there is a problem with the shower head in my room but still can be used. I told the front desk when I left and she kindly said she would tell them. Dinner and drinks at Mochuelo was top notch…very flavorful and reasonably priced for craft cocktails and tasty tapas with excellent service. Breakfast was included with the stay and was well stocked on Friday and Saturday, but not our last morning. Unfortunately, we didn’t receive housekeeping services or restocking during our stay, including the day we specifically hung a sign on the door requesting service, which explains the 4 stars instead of 5.

Jocelyn at the front desk is so kind and amazing! She changed our room without hesitation after I found that our first room faced the main street and was too loud. Also, our wait person who looks like a combo of Barrack Obama and Tiger Woods (Brian, I believe) was top-notch all the way. Restaurant for breakfast never fails. Dinner...not as great. We will for sure stay again though, because it truly is one of the better places you can find in Fresno. Thank you.

Absolutely beautiful hotel, each room was a villa with lots of surrounding parking. Our villa was spacious and so beautiful with a very comfy bed and big bathroom/shower. The restaurant/bar next to the lobby was stunning and the food and drinks were delicious. Definitely get the lamb meatballs, so good. Overall, a wonderful stay and a place we will come back to very soon.

The room was clean, but worn down with age and some pieces could use a more thorough clean. The lobby was a bit tricky to find, as it looked like it was the ebtrance to the restaurant, but the staff was super nice and they got me set up quickly and easily. Staff was friendly making it easy to check in. The grounds were very well maintained. We were surprised that the entry doors to the buildings were all wide open-just seems like a safety item as non-stayers could get in. The room was nice, but the bathroom needs a little updating as wallpaper was peeling off at the bottom. We enjoyed the breakfast.
