No cups, no hair dryer, no bar soap, no shampoo or conditioner etc, TV was awful, could not even pickup local channel 5. Price was really good, so I guess one should expect a lot of amenities, but there should at least be drinking cups. Parking was okay. Room was very clean & bedding was clean. Also, wasn't expecting a 50 dollar deposit for damage. I am 80 years old, so only damage I could cause would be if I accidently fell.

The bed was comfortable I travel here frequently for work. Over the past year I have stayed at this hotel 6 times, but after this last stay I will not come back. Normally the rooms are clean and functional. This time was very different. There was a large wet spot on the floor that smelled like dog urine and cleaning chemicals. There was food left in the fridge. Floors were filthy (definitely not vacuumed). Curved shower curtain rod was installed angled down so that gravity forces the shower curtain to stay open. A man living at the hotel spent a lot of time sitting on the stairs outside my door and was very loud. He frequently argued with a woman on speaker phone and was so loud that I couldn't hear my TV. He kept me awake at night. He left empty beer cans on the stairs and even a bag of trash, which stayed there for days and was still there when I left. The group that lives in the hotel gathered by the stairs in the mornings (outside my door) and we're extremely loud. I was frustrated because I wasn't able to sleep. When I arrived I was charged a cleaning deposit for a room that was absolutely filthy. I still have not got my cleaning deposit back even though I left the room cleaner than it was when I arrived. This is unacceptable. I will not be back. Also, please stop emailing me asking for a review. I have been receiving multiple emails every day and would like it to stop. Now that I am submitting this review, there is no reason for you to continue constantly emailing me

Nice looking room
- 2/5
There was dried poop on the side of the toilet, when I made multiple members of staff aware I was only told "I will put it in the notes"
- 2/5
Out deposit back. Tried to stay again and was told we couldn’t without any explanation. I would never recommend anyone to stay here. we stayed at the Laquita inn and they are by far the nicest staff I have met in a while at a hotel.
- 3/5
The staff was very nice and professional. If it were not for the abundance of bugs (beetles, ants, etc.) in the room, I would give them a higher rating.
- 5/5
The rooms were clean and comfortable. It was convenient to everything that we wanted to go to in Franklin, TN.
- 3/5
Staff was great! The door to the bathroom was not level so it didn’t stay open or shut without something holding it.
- 4/5
Staff was very friendly. Room was good and clean but several outlets did not work, which wasn’t a huge deal.
- 5/5
Clean room

This is a nice hotel in a great neighborhood. The only problem I had was it was loud. If you are a light sleeper this will be rough. Every time my upstairs neighbor got up the ceiling made noises. Took me a couple hours to figure out what it was. Sounded like someone was walking in my room.
- 5/5
The hotel was clean and recently renovated, with comfortable beds and thoughtfully decorated rooms featuring new furniture and bedding. Everything felt fresh and inviting. I had a great stay and would definitely return in the future.
- 5/5
Our room and bathroom were spacious and clean. The hotel is located in a very convenient location near the interstate, close to gas stations, and a Walgreens is right down the street. It's also close to downtown Franklin. The hotel was quiet and there was ample parking. One thing to keep in mind is that there was no hair dryer in the room (ok because I brought mine!) and also just one small bottle of conditioning shampoo (also ok because I brought plenty of my own toiletries!). I'm sure if you needed more soap and shampoo they'd have some available at the front desk.
- 2/5
The room itself was disappointing — the air conditioner was extremely loud until it completely broke, leaving the room uncomfortable. The overall cleanliness was subpar, with cobwebs visible in multiple spots and a strange, unpleasant stench lingering throughout the room. Towels were not stocked properly, and I had to specifically request the correct amount. The property offered zero amenities, and even the basics were lacking. The parking lot was in rough shape and poorly maintained. The lobby, where first impressions are made, was hot, stuffy, and uninviting, much like the staff, who came across as disengaged and not particularly welcoming. For a budget hotel, I wasn’t expecting luxury, but I did expect the basics: a clean room, working air conditioning, and a staff that at least made guests feel acknowledged. Sadly, none of that was delivered here. Overall, I cannot recommend this Red Roof Inn, and I would advise looking into other options in the area.
- 5/5
Would stay again.
- 5/5
The room was very clean and the bed was comfortable. Plenty of hot water for showering. Some touch up of walls, ceiling, baseboards is needed. All in all a very good one night stay.

b) the cover of the A/|C unit was loose and appeared to be missing the attachment screws c) I called in advance of the scheduled booking and asked about "early check-in" - I was told - "no problem - just call us the day of your check in and we should be able to do that for you" - no mention was made of any extra charge d) I was in surgery, so a friend called to make sure about early check-in - they said "fine" e) when I arrived I was in a lot of pain (post-op) and unable to speak coherently because of the dental work f) the staff demanded a $20 fee for the early check in, and didn't seem the least bit concerned about my phsyical condition
- 1/5
It is easier to check into a five star hotel! That’s a lot of they must be use to dealing with less than desirable people because that you gotta how they treat you. Or, may their customers are just fine and they are the less than desirables. Never again!
- 5/5
My room was very nice and clean. The clerks were very friendly. I slept so well, the ved super comfy. Will definitely stay here again. Highly recommend!
- 2/5
Ice machine but no ice bucket to use it. Floors were sticky. No plastic or part glasses . No coffee machine . No breakfast continental or other
- 1/5
The room smelled like dog pee . The carpet smelled so bad and the room looked as though it had not been cleaned in years . Bathroom too . The tub had a crack and mold in tub edges and toilet too . The bed looked new and sheets were clean . We couldn’t leave because we couldn’t get a refund and the hotels were all full because of sporting events .
- 4/5
My husband and stayed there for a weekend trip. It was one of the best Red Roofs we have stayed at. The hotel is located in a nice area. It was easy to get in and out of. The hotel staff were nice. The hotel was clean and the room was too. The water pressure was amazing. Negatives would be no place to hang clothes or drawers to really speak of. We stayed 3 nights and did not ask for our room to be cleaned. We ran out of toilet paper and there was no extra in the room. I went to the front desk and asked for toilet paper and 2 new towels and the lady up front asked me to bring the other towels back to the front desk. I know people take towels but they only gave us 2 towels to begin with and I have long hair so I like to use 2 just for me. I was a little annoyed with that. Also, it rained really heavy one day and there were no rugs or any place to wipe our feet so the floor got dirty with mud. It was the night before we left so thankfully it wasnt really an issue. All in all I really liked the hotel and we are looking forward to staying there again!

When I do a search on Expedia I always use the breakfast included filter. This place looked nice. It was not. No breakfast. I am about to stop using Expedia!
- 4/5
It was a nice and clean hotel, the lady that checked me in was very nice and helpful, and the lady that checked us out was also very nice and helpful, I would stay there again.

first night car horn alarm going off every 15 minutes for several hours through night. I got about 3 hours sleep

No complimentary breakfast. No coffee until six o'clock and I had to get up at four o'clock to get ready to head back out of town and no coffee pots in the room. No blow dryers in the room. The ice machine was not working.

Perfect for the night. We had issues with dog barking and tv. When I called, it was handled right away!
- 4/5
Shower needs a new faucet and the toilet needs a new seat.
- 1/5
Person that check-in was rude. There were no extra blankets heat did not work no cups in the room by the sink water damage on ceiling and bathroom poor parking.
- 1/5
Parking lot condition is horrendous with many potholes. The outside of the property is in shambles. The pool is not functioning and there is no breakfast.
- 5/5
Very nice and clean.
- 5/5
Pretty nice an celan
- 4/5
Pet policy was very accommodating.
- 2/5
Very dilapidated premesis, I will not recommend. One of the most dilapidated of all Red Roof Hotels I have seen. I stay in Red Roof a total of at least 20 days per year since 2017
- 5/5
Decent place to lay over on a road trip.
- 5/5
Room nice comfortable and clean . Not enough door security , only lock is the handle lock
- 5/5
We liked the king size bed . What we didn’t like was the door was all messed up big cracks around the door.
- 5/5
An excellent option in terms of value for money and location. The hotel had everything I needed and was also very clean.
- 4/5
We were charged a deposit, even though we paid by credit card. I have not found anything to show that they gave that deposit back.
- 5/5
We were very satisfied with our stay.
- 5/5
My fiancée and I enjoyed our stay here
- 5/5
Friendly staff and comfortable rooms
- 5/5
This hotel is in a great location, near a lot of restaurants, stores, and gas stations. The heat worked very well in my room!
- 5/5
Efficient operatiob
- 5/5
I will stay here every time I am over there for business. Clean as a whistle and up to date. Very comfortable!
- 1/5
The room has no ice bin, with w beds, I only had one wash cloth and 2 towels. No shampoo, and the amenities were very frazzled from use over the years. I would avoid this one unless you have EVERYTHING you needed with you and did not care about the looks of the grounds, severely deteriorated steel stairway and general lacking in almost every area. Franklin is a high end area, but the hotel section is severely dated. Look for a great price if you want to stay here.
- 3/5
Enjoyed my stay
- 3/5
The front lady was really nice, the hotel overall looked nice. However, there was a hole in the wall, chipping on the wooden doors, and it seemed like there was water under the laminate flooring.
- 4/5
Just a place to lay my head down, vanity lights didn't work, room had an odor, got there around 11pm bc we went to the grand ole opry, guy at check in was very nice and polite.
- 3/5
Couldn't push the door closed enough to lock it. The little metal flap at the top was the only lock we had. We left because we didn't feel safe sleeping there.
- 3/5
Clean but unsealed door allowed noise, pollen, cigarette smoke to enter.
- 3/5
It was fine.
- 4/5
Nice, but dated hotel. If you're a smoker and/or have pets this place is for you! (Didn't feel right smoking in the room though) It's close to shops and a Cracker Barrel is right behind it. It served its purpose.
- 5/5
Great for a place to rest on our travels. Staff was pleasant, no smells, beds were clean, the area seemed safe(we are not local)
- 3/5
Easy check in & check out
- 4/5
Nice hotel, but pool out of order.
- 3/5
The front room had a great air conditioner and a sofa sleeper. The next room had 2 full beds, but the bed was pressed almost directly against the AC so the room never really cooled down. The bathroom was massive. There was a gigantic shower, but the shower was disgusting - the drain was covered with hair. There were no hooks or places to hang towels. There were no hand towels or wash cloths and only two towels. When I called the office to see if we could get more for our family (since the room sleeps 6), they said there was a charge.
- 2/5
So noisy!!!! Everything about the room was noisy, people outside, water, squeeky bathroom door, a/c.
- 2/5
There is no hot breakfast.
- 4/5
The unit was clean this facility in need of a scrubbing and some fresh paint If its a work in progress you might want to start
- 1/5
Several issues, not friendly check in, not clean, breakfast only consisted of toast, small muffins from Walmart, cereal and bananas. The bed sheet had a noticeable hole, bathroom tub was not clean, old, not presentable. Odor in room as well, mustiness from air conditioner. Pool wasn’t open and it was 93 degrees outside. Not worth $110 at all
- 4/5
The owner or manager was very accommodating with a minor maintenance problem and upgraded my room. They were very polite, friendly, and tried to make everyone feel welcome.
- 4/5
All good. Friendly, helpful staff. Breakfast skimpy.
- 3/5
The room we stayed in was clean, sheets were clean and bed was made well. The remodeling was very good but not perfect. The bathroom door was in poor condition. When we checked in, we were told I booked a smoking room. I told lady I couldn’t stay in a smoky room and would not have book one. She did give us a non-smoking room but it wasn’t a king size bed. The breakfast was skimpy. We stayed here because the price was right. It’s a no frills hotel, but I might stay here again because it’s convenient to everything we needed.
- 2/5
The pool was out of order the internet was 2g the breakfast was almost non exsistant. They only took cash for water bottle or snacks only one thing of chips. Mold in the fridge and tub.
- 3/5
Just a normal cheap motel. Needs to be cleaned, needs paint, needs staff that can speak real English, needs staff that attempts to be moderately civil, but the upside was that it was affordable, and the beds actually were clean. I certainly wouldn't stay here again but if you're on a really tight budget I could see how it might work for you. It's not the worst place I've ever stayed at. Btw, there is still no pool and the breakfast is a joke.
- 1/5
Room had roaches. Bathroom light was very dim.
- 5/5
Noise is a concern. Otherwise, the renovations are very nice. Wish the pool was open. Couldnt do the maintenence in the winter?
- 3/5
Diappointing
- 5/5
Breakfast quite limited
- 1/5
Floor dirty, beds very uncomfortable, our room was by the disgusting covered pool that was very nasty. Had 2 small towels, and when husband went to ask about getting 2 more, was told they didn't have anymore. No handicap ramp close to our room. Way overpriced for a motel, that should have been a hotel. Our total was $184.15, and this dump shouldn't have the Wyndham name attached to it, nor should it have been anymore that $49.99 a night. Feel very ripped off, and disappointed with this motel..
- 2/5
Very old and dirty room. Furniture and sheets had holes and floor was covered in dust / debris. Included breakfast was VERY limited.. Listing said it had a pool. But it was covered by tarp and area full of leaves and debris.
- 3/5
Older and Run down, pool wasn’t even open, there was little to no breakfast options at all, only thing I really liked was the bed.
- 1/5
The room seemed to be rundown. The chair in the room was broken, the bathroom shower seemed to need repairs to the shower faucet. It just seemed like they need to touch up some issues and maintain the rooms a bit closely.
- 1/5
Without a doubt, one of the worst motel/hotels I've ever stayed in -- and after 22 years on the road, I've stayed in some hellholes. Just a pitiful excuse for a motel.
- 1/5
I had originally asked for a smoking room, so on my way to the hotel I called them and said could you make sure that I have a first floor room. She said we only have smoking rooms on the second floor. So I asked to be changed to a non-smoking room on the first floor, she then proceeded to tell me that I would have to pay $100 deposit to do that and I refused. Then when I got to the hotel, she asked me if I had a pet and I told her I had a cat. She said we don’t allow cats , and I said there was nothing on your website that said no cats. I was very angry and I went directly over to the quality Inn and had a very nice room on the first floor with my cat. I will never stay in a Days Inn again.
- 4/5
The room was roomy. The breakfast was very limited.
- 2/5
The beds were comfy & bedding clean however, the mirror was off the wall just leaning against the wall, the bathroom tile floor grout was caked with dirt, the breakfast consisted of cereal and the lobby smelled like cat urine.
- 4/5
Clean and quiet.Breakfast offered but very poorly provisioned.
- 3/5
Didn’t feel safe with door outside.
- 2/5
Continental breakfast was subpar. No decaf coffee, Sunny Delight for juice, two bananas, white enriched bread for toast, no water.
- 5/5
Great stay rested well to continue our trip
- 5/5
very comfortable room and clean
- 5/5
Close to shopping
- 5/5
Breakfast was very disappointing. White or wheat toast, cereal … the only good part was the pancake machine!!!
- 5/5
Staff were Amazing. Thanks y’all.
- 2/5
Room was clean but there was paint peeling from ceiling and rust on most fixtures. The breakfast was entirely non existent (2 types of cereal and plain bread). Many other hotels right nearby and would recommend any of those instead.
- 2/5
Refrigerator did not work properly and leaked water onto floor for us to clean! Very limited breakfast bar! Hard to communicate with desk, language!
- 4/5
Convenient
- 1/5
A lot of empty space in the room could've been made more functional. There were large cracks in the doors and walls throughout the room. The door separating the living space from the sleeping quarters was busted up and held together with non-matching wood putty globbed all around the doorknob. After mentioning all the above it's fair to mention that this was their top-of-the-line "Presidential Suite"...yea...not impressed for almost $300.
- 1/5
I didn't realize the policy of pet friendly only meaning "dogs". I had a cat so we werent able to stay. I guess I won't be staying at any Days Inns ever again.
- 5/5
It was a wonderful stay here. Staff was super friendly and nice. Room was well cleaned and comfortable. The only thing is they need a shower bar inside and outside of the shower. Overall a great stay and we would stay again.
- 4/5
Good nd affordable
- 2/5
Check in was poor. They could not figure out to add extra charge to credit card when I checked in. Had to pay with cash
- 1/5
Daytime staff were not very friendly or helpful. Breakfast consisted of dry cereal, watered down milk, slices of white bread and coffee. Rooms didn’t have enough towels, and only one small bar of soap, nothing else. Poor experience for Wyndham and for Days Inn.
- 3/5
For the price you can’t beat in Franklin. Me and wife have stayed numerous times
