I appreciated the 24 hour staff on sight and the immediate refund of my downpayment. My bed has bed bugs. I informed the staff. Since I booked through a third-party app I had to go through them for a refund. The third-party app only needed confirmation from Niwas Inn via email. Niwas Inn has not replied or assisted in any way since. I have emailed them proof, showed the worker the proof when I checked out immediately after checking in, and called to ask when someone would respond. No integrity and no communication.

It was easy to book. No credit card, just a $60 cash only deposit you get when you check out. It was filthy! As soon as you step in the room a stink slaps you! Almost like cleaner but something different. I aired it out, but once I left and came back, smelled the same. One of the lamps didn't work at all, another the bulb and housing was basically falling off. There were stains and smudges all over, it was NOT properly cleaned. The chair, looks like it has been broken down for years. The pillows were a joke. Down pillows but you need to stack like 3-4 to make 1 normal pillow. The shelf where the microwave was is nasty, mold above the shower, caulking failing, the liner was pulling away... I have so many pictures... I wish I was smart enough to read reviews, Motel 6 would be like the Hilton compared to this place!

Upon checking in you had to leave a $60 cash only deposit which I’m not sure why leaving it on the credit card is not an option. Definitely did not feel safe there as a solo female traveler. The room smelled of smoke even though it was non smoking and overall old and not very clean. For what I paid I expected more. Would not recommend.

The breakfast was very small, we ended up going out to eat. The property seemed very run down and our room did have a smell. The only good thing was the staff was very friendly at the front desk. We likely will not be staying here again

It is directly across the street from EQC casino and a busy road so it is VERY loud. We could not sleep the entire night. They require a $60 in cash only deposit that you get back at check out. Just fyi. The parking was easy and close to the room. There were rooms designated on the bottom floor for people with disabilities that were just a few steps from the handicap parking spaces. The price was good, but be prepared to air it out for the strong smell and to bring earplugs or headphones. It had a tv, fridge, and microwave. But the noise and chemical smell need to be addressed. Also some of the outlets were loose and also did not work.

I was send to the second building it was really dury even hair was on the wall of the bathroom just nusty and the beds were very over use not to comfortable and the pillos were so small and old not fluffy or comfortable you need two to make one regular size pillows. And the breakfast suposly great it was aful not even fresh juice it was over diluted with water no coffe creamer no fresh eggs at all everything did look desirable not good at all bread was touch in siplock bag the coffe was terrible taste and all around looks like homeless and prostitus were staying there it was awful smell like sigaret and the room didn’t look clean over all breakfast was the worse I have had. I DONT RECOMMEND THIS PACE TO NOBODY and no wifi

While the room and everything in it was clean. all the furniture was very old, worn and stained but even though, still clean. The room was small but not so small to cause inconvenience as we were just there to sleep, the beds , covers & pillows were newer & comfortable enough. Our only real complaint about the room is the bathroom is almost as small as a travel trailer's, So overall, if you're on a tight budget or want to save all your money for the nearby casino's/BINGO pallors, this is a good choice

The staff now seems jaded and rundown, as if they forgot the people staying at the property are customers. They have become so fixated on their towels it's honestly worth considering bringing your own and never touching theirs. They do a "thorough" count upon checkout and inspect for the smallest smudge of makeup, any marking on the $2 Wal Mart towel will result in a $20 deduction from your security deposit. The security guard spends most the time standing at the front counter and harassing customers that comment on his constantly crying babies that stay in the room adjacent to the hotels most expensive room. Many of the rooms feature inoperable lights, plugs missing grounds or sketchy extension cords or surge protectors. It still has a chance of turning it around but it definitely is not the same as it was just a couple years ago.

Comfortable room, basics, heat worked great. We had a handicap room, bathroom very accommodating for our needs. Room a bit dated, noisy from main road through town, but we expected that, we are used to it.

This place is an absolute dump! Worst room I’ve ever stayed in. How it has a 6.6 rating is wild to me. Cigarette burns all over the bedding. Stains on the lampshades. Mold on the walls. How this place isn’t condemned is beyond me. It’s in massive need of new ownership or a renovation.

This place was disgusting! There was a dirty wet towel on the floor, hair in the sink, some sort of food stuck to the remote... I was scared to sleep in the bed! The place smelled bad and there were people yelling until about 1am. It was creepy and awful.

Definitely not the cleanest place but staff was super nice. They just need to maybe do some deep cleaning. Bathroom door was absolutely disgusting, graffiti on door came in bathroom, bathroom fan didn’t work, smoke detector was going off while we were taking a shower. Mini fridge didn’t work very well, was barely cold. Pillows were also super flat so definitely bring your own. Great for a last minute spot. But also lots of sketchy people around.

Rhe night staff were bery nice. The lady in the morning was very very very rude! They talked to people as if they were beneath them. The breakfast was your typical continental pretty decent even though I only got coffee which they only do powdered creamer. Also there's a $60 deposit that must be paid in cash that they should mention before booking. But conveniently they have an 🏧 in the lobby that charges $3.50 so good for them. They boast of smoking and non smoking rooms but i only saw non smoking. All and all is only stay here again if i really had to bir not by first choice.

Parking was fine but it was not in the most safe environment. The walk to the nearest store was through an area with a bunch of homeless. Lots of long term stays in the hotel with one room we saw filled completely with stuff. I could see a rice cooker on the counter. I asked if there was an ice machine and was told by the morning employee he didn’t know if they had one or not. Would have spent extra and stayed elsewhere.

This place is worn out. Furniture is in poor shape. No closet but has hanging bar which was falling out of the wall. So was the towel rack in the bath area. TV and HVAC worked OK. WiFi was intermittent. Secured but did not always worked. The place has many welfare cases living there. Kids were everywhere Cheap, but you get what you paid for.

The property is ‘aged’ and needs updates and repairs. Stuff on wall in bathroom as well as mold on tub by the floor and around handicap bars in shower. Room smelled musty/old when you walked in. Bathroom mirror has a large crack and needs to come down before it falls down.

I checked out 5 minutes after I checked in. First, there were people loitering in their cars in the parking lot, which I thought once I got into the room, I could overlook. Once I opened the door to the room the smell of cigarette smoke hit me, it was stagnant and ashes were on the nightstand. There was no toilet paper in the bathroom and the inside of the external door was damaged-apparently repaired by using several screws at the top of the door, the chain to the chain lock was gone and there was so much fuzz/dirt/grime built up in the slots of the ac unit that I was afraid to even turn it on and blow that stuff into the air. I read a handful of reviews beforehand and assume they are fake. Staff was nice, but I must have missed somewhere (or it isn't shared) that a $60 cash deposit is required upon arrival - but they do have an ATM machine. Will be asking for a refund.

Run don't walk this place was the worst hotel I've ever stayed at and I travel alot. Traffic noise was so bad I had to wear ear plugs. No phones no coffees pot no English-speaking housekeepers, breakfast was waffles but dont get there after the truckers. Had to have my room keyed 3 different times. Bathroom flooring actually moved every time I steped on it. Refer is in a cabinet and the top of my hands are still sore from all the scrapping. Noise noise noise...if you need a good rest this is not the place. Not to mention the homeless out front and the meth heads pounding up stairs all night long.

This was a good stay for the price. The neighborhood was a little sketchy, not clean and next to a casino, with some dodgy folks hanging around on the street. But the room was comfortable and clean and the clerk was nice. I would stay there again.

This motel is over due for a remodel. All the furniture shows wear. The lounge chair fabric had hole it. The metal rack for the clothes hangers was bent and rusted. The room had a weird smell . The continental breakfast was joke. Cold cereal and make your own waffles. No pastries or donuts. Will not be going back. Way too much for the price .

When we brought this up with the front desk and requested a different room, we were told the hotel was "sold out" and there were no alternatives. The staff’s response was dismissive, literally saying, "sorry buddy can't help you," even though we noticed two vacant rooms below us where no one checked in the entire time. It felt like they simply didn’t want to assist us. The condition of the room and the lack of customer service were unacceptable. We ended up leaving and booking another hotel, essentially eating the cost of this stay. The room was not as advertised, and the service left much to be desired. We hope to receive at least a partial refund, as this experience was far below expectations.

The first night was very unpleasant as we were given a smoking room and we’re not able to switch. The entire room had a very strong odour and all of our stuff has absorbed the smell. The bed sheets had holes from cigarettes and the bottom had many stains. The second night we were able to switch to a non smoking room but had to downgrade in bed size. The non smoking room was much better.

I reserved non smoking room, but the minute I hot into the room, I smelled strong smoke smell. I asked the staff to change the room, but he said there is no other room available, and he let me use fabreeze which didn’t help much with the smell. Even the blanket has holes which looks like it was made from cigarette.

Checked in with my daughter and the clerk charged me an additional $60 cash only for accidental damages. Entered the room just after cleaning. Curtains we broken, the lamp shades were broken, furniture chipped, paint scratched up, fridge smelled like fish, wall sockets were loose and couldn’t hold a charging cord. Barely held the light plug. Water damage, mold, ripped shower curtains in the bathroom. There were flies, fruit flies, roaches, spiders and webs. Checking out we got our deposit without anyone checking the room for damage. Woke up early and couldn’t wait to leave. Will never stay there or recommend to anyone.

First of all the receptionist was great good customer service and the person gardening 10/10 thank you but the room was terrible the bed sheets had cigarette burns that was not ok my kids could have gotten sick or even get rabies I will not be coming back here again I found the room towels still with cigarette ashes and the wall was written on the bathroom door did not lock someone one walked in on me not ok the AC was broken the vents were broken. I am sorry but I couldn’t breathe :( the lamps were broken as well this hotel was more for the homeless!!!

I was skeptical reading the other reviews recently, but I’m really glad we chose to stay here for a night, after going to a White River Amphitheater concert. Check-in around 5pm was so smooth (wasn’t charged the $60 cash deposit even though we had it ready) and we were unexpectedly upgraded from a queen to a king bed in an spacious ADA accessible room because there must have been vacancies. It was quiet and clean. My boyfriend loved the breakfast options: cereal, oatmeal, waffles, fresh fruit and coffee. Overall for the price-point and it being a Saturday night, it was perfect for what we needed.

Upon arrival we were told we could not check in without paying a $60 cash deposit (which we were not told about before booking). We don't carry cash often, so we were forced to use the motel's ATM and were charged a $3 service fee. The biggest annoyance I had with this is that we drove 13 hours to get to Washington and would be driving those same 13 hours back on our last day, and we wanted to leave around 5am. But we weren't allowed to get our deposit back except for between the hours of 7am - 3pm, causing us to get home from our trip much later than desired. The non-smoking room reeked of smoke, there were drug deals and drug users in the empty lot adjacent to the motel, the front desk staff seemed confused and unwelcoming, and the room was not very clean. The TV remote was sticky, the bathroom felt unsanitary, and there was no drain plug in the sink, so you could see all of the built up gunk in the bottom of the drain. I didn't feel comfortable eating the provided breakfast because of how filthy the breakfast area was. Overall, I felt unsafe and conned during my stay, and felt sticky and unsanitary leaving the building.

Booked a smoke free room, when i got to said room (133) room smelled like cigarettes and had a burn mark on the sheet like someone put their cigarette out on it. Went and asked the front desk if they could move me rooms and the person argued with me saying that it’s been cleaned and its smoke free. Couldn’t get a refund because i paid thru Expedia so i left and spent $200 at La Quinta up the street. Would not recommend this place and Expedia should do something about refunds is the quality of the room is horrible.

Honestly my stay was nice until check out . They tried to take my WHOLE deposit because of dirty towels. Meanwhile the towels were dirty because of my 3 TODDLERS spilling water on the floor and because the floor is clearly not mopped the towels came back dirty . My kids feet were BLACK DUE walking on their floors. The AC in the wall fell on my 2 year old. I didnt react until they tried to keep my money. I used my last bit of money to get a room here for 2 days. They get over on pwople over things that aren't the guest fault.

Minimal communication, we had to ask for room location, WiFi password and breakfast times. The receptionist seem bothered that we would ask simple questions. Never again will i stay here when i checked in the frint desk was nice but the room was the worst i have ever stayed in the sheets were dirty the smell of the room was horrible i was sick to my stomach the wall art was a disappointment (pic attached) there were cigarette holes in blankets the walls were dirty the ac had caked one dirt. Don't be dumb like me and forget to get your cash (credit card not allowed) deposit back. It's for first time customers only. I admit I forgot, and I was two states away by the time I remembered. I called them to see if there was any way I could get it back, and there of course wasn’t. I told them it'd be a nice protocol if the person checking you out would also remind you about the deposit. I said it seemed shady and it's like they were hoping guests would forget. The supervisor didn't like that and hung up on me. Since this behavior was from a supervisor, I imagine they don’t care much about having return customers. I really wanted to support this family owned business, but I think one downside is no one here is held accountable since they’re all family. It turned what was a pretty decent stay into a really negative one.

The room was dirty and falling apart. I almost didn't want to bring my daughter inside. You can hear everything from people outside all hours of the day/night, in their rooms, and cars from the street. Seemed like a lot of partying/drug users. Beds were so hard and uncomfortable, but at least they didn't make noise when tossing and turning. The "pillows" were not even pillows, I have no idea what they were. Workers were really nice though.

Not really the motels fault, but transportation is a huge issue if you can't afford Uber or Lyft. The bus only runs once an hour. Lots of restaurants have closed. Transients are taking over the area.

They also never mentioned about the mandatory cash deposit until you check in. The blind also didn’t close all the way and we had to clip them closed.

Had an amazing stay except for one thing. Our other travelers had a service animal which they made us pay extra deposit for (not supposed to do since its a service animal) but oh well. We didnt get any of our deposit back because the other travelers didn't clean the fur up

It was the utmost uncomfortable stay that I’ve had In my 43 years of life, the room was crowded with cockroaches and they refused to give me money or deposit back I recommend not staying here at all cost. I would avoid this hotel. It is not suitable for comfort is not clean

The only thing I can think of that needs attention is the bathroom sink it loose from counter and they need to replace the pillows.

Beds were horrible, uncomfortable. When you sit, you hear the springs creak. The shower curtain rod is broke so the curtain slides down and soaks the floor, the baseboard is destroyed because of that. The free breakfast was a few pieces of white or raisin break w/ toaster but no butter, peanut butter, jam or anything else to put on it. There was a waffle maker, again with no butter, a few bananas or 2 types of cereal. Front desk help was not friendly at all. Our room had 2 towels for a 3 night stay, when we asked for more towels we were told if we brought the used ones to the desk they'd exchange them. Our key cards kept deactivating and we had to go to the office each time before we could enter our room. Who knows how long it had been before they washed the top blanket, they looked if they had been wadded up by previous guests. I guess you get what you pay for with this room. Would have been nice to be greeted by a friendly desk clerk with a smile. Do better Niwas Inn!

The room was extremely dirty and didn't appear to have been cleaned before I entered. There were piles of dirt in each corner of the room, dirt and debris on the counter tops and all over the floor, and the hot water didn't work on the bathroom sink. The towels that were in the room smelled really weird, but thankfully the ones we exchanged them for smelled alright. Overall an extremely dirty experience, but it was cheap I guess

It isn't so much the deposit itself, though that was ludicrous (I didn't have cash on me, so I was graciously 'allowed an exception this one time' - after nearly losing my cool - as I was hearing this after a long drive and being very tired and it was late, etc.). No, what bothers me is 'why' do they demand a cash deposit? I won't stay there again. But I want to emphasize that this is MY opinion. If leaving a cash deposit doesn't faze you, then the room is pretty much what you would expect at this price point. It was an ok place to flop for the night (I had a pool tournament nearby the next day).

Customer service is great there very nice the wonderful lady that works from 7auntil 3pm is the best customer service I have ever had this is just a great place.If your in town stay here.

I stopped for the night to sleep after surgery, the bed was creaky but i slept ok. The room was very outdated, with furniture stuffed into places it didn’t fit. There was a gap in the curtains when I closed them with a hair clip. A guy was gazing up at my window in the dark when I was getting settled in, so I'm glad I had a way to keep the view blocked. I slept a few hours and left in the morning as quickly as I could. I didn’t really notice the room, just questioned my safety. It would be a nice idea to make sure the shades work, better lighting, and a better bed. I'd wished I'd stayed at Motel 6, which was cheaper anyway.
