    The location could not be better, close to restaurants, breweries, bicycles to rent. Bed very comfortable, breakfast taste and prepared upon request. I would say that the only think that annoyed me was the train horn that was very loud, I have light sleep and I woke up at least 6 times during the night with the horn. Just a heads up for folks with noise sensitivity.

    It's quaint and quiet, tucked up on the hill. It's an incredible bargain––including a glass of complimentary wine in the evening, homemade cookies, and an amazing fresh breakfast. Staff are great––gracious, welcoming, and incredibly accommodating. I wouldn't want to stay anywhere else in Eugene. Just a heads up to people who may have mobility problems... the Inn is a an old converted house and as such has no elevators for upstairs rooms. Be clear about what you need before you book.

    The room was lovely. Very comfortable and had everything I needed. The bed was very comfortable for me but possibly not firm enough for others. The grounds are beautiful with many places to sit and enjoy the surroundings. Breakfast was excellent.

    This was likely the best experience I have ever had with accommodations. The inn was lovely with a quiet garden area right outside our room. Every staff member we encountered was wonderful. Gourmet breakfasts were delicious. Afternoon wine was nice. It was just a perfect place to be while in town visiting family and completing the Eugene half marathon. Location was perfect as it was close to downtown but in a quiet residential corner of the city. Just wonderful!

    Great old house and gardens. Very, very pleasant. Like stepping back from the city to the country, only a short walk to lots of shops and restaurants in downtown Eugene. Delicious coffee, breakfast that was hot and freah, and tailored to our dietary requirements. 10 out of 10. Costs a little more, but worth a lot more. Can't think of anything really.

    The location was very central with beautiful grounds. Room was lovely with first class amenities like plush towels and beautiful decor. Breakfast was creative and delicious. The staff, especially Avery, were really nice and helpful. Price was quite high but that was likely because of events going on in the city that weekend.

    The inn is so cute and the included breakfast was amazing! All of the staff were so welcoming and helpful. The only downside is the noise from the nearby trains. They seem to run until 11:00PM and start again at 6:00AM, and their whistles are so loud!

    This is a gem in the heart of Eugene. It is quiet and I found it restorative. The house and rooms are historical. It is a great change from a sterile hotel room. There grounds are lovely with lush gardens and places to sit. There is coffee and tea to sit and enjoy the gardens. Breakfast looking out in through large windows is divine. My room was small but they had used the space well and. had a cupboard with a fridge, blanket, fan, and extra bedding. It is tucked away, but within 2 blocks to train station and town and around the corner is a beautiful walk along the river.

    Amazing location. Campbell house is in walking distance to the best restaurant, brew pubs, and wine bars in Eugene. You are just a couple blocks from the loveliest part of the trails along the Willamette River. It is quiet, safe, and secure. It's beautiful park like location - a bald eagle may fly-by your window.

    Loved this historic property. Our room was comfy and cozy, the gardens and surrounding area are gorgeous, and best of all, the breakfast is home-cooked and delicious! A scone, fruit, juice, coffee, and I chose the vegetable hash with an egg and bacon. Wow! So good. The other choice was banana walnut pancakes. All in all a great stay!

    The room was not clean. Stuff all over the carpet and the sheets stunk like body odor. The shower had hair in the drain. Do not be in a hurry for check-in or breakfast. Not ADA friendly.

    Good location…close to eating places….close to the University of Oregon. Breakfast was superb! Staff was so friendly and helpful. Very well maintained for a house on the historical registry. It is also close to a wonderful park for a morning stroll. You can hear the train passing but it is NOT a problem.

    The house, built in 1892, is well maintained, comfortably furnished and has modern comforts. It’s in a quiet and beautiful location but a short walk to the 5th St. Market area and downtown. The included breakfast was wonderful and the wine and chocolate chip cookies were a welcoming touch.

    The room was clean, Quiet and the breakfast was one of the best I’ve had at an inn. The staff were also super friendly and helpful. We had our Golden Retriever with us and we we realized we had booked a too small room, they immediately moved us to a bigger room. The grounds are lovely as well. The bathroom could use a remodel which might be expected for an older property. The carpet in our building was a bit worn, but very clean. I suspect that this is the wing where they put guests with dogs so likely why. It was a great stay for us and I would definitely stay here again. Also, while other reviewers mentioned the train noise, we did not hear it overnight and I am a light sleeper.

    This is a tiny gem of an authentic BnB that should not be missed. After staying here I was honestly surprised we were able to even find availability. I would expect this quaint little storybook of an in to be booked 110% of the time. The property is beautiful and well maintained and beautifully decorated. The people are hard-working and attentive and friendly. And the breakfast is really outstanding. I would expect to pay the price of the room just for the breakfast.

    With fireplace, coffee and cookies in the evening. Complimentary glass of wine at night. Many different sizes of rooms. It would be a great wedding venue as well. Lovely grounds, gazebo, tables and chairs to sit and enjoy yourself ( weather permitting) Food is always special and they accommodate any diet. The people who work there are great and professional.     This B&B in a charming 19th century house is a real gem. Wonderful staff, impressive breakfasts, limitless chocolate chip cookies, complimentary daily glass of wine. The spacious suite of rooms has a fridge and microwave. Pet friendly ($50 fee), my cat also had a fine stay. Close to U of O & downtown.

    Parking is simple, once one sees that you need to go up a "do not enter" path about 20 feet to get into the driveway. Rooms are meticulously clean, but small and there is no desk space to work at. Complementary glass of wine after check-in. Walking distance to some really good restaurants. Bottles of water in the mini-fridge are a nice touch.

    Very nice B&B ruined by street noise. Stayed in room Kelsey 103, which unfortunately had no noise protection. The windows were paper thin and every sound from outside carries to the bed. A train came through Eugene several times during the night, blasting its whistle. Other hotel guests stood outside at a late hour talking loudly and playing music on a speaker. Car alarms went off multiple times in the hotel parking lot after midnight. Perhaps a different room would be better, as I heard other guests saying they had a wonderful stay. The breakfast is included and was very good. The room was clean and the staff were very nice. If it were not for a terrible night’s sleep I would give it 5 stars.

    As always The Campbell House was beautiful! I was a little disappointed to see that the Main House and grounds were not kept up to its normal up keep. There was brush on the roof and the gutters were full, it looked like the same landscaping hadn’t been done since the last time I had stayed. I also was surprised with hearing the staff loudly arguing in the kitchen during breakfast it actually made a few people seem uncomfortable.     Well situated near the 5th Street Public Market and downtown Eugene. Great area with Skinners Butte right next door. I would stay here again. For some, the train that cuts through town may be an issue. If you are looking for a fully modern, updated space, you might not see the charm in this space.

    Beautiful historic house. Excellent breakfast. Walkable area with lots of food and entertainment options. The only thing we didnt like were the pillows-- very small and flat-- seems to be the standard for hotels lately, so I didnt deduct from the rating.

    Nicely maintained historic mansion with pretty gardens. Very helpful staff. Full hot breakfast served in a very attractive main rooms. Complimentary evening wine was very nice. However, our room turned out to be very small, cramped, with very little space to open 2 suitcases. No anccessible outlets for charging phones. Very loud portable AC unit. Smallest TV screen ever with view partially blocked. Carpet looked old and needed cleaning. Shower didn’t drain and shower curtain rod fell down.

    Unique inn in the middle of town, near the butte which made for great walking paths, short hiking and great views. The inn itself was built in 1893 and is charming!!! Rooms in the main house and carriage house. We returned again a few days later!! We love the room in the back of the carriage house! “Alfred room”. Cozy, great bed!! Large bathroom, spacious. Very quiet!!! Felt like home with extra charm.

    I had never stayed in a Bed and breakfast and this did not disappoint. The room was cozy, the staff was helpful and kind! The food was amazing. The grounds are absolutely beautiful and close to everything! My only disappointment was no visit from the rumored house ghost lol!

    Lovely B & B in the historic part of Eugene. Staff was friendly and helpful. I was in a small room, 103, perfectly suited for one person, but I think it would have been quite tight for two. The bed was very comfortable but the room was showing slight wear. Breakfast was served in the main house, and it was delicious. Wine and cookies were available in the evening. The Inn is uphill from the 5th Street Market on Pine Street. There are many excellent restaurants to choose from, and a variety of shops. I very much enjoyed my stay and would stay again.

    We had a short overnight stay after a show at the Hult Center. First time there and it was wonderful. The grounds were lovely. The bed was soft. The breakfast was scrumptious. Would definitely come back.

    This is our go to stay in Eugene. The rooms are very nice and clean. The beds are very comfortable. We've stayed in at least 3 different rooms and all have been enjoyable. They have always been able to accommodate my vegetarian diet for breakfast and offer very tasty meals. It's not a buffet style thankfully. Also the grounds are immaculate. We plan on continuing to stay here when visiting eugene.

    So beautiful!! I flew in from across the country, after a long day of messy flights screwing me over, I arrived at 1ish AM. Front desk immediately answered their phone after hours and advised me that they would be right there to let me into the secured lobby. My check in process took probably two minutes and I was directed to my awesome room. It was SO clean, I was very appreciative of that!! The bed was very comfy, great pillows which is rare. My room had a deadbolt as well which helped my solo trip feel a lot safer. I felt like I could actually sit down and decompress without the normal hotel gross feeling I’m used to. The bathroom was spotless, huge thank you to whoever provided that much effort to detail. No weird smells, very quiet, they even provided my room with waters and a floor fan. The little things matter so much when you are that tired and I was just so thrilled by every detail. Sadly, my schedule was so jam packed that I never got the time to enjoy the lovely outside sitting areas but jeez, walking to my uber and being able to see the property in the daylight for the first time was so incredible. If there is ever a next time, I will 100% be booking in advance to stay here again!!

    Love this place! It will be our new go to in Eugene. Very conveniently located with onsite parking. The only down side (which is why I gave comfort a 4 out of 5) is that sometimes trains blow their whistles very loudly in the middle of the night, so make sure to keep your windows closed! Great breakfast and even a nice complimentary glass of wine. Staff is top notch.

    Great property and surrounding grounds. The staff was so helpful even when our plane was delayed and we didn't arrive until after 11pm! The complimentary breakfast was above and beyond the norm. They started with coffee, fresh juice and a pastry then we had our choice of a sweet or savory breakfast option. Amazing! I would highly recommend this hotel

    The Campbell house was a beautiful B&B in a quiet part of town, but very close to restaurants within walking distance. Suite was beautiful and very very comfortable. The included breakfast was a wonderfully prepared meal with two great options. Would highly recommend this B&B hotel.

    This was a quaint, unique property, just a 6-minute walk from the train station and the 5th Street market so close to pricey shopping if you choose or hole-in-the-wall eats. The room was clean and cozy, the jetted tub a welcome bonus after a long day out and about. The property was beautiful, the house, the grounds. The complementary breakfast we had, the savory option, was a poached egg over a parsnip pancake & bed of arugula with a side of bacon. To die for! I would definitely stay here again but maybe choose a room with a view.

    This was honestly one of the best places I’ve ever stayed. Beautiful old home in downtown Eugene next to several dining options. The breakfast is included in the stay and it was bomb. We had salmon … eggs… and buckwheat pancakes along with a chocolate and raisin scone. They also had a free glass of wine in the evening with unlimited free cookies! The staff was very warm and welcoming and Abbey even walked us to the room (and all rooms are unique) and showed us the accommodations. We would stay here anytime we are in the area again or even passing through!

    I just stayed at the Campbell House for the 5th time. Every time we drive from CA to WA and back we intentionally drive through Eugene just so we can stay at Campbell House. The house is beautiful, the rooms are comfortable, the breakfast is AMAZING, and being greeted at reception with a glass of wine is such an elegant touch. They are also pet, including cats!, friendly. The icing on this cake is that their pricing is really reasonable.

    From the moment we arrived, we were greeted with warm welcome. You were given a complementary glass of wine and they had chocolate chip cookies you could take to your room. The room was cozy and quiet and the grounds were beautiful. Their complementary breakfast was the best breakfast we’ve ever had in a hotel! We cannot wait to come back and visit again.

    Breakfast was great. Room was okay. Carpet worn and dirty. The bed was awful. Uncomfortable mattress, sheets and pillows and very loud and squeaky , every joint of the 4 poster was squeaky, so every toss and turn was heard. Jetted tub was cool... Old, but cool. Would stay again, but not my favorite.

    Awesome bed and breakfast. Great staff. Very nice room. Great location. Near the river walk and a local brewery. Plenty of dining options near by. I had to leave to catch my train before breakfast so they made me a “to go” one.
