The staff are very nice, and helpful. Our room was large with a great view, and very clean. We had a great time in the area, all within walking distance from the room, and all the food in the area was great!

Fantastic hotel! Aside from the esthetics needing a little upgrade, I would highly recommend this place to anyone visiting the Dunedin area of Clearwater Beach. So I much I can share but you should definitely come check it out yourself!

Great location and amenities Could have done with a bit more cleaning on the outside of the property, the room veranda needed a good brush. Around the pool area there were some weeds growing and some brushing up around the areas where the bush and plants are, also duck poop around the pool.

This hotel has the best location! Walkable to everything to see and the staff was so kind and helpful! We will be staying here again!

Also, the AC unit was VERY loud in the room.

Supposedly had a view but only you I saw was a crane in front of the window my internet would not work the entire night because I was in the end of the building and the swimming pool was closed

I liked it because it was clean. I didn't like it for several reasons. First I had a broken window that wouldn't hook locked. I reported it to the desk the first night. He didn't have the time or staff to fix it so I put wooden hangers to keep it from opening. The next morning I saw two maintenance men. One of the men took down my room number and said they would take care of it. It was still broken when I checked out. When I got in the shower and closed the curtain I realized it wouldn't stay closed. The problem happened because the rod was slanted down. The shower curtain was so cheap I thought it would just fall off. When I made the reservation it showed where I could look from a balcony to the water, instead I looked at the pool. The door going out to the balcony had been makeshift to close and no weather striping around it. I came into town because my grandson was getting married. If I could have gone somewhere else I would have. That is one for the books! Live and learn!!! I have the pictures to prove it!

Location is excellent and room was very clean and spacious. The staff could have been more welcoming. No greeting each time we went into the lobby. Nobody looked away from their computer to acknowledge us even when there was nobody with them.

Location Goob of something under sink. Fell on my wife getting over 6inch step into our handicap room. No Pool. Bathtub in handicap room. Did not offer any compensation of any kind, for our terrible stay there.

View of the harbor is lovely. It is outside of the room off a shared walkway. Bed was comfortable and clean. Room also has a “private” balcony and overlooks a busy restaurant with live music. Location to town is great. Staff were caring. Breakfast was only okay.

I wanted to love this property. Unfortunately the pictures on their page oversell the balcony/patio views. Great walk ability to downtown. The staff is great but Rhonda was outstanding! She helped us get a room that was dark and quiet enough and made sure we were taken care of. Thanks again Rhonda.

This hotel was horrible, I flew in from Michigan to ne told that they were going to be moving a crane from the Harbour between 7am-1:00pm the week were there. Turns out that was a lie they were doing construction and according to the workers on the dock that was always the plan. The front desk staff everytime I complained said they don't know. That was just the beginning after being told there was going to be no refund. The room was nothing like the pictures. The dresser was falling apart and missing a drawer. The air conditioner sounded like it was going to explode, the bed was hard as a rock, our room was nevered cleaned, the manager was always unavailable. My Harbour view that I paid extra for was of the crane. I have pictures and video of everything. The breafast was barely cooked and not right. On the 2nd day they closed the hot tub and had no answers about that and the pool was never cleaned with bugs floating in it. I walked out the back door to find some gentlemen getting a hand job by a woman. I have never been more angry and as a person who worked a hotel front desk before the treatment i received was unacceptable

Parking was plentiful and there was a great view of the water, breakfast was very nice and the staff were helpful and friendly, however we could not get the Wi-Fi to work in the room and the air conditioner was noisy. There was building work going on adjacent to the hotel which started at 9am, but we would definitely stay again.

Staff was great, breakfast was delicious, the room is unique with a front door leading to the parking lot and a back door that is facing the harbor. Great location. The only downside is a lot of reconstruction going on from 2024 hurricane and a Yacht club being built at the end of the pier. No fault of the hotel. Also, the pool was great.

Rooms were freshened up daily which was a nice surprise and the continental breakfast was very good with a nice variety. We would go back in a heartbeat!!

Property is clearly dated. Time for a remodel. Room was clean and the bed was comfortable. I would recommend staying on the second floor as the lights from the cars in the parking lot come through the glass blocks in the front of the room.

There was construction going on right in front of the property with loud drilling taking place. Our bathtub in the room never drained properly. When I made the reservation, I specifically asked if it was a two bedroom unit and I was told it was. It was not two separate bedrooms. The front desk staff person., one in particular, was not friendly the entire stay.

Great view from the second floor balcony room. Fitness center and pool were barely used by other visitors, so we enjoyed the facilities mostly by ourselves. Warm clean water in the pool. Nice park, Marina and Main Street are right next to the property. Restaurant is very popular with live music. Friendly staff . Would be nice if they offered kayak rental on the premises.

Loved the location. Two restaurants just steps away, downtown a short walk. There is a nice contentel breakfast. Loved that the rooms have a front and back entrance that overlook the bay. My only complaint is that there could have been a small couch or a couple chairs for watching TV. There is plenty of room. Always had to lay in bed.

Hotel was fine. The entire second floor lacks window treatments. Lights from the street and park stay on all night. The room at night was completely bright.

The waffle mix was bad and tasted like sour dough bread and it gave me a day's worth of "stomach" problems. Not good. The woman managing the food was very attentive and making sure everything was fresh and good. However, it is a tight space in there so IMO she doesn't need to be "so" attentive, though I appreciated her commitment to her job.

Great location right on the water with beautiful views. No actual windows on the bay side of the hotel room - you have to physically leave your room to see the harbor view. Room was simple and clean. Restaurants within walking distance and close driving distance. Pool was nice, but hot tub was out of order. Breakfast was good and complimentary.

The only thing we thought could be better were the mattresses (2 queens) inour room on the 2nd level. We mentioned it when we checked out and they made a note of it and would be addressing it. We give this place anA+ !

Excellent location. Town is easily accessible and two Sunset viewing restaurants are right next door. It’s a cute charming old Florida hotel so if you’re bougie, it may not be for you! Our room was clean, and spacious. Parking can be tricky with the restaurants right there, but the valet will move cars for you if you are a guest. Overall great experience.

Only bad thing is parking on Friday and Saturday nights. There is a restaurant on property and they double park the cars. You have to get one of the valet drivers for the restaurant to get you a parking space if you’re a guest of the hotel. So we were going to dinner after we checked in and didn’t want to lose the spot we had, so we took an Uber to the restaurant and back which cost us another $20 +.

This B/W facility is 1960s vintage from the standpoint of mundane room, very poor sound reduction & dogs & their thoughtless owners.

Staff were great, pool was great kids loved it, two good restaurants so close you could throw a rock at. Balconies are on the land side instead of the water otherwise they’d double the prices. Old school charm here, quaint Americana. We booked it to get to Caledesi island only to find out ferry runs Thursday through Sunday only but still a good visit.

The supposedly harbor view was actually the view of the cars parked right in front of your room door. There was a view of the restaurant entrance where it gets pretty busy on the weekends. So we needed to keep the room blinds closed at all time for privacy ( as there was non for the room we were given). Second floor rooms have a better views. When I requested my harbor view room, I was told that the parking lot view assigned room for me was what I paid for and if I want a second floor room, I need to pay extra ( the amount quoted by the receptionist was the same amount as I have already paid - so I said “thank you, but no - that makes Best Western a luxury hotel, and I could have stayed for less in a beautiful inn). Breakfast had very limited choices. Not even bananas on Saturday.

Very dated. I don’t expect much from a Dunedin hotel. It’s the beach vibe, I get it but this is more of a motel. Location is key. It’s clean and convenient to the downtown restaurants. Not worth the additional cost for a balcony overlooking the parking lot/bay. For a few extra dollars I should have stayed at the Fenway.

The staff was great, as was the location. But the property itself is old and cold. Poor linens... terrible towels, one sheet and a bedspread. Granted it was a cold weekend, but we had to get 3 extra blankets to stay warm. The insulation in the room is poor... must cost them a fortune to heat and cool. Single pane windows in the hall and bathroom meant that area was always very cold. The room price was premium. I would NOT recommend this property. There have got to be better places.

Room were not very clean and the bathroom was horrible. Small, missing tile, hole in wall. To use the toilet you have to sit sideways and when you get up you bump your head on the towel rack

We took a chance at this one because the reviews were so good. It is a tad dated but sometimes Old School is ok. The room was clean and very roomy. The 2nd floor balcony overlooked the parking lot and marina. It was fine and sometimes entertaining. The location is premium. Easy walk to town. Pool was warm and clean. Hot tub was really hot with strong jets. We will go there again for sure.

Breakfast was typical for a chain hotel, a little better than average. The room was clean a large, but somewhat dated in some aspects. The bed was comfortable. Due to the restaurant being next door, it was a little loud at times, although you could sit out and listen to the music. Staff was friendly and very efficient.the gym was underwhelming, but the pool is excellent. We would recommend this when un Dunedin.

Super clean

The room was clean and well appointed. The staff was very accommodating. We arrived early and they allowed us to park prior to check-in. This allowed us to get a great bike ride in on the trail.

The pool and hot tub were amazing. The location on the beach was great. The town is really nice. The breakfast is great too. The rooms are not that comfortable and the doors don’t close properly, they are very loud. We could also hear everything going on next-door.

Room was spotless. View was outstanding, and area had so much to do. We also arrived 5 hours before our checkin andbthey held our luggage as we explored. Couldn't have asked for a better stay.

Overall really enjoyed our stay. The only downsides: comforter was way too thin. Could hear the people in the next room just TALKING so the walls were also thin. The drain in the bathtub drained insanely slow. Tried plunging but that did not help. Definitely and older hotel, but still prefty comfortable. Staff was very friendly and check in was super fast. I would stay here again. The location was definitely a highlight.

Location and cleanliness

1. Parking – this hotel is trying to be a hotel and also a restaurant - there is not enough parking for either. When I book a hotel room I don’t think I should have to worry about whether or not I can park in the hotel parking lot. Unfortunately that is not the case with this Best Western – if you find a space, don’t give it up!. 2. Room – small and cramped needing to be renovated. In the room we were given, unless you are sitting at the computer desk, there is no other seating in the room except for the bed. We ended up bringing a chair from the outside seating area in front of each room which would be lovely facing the parking lot during pleasant weather. There is also a “back door” going to a long deck facing the water which should be absolutely lovely in good weather. It was only of the definite plus points for this hotel but not quite enough to balance out the negatives. 3. No light blocking curtains – windows are closed off from light by louver hurricane shutter type blinds and there were glass blocks under the windows. Every time a car came into the parking lot the room is “flashed” by head lights and the room is never dark – no need for a “night light” in this room! 4. Perso

Tired and worn out. Bathroom sink cracked, bathtub was is bad shape. Bed...well after a nights sleep we both woke up with a sore back. The location was convenient close to downtown Denedin. Pool was noce as well.

Room was supposed to have a harbor view.....it did not. Room next door had a dog.....it frequently barked. There were plenty of rooms open we didnt need to be right next to a barking dog.

Rooms were renovated and on the water. The staff was accommodating and there was a restaurant and a tiki bar on the premises. It was at the end of the Main Street of Dunedin so the town was so walkable.

Traveling with a puppy, discovered that “grass” was hard to find near my room. Room was old but nicely updated. Mattress should have been turned years ago. Location is the key to this place, as it is ideal for visiting Dunedin without needing a car.

I visited with mom and a friend and we loved this hotel! The two views were both fabulous and we could hear the music from the restaurant one night. Beds were comfy and breakfast was great! The coffee machine is fabulous! Very friendly staff!

This is an older property, but you wouldn't notice because the staff keeps it in excellent condition, the room was spotless, the full breakfast was very good, the pool was super clean, and the rooms face the bay, and the price of the room was very affordable! Absolutely would stay again!

Hotel is in very good shape for a 60's era facility that has been updated nicely with the exception of only one small elevator for the 2nd floor. Great location for all that Dunedin has to offer with most walking accessible, including the pinellas trail for biking and hiking. The yacht harbor is just across the parking lot. We would stay again!

The hotel was a great place to stay and in walking distance of multiple dining choices and plenty of shops. There was a park with a playground in walking distance for any travelers with children (which we did). The staff was very friendly, and the entire property was kept really clean.

The location for access to downtown Dunedin is unmatched. The pool was nice, and surprisingly heated which you don’t always find at a Florida hotel pool. The room was very spacious and clean. The only negative is the layout. Although they have a side of the hotel right on the water, the rooms don’t have windows or balconies facing that direction. Definitely a weird architectural choice.

The woman at the front desk when we checked in was rude and unfriendly. The elevator did not work and nobody informed us before hand. The restaurant and tiki bar were both closed for revocations and again we were not informed before hand. The pool was beautiful but the area around the pool was FILLED with bugs.

Quick trip only one night, was pleasantly surprised by how comfortable and unique the room was. We walked to the nearby restaurants and watched the sunset from the marina.

This place has everything very near. Starting with restaurants, bars, supermarkets, kids parks, and beaches. People are very friendly is very friendly and the customer service is amazing.

Would recommend to anyone coming to the area

Day staff was terrible rude and unhelpful! Ely at night was wonderful! Great location but rooms aren’t very sound proof at all heard the guest next door coughing all the time.

Great location, directly on the water next to Dunedin Marina. Older style hotel, but is in great condition. Our room was extremely clean, with furnishings up to date. Everything was in good working condition. Bon Appetit restaurant located on the property was fantastic, with excellent atmosphere and great service, and excellent food. Our only issue was that there are no window coverings on the upper windows, allowing street lights to illuminate the room at night. This is not a complaint, but maybe come up with some sort of covering to block light at night. We had a wonderful time here.

This is a great place to stay! It’s close to everything. It’s in the heart of Dunedin. I can’t say enough good things about it. It’s clean, the room is comfortable and the staff is wonderful. Breakfast every morning doesn’t disappoint. I’ve stayed here a couple times now and will continue to return and refer.

Upon check in there were 3 dead roaches just thought maybe the room had not been used recently and cleaned them up then went out to dinner. When we returned and turned the light on 4 more very alive roaches scattered. Called the front desk to complain unable to sleep at all with the fear of bugs. Requested a refund and was told only a manager could issue it and they were not available till Monday. So we checked out and went to a different hotel.

Some continued repairs from hurricane, dodnt effect stay and while poer is damaged, just walk around the marina for equally excellent views of bay. Definitely revisit if back on flirida.

Bathroom was SUPER small. Could barely fit sitting on toilet. Hair was in bathroom that was from previous renters. Window broken and then taped with blue painters tape, bathroom sink was cracked as well. Hard to make the key work,. Elevator did NOT work. Outside area was not very aesthetically appealing. Steps leading up to room briken and cracked. Very dangerous

This place overall was nice but I think expensive for the place itself. The room wasn’t the cleanest and there were bugs in it. One of the beds was broken and had a spring constantly stabbing your back. The mini fridge was broken and all the ice in it melted and ruined my little cooler and caused water all over the floor. Parking was inconvenient for hotel guests since people going to the restaurant took most parking spots. My mom is disabled and had a hard time walking into the room from where we had to park.

My two girls and I were unable to shower for the entire weekend because the tub would not drain. It would have been like showering in somebody else’s filth. We complained about the problem and they sent a man with liquid plumber, but he never checked his work because it still didn’t work. It was a nightmare.

Older hotel, but dressed up and remodeled to look new great location not super quiet couple yelling huge fight at 1 AM called the front desk and he said he was the only one there concerned about security and safety. Price high but competitive with other hotels. Nice breakfast.

Loved room and location however elevator was out of order and room was in 2nd floor we’re older and bad knee was difficult , should be told no elevator.

Older hotel but kept in good shape. Still has some issues with hurricane damage. Staff was pleasant to deal with.

Overall very happy super convenient shopping and places to eat literally 2 min walk. Parking was free room was super clean and the office staff was okay.

Great location, walk to restaurants, on a marina, front door faces marina, back door allows access to deck facing water. Watch sunset from deck. Clean, fresh rooms. Bathrooms small with very little room for toiletries. Have stayed several times, very nice.

Friendly and helpful front desk. Newly remodeled 1st floor was very tasteful and loved back door to harbor behind hotel. And Bon Appetit restaurant is top notch!

The property is well maintained. It’s in a terrific location and has a very nice restaurant (Bon Apetite) on site.

Very close to shopping area in Dunedin, breakfast was good and the staff was very friendly. I recommend it.

We saw roaches, the shower water only worked cold or hot. There was no way to adjust the 2 temperatures to get a "warm" shower. The blinds didn't stay shut either.

The reception was great, we were allowed to use the pool and leave our car in the parking lot, the hotel is simple nothing fancy but good enough to sleep in

This property is in a perfect location. It has definitely seen better days. The parking is the biggest complication. On Friday and Saturday nights, motel guests compete with two bars, a restaurant and the sunset for spaces. The front dest is indifferent to you finding a parking place that you have already paid for. Also, the TV system is the absolute worse. Very inconvenient to navigate.

Bathroom need to be remodeled there’s tons of mildew around the tub and the tile the bathtub floor was painted and slippery. The sink had been painted as well. We would not stay here again, unless they remodeled the bathroom.

Staff was very accommodating

Booked based on advertisement of marina view. First room had view of car grill in parking lot. Bed had sand, hair and bugs in it. Had to move room in middle of night. Nothings as advertised. On the better side staff Rhonda, and Austin were great and extremely helpful. If it hadnt been for them we would have changed hotel.

Dated hotel..but clean...elevator didn't work..only 2 floors but couple with bad knee and back issues, elevator would be nice. Beds not very comfy. Location was great for downtown visit in Dunnedin.

Room was loud (air conditioning, outside noise). Hard bed. Tiny bathroom. Could hit your head on towel rack.

This property is in a great location with an amazing restaurant and outdoor bar plus additional restaurants and shops right outside. The rooms are dated - towels threadbare. The cleaning and maintenance staff are very kind and thoughtful. Front desk could use some hospitality lessons. The location is what sold us!!

We loved the hotel we seen dolphins, sting ray, and fish all right iutside our room the doors slaming did suck but as long as the other door is shut they wont slam. pretty decent breakfast we would stay here again best perk is its close to clear water beach and honeymoon beach about 15min to each
