Clean I was charged $12 parking fee, really!! And something hotel fees?? If i knew ahead, I would have not book it. Residence Inn by Marriott in Duluth, GA I will remember Not to book it again.

The location is great. The faculty is amazing. The rooms are spacious and clean. More options. Like pancakes, waffles, pork dausage link or patties, oatmeal, grits, hashbrowns, cinnamon and raisin bagels. Cosmetically there is still work to be done. Caulking bathrooms, stains on celings, cracks in bathroom molding and where the wall meets the carpet.

There was a window unit in one of the bedrooms which really helped in that room, but the main unit did not cool much at all. I It sounded like water dripping in the wall between the kitchen and bathroom and the vanity light would flash off and on.

I was able to get a two bedroom two bathroom room for a very resonable price. It was nice and it was clean. If I had a gripe it would be that it was a little warm in there and the AC thermostat caps off at 68, however it felt more like it was 74 in there. The AC and also the shower curtain kept coming off. Other than that it was great!

The rooms smelled of mold there was a obvious leak in the ceiling and shower curtains had not been wash.

The first experience upon arriving was a smiling face at the front desk. Ms Dannielle was kind, compassionate, and knowledgeable. She made us feel welcome and comfortable. No complaints.

Beds were a little smaller than I thought. I had a queen suite but it felt like a full. There were items left in the fridge from past guests that wasn't cleaned out. The door to the room was very heavy and hard to close. I didn't like that you had to leave the building to go to the main office for things you needed and to eat breakfast

Cleanliness The whole reason I paid for the top suite is for the fireplace. The fire place did not function. I was told all the fireplace were turned off. I paid double for no reason when I really just needed a one bedroom without the fireplace.

The quiet country feel Door card were hard to keep track of and would stop working for no good reason. The ceiling noise would get a bit loud at times.

The front desk clerk, Berlin, was extremely rude and displayed racist behavior toward me and my fiancé, who were visiting from out of town for JapanFest. Despite paying $130 for our stay, we were refused accommodation without a valid reason. On top of that, Berlin seemed unprofessional and unknowledgeable about his job. This was a very disappointing and unacceptable experience.

The staff was friendly, there seems to be a leak I could see water marks on the ceiling and hear water dripping. Extremely noisy I could hear everyone and everything from top floor to next door. I did leave early and they did not charge for parking which I appreciate, convenient location. They really need to renovate though. I brought my own sheets the bed did not look changed. Breakfast was a plus! Front desk staff really great!

The place was alright. Musty smell around the entire place. Corners of the bathroom had some filth. General cleanliness was fine. Good enough for a quick one night stay, probably not for much more than that. Also the AC units are LOUD, they kick on in the middle of the night and you will hear it, not ideal for trying to get some rest.

Pool area was good.

Did not know the property was also used for extended stay, My accomodations were adequate, on second floor, away from most of the extended stay I guess. My only downside was being charged for parking ($12 per day), when anyone could park around the building without access control or indication of authorization. Water pressure was low in shower. Overall good stay, did not get recognized for tier level upon check-in. No issues on stay.

Room was clean and comfortable. Front desk service is good. Plenty of parking and easy to get to. Only problem was no hot water during the day, just mornings (as far as I could tell), just barely warm if you need to shower during the day.

Comfortable and clean. Accomodations were centrally located with well kept grounds. The room was ADA compliant. Only issue was late night fire alarm went off due to cooking in on of the rooms and it took quite a while for the alarm to be terminated. Will return for any future stays.

The property i stayed at was average it can be unsafe at times we had a very unpleasant experience I will not return front desk management needs to take some classes on how to resolve issues with the guest very rude and unhelpful.

Overall, it was a good stay. The room was a bit outdated, needed some maintenance done in the room (cracked floor tiles, fridge dented, microwave handle missing). I did have to ask for bath towels, as the room only had washcloths and hand towels stocked. The staff were very nice and welcoming, that was a bright spot! The space of the room for the price was the real draw, and despite the minor issues, we would definitely come back to stay.

My room was not cleaned well we had to go to the front desk because both our toilets were stopped up when we got there the roll out mattress was nasty looking, stained badly. The bottles in the shower were empty in both bathrooms

I paid for the room in advance with Expedia. When I checked in they charge me an additional $20 for incidental fee before I could get the Key. They also charged me parking to park in the motel parking lot. The front door on the room was broke and not secure. I paid for the room on advance there should not have been any more charges. The building is also looking a little ran down.

The toilet seat was loose. The bathroom sink wasn't drained properly. The room door was old and difficult to open or close, producing a loud banging noise. I noticed ants and bugs on the carpet. The outdoor pool water was dirty when I swam, and there were individuals smoking marijuana by the poolside. I wasn't aware that there is a $12 parking fee per night.

I booked a suite online and when I arrived at the property, the suite was not available. This was a big letdown because the trip was planned with this type of room specifically booked. The property did give us free parking, $12 a night for three nights, but charging a guest to park their vehicle, seriously! I realize that a lot of hotels do this, but it doesn’t make right. The room did not have sheets, blankets and pillows for the pullout couch bed. It took 3 calls to get the bedding needed. Also, a child pulled the fire alarm and the alarm went off for hours into the night. Unfortunately my group had to leave for a flight at 6am and this was a terrible misfortune. Between the fire department and the hotel not knowing how to turn the false alarm off, makes you wonder if this property is ready for any of emergencies. Tough. The rooms themselves were musty and the kitchens seemed to be oily. We were told at the desk that there had been a massive water leak and if the AC was not running the place seemed stinky and moist. :/ I was hoping for a better experience.

The rooms were dirty. Housekeeping did not clean them so my family was told to go find alternate accommodations upon arrival. I made a reservation months in advance and was left driving all over Atlanta in the dark looking for a place to sleep. It was a terrible experience!

It was pretty clean but the shower was a bit grungy. We have stayed at a few other Residence Inns and they were all pretty nice but I would not recommend this location.

The hotel staff was friendly, professional and really helpful. They recommended restaurants and other things in the area which I took full advantage of.

Quiet place to stay and business trip

We were very pleased with our clean room, the friendly staff and the delicious breakfast with many options. It is located close to Gas South Arena where we watched women’s professional volleyball!

We have car and a lot of good restaurant are within 5 minutes. Nicely maintain property. inside room is aged and loose but decently maintained. 4.5 stars is more correct.

Quiet and accessible

STAY AWAY!! They charge for parking with an empty hotel and parking lot. No other hotel in the area charges for parking. Half of the building is closed due to flooding. The other half smelled musty. Pool is closed, shower had no pressure, gym was dirty and machinery did not work properly. $140 a night and $12 parking. You can book anywhere else for that price. Several complaints to front desk and nothing was done.

They did NOT have the 2 bedroom suite that i reserved. So my kids had to sleep down the hall in a separate room. Not even connecting rooms. It ruined my whole vacation. The pool was closed. The hotel was falling apart. The breakfast was tiny and super limited. There were pictures missing off the walls (just the brackets were on the walls). Half the hotel was shut down and empty. It was a terrible experience.

The worlds most dirty hotel I have ever seen…. Floors are dirty … Toilet full of pee bad smell in the bed….Lift was full of trash…. Do not go there…I want my money back….it’s a trash hotel….

This property was not clean it was rodent infested. Also the room needed maintenance from the floors in bathroom , the kitchen appliances broken tile floor coming up and warped doors in bathroom, no closet doors and the list goes on please do not stay here.

Extra charged: $20.00/night. I paid $80.00 They did give me a printed receipt.

Staff was nice. No oven in the single bedroom suite even though the pictures show rooms with ovens. The B building has roaches and smells like mildrew. Booked for a week stayed for 1night. Also there's a $10 a day parking fee which makes no sense to me.

The breakfast was great on the Sunday morning we arrived but it was terrible for the rest of the week. Hard biscuit sandwiches & no juice was the option. The pool was nice and the room was clean.

The staff couldn’t be more helpful or friendly, they were great. Unfortunately my room was in a bit of disarray with plywood floors exposed at the bathroom entrance, a toilet that wouldn’t refill without work and the underlying odor of marijuana throughout the room. The smell was so bad I had to wash everything I brought with me for the trip.

At check-in I was told there was a $10 fee (per day) for parking INCLUDING check-in AND check-out day. This property is nowhere near the city and had a very private parking lot. They added $20 to the cost of my stay and I wouldn't have chosen this hotel if I had known. This is just a hidden way to pad profits (there were tons of empty parking spots even at late night) and I won't stay here again.

Very pleasant staff and very accommodating. The hotel was a little outdated. The side door didn’t open properly because it was falling apart. The hotels smelled a little upon arrival. There was a little difficulty with closing the door to our top from the outside. Other than that clean room. Just needs updating and repairing.

My only problems were lingering odors on the property and room and that there were no bath towels. I had to dry myself off with hand towels after my shower.

My 1st room was 317 and it wasn’t clean, the air or heat didn’t work. So I was moved to 308 and it smelled and had mold

Customer service was terrible!!! Me and my husband were put into a room apun early check in and the room was filthy when we returned to the front desk and suggested compensation we were met with terrible customer service and placed into a different room!

The worst suite I have ever stayed in. They left a garbage bag for us at the door, the corridors smelled horrible. awful bathroom. one of the rooms did not work 1 of the 2 only light bulbs. terrible

Room booked not available, room given had broken toilet and broken garbage disposal loaded with previous guests food. Because rooms were not avail, Maint was sent to fix the toilet for it to break again and he state that he knew his “fix” wouldn’t last and he hoped it would at least during our stay. Housekeeping supervisor sent for the “dirty sink of food” only to state she reported the room had several problems earlier that day. It was not until I called the front desk maybe 5 times that they were able to get me into a different room. This process took over an hour and made me extremely late for an event that I traveled from VA to attend. The 2nd room was better however impossible to do my hair for the event as the socket kept going out near the sink and mirror. Literally had to do the wash, gel and go look. Terrible and frustrating experience

This was an amazing place to stay. The staff was really friendly. The room was clean and very quiet. The breakfast was really good to. When I come back this is the place I'll stay.
