Its walking distance from the train station and downtown. I was concerned with the ear plugs to drown out the train noise, but I never heard the train. I slept great! Nice bed!

Beautiful grounds, love the bunnies. I don't carry cash and wasn't able to tip housekeeping since the front desk couldn't add the tip to my card. The beds were too high for my dogs to get up and down from themselves. I had to lift them in and out of bed. The lighting needs improvement. The laundry required quarters.

Our stay at the University Park Inn & Suites was very pleasant. The rooms are simple and clean, and the beds are very comfortable. Our room was on the ground level, looking out to a nice grassy area with plants and flowers. I will stay here again.

This was the perfect spot for a quick girls weekend away. We hung out at the pool, walked to downtown Davis for dinners and drinks and the staff were super accommodating. It’s very clean. Pool is great. No fee for parking and all in all was a great location! We would definitely recommend!!

Lovely property with nice rooms and shaded walking paths. We ended up in the farthest room from the office and the Internet would not work. The TV barely worked because it kept losing signal. It wouldn’t allow casting to the TV so we weren’t able to relax and watch TV during our stay.

I booked a room here for my family so we wouldn't have to drive to an early morning event. Our room was in a part of the hotel that looked out of service. No walkway lights and totally dark. We called and asked for the lights to be turned on so it wasn't such a creepy experience and nothing was done. The walls were so thin that you could hear everything happening in the room next door. They were partying into the early hours of the morning. We called the front to complain about the disturbance of peace numerous times but nothing was done. Eventually I knocked on the door to ask them to keep it down. The beds and pillows were awful. All in all it was one of the worse nights of sleep in my life and I regret staying here. Would not recommend.

The only issue: they put us in the very back section of the hotel, which was the only part of the hotel with no outdoor lights. They have put new recessed lighting in the section right next to it, but they haven't even changed a bulb in the one large fixture that exists. I don't mind that is just a motor lodge, but the old "Davis Motel" sign in the corner of the parking lot gives of a creepy vibe and then they put me as a solo woman with my kid in this dark section. Weird.

Check-in was smooth- staff friendly. Initially given a different room than on my reservation, but it was corrected quickly. Rooms are clean & spacious. Comfy beds. Fridge, microwave & coffee maker in room. Nice bee toiletries. Free parking. The pool looked nice. Close to downtown Davis and easy access to Arboretum trail. The train is very noisy- they do have ear plugs. Disappointed that the comcast didn’t work on the TV- seemed to be a network issue. Would definitely stay again while visiting UC Davis.

The room was clean and set back from the main road so noise factors were not an issue. The pool itself is not heated which would be good to note online and there is no workout room or fitness facility. In addition no continental breakfast offering is included either.

Check in went smoothly. The clerk was efficient and friendly. The king suite was well worth the additional money. Ear plugs were on the nightstands in case the train noise was bothersome. Room was spotless as well.

The person who checked me in intentionally turned the screen away from them took forever checking me in all while typing madly. The. Didn’t give my ID back until I promoted him. Very strange. Then in the room there was a plastic bag covering the fair alarm. I don’t want to touch it - felt very strange - I did report it at the front desk upon check out. I took a picture of the bag over the fire alarm. It made me very uncomfortable.

There’s a separate switch for AC in bedroom separate from living room space. Pool close too early. Bathroom smells like it was cleaned with a dirty rags. Otherwise it’s was a ok stay.

They did improved the room I reserved. I spent one night without the needed sleep accommodations. They did not want to refund that night. I also left two nights early and they charged me the whole week. I will never stay here again.

Property is near the highway, so quite noisy. Room was very tight with two queen size beds; practically no room for suitcases. Beds were comfortable and bathroom was very nice. Parking was free.

The room wasn't ready on time and the staff was either slow or unavailable. Unsupervised kids were playing loudly in the pool until past 1:00am. The pool hours were posted as closed after 9:00pm but the staff did nothing about it. I would not recommend this place at all.

Words cannot describe the horrible unsafe environment this hotel so family's that stay there should look around I have a broken wrist due to a dog attack with some people that are roaming the property and I found out they have had problems with this woman and her dog before attacking other guests the restaurant in the property is closed so I saw some men parked with their cars drinking and they had to push one vehicle out of the lot and it is right in front of the hotel desk no security and I saw homeless young person hope the pool fence and sleep in the pool area and about 3am in the morning a couple of girls swimming with a very large pitbull in the gate the pool is supposed to be closed at 9:00 and I don't know if they are staying there was my two small dog's where attacked right out in front of my suite from this dog and the men with it just running around the parking lot I spent half the night at Sutter emergency room now I have a plate and screws in my wrist and they changed me to much for the rooms trying to contact them forget it just not good service this has been a nightmare look somewhere else for a hotel

The room was not available at our check-in time. So we had to wait in the parking lot for our room to be cleaned and prepared. We were finally able to get into our room 45 minutes past our check in time. The room was next to the pool and the posted pool hours were from 8am-8pm but groups of kids were loudly playing in the pool until after midnight. My son was playing in a nearby soccer tournament with a game at 8:30 am the next morning. We asked the kids and the one parent present to keep it down and they said they would but they were still loud enough to be heard in our room, even with the air conditioning running. I tried to call the front desk for help several times but they never answered and then when I walked over to the front desk there was no one available or around to talk to regarding the issues. Sometime after 1:00am the people finally left the pool area but the staff never did anything about their noise or them being in the pool hours past the posted times. Just a really poor experience at a poorly run hotel.

I expected a room with a kitchenette and thought I paid more for it. When I checked in, I was told it was just for a king suite. That was frustrating but not a deal killer. But I didn’t know about this hotel is that it’s right next to train tracks that run all night. It also had a homeless encampment on the property next-door, which was about 5 feet from my back door. I was awakened by a screaming match between two of the people in the homeless encampment at 3 AM. Did not lead to a comfortable stay. The property did realize How close they were to the train tracks so they did supply two pair pairs of earplugs. Also, because I was there during the graduation, the prices were extremely high and the room was not worth that price.

The bed was actually comfortable, and we had plenty of room to spread out in our room. More train noise than I would have expected, so if you are sensitive to noise at night, could be an issue. But I had a good nights sleep every night, despite having to share a king bed with 2 kids.

This was a well-maintained, affordable, wee-designed hotel. Like most hotels in Davis, you can hear train horns and you'll see street people, but we felt safe and enjoyed the wide selection of restaurants in this great college town. We also charged our EV for free on its level 2 charger, which lucky fir us was idle.

The trains all night made sleeping difficult. All of the coffee and tea was empty at 930 when our group met for coffee in the lobby and it took 30 minutes to get more. This was on a Sunday morning.

Meh. Booked the king Jacuzzi suite room. Got to the room and saw that there was no Jacuzzi tub and was advised that it was under maintenance. No price difference also left a night earlier still no price change. Amtrak runs right through the living room so it's noisy at night. Would be nice if they offered ear plugs

Im sorry to have to rate this hotel low. I really wanted to love it specifically because of the price. First of all no breakfast, only coffee and tea. The coffee was cold and terrible. 2nd. I booked a room with a king bed and a sofa bed which had rat poop everywhere so my husband had to sleep sitting down on the sofa and 3 ppl had to sleep in one bed. The room looked clean but had some cosmetic work needed. 3rd not much help from the hotel personnel. They said wait till Monday, I was checking out on Saturday.

There was construction work going on which we wasn’t not aware of nor did management let us know upon arrival. We did ask to be accommodated due to not being able to get no rest and wasn’t granted nothing but $20 refund for the 2 night stay spending nearly $400 buck. I’ve always recommend this hotel to family and friends and associates, but due to the way management handle this situation I will not be staying here no more nor will I be recommending it no more
