I did not have high expectations because of the price. I didn’t want anything fancy, but I did expect it to be reasonably clean. I was wrong. Each bed only had two pillows. I went and asked for an extra pillow and blanket (we didn’t want to sleep on the sheets) and was told they didn’t have any extra. I was given an extra set of sheets (that were stained.) The lock on the door was broken, pictures of the room are attached and I killed a bug in the bathroom. When checking out, the same attendant was sitting in the lobby on his computer and just told us to put our key on the desk. Didn’t ask how our stay way, no “have a good day” NOTHING.

Proximity to where we needed to be Neighborhood is in an industrial part of town. Not a lot of choices for food that were really close by. Felt a little unsafe. Rooms weren’t very clean. The fire alarm was taped up but kept beeping I’m assuming due to low battery.

Good value. Spacious room and comfortable beds. If looking to dine out drive to Mint Thai in Addison. Food was authentic and delicious. They had Massaman curry and thai ice tea. Issue with the booking conditions but it was solved. There is a breakfast area but they do not offer breakfast.

Stayed in room 102 and it was amazing. So clean, everything is wonderful. The staff was kind and helpful as usual. I really enjoy my stay at Arya.

I travel frequently to the Dallas area for work, out of my own pocket, so a safe, clean and comfortable hotel is really important to me. I have stayed in MANY hotels in the area in this price point, and found this gem… which I’ve made my primary home away from home. The staff are helpful and friendly. Clearly the owners and management care about their property and guests.

The management refused to make coffee when it was stayed too long and cold. They say it is management instructions to only make coffee once in morning and that s it. No coffee machine in the room

I’m 47 yrs old and when sitting downstairs early morning to have coffee front desk told me she didn’t want any stains on already stained couch and pointed to dining room area that no lights were on to drink coffee in there. Definitely not interested in starting my day in dark room went outside, hopeful to find a bench or a chair, which absolutely was nothing to sit down on. Stained sheets and towels. First and last time with Arya. Being told to not drink coffee in main lobby was weird. Just wanted relax before busy day.

Super hotel in this price point. It’s clear the owner and management care about their hotel and guests.

The pool is sometimes clean or dirty, hit or miss. It is a small pool. And it’s not luxurious. It is kind of like a motel 6 pool. Parking is free. Staff are friendly depending on who’s working. The rooms are very clean, however, I only saw one roach.

I have to go to Dallas for work and I’ve stayed at a lot of hotels in the area in recent months… and this is the one where I feel both safe and comfortable, where the pride in ownership is evident by the level of cleanliness … it’s second to none in this price point and those that are much more expensive. The staff is incredibly thoughtful. I’ll be returning there when I need to be in DFW for work.

The hotel was remodeled and looked nice but the plumbing problems are horrible. We had booked 2 nights but after our first night of misery, we left. Unable to flush toilets, unavailable staff to fix the problem, no complimentary breakfast as advertised, and barely any necessary toiletries. Awful experience. They did state the second night will be reimbursed.

1. The HVAC screen was dead so I could not set the temperature. 2. The faucet was so loose that when you turn it on it spun around. 3. The safety lock on the door was snapped off so it did not work. 4. The smoke detector was gone and the open wires were hanging down. 5. The light switch to the bathroom was severely cracked and in bad shape.

Whether it was the comfortable bed, quiet atmosphere, or convenient location, everything exceeded my expectations. It’s clear the management takes pride in providing a great guest experience. Overall, this was one of the best hotel stays I’ve had, and I will definitely be coming back the next time I’m in town!

This is not a 3 star hotel. It felt icky. Like a cheap hourly spot. The lamps were rusted and it smelled like bad mop water. There was no breakfast even though it’s listed as an amenity. Definitely would not recommend.

I felt unsafe during my entire stay. It was loud all night and I got no sleep and when I asked to move rooms, the staff put me in a room that didn’t have working amenities. The worst stay I ever had it was smelly, noisy door getting slammed in the middle of the night it says non smoking property but full of smoking smell the AC is like a diesel engine motor, could not sleep in the full night. One of the worst decisions I ever made on hotel booking.

It is a quiet hotel. It's clean and with good service. Unfortunately the stairways are in the back of the building so it could be a long walking if you are in the middle of the 2nd floor. But it has a convenient location and a good price.

We were contacted by the hotel as we arrived at the airport in Dallas and told they no longer offer daily breakfast buffet. They asked if we wanted to cancel our 7 night stay! We said no because we were already in Dallas and it was evening. Subsequently we had to drive to a Starbucks every morning. When we arrived at the hotel, we were told the advertised daily housekeeping service would not be every day. Our shower flooded so we asked for more towels. They said only if we brought them the other towels. We discovered one bedside lamp and outlet was broken. Never repaired. We asked for housekeeping but they only came three days into our stay, and then six days into our stay. Worst stay we have ever experienced. Hotels.com needs to have them take down the photos of breakfast buffet and the claim of daily housekeeping from their hotels.com page.

This is the good hotel for the price you pay. I didn't appreciate them charging me etc 3% for using even my debit card. Who does that in hotel industry? Staff was very polite and helpful.

Well they pretended like they lost our reservation especially for the second one we made so I got charged twice for our last day there was really pissed. So now I have to go to see one of the charges with my credit card company and go back and forth even though we lied and says that you never had the reservation but I got charged by both the hotels.com and him, The room was supposed to have a microwave didn't have one had to go use the one on the lobby and then see harassment signs and while I was there one of the tenants was complaining that they were charged twice also and he pretended like it didn't happen so it seems like it's a scam that he's running.

Ok, it's a budget hotel, but it was clean and the bed was comfortable. The worst part of my stay was the inconsiderate guests that were banging their room doors and talking loudly on their phones as they were heading check out between 6am and 7am. I'd definitely stay again if I needed a cheap hotel for a night or 2 in that area.

This hotel is off the beaten path yet only 10 mins from downtown. The room was spotless and smelled like soap. There were USB and AC outlets near the bed. The carpet was the cleanest hotel carpet I ever experienced. The parking lot was clean and oil free. There were no smokers, homeless or drug addicts lurking about. The only problem I had was that they were very angry about my Service Dog.

I have been coming to this property on and off every other month starting April of this year because it was cheap. My last stay (September 27th through the 30th) was the last straw for me. I'll try to keep this short. There is no pool or breakfast as advertised and there HASN'T been since early 2024 or longer. Secondly, while the staff (most are still training, btw) is nice, the manager is very short and dismissive. There's a reason why people select "pay at property" when they book hotels. In my case, I had upcoming bills to pay and I was going to pay the hotel in cash. They didnt bother calling me, and instead, they charged my card. LASTLY, and MOST importantly, we had roaches in our room!!! This tells me that the staff is not cleaning as they should be. My partner wears teeth aligners and he removed them to eat. About 5 minutes afterwards, there were 3 to 4 roaches on his aligners!!! I reported the roaches to the front desk and all they had to say was "okay, thanks." After we left the property, I canceled my furture booking. I will be staying elsewhere when I come back to Texas!

Walked in to very rude attendant he said no pets no smoking, hotel was very out dated walked in to the room and the bathroom smelled like it has been smoked in for ages it smelled horrible the AC was horrible it said 66F clearly it was not nowhere near there carpet smelled horribly and walked out to check and attendant did not bother to greet

Although this property was clean, it was very outdated and had several issues of concern. The front desk staff was very unprofessional; the 2 I had contact with were on their phones and did not seem interested in assisting me when needed. They did not have breakfast or coffee as advertised and there were no vending machines. The lock on the room door was broken and could not be secured from the inside. The facility door in the back near the pool was not locking. The lobby restrooms were out of order. The air conditioning in above 100 degree heat was highly insufficient. As it was not entirely their fault, accessibility from the road was very difficult due to entry location and road construction and the parking lot was filled with debris, screws, and nails. Upon checkout, a receipt was requested but they refused to give one since I booked through Expedia.

Everything was good, I didn’t like the fact that there was only one pillow in a room of 2 queen beds. Stayed there 2 nights and housekeeping didn’t go clean

Reserved room here to enjoy pool and breakfast and when we arrived we asked about pool hours and were told the pool was closed and only coffee was served at this hotel. Will definitely not be staying again

Tried to mandate a 100 CASH only deposit and denied checkin without it even though I offered a credit card. Tried to say it had to be cash only. SHADY.

Staff is nice, I felt safe, no strange people walking the halls or being loud outside. The pool was closed for maintenance so that was a bit of a bummer and there was construction at the entrance, which is not their fault. Otherwise a good stay. There is no breakfast though.

Entire property smelled like cigarettes and weed. Dirty accommodations within the room as well as the halls. Worse than most motels for a stay. Nothing 'suite' related. If possible, select a different property.

Hard to get to. No TV, spotty WiFi, dirty room, fire alarms needed changing and were chirping constantly. Quite noisy at all times. Area around the hotel was hard to navigate and all under construction

I was told that the stay was canceled by the hotel but I was not notified in any way. I booked this reservation for some friends and they were lucky to have found other accommodations at such a busy time (the eclipse). Despite having to pay twice as much, they were happy to not have to stay at this hotel. They said it did not feel safe.

I have been to this property multiple times and this property never lets me down. The rooms are always clean and bug free. I love the staff as well! They are very friendly and helpful. I will continue to come here. I have went to other properties and they were not half as good as this property.

There is no breakfast, as was advertised. The pool is closed. The rooms are old and falling apart. There are cracks in the wall, the paint is peeling and the wood is worn. The sheets do not fit the mattress properly and come off while you are sleeping. The mattress itself is old, worn, hairy and nasty. The toilet paper, soap and shampoo are literally the cheapest quality I have ever seen. There is no sign to hang on the door for privacy. When the maid entered our room to clean, she threw my personal pillow and stuffed animal on different sides of the bed. This is a super crappy hotel, do not stay here even though the price is cheap. It isn't worth it. Pay $20 more per night or so and stay at any other hotel.

Great room, clean, no noise, just nice

Water not working in shower. Couldn't take a shower. Front desk said they could transfer us to another hotel but that this one was compleyrly booked. Their other hotels were also fully booked and besides that it was already midnight by now and I wouldn't move me and my 3 kids that late at night anyways

The staff was friendly, property and the facility was clean and nice kept.

Cons: Mattresses need replacement worn out (bad dips) Side entry door kept slamming waking us up. Towels were not picked up from floor and replaced with new ones. Pictures of breakfast on website needs to be removed if it is not provided.

This property was Good but there was a big issue in terms of noise. There appears to be defected seals on the door so you can hear everything from the corridor.

There was mold on the ceiling in the bathroom. There was no breakfasts even though it was advertised. The hallways were tile and the sound carried and echoed everytime a door opened and closed. No elevators. The shampoo was opened and half used, not new.
