Free parking was amazing. The breakfast was included in the cost of the stay and it was delicious and warm every morning. The room was clean the Wi-Fi was good quality the only drawback was no room service. However, easy access to restaurants close by!

There was an odd sour smell in the bathroom after we first took a shower. The odor was noticeable but not overpowering and persisted for the the remainder of our stay. Otherwise, everything else was great!

Clean room, convenient location, sufficient parking (even for a large vehicle), close to the airport and the beach, and breakfast was included.

The staff was friendly and available. The breakfast was clean and well stocked. The room was well laid out and comfortable.

The breakfasts were delicious and fresh, and what you’d expect at a Hilton property in the U.S. The rooms were clean and although you can hear an occasional sound from neighbors, the walls didn’t seem paper thin as they sometimes can be at hotels these days. We couldn’t hear any conversations in the adjacent rooms. There is a 24 hour exercise room available. A grocery store is a very short walk away. Covered parking available under the hotel with elevator access. Had a great stay in February/March 2026.

Our room was very clean and our bed was comfortable. Normally hotels have the worst beds. I was really surprised and thankful for a good mattress. The buffet breakfast was awesome with make your own waffles, coffee and juice bar, cereal, oatmeal, bagels, toast, eggs and meat. You he one complaint is the ran out of parking so we had to park against the building.

The room was good. But the pictures made it look like it alhad a pool and there was no pool. Also the coffee in the Lobby (before breakfast started) was cold and had from the day before.

The hotel and staff itself was amazing! The room was clean, fully stocked with everything we needed and was able to provide us extra towels at request. The AC was FANTASTIC, which is something that is not always a guarantee! We could have made that room snow if we wanted! The breakfast was great! All the options were available. Our only complaint was that apparently there were lots of complaints, including ours, from a variety of guests (we were there for an event with about a dozen other people who stayed on the property) that the people above them were loud and you could hear a lot of walking, running, stomping, etc. all night long. In our room (first floor) we heard what sounded to us like stomping throughout the night, including being woken up at 3am to about 1.5 hours of it. I will say that the staff the next morning did offer to move our room however we planned to leave early and go home versus stay the night again. Overall the accommodations were amazing....the other guests in the hotel, not so much.

Everything was clean and staff was very friendly. Room stayed nice and cool, plenty of towels and everything else we needed. Only thing I will say was for my personal preference the pillows were flat, and the bed felt like it was an extra firm. So, nothing wrong as far as the hotel, it was just my personal preference so if you like a fluffy pillow, you might ask for a few extra.

The pillows are too soft for me, the bed is ok. The breakfast is decent, with make it yourself waffles. Parking is free, but there is no pool and no laundry facilities.

From the warm welcome from Liz, to breakfast, and even the gym, I felt welcomed and comfortable just like home.

Great property with FREE PARKING. Every other major chain in that area charges for parking. Otherwise it is a standard Hampton Inn. Looks recently remodeled.

The hotel is located right night to a busy highway. Very noisy throughout the night with passing traffic. Poor night sleep.

Buffet style breakfast ending at 9:30 complete with everything you could imagine, even waffle makers and batter for you to use. Pay attention to where it is located on the map, being near the end of the highway. Great staff and checkout at noon.

Very pleasant experience, super friendly staff, clean room and they also made our bed and put my kids stuffed animal on the pillow, very nice and extra touch.along with great prices and close proximity to Newport pier. Highly recommended and will definitely stay here for our bi-annual Newport trip

Our first morning, the breakfast was excellent. The kitchen staff was diligent and well organized. Our last morning, there only one staff member present and she was unfamiliar with things. There was no milk out for the cereal. She seemed to hide out in the kitchen with the door closed. Everything else with our 8stay was expecting cellent.

I loved it! The room was really nice for the price. The shower was spacious and loved the glass doors. The room had a keurig and a microwave which came in handy and the breakfast was surprisingly good. All the staff were extremely nice and my boyfriend isn’t easily impressed and he told me to make sure I give a good review so 5 stars for sure.

Close driving distance to things. Clean rooms. Nice staff. Easy parking. No front desk button on the room phones. Bathroom lights hard to turn on/off. Toilet hard to flush. Missing lighting over the main table in the room. 2 shampoos instead of shampoo&conditioner. Overall, adequate enough of a place.

Diamond in the rough! Great spot in what looks like a less than perfect area. But rooms were clean, staff was great. We used the area behind the building for parking and it worked great for easy access into the building. There were also very nice people staying there too. Hot breakfast is free and a very nice plus traveling with 2 kids. You will not be disappointed.

Near SNA Airport

Had a big story to cheat me out of Hilton points. Had no water for me. Live painting kept us walking around the joint in unsafe conditions: ankle twisters and walk in the road. Plus, fire escape, ingress/egress doors were blocked due to painting. Kinda hillbilly operation, it seemed to me. Not as bad as that DIVE JOINT Hampton at 55 and Dyer, but this one is still bad-ish. Oh, and the stinkkkk!!! a/c didn't turn on till second day. First night fan circulated pre-exsisting STINK, STANK, STUNK!

My wife & I enjoyed our stay but, we didn’t get the suite I had paid for. I had to go through hotels.com to get reimbursed the remaining amount I was owed. Hotel was under construction so there was debris in the walkways around the hotel and a strong chemical odor inside the building The room was okay and hotel staff were helpful otherwise I would have given an even lower rating.

Hotel undergoing renovation, which would have been good to know. New room, but heater was very loud. The location is not desirable--a lot of noise from the street in front. Had to ask staff after check-in about internet, breakfast (which was not "breakfast" but a togo bag. Will not be back. Way too noisy.

Where were the amenities ie fitness centre? Where was the wifi information? Breakfast was pretty disappointing, a small single bagel offered apples/oranges. Plastic cups in room. Poor value and disappointing that the construction site was not highlighted. The hotel branding also changed to the Hilton causing confusing upon arrival. Standard is definitely not up to Hilton as yet, and pricing should be updated to reflect current condition.

Paper thin walls and ceilings, if you like it quite when you sleep find another place. Under construction so no breakfast area available. They tried with some takeaway coffe up front and a Keurig in the rooms.

The hotel was under major construction, dust and debris all over, this was not told to us at booking. The pictures of the delishious breakfast furned out to be a sack with a bagle and a granola bar. Im sure it will be nice when its done. The room itsself was new and nice.

Upon checking in, I learned that the hotel was under serious renovations. It said this in fine print, once I dug back looking for it, but I believe it should be a pop-up so people really are notified before booking. The front desk guy was nice, but nothing over the top. He told me the King room I had booked wasn't available so we were given 2 queens, with no rate difference. It reeked of weed everywhere. The room was super musty. The area feels a bit shady, homeless lingering around. The parking garage didn't feel secure. Definitely overpriced for the accommodations. Will never stay again

I booked Holiday Inn Express specifically for free breakfast. This location is not offering breakfast, just some grab and go snacks, while there’s some repairs being made. It’s definitely the least clean and nice HIE I’ve ever stayed at. It’s also nearly impossible to park in the garage.

Room was not very clean and, chair had stains and bed sheets had crumbs on them.

Immediately AFTER checking in we were told the hotel was doing construction to their property, pool was closed and breakfast area was closed so to go bags were made. The construction and NOISE was daily from 8-5 sometimes 5:30. Luckily we didnt arrive until 4:30 the first day so we only had to deal with the noise for an hour. We had to revamp our daily plans because the pool was closed. Ask the front desk for more washcloths and was told they didn't have anymore and gave me big hand towels. Day 2 we received a text stating the water would be turned off from 10-4 and that we could get water bottles from the office. This messed up our plans because we then had to stay out even longer because we couldn't shower. Came back thinking since housekeeping had came, there would be enough washcloths but NO they gave us 1 washcloth a stack of hand and bath towels. Day 3 we had to leave the hotel A LOT earlier than planned because you couldn't sleep in if you wanted to due to the noise. Received another text while at the beach that the water was going to be OFF AGAIN. By this time it was ridiculous and were ready to go back home. Finally, was able to come back and shower but the hotel bottle of bodywash ran out. Told the front desk, she went to look for some, said she couldnt find anymore, so she gaves us on OLD bar body soap that fell apart when you opened the package. WE WILL NEVER STAY AT THIS HOTEL AGAIN!!

Also, the hotel was under construction. No pool, no hot breakfast, etc. I will say that the manager did everything she could to move people around to get me a room which was very impressive. Everyone was extremely friendly. I think if the hotel was not under construction and they had not given away my room, I would be waiting the much much higher.

This hotel doesn’t look at all like the photos. It’s rundown and dirty. Our hotel window looked directly at the door of an apartment building approx 20 feet away.

Included breakfast was extremely disappointing for the class of hotel. Also, we found a large cockroach in the bathroom. The desk clerk said a manager would reach out to us, but no one did.

I booked online through Expedia. The hotel did not list any problems. There was supposed to be a breakfast, and a pool. I had requested a king room with a pullout couch. Somehow my room request was changed to a double queen room. I talked to the people at the front desk, who were very nice, But who were unable to help As they had no king rooms available. This situation didn't work well for my particular party. It seemed that most of the rooms in this hotel were being refurbished and were unavailable. There was no breakfast, only a grab and go bag. There was no pool, it had been filled in At some point, even though it was still advertised. I would not have chosen the hotel had I understood it limitations. But, they were not apparent on the online site.

Front desk staff was friendly at check in, however failed to mention there is no hot. We came in from a day at the beach and needed to shower, however could not bare the cold water. Not to mention needing to run off the dark brown water in both the sink and shower even be able to brush our teeth. To pay the smonunt we paid and not be able to shower is unacceptable. There should have been communication that the hotel is under construction at the time of the booking.

A lot of construction and hotel was dingy and outdated. Description said there was a pool and 5 minute drive to Newport Beach, but it was a 20 minute drive to the beach and staff said the pool was closed down a month ago. Elevator had duct tape holding up the side panels. Overall I was disappointed with my stay

Low quality towels and found hair in the bathroom.

Quick friendly check in. The bedding seemed comfy but once we got into bed we realized both sides of the bed had big divots. Our room backed onto parking and around midnight someone was blaring music from their vehicle 5 feet from our window. Breakfast was ok, but terrible if you are gluten free or looking for a cup of caffeine free tea.1200 check out is nice. Staff were friendly.

The breakfast was ok, they have underground parking which is nice. Beds were very comfortable. Staff was very nice and helpful. Our room was cleaned the first three days, but not the fourth, which had us returning to a dirty bathroom (3 boys) with no clean towels. Kind of a bummer after 12 hours at an amusement park. But I'd stay here again.

Overall, the hotel was very clean, unfortunately there wasn’t much to amenities. When I booked, it stated there was a pool, there was not. The location was not desirable for walking about. Could only watch basic DIRECTV without ability for any other channels or movie rentals. On a positive note, the breakfast was very tasty with a large selection of food. Employees were polite. Could stay overall, especially if you just need a place to sleep 10 minutes from the ocean.

I went for a major historical fencing competition. Accommodations in Orange County can be rough, being expensive and not having good parking. Given the limitations on space that this property had like all the other hotels in the area, I had no complaints. And it had the usual excellent hot full breakfast which is just what I needed before one of the most prestigious competitions!

Nothing around the area but a short drive to Newport center but otherwise good and typical holiday express. Expensive at this time but isn’t everything

The pool was being worked on & weekdays you heard nothing but beeping & banging dron all the machinery. The renovations being made at the hotel should have been brought to my attention prior to booking. Probably would have stayed elsewhere
