The location was very convenient, everything within walking distance and parking was conveniently behind the house. So quaint! And they offer a great breakfast freshly made and a variety of snacks complimentary …make sure to tip your fabulous staff!

Vey nice stay and perfect location. Breakfast was delish.
- 4.5/5
The room was large and comfortable. The location was good enough to walk everywhere but I’d have preferred a bit closer to the river. Breakfast was in a pleasant bright veranda. It was nice to have the snacks and coffee in the lobby at all times. The room, on the ground floor of the carriage house faced the parking lot on one side and a big building on the other.

The location is outstanding. The breakfast is very good. They host happy hour free glass of wine and snacks daily. Rooms clean, beds comfy and the home beautifully restored. The employees are extremely friendly and helpful. Highly recommend it- would come back. Nothing

The breakfast in the morning was fantastic, simple but well prepared options. Most importantly the front desk supervisor Aleeyah was very attentive and helped with any and all questions throughout the stay, and even afterwards, she was a primary factor in creating a homely and comfortable atmosphere. Big thanks!!

The room and inn was very beautiful and nicely decorated. The front desk staff was friendly and helpful with check-in. Our room was comfortable and quiet and we had all the amenities needed. We only stayed for one night but would stay again!

Breakfast was good .Location is excellent. Stayed here before. Waitress very friendly. Second morning was very busy they need to give guests a set time for breakfast as everyone came down at the same time. No tables available for some guests . Room was not as clean as expected. Dust on furniture especially wardrobe. Fan did not work in bathroom. Coffee pods and milk in hallway not replaced for our 2nd night.

The staff was very nice. 1. Repairs of the property has been neglected. 2. The bathroom ceiling has water leaks and doesn’t appear to have been painted in decades. 3. Bedroom light looked like a filthy metal eye socket from the 1980’s. 4. There is a hole in the floor under the bed covered with a piece of tin bent back as an escape route for Miniture dogs, cats rats, or mice.

Definitely walkable to many things even if it wasn’t right in the heart of the historic downtown. The staff was very friendly and helpful. Breakfast in the morning was cooked to order and there was a nice space to sit and eat. I loved the coffee and tea and snacks that were always available. It could use some tlc in common areas and outside.

Very quaint. Lovely breakfast. Staff were very lovely Coffee and snacks available throughout the day It was all good. Coffee directly outside our room was not refreshed during our stay, but only a short walk to the main house so not a real issue
- 4.5/5
The room was comfortable: large, plenty of space to store things, arm chairs and a sofa. Good bathroom. The quaint old fashioned atmosphere. Nice to have coffee and some snacks at all time (the little pecan pies were delicious) While not in the liveliest part of the city it’s within a nice walk from everywhere. The parking separating the two buildings takes away from the charm.

The location is excellent and easy to walk everywhere. There is parking on site. The room was very comfortable, staff were friendly and helpful. Breakfast was delicious! The only negative was the low water pressure in our shower.

Wonderful stay at the Barksdale House! We had a very quiet and restful stay with our small dog:). The room and bathroom was spacious and comfortable-we stayed in the standard king. The breakfast was included and made to order-grits, eggs, bacon, sausage, Belgium waffles-all delicious-we couldn’t believe it was no extra charge. Coffee, tea, water and snacks were available 24/7. There was a Keurig machine right outside our bedroom door which was much appreciated first thing in the morning as we were in the third floor:). Highly recommend!
- 5/5
lovely victorian building on a quiet street, but close to the old town and places of interest. Staff very pleasant and helpful, and breakfast good and cooked to order.
- 5/5
The room was spacious with a comfortable bed and ample windows. The large chest of drawers was great as I like to completely unpack and organize immediately upon arrival. I was there for a week. There was a settee in the room, which was nice, but I would’ve liked a single comfortable chair with a higher back for reading and resting. That’s a small thing though. ?
- 5/5
Barksdale House in was fantastic. We loved the charm of this house! The staff were friendly and very welcoming. Our room was very clean and cozy. The breakfast was delicious! I do wish the bed was not quite as high or had some steps by the bed. I'm 5'2" and it was difficult to get in, but that's just from a short girl like me. I would choose Barksdale over and over again.
- 5/5
The location was amazing and we had easy access to everything we wanted to do in Charleston. The breakfast was amazing and it was super clean at all times. The staff was super friendly! Everything was great
- 5/5
Felt like I was in an old house which I was?Parking right in back very convenient to walk to everything?
- 5/5
The location was perfect. Walking distance to King Street, restaurants, and just all-around a good location for walking downtown. The staff was wonderful, always helpful and friendly! The outside needed some TLC, but the inside was clean.
- 5/5
Location was great and staff were so pleasant!
- 5/5
Aleeyah and Beatrice (at breakfast) were super helpful and accommodating. I love having a tub, security box and iron. The free snacks were so nice as was the excellent full service breakfast! The location was within walking distance of all of history Charleston. The outside of the buildings need some TLC and looked run down...but the rroms were well kept and well appointed.
- 5/5
Walkable to almost anywhere Not sure there was anything
- 4.5/5
very nice personally cooked breakfast. The location was great to walk everywhere we needed to go
- 4.5/5
Barksdale House is very conveniently located and within walking distance to shopping, many restaurants and the Charleston Museum. Breakfast was very good as well as the service. Great atmosphere for a colonial style building. Also plenty of parking. No complaints.
- 4/5
Location, staff, breakfast, size of room, quiet The bed in room 2 has a significant slope down towards the pillow due to the floor board
- 5/5
The Barksdale House was wonderful! Very accommodating. The breakfast was made fresh to order and they had a very nice wine social every afternoon. Ample parking in back was so convenient and it was located within walking distance to everything. A great B & B and would definitely recommend it.
- 5/5
Great breakfast!

Comfortable bed. Friendly staff. Good breakfast. HOWEVER, cockroaches, broken sink stopper, non responsive help staff. Stay in main building if you dare to stay here…not the Carriage House

Awesome!

It is centrally located in town and you can walk everywhere you want to. We are older and found the stairs to be a challenge. No fault of the inn.

Breakfast was very good Room was clean and quite adequate / Building had a lot of character
- 5/5
Beautifully appointed room and excellent freshly cooked breakfast. Great location for getting around.
- 4.5/5
It would have been nice to have either hooks or towel bars in the Shower area, but there were neither. The only place to put wet towels was on a shelf. Maybe they didn't finish installing hooks/bars when they remodeled or retiled?
- 5/5
Spent two nights here, everyone on the staffwas friendly, excellent breakfast and safe area

What a great place to stay, close and walkable to everything in historic Charleston…the staff is friendly and competent, go out of their way to make you comfortable, so many extras included in the affordable price paid. A jewel of a bed and breakfast, established 1778, incredible!
- 5/5
Since I am a disabled veteran, we will be requesting a first floor room in the future. Thank you

Great location but otherwise pretty subpar experience.
- 5/5
Great location, best breakfast, and the hosts are terrific!
- 5/5
This hotel was so charming and beautifully decorated. Location was great, we walked to everything. The breakfast was excellent. There was also coffee, tea and snacks available all day. The staff was very nice and helpful.
- 5/5
I would recommend replacing the carpet in the carriage house that leads to the upper floor.
- 3/5
The location is good. The staff was friendly. The included breakfast was good. The availability of coffee and teas was a pleasant commodity. The room that we had was very dated. The bed and HVAC were comfortable. However the seating accommodation was pretty dated. Two wooden chairs and a corner table were there if we didn't sit on the bed. The bathroom was small and poorly lit. Definitely not a room to spend an evening at the location. It was fine for sleeping and getting ready in the morning.

This was our third time staying here. We brought our dog with us on this trip and were disappointed in the way we were treated based on having her with us. We would not call this a dog friendly inn but rather a dog tolerant inn. There are several rules you have to be aware of when bringing your dog that are not disclosed beforehand. You have to enter and exit from the front and walk around the building and only eat on the patio during the breakfast hours if your dog is with you. Dogs are not allowed on any of the furniture, including the bed. We were put in one of the front rooms on the main floor. The room is big and spacious with comfortable seating. The bed was not very comfortable. There were stains on the rug and on the bench at the foot of the bed. The main issue with this room is you can hear everything, from road noise to guests and employees at all hours of night and day. We were woken up multiple times throughout the night from road noise and early in the morning from guests and employees. We spent one afternoon in the room to give our dog time to rest and the employees were very loud. I would not recommend staying in either of the first floor rooms. Overall, we would not return with our dog and there aren't enough amenities to warrant staying by ourselves.

The house is very rustic amd wonderfully decorated. Our room was clean and spacious. The staff were very friendly and their breakfast menu (being "continental" and all) was amazing. I wouldnt call it a continental breakfast at all as you could get anything from grits to belgian waffles, including avacado toast. We would definitely stay at Barksdale again.

We didn’t meet the owners, just staff members who were running the place. Room was great. Breakfast was good, too. Guests order from a menu so there are a variety of choices. Only negative was being charged to park in the facility’s parking area each night of our stay. Seems that could easily be a free courtesy to guests.

If you’re looking for something posh or up to date, this is not the place for you. It would be a great property with some TLC. Peeling wallpaper, water stains on ceiling and being able to hear everything in the house made the stay less enjoyable.

Room was nicely decorated. In-room spa did not work. A/C controls was shared between two client rooms. Breakfast is ok; saves about $60 per day compared to going out for breakfast! Only two parking space on property and one of those is used by innkeeper. Be careful where you park on the street due to restrictions. Great location for hop-on-hop off trolly.

The property was lovely from the outside and inside. A traditional period house. The staff were very good and welcoming. The issue we had was with our room. None of the windows could open and there was a weird sour smell. The room was clean enough apart from the bathroom and toilet room which were in need of refurbishment. Wallpaper falling down, look to be mould on the roof, the toilet seat was peeling and taps damaged and worn down. You did not want to go in there! It was very disappointing as the main room and rest of the hotel was fine. Breakfast was very good. Good car parking outback

The breakfast and staff were amazing. What I didn’t like was booking a room (with pictures of room )inside the hotel and receiving a totally different room in the back annex that was not in the main.

3 night stay in this lovely B&B, location is fantastic, just half a block off Kings St. very walkable to all the sights. Originally only booked 2 nights but decided to go a day earlier so the first night was in a different room, both rooms were in the carriage house so we only had to move across the hall. Rooms were both lovely, very clean with comfortable beds. The breakfast was served in the main house in the sun room (porch) Freshly cooked and served by an Ex pat with a very northern accent, despite being from up north! she made us feel vey at home, we had the room in stitches with our conversations about food and the differences between the UK and the US

This is a lovely old historic home that has been converted into a B&B type place. The Breakfast is great! Made to order! And you get a lot of personal touches staying here (the women who run the place remember you, etc.) It is in a great location - easily walkable to main sights, restaurants, etc. But it is on a side street so it is quieter than being on a main street which is very nice. Plus there is parking in the back of the Inn which is convenient. Really enjoyed my stay & I would stay here again!

My wife and I had two issues with the room. The bathroom sink was clogged and the sofa in the room was broken. Neither was taken care of during our two night stay. On the positive side, the breakfast was very good the one morning. We had an early flight so missed the second morning breakfast. We did ask for a partial refund for the two issues. The response we received basically made up an excuse for not giving us a refund. Expedia said the same thing that they could not. It sounded like they both know how to blame each other and both avoid giving you any refunds. I will be in Charlestown soon but will not be staying at this place or booking through expedia.

The house has so much character and has been tastefully decorated in line with its history. Breakfast was great and the complimentary snacks are a nice touch. As others have said, the bathroom was the only disappointment. It could do with an upgrade. But otherwise, this property is wonderful!

Fantastic stay, staff were wonderful, freshly made breakfast was included. Great location, easy walk in all directions.

Big rooms, comfortable beds. Great location. Front door had street trash in areas that never was picked up and the flower pits going up had no plants or dying plants. Not a great street impression. In the back there was a broken light fixture that had been there awhile.
- 5/5
overall experience was great. We were able to leave our bags there and go out and explore. check-in process was very easy. breakfast in the morning was excellent. Loved the feel of the place and it was in a great location.

We enjoyed the staff, the gourmet breakfast and the room. The breakfast host was delightful. The buildings were historic and beautiful. The location was convenient to shopping, restaurants and entertainment. One negative is the bathroom was a little beat up - the towel bars were hanging out of the wall, the shower tile was cracked as was the pedestal sink.
- 5/5
Great staff, lovely room and common areas. Breakfast was delicious and made to order. One block off King St. for shopping, and conveniently located to College of Charleston, the market and the riverfront. We walked everywhere! If there was a negative it would be that there is a large parking lot behind the property. Overall, an excellent value and stay!

good breakfast; wish were given more than 1 key

Breakfast from boxed items. No thrills, but good. Fruits, snacks, water and coffee available all the time. It's an old building, which fits in the atmosphere of the area.
- 5/5
The location was perfect! A few steps away from King Street and walkable to most landmarks that we wanted to see. Safe a nice neighborhood with lots of shops and places to eat. The Inn itself, was charming and comfortable. Awesome hospitality and staff. Great free breakfast and afternoon snacks. The room was a bit small, but comfortable. It is an old house, so expect a bit of sounds...creaky floors, crying baby, barking dog and a few voices. Nothing that interrupted our stay though. Loved everything about it! If you are looking for modern or state of the art facilities then this is not the place for you. For us, we enjoyed the charm, history, home feel that this place provided.

We were there for a wedding and wanted to stay in an inn. The Barksdale exceeded our expectations. The staff was so friendly and welcoming. The breakfasts and afternoon tea (or wine!) was lovely. Our room was comfortable and charming. The location was great - right between Market and King streets, walkable to everywhere. We highly recommend The Barksdale!

The location is perfect, in the heart of the historic district. We were able to walk everywhere. The staff were friendly and treated us like family. Staying here, felt like home. Aleeyah was especially kind and helpful, answering an array of questions at all hours of the day. We will definitely be back!!

Service was impeccable. Very friendly and attention to detail. Located by the main drag. A twist to the normal hotels but very cute and great breakfast

What a great place to stay and feel part of the family. MRS P. Will take you under her wing and nothing is too much. Breakfast is great & on tap drinks and snacks.

A quant inn in a great location in historic Charleston. Very friendly staff. Close to King Street shops and restaurants, along with an assortment of other eateries on Meeting Street.

The breakfast was most disappointing. It was a small menu that did not change, offering an egg breakfast, waffles and breakfast sandwich. We could hear the occupants above us walking around all night.
- 5/5
Great place to stay. Convenient and walkable to shopping and restaurants. Breakfast was incredible. Staff was friendly and helpful. Room was adequate size and very clean. Property is comprised of a historical building dating back to around 1778. Property is well maintained and blends in nicely to the historical charm of Charleston. Will return again on our next visit to Charleston

The parlor had a loveseat and 1 wingback chair. That was the only relaxing seats in the house that I saw. The other chairs were straight back dining chairs or metal patio table chairs. The 3 stories with stairs only is hard for elders to carry luggage up and down. The breakfast was not what we expected from a bed and breakfast. The food is all purchased from a wholesale warehouse store: mini-muffins, mini-cinnamon rolls, mini- strudels, pound cakes, banana nut bread, gluten-free toaster waffles. They do not have a true kitchen. They made a waffle with fruit that was good. They cooked eggs, bacon, toast, sausages fresh. However, a bed and breakfast in the south should have homemade biscuits, pancakes, muffins, sausage gravy, etc. The grits and oatmeal were instant. Coffee bar ad good selection and tea was available. It is located in the historic district and convenient to the DASH. Bed was decently comfortable but the pillows are hard.
- 4/5
Staff was super friendly. Breakfast was EXCELLENT! Location was convenient and parking was ample. The Inn and rooms were super cute and our bed was comfortable. Our bathroom was clean and functional but really needs an update. Bathroom faucet dripped and water pressure was lacking in the shower. Wall paper was peeling. All in all, this is a great place to stay and a great value.

Brenda and all of the staff were helpful and were available when we needed them
- 5/5
Very comfortable and convenient to the historic direct.
- 5/5
Super cute place, breakfast was awesome, staff was so sweet, beds were comfortable and did not squeak when you roll over! Decor is beautiful and aesthetic is Old South- walking distance to everything.
- 5/5
Overall a great experience with the room pleasantly large and comfortable. Hot breakfast selected from a well thought out menu was wonderful and access to treats, coffee and tea and added bonus. Perfectly situated for walking. Parking was a little tight one night but manageable. We stayed five nights and requested fresh towels and linen service that morning but to no avail - we get it as that appears to be the lodging trend these days but nonetheless we're disappointed. That was really the only hiccup.
- 4/5
It was clean, staff very friendly and helpful. The breakfast very good. Plenty of coffee, water and tea and snacks and fruit any time. The location was great!!! Across from the college and central to walk to popular sites, restaurants and shopping. Seemed to be a safe area.

Great location. The Inn was very cute and quaint. It is historic and a bit dated, but that's what gives the place charm. Everyone is very polite and courteous.

The staff was pleasant and accommodating. The breakfast was good. The property needed updating. Dirty carpets everywhere and a fresh coat of paint would help on interior walls.

Great location...wonderful staff...very good made to order breakfast...comfy beds. Note the hotel is locked and not staffed after 7:00pm so late arrival must be prearranged.

I spent a weekend with my girlfriend there and we loved the place. Very charming, very clean, excellent service and very sweet staff. Prime location; everything was in walking distance. The only downside was our bed: way too small for two people who aren’t planning on spooning at night.

This place is adorable with a very friendly staff. Breakfast, which is included, was excellent. The place is half a block off King st and walkable to everything. I highly recommend staying here!

Staff was amazing! Great breakfast that’s included in price. Room #1 and #2 is located at the front of the property so it can be very loud with people outside and passing cars.
