The room itself had an odor coming from the sink and dishwasher. Also from the AC unit. 1 out of 2 elevators worked. And Lastly the staffs attitude was unfriendly and uncaring. Expedia doesn't seemed to be informed of the property decline otherwise I sure this location would have been removed from any listing. $200 per night???????

Everything was amazing and love the staff always helpful. Keep up the great work!

1) Not being told housekeeping only came every 3 days so we were stuck with dirty towels and an unkept room 2) One operating elevator 3) Never having an employee at the front desk and having to wait for someone 4) Spotted cockroaches outside of a main entrance I would never recommend this hotel and would encourage management to consider these concerns.

No breakfast or coffee is served in the lobby. I requested an ADA room that had a walk-in shower - that is what I booked. However, it was not on the first floor as described, and it only had a bathtub with handles, which was not helpful at all, especially because I stayed 2 nights. Not acceptable.
- 1/5
My family and I walked up to our room, the 4th floor reeked of an extremely strong foul odor, it was nauseating, our room was even worse. Then as we looked over the room, it was beyond disgusting. The pull out couch was covered in stains, the matress had no sheets, or cover on it at all, there was what looked like toothpaste on the bathroom counter still, stains and marker written all over the curtains. I immediately booked a new hotel for my family and I. There was NO WAY I was going to stay there for an entire week. When I went to check out and tell the man we weren't staying, he just replied okay. No questions, no concerns. I asked him if he didn't care he was losing customers or why we were leaving, which again, no response. He finally asked why we were leaving, and I just said it doesn't matter at this point. After contacting Expedia, I was refunded for majority of my funds spent on this room. However, we will definitely never be staying here.

Otherwise it was great!

Everything else was perfect 👍
- 3.5/5
The room was spacious and comfortable. I especially liked the size and placement of the table, and there were good lighting options and plenty of plugs. It was also very quiet. The location was convenient and the entrance was great for pickups and dropoffs. The refrigerator was big. Parking was available. The housekeeping staff missed a day of cleaning and we had to request it at the front desk. Upon arrival and for 4 days the kitchen had no dishrag, hand towel, scouring pad, or frying pan. There were only two of each eating utensil and plates, no coffee mugs, no extras, no serving dishes. I suspect the items were probably available but housekeeping was remiss in checking kitchen supplies. The toaster only worked occasionally and one of the two electric burners didn’t work well.

Checked in late Friday evening. Easy checkin. A/c in bedroom did not work the entire weekend. Had to sleep on the pullout sofa as maintenance never came on the property. Keys stopped working day two. Had to “bother” the front desk for a rekey. Website says $12 per night to park, front desk charged $20 per night. Will be disputing that. Overall I’d give an average rating especially due to the lack of a/c.
- 2/5
Nothing good to say about this hotel unfortunately. Very disappointed
- 3/5
First time staying at this location and it wasn’t up to par. I have stayed in south San Francisco and Bellevue, WA and all previous locations have offered breakfast, this (Campbell) location did not. My other complaint is that the person who checked me in was not very welcoming and didn’t properly greet us. He had a strong foreign accent and quickly showed his attitude when I kept asking him to repeat himself due to not being able to clearly understand him. I found it rude when he literally tossed the paper for me to sign for the security deposit and parking-fee. I hope to never have to deal with this unprofessional and unwelcoming employee. Other than the night-time crappy employee. The inside of the facility was clean and up to the standards I’m used to from “Larkspur Landing” brand. The parking area had some fallen branches that blocked a few parking spots but other than the overall condition of the hotel was “good”

Good location for events in Campbell and Los Gatos No dining or market options. No amenities

Overall the hotel is nice and clean. Even though it's on a busy street it is not noisy inside the rooms. It has a nice small kitchen so you can heat up food. The bed was nice and clean but the pillows could be better
- 2/5
Room was supposed to be clean, found a dirty sock behind the bedroom door. There was a plastic bag tied over the Smoke Alarm, which needed to be removed?

Nice big clean rooms! Easy parking

Do not stay here. Rude staff. Insect infestation in room.

It was nice to have free access to laundry facilities.

We had serious parking problems. When we arrived at the hotel there was absolutely no parking. We asked at the reception, where to park. She told us exactly where to park. It was not proper parking so we went back to confirmed with her and she assured us that it was ok to park there. We parked there and went back to doubly confirm with the reception. She checked where we parked on the security camera and said that it was perfect. Next day early morning they towed our car. We spent several hours and more than $400 to get our car back. We told the hotel and they refused to take any responsibility. They said it was our fault that the car was towed and we should not have parked there. How is it our responsibility if we did exactly what the hotel told us? We were supposed to stay there for almost two weeks but checked out next day. They seemed completely inconsiderate and irresponsible. We had a terrible experience and are never going there or recommending the hotel to anyone.
- 5/5
Great location and the staff was nice.
- 4/5
Free laundry was great but 2 loads were stolen from us and the staff was not helpful to recover our clothes and find the responsible party. Besides that issue the staff was good. I was going to give them 3 stars but we had 2 large vehicles to accommodate which is why I gave them 4 stars
- 4/5
Overall, the room was clean and the stay pleasant.
- 1/5
Hotel listing says FREE PARKING! IT IS NOT FREE! When asking, front desk said, Hotels .com fault, they updated 6 months ago to they DO charge for parking, so they dont feel accountable at all. I paid, will never stay again.

Lack of amenities ie, no Continental breakfast. They did miss vacuuming a toenail up next to the side table.

Everything was great except they should have a breakfast.

Disappointed...Have the nerve to charge for parking and never once was mentioned. Nothing special about parking just normal parking. Will not be staying again. We where freq guest too.
- 3.5/5
Executive suite was spacious. King bed was comfortable. Bathroom was good. Kitchen was basic but clean. A/C is living room had no bedroom outlet. We travel with a small fan that helped as did opening a window since night was cool. Otherwise too stuffy. Furnishings are date and cloth items are dusty, esp curtains. Light fixtures are old with inconvenient switches. Kitchen could use a toaster.

Upon arrival, saw a notice posted on front door of lobby that their kitchen was closed by the health department. No breakfast, snacks, or coffee available during our stay. Property seems to be used as either a half-way house, or something similar. Witnessed two different individuals being dropped off and entering with all belongings in plastic bags looking very disheveled. Lots of “odd” people lingering around the parking lot. Property is outdated and not clean. Very disappointed in this location.
- 2/5
They charge parking fees without disclosing to you in advance
- 5/5
The bathroom lighting was not good . But that would be my only complaint.
- 3/5
Kitchen just ok , good parking. The day when we checked in the front desk person not friendly and made mistakes on the room key. Overall it is okay
- 3/5
The room smelled musty and didn't feel clean at all. I expected better the pictures on Expedia are way different then when you enter the room.
- 2/5
Clean room and friendly staff but out of 4 people, one one keycard worked for the door, And halfway through our stay even that one stopped working. The breakfast kitchen was closed by the health department which is a red flag too

Hotel is well situated and had basics. No cleaning staff on weekends and twice had to ask for towels and coffee. No trash removal.

Our door wouldn’t open we had to go through the window

Paper thin wall. Noise above us and to one side until 5am. Left one day early as things were so bad. I told the front desk what was happening & they offered no help. I will NEVER go back. And the dining room was closed with no prior notice.

The rooms were clean but the hotel is older and doors were a little wonky. The main living room had AC but not the bedroom so we slept a little warm. The staff were friendly but not that helpful. I wasn’t told much information during check in. I had to ask how to get to my room. Was there a gym? Do they offer complimentary breakfast? I wasn’t told anything. The phone in our room did not work either.

Size of the room was great, location was close to everything we needed, room was clean. There was no body wash in the room. When I called down to the front desk the worker didn't know where the refills were, but said he would look. When we checked out after 9 the next morning we still had no soap. I mentioned this at checkout and was told that a note had been left for the cleaning people. The front desk should have bars of soap for cases like this. It makes it very difficult to wash without soap so no one in our party of 4 felt clean. We were in a grand suite and the living and dining areas were dark even with all the lights on. More lights needed!

Poor maintenance, mold in bathroom

Make sure all lighting is working (above the desk light didn't work. It's dark enough already. Improve the bathroom lighting. It is inadequate and makes the usual bathroom "tasks" difficult. The kitchen was good but the room's coffee services caused me to say "really??" I was glad to check-out.
- 4/5
Easy parking great location - only one elevator works and it smells like cigarette smoke - but I will be back
- 5/5
clean room, members front desk staff were courteous, room and outside relatively quiet, received and payed for what we reserved. Folding luggage racks in room. Room looked as advertised. As stated before, no breakfast. plenty of food and shopping stores nearby.

Room smelled of BO. No breakfast as advertised. Hotel dated in scary part of town.
- 4/5
We need a breakfast room. It is hard to get something to eat in the morning.

Was suprised when checking in and being told there was a parking fee which they never had before. My bathtub had an fake eyelash in it.
- 4/5
They no longer offer a courtesy breakfast because of a failed health inspection. Parking was a concern. We had to park a block away on the street because the parking lot was full. Also, one elevator is out of order.

The hotel is getting worse every time I stay there. Rooms without proper maintenance, one of the two elevators is always broken, they stopped serving breakfast about 3 months ago and the latest, they started charging for parking 12 USD per night.
- 3/5
Good location but a little run down. Good sized rooms but only the sitting room has controllable heating/AC. Windows doing open making the bedroom a bit stuffy
- 3/5
The staff were not typically at the front desk when we went by, there was dripping from above us on the ceiling of the bathroom. Limited mirrors, decent location. No fan in the bathroom. Very few amenities for being an upper tier hotel. It looked like there hadn’t been upgrades in years. No coffee/tea/breakfast/food in the lobby. No keycard needed to go up the elevator which is a safety concern. The walls were pretty thin. I didn’t like how they wrote our room number on the parking pass. We are unlikely to be back.
- 3/5
The staff were friendly. Disappointed that coffee wasn’t available in the lounge. I understood the kitchen was u see construction. Decent room.

The room did not look like the photos and definitely needed some updating. The lightbulbs were all different colors in the room was very dark. The kitchen is currently being remodeled so there’s no breakfast if you just need a place to stay it will do for the night.

I do not recommend at all, they are many other hotels nearby. If I hadn't booked a non refundable room I'd have found elsewhere to stay.
- 4/5
The room was clean, the location is perfect.
- 2/5
It’s been about 3 years since we stayed here. We used to enjoy it. I was shocked at how the quality has declined. In the first room we were given, the door stuck so badly it could hardly be opened. In the next room, the door still stuck, but we could at least open it. The curtains were torn, the kitchenette didn’t seem clean. There was a notice on the lobby stating the location’s kitchen had been closed by the health department.

1) Extremely dirty, the rug was super sticky and filthy. 2) Our pet got worms and fleas from the room which was horrifying. We had to get dewormer from a local vet while we were there. 3) The breakfast bar was shut down while we were there due to some sort of health issue and we weren't offered any compensation. 4) The hotel manager was really nice, but all the staff we interacted with were subpar. Would not stay there again and do not recommend.

Everything was fine except we didn't know until we got there that there was no breakfast.
- 4/5
Decent hotel 😊
- 3/5
It would have been a nice stay but there was no breakfast service which was the main reason I booked with them. I was not advised that they were doing work on site and could not serve food.
- 1/5
The owner totally dropped the ball. He said he would accommodate me and others since the restaurant was closed down and he did not. I will not recommend larkspur at any time for their lack of customer support.
- 3/5
Wife saw cops in the parking lot late at night, twice. No cars were broken into. Neighborhood seems safe.
- 3/5
Upset about that. This is something that's important whether we were business or whether we were family we\n Have stayed many times with you and always were very satisfied except this time.
- 5/5
Clean and comfortable rooms. Service was friendly and accommodating.
- 3/5
Place needs a make over. Paint chipping all over. Carpets need to be replaced, king bed in our room left a spring mark on my hip. Red noticed from health department that kitchen was closed and no food to be served. Parking was great. Place close to shopping and HWY
- 4/5
The hotel met our needs. Shopping and dining eitgin
- 4/5
The owner and staff were very accommodating. Ride was quite nice and I would definitely recommend it for business individuals that commute. Full kitchen too.
- 5/5
Easy, friendly, check in and check out. Good location. Quiet, clean room.
- 2/5
Main area carpeting is beyond filthy. Only one of two elevators were working. No hot water in kitchenette. Some room lights did not function. No safe in rooms. Internet did not work. Staff was very friendly.
- 3/5
Outside of hotel lends you to believe that it is fully upgraded. This is not the case. Furniture in rooms is clearly late 90’s lol. Kitchen counters looked to be upgraded fairly recently but refrigerator was painted black and paint was chipping off and door was dented. Had a hard time getting into the room as the door had been kicked in before and the lock on door jam was still damaged and a very large fence hinge had been added to the door. There was no continental breakfast as stated on website and they ran out of regular coffee…only had decaf
- 1/5
I didn't like anything... Bed bug infested and no refund policy... Rooms smelled carpet tore up staff in friendly and rude... They gave me room away after I paid for a week stay... Never will return ever...
- 5/5
There’s nobody there every time you check out
- 4/5
The stay was nice, staff were friendly and the room was adequate. An overall good value and a great location.
- 1/5
The room smelled really ….. bad and there were ants in the bathroom. Spider web across the kitchen. There was a chair in the room that was really ….. scary. Service was great but hotel was just not maintained. Also it said free breakfast but there was no breakfast or coffee when I checked the first morning.
- 3/5
The courtins were falling down. The windows were so dirty you couldn't see outside, there were no light drapes so I could open the heavy ones and not be seen. The coffe maker didn't have a pitcher to make coffe. Everything else was ok.
- 2/5
Fruit flies in the room - probably killed a dozen of them. Windows (overlooking noisy street) very dirty. “Continental breakfast” - not being offered - dining area “under construction.” Booked a “room with breakfast” but front desk said bc booked thru Expedia they wouldn’t knock $ off the price for not having breakfast as promised. VERY noisy full-size refrigerator in the room - without earplugs would have been impossible to sleep.
- 2/5
I picked a hotel that had free breakfast because we have 4 kids and really appreciate the convenience. Checked in at 6pm to find out they won’t be serving anything for breakfast- not even coffee! 3rd story windows opened all the way and had no screen(probably a violation of CA code and unsafe for the kids). Many areas in poor repair.
- 3/5
The room was clean and the kitchen was nice to have. However, lots of trash in the cans in the hallways that wasnt cleaned up. Only 1 working elevator. However my biggest issue is that I left behind my airpods and did all the foot work they requested, including buying a shipping label and paying for a pickup to have them returned, however "the airpods are missing now." I was supposed to hear from the manger about a resolution, which hasnt happened, its been weeks now.
- 3/5
The property is very outdated. Everything from the entryway to the guest rooms need a major refreshing or remodeling.
- 3/5
No coffee or breakfast even though it’s in the description. Not informed of the change at check in. No compensation offered for reduced service. Very tired room. Kitchenette had no paper towels or dish towels. Door was difficult to open and close. Only one elevator working. Very nice staff.
- 3/5
Just seemed cheap and unsafe. All the staff was great! Kind, helpful, and present. Just a bad environment the team made much better.
- 5/5
The staff was very friendly and very helpful. Very nice Hotel.
- 4/5
I saw the advertisement they are an extended stay Hotel. I just did not expect to see the amenities (dishwasher, stove top, roomy refridgerator etc.).
- 4/5
In town for a medical appointment and enjoyed the spacious room that we had.
- 4/5
Nice quiet neighborhood. Good breakfast. Nice staff.
- 5/5
I was home visiting friends, and Larkspur Landing would be a convenient location to everything. I remember when this place was built, always thought it looked like a very nice place to stay. Everybody who works there is nice, friendly and helpful, and I have only good things to say about them. However, it is clear that no updates, upgrades or remodels have been done since this hotel was first opened. Everything is dated, old and looks very used. Signs of repair, especially in the bathroom. Broken curtain rods, valances, stove knobs and kitchen cabinets. I was very disappointed. Perhaps the owners are struggling and not able to do the needed work. I am afraid I will not be using this place in any future visits.
- 1/5
Arrived to check in only to be advised there had been some kind of property damage and my room was no longer available and that I should have been contacted by Expedia about a new room. I was contacted by email after 5:00pm and asked to contact them and I didn’t even see the email until the following morning. Poor and untimely communication.

Staff 10/10
- 3/5
The property is nice and it just needs to be renovated and the water pipes to be cleaned up.
- 1/5
We left the hotel shortly after we checked in. The first room we had smelled like cigarettes. We asked to change to a different room
- 3/5
Eggs looked unappetizing. They were sitting in water bacon wasn’t good other food options were fine
- 5/5
The front desk people are very cheerful and helpful!
- 3/5
There was no attendant when we arrived at 4:30pm, waited 15 minutes, not very friendly. Room was in bad shape, broken drapes, broken door, AC did not work and the fridge was super loud (last legs) condiments and coffee not set up in the room. The nicest person was one of the staff I did not get his name and the lady in charge of breakfast Saturday-though they cleaned up early.
- 1/5
Refused paid for room, gave my booked confirmed room away stated had to move hotels. eventually gave me lesser room with no amenities or included breakfast. Was stated that room would be comp'ed and not charged but Expedia owes me refund!
- 1/5
Breakfast not fresh and has only 3 choices we don't eat pork, we ask if any meat choice Management shrugged our complains and we had to eat outside the hotel. Hotel room carpet disgusting. Third bed on the sofa broken.
- 3/5
The carpet of public space is dirty, the breakfast is poor.
- 2/5
We found cockroaches in our room twice. Had to ask for trash removal and fresh towels several times. Dishwasher smelled awful. Key cards had to be reset every other day. TV had multiple issues. Room above us leaked into our bathroom.
- 4/5
It was nice for the price. Clean beds, no bugs, comfortable big rooms.
- 4/5
Second stay, nothing unique compared to say extended stay america, but was a good stay overall. Last night the front desk had no additional towels though, so that sucked, had to call to get the desk clerk to come out, despite trying tog et there attention from the lobby. Not in a rude way, but I could hear the phone ringing, and they were like 20 feet away in managers office. The fridge in the room ABSOLUTELY needs maintenance, it makes an unbearable loud noise when running, clearly no intended, and the only suggestion was to, and I quote "Just unplug it." This was irksome, as I did have perishables that needed preserving, so I had to unplug it each night, and plug it back in to keep the items chilled. Advertises netflix, but have to use own account, not awful, just annoying with no HBO or similar service. I would still recommend that hotel, particularly if you prefer to prepare ones own food.

The fact no one cleans your room daily, however didn’t know they did this every 3 days, but it’s cool, we had a great visit!!

Such a big place !! Staff was so nice .. although the sofa bed definitely needs new cushioning … quiet calming clean place ! Would definitely stay there again .

Rooms have some stale odor almost urine smell

The property is located in an easily accessed location, close to freeways and local amenities. The rooms were clean and the bed very comfortable.

Breakfast was okay. It could improve. The staff who takes care of the morning breakfast was not friendly & has attitude problem. She was grouchy. Looks like to me that She doesn’t enjoy her work. Choices of food for breakfast are very limited. Room was old & needs a lot of improvements.

Walls are paper thin, can hear the people in the room next to you.

Mistake not resolved in a timely fashion

The elevator closest to the windows was making noise so bad I was scared to use it. The room was nice size but very dated. Bathroom door looked broken but would close ok. Beds and room was very dated and needed updating. Overall it was ok for what I needed and the price was reasonable enough.

Friendly and efficient staff.

Kitchen was very poorly stocked. Breakfast varied day to day. One day would be only carbs and they next day there would be eggs and bacon.

It was great!

I've stayed several times, it'salways a great experience. Great kitchen, great separate room, very cozy and clean.

My room was very nice. Everything was very clean and I enjoyed my stay. Front desk young lady was very nice & helpful. After a long day I felt welcomed and comfortable.

This hotel building is old.

The location is pretty good, stuff near by but not too walkable. Safe clean area as well. Rooms were nice, staff was friendly, weight room and breakfast were available but nothing crazy. It was a overall a good enjoyable stay here.

I was happy that I can pay at arrival now instead of when I make the reservation.

The location was good

I was having construction done at my home and they had a industrial size humidifier that ran 24/7. I was going nuts. I've driven by the hotel many times and decided to try it. It's high on my hotel list. A real gem in the valley!

nice place to stay

Nice and comfy

Bathroom door was falling apart, lighting was terrible, blankets/bedding was terrible, pillows were incredibly flat, hotel wasn’t the cleanest, stale bagels and toast for breakfast/no hot breakfast, coffee was stale - when calling and asking questions about the property was told “hot breakfast eggs, French toast, sausage, bacon each morning and a pool and hot tub” when I questioned why it wasn’t showing online they said it’s a franchise picture but we have a pool and breakfast is amazing.

Always helpful, and I stay here often.

Amazing staff, flexible, full of perks.

The accommodations were clean, neat, and smelled good. I was with my dogs, and you couldn't tell others had been there. It was quiet. The only thing i would say is negative is the shower curtain was in bad shape, and the paper towel holder was broken. Easy and inexpensive fixes. Overall, i would give it 4.75 and definitely stay there again.

This room was very pleasant. The room was clean and quiet, making it easy to relax and sleep. I will return next time for a big event in town.
- 5/5
I frequently stay here and it is a good property. My only minor complaint is that the shower curtain has seen better days, and i got water everywhere. But that is really ninor. It is qyiet, accepts dogs, and access is easy.

Quiet, in need of a freshening up. Staff friendly and fast.

Almost didn’t get our room because of a policy change. Room was pretty beat up.

All the amenities needed were available except there is no swimming pool & the room landline phone assigned was not working, no dial tone. Had to go down to the lobby or call via cell phone # to contact the front desk. Overall, well maintained hotel and great stay!

Prettiest staff decent breakfast and quiet

If you’re used to staying in nice hotels with good customer service, don’t stay here.

Not great for traveling solo. Was met in the lobby by a man who was staring straight at me, not looking away without speaking. Then offered me to go ahead of him of line, which felt weird because now he will overhear my conversation and possibly see my hotel room number. This is not a family hotel, more so for working men. The room wasn't comfortable, and the environment felt dark and creepy. There was something underneath my bed, and i did not want to get close enough to see what it was. I did not end up staying there, as i felt unsafe and left. No refund for either of my days booked since the time had passed for that.

Is nice clean and good price

Booked 3 rooms. Two of the three rooms keys deactivated. The toilet in one room didn’t work. When I needed help reconfirming one room for late arrival the desk clerk wasn’t very helpful. I had to cancel and rebook and my son was then given a lesser room. I hope to be credited for the first room.

This was such a quick and easy check in. Great for tired travelers.

No front desk person. Waited 50 mins for someone to come to front desk.

Everything was fine

The property is convenietly located near two significant transportation arteries. It is well-maintained and has an adequate breakfast. The staff was friendly and helpful. In the shower, the body wash dispenser fell off the wall and bruised my ankle. While the location is convenient, it is not in an area especially conducise to walking.

Quiet and comfortable…could use freshening up!
