    I would avoid this place unless you are desperate. Showed up after hours around 11pm as I was not expecting to stay overnight for work. I had to stand in line outside to get checked in. One person allowed in lobby at a time with the front desk attendant yelling at people to wait - not exactly a friendly introduction to the property. The room was disgusting. It smelled horrible, the walls were all marked up, and the bathroom door was severely water damaged and wouldn’t even close all the way. Bathtub had black all over the tub, toilet paper was used, and the kitchen was gross. The bed rocked every time you moved. It looks like the staff tried to keep things clean but obviously the property isn’t maintained. People were sleeping in cars outside, and it just felt like an unsafe environment. Overall it was a pretty bad experience when for $20 a night more you can stay in a normal hotel nearby. I would not stay there again.

    Clerk did not seem to want me to stay at the property. Commented hard to find as sign is tucked back (and not visible from all directions, we missed it initially. She replied it’s for more long term stays.) She seemed concerned about where to put me. Room was ok, door seal needed to be replaced and painted. Room was shabby- missing drawer knobs, cracks in furniture. Lights were extremely dim. Picture frames dusty and shower top ledges dusty. Faucets and shower head- poor pressure due to build up. Shower temps was inconsistent and not labeled properly. Could shower and bathe all in one, defiantly needed a bottle of draino! Floors looked clean but could not walk barefoot. Loud neighbors all though the night, do not want to be by the stairs! The room worked for what it was needed for and location was good.

    The staff was very nice at this property. The room was comfortable however there were roaches and other little bugs in the AC as well as running around the room, dead and alive for the price. I don’t expect perfect, but I do expect a little more.

    I’d also add that the rating you see is definitely skewed. There are high ratings for this property without basis or context. We stayed at a Woodsprings with a mid rating which turned out to be ok and thought this place was similar. Removing all the tens might drop this property to a three average.

    I have never stayed at an Extended Stay before and I never will again! I was staying at another hotel for a concert and decided 2 extend our trip by 1 day-unfortunately they could not accommodate me, so I had to find another hotel. With short notice I found availability at Extended Stay. I do appreciate them letting me check-in 30mins early, but that’s where it ends. We got back from the concert at around 1:30am and couldn’t get into the room (the keycard wasn’t working) I drove to the lobby which was closed and had to call customer srvc- the 1st person said someone will be with me in a few minutes, after 10mins I called back- he stated she was on her way and that they have 10mins to come up front. I said it would have been nice to have been told that. When the worker finally got there she stated they have 30mins to come and I was going to be charged to be able 2 get a new key, and she shows me a form I have nvr seen or was given that states this. I said I would talk with the manager in the morning. The manager did remove the charge in the end. About the cleanliness- if I had another option I would have left 2 find somewhere else. My daughter and I were afraid 2 touch anything. The bathroom door you could visibly see dirt/grease and fingerprints all over it! We found a roach in the room along with a few other dead bugs. There were stains on the comforter/bedspreads. Just not a pleasant experience.

    This place was not nice at all. We got in pretty late. Had to wait outside the locked lobby door. The area was very sketchy. After getting room keys and making the walk around to the back building, the keys didn't work. This place is not nice at all. Quite a few sketchy individuals roaming the parking lot or just hanging out. Made the decision to find somewhere else to stay very easy.

    WALKING IN THE ROOM HAD A BAD SMELL! KITCHEN burners for the stove were rusted.. The room has not been cleaned thoroughly. Roaches!!! (Comingout ac and kitchen vents). Mold on ac units. Pulled sheets back on day to leave, and my child and I had been sleeping on top of filthy mattress cover. The fridge was spray painted back white with rust showing through. The bathroom had black stuff and a black spot in the tub where the paint was worn down. Shower curtain filthy black edges and cigarette burn hole. I had to gobto dollar tree and purchase mop,broom, and cleaning supplies along with spray for roaches. They can't/do not give that to you, and the stinch of the room was horrible. I had nowhere else to go with my special needs child. I had no o t her option but to stay. I was over 700 miles away from Louisiana and had very important business to take care of in Tampa/Brandon Florida area. Very disappointed ?

    The staff at this establishment is incredibly unprofessional and disrespectful. The worst customer service I’ve ever experienced as a paying customer was provided by a mean and unpleasant woman who looked miserable in the customer service department. She informed me that she wasn’t booking anything for me and that I needed to call my third-party booking agent to request a refund. I’m truly sorry that this is the representative of your business. I will never book another room there and will do my best to warn others about this place and this particular woman.

    Location was near to mall and eateries. Room was spacious. TV had plenty of channels. Microwave oven and fridge were useful. General areas of the property was not clean. Bottles, papers, and other items were on the corners near the stairwell. The lounge was quite small and had no chairs or sofa. No elevator to the second floor where our room was. Stand lamp shade in room was broken. There was no soap or towels in the bathroom. Found stain on bedsheet. There was an angry altercation between staff and one guest in the lounge. In general, very poorly maintained hotel.

    The room assigned to my family was unsanitary and poorly maintained. The floors were extremely dirty, to the point that my autistic son briefly walked barefoot and the bottoms of his feet turned completely black. There were also cockroaches present in the room, and the bedding appeared unclean. Additionally, the air conditioning unit emitted a strong odor consistent with moldy or mildew-like air, raising concerns about the air quality inside the room.

    It was raining when I was trying to check in staff made me stand outside in the pouring rain until the customer in front of me was done! Then I was able to enter building soaked wet to check into my room. Also there is to many people living there making guests that are there on vacation uncomfortable.

    People hanging out in the parking lot drinking and smoking pot till the wee hours. Cops in the parking lot for that reason and other reasons. Roaches galore and I do mean many, many roaches. Roaches on the bed, in the shower/sinks/on the ceiling. Room smelled so heavily of cigarette smoke. Super uncomfortable bed. Couch clearly chewed on by an animal. Dresser had stickers all over it from a child. Black mold around the rim of the shower, roaches crawling in and out of that.

    I arrive at 12 midnight. But the office lobby closed at 10 PM. so I call then and the call center agent answered. He’s very nice and he told me to wait and somebody wil get me on where I park. I checked in like around 1:30 am. Got into the room at 2:10. The night shift lady very nice.told me that the check out is 11 AM or could be late. I wasn’t really intended to check out late, but I got up late. THERE IS PHONE IN THE ROOM. At around 11:30 AM housekeeping knock on my room with a “KAREN VOICE” housekeeping you’re 30 minutes late upon check out. And I just say SORRY. I was gonna take shower, but I just packed up and checked out. I understand that the hotel is cheap, but attitude could be luxurious, and everybody knows how to use a phone while yell outside the room.

    The 1st room they put us in was dirty the tub had feet prints in it and the refrigerator had mold inside the second room was better far as clean but the heat didn’t not work on a 38 degree night offering nothing the refrigerator didn’t work and the tv was a blue screen on top of having to pay 230 for a esa dog and leave a 100 deposit as if you are renting a home no housekeeping but they are there on the grounds talking with the other guess and smoking cigarettes and the unit have riches the most worst experience of my life I had no choice I moved from Detroit and my place was not ready thank god it was no longer at checkout I told the lady about the issues asked would I be comp for my issues and her response was probably not and just looked at me no apologies no nothing I even asked if they are hiring because needing a job and not liking what happened someone needs to show them customer service

    I don’t know what shocked me more — the cockroaches crawling around like they pay rent, or the drug deals happening in the parking lot like it was a drive-thru. This place is not being cleaned or monitored the way a hotel should be. We didn’t feel safe in the room or outside of it. I honestly wish I had read a review like this before booking because I would have saved myself the headache. Do yourself a favor and stay somewhere else.

    I really didn't appreciate the stark difference between the pictures and the actual room. First thing we noticed was the rusted old fridge, not a nice, white new fridge like the one in the pictures, then a couple stove top burners one of them with burnt food still on it. Then we saw the bathroom, burn marks on the floor by the toilet where it looks like someone fell asleep with a cigarette in their hand or something, and the door apparently had a massive amount of water damage, it had swelled so much at the bottom that the door dragged across the floor and we had to lift the door up to get it to actually close. Then they put some dollar store towel rack right at head level next to the shower with impressively sharp corners. The hot water had to be finessed in order to work, and the air conditioner was so loud we thought it was a motorcycle outside at first. The pillows provided in the room were a bad joke, i think a rolled up hoodie would've been more supportive. All in all a very gross room and not somewhere i would ever stay again. Like i said, it's the pictures being so misleading that's upsetting. You think it's a nice place and then you walk into something else entirely. I understand it's an extended stay place, not built for couples looking for a night away from kids, but you could be more forthcoming about the rooms, right now it's an absolute scam compared to what you'll actually be staying in. I'd avoid if possible, the hotels on either side of this one are better

    If you enjoy not having hot water for your shower and transparent, yet impossibly scratchy, toilet paper, then by all means, read my 1 star review as a 5. Please be advised that the office doesn't open til 9am, so you should schedule your check out complaints around that annoyance. The place feels like a cat lovers oasis where the other "residents" stay up all night hoping to entertain the traveling guests with slamming doors and line dancing (perhaps?) On the positive side, if you want good motivation to get back on the road before 4 am, then you have found the perfect location!

    Check-in was an absolute nightmare. Instead of walking into a lobby like a normal hotel, you’re forced to stand outside in Florida heat and use a grimy wall phone just to request assistance. After waiting, we were finally given a key – only to find out it didn’t work when we got to the room. Back outside we went, forced to use the wall phone again. The same woman who had just checked us in minutes earlier acted as though she had no idea who we were or why we were back. The room itself wasn’t clean, which only added insult to injury. If basic hospitality and cleanliness are too much to expect, this place shouldn’t even be open. The entire experience was frustrating, unprofessional, and downright embarrassing for a hotel chain of this size. Extended Stay America should be ashamed to put their name on this property. Save yourself the headache and stay literally anywhere else.

    The place is listed as a hotel and charges nighy like a hotel. But when you ask for towels or blankets/pillows, you are told that they are not a hotel and they dont give that stuff out. When i walked up to the door of my room, there is trash scattered in the flowerbed and a bag of stuff on the sidewalk. The room itself was rundown and dingy. You couldnt walk on the floor without your feet getting black. The bathroom had stains in the shower curtain, burn marks on the plastic toilet lid, water marks on the mirror. The whole room just felt dirty. I attended for a weekend concert and didnt have many options to stay elsewhere due to it being booked everywhere, so i dealt with it. However, i will never stay here again when i return to the tampa area and i hope people are warned not to stay here. Especially if they feel they are booking an actual hotel.

    The room was so Unclean! the walls were so dirty as was the kitchen and bathroom and the bedding. I slept on top of the bedding because of the dirty sheets and stains and little black pubic hairs that I saw on the sheets. Only the pillow case seemed clean and fresh. The whole room walls and doors and light switches need a deep clean. The chair in the room looked like it was picked up from a garbage dump. The microwave and stove top and fridge all need a deep clean. I didn’t bring in my bags, left them in the car because I didn’t want to bring them into this room. I should’ve gone to another hotel however it was late and I was tired. I told the front desk how dirty everything was. I have Never complained about a dirty hotel room ever and I’m 60 years old and stay in a lot of hotels. The front desk excuse for this dirty room was that it’s an extended stay place. Ugh. Do Not take your family here at the Brandon Florida Extended Stay hotel. Looked more like the kind of hotel hookers would use for quickies… Not kidding. Needs a deep clean and New bedding and towels and a fresh paint job and new appliances in the kitchen. I took lots of photos! Too many dirty things and not enough space to post all the dirty stuff. Just gross. I thought it was a good deal-you get what you pay for and this was not a good deal. Paid $86 and then they had another $1.75 they charged at the front desk and I don’t know why. The walk ways/sidewalks were nasty dirty as well and desperately need cleaning.

    Check in went very smoothly, the lady was very nice, the hotel itself is very dated and is more like an apartment complex for people who rent by the week. The stairs to room were messy and had litter and for it being a smoke free complex the cigarette butts on the ground and common areas told another story. The keys to the room worked intermittently, opening the door to the room it was apparent renovations would be nice, paint was messed up, and it was very basic. The room itself was tidy but did not feel very clean. It did not smell like smoke but did not appear to have a deep clean in some time. I should have paid more attention to the other reviews that people left and would most likely not book this hotel again until renovations were done.

    I had originally reserved a stay at a different property and it was horrific. Due to that I found my way to this hotel. While not as bad as the other- this was only a few steps up. The GM was very pleasant and accommodating. The rest needs a major overhaul, a complete deep cleaning and replacement of standard items. Housekeeping needs training on how to see items that need attention. With some big TLC this COULD be a nice property. Also, had a family issue that I was afraid I’d need to leave early and they refused to refund me. The hotel blames Expedia, and Expedia blamed the hotel. Not customer friendly, even for emergencies. The only good thing was the gracious GM.

    I couldn't bring myself to stay. The stairs and outdoor corridors are so dirty. I saw guests hanging outside their rooms as if they were in a public park. The front desk staff was not welcoming. I couldn't get a refund and I was fine with that. There is no way I was going to stay there. Besides all that I already mentioned, I also felt unsafe.

    The room doesn't fit the price. It's not clean outside the property or in the room. They have people hanging out in tge parking lot and in the stairs. The room That i was in was in had a extremely large hole in the bathroom door, plus the shower curtain was dirty, with burn mark, and the shower head was wrapped in black electrical tape to stop it from leaking water. The microwave was dirty, the leather chair had cuts on it, and the room had a very weird smell to it.

    I checked in at 4:30 PM, despite the designated check-in time being 3:00 PM. The property was poorly maintained, with a noticeable odor of urine throughout the room. The accommodations were outdated, and although this was an extended stay, there were no basic kitchen essentials such as dishes, pots, or utensils. The environment felt unsafe, with long-term residents and apparent illicit activity occurring in multiple rooms. While the check-in clerk was courteous, the general manager was unprofessional and dismissive. Despite the delay in receiving my room, she refused to accommodate a later check-out, stating that her cleaning staff needed to begin on schedule. Her lack of professionalism and disregard for customer service made me feel insignificant. I will be reporting my experience to corporate and will not recommend this property to others.

    Rented 8 rooms at this hotel and regretted it instantly because it’s obvious you’re getting what you pay for. We found what looked like bed bugs in the rooms. When brought up to the attention of the person at the front desk, her response was that it was probably roaches. I explained that what ever it is was unacceptable and we would not be staying. Apparently she wasn’t the front desk person just guiding people to check in via an phone outside and that after 10pm no one is available and she couldn’t process nor decide on whether we can get our money back. I was directed to call the general manager the following day. Being I booked via Expedia I called to start the refund process in the meantime. I attempted to call for 2 days but she wasn’t able to get a hold of her. Expedia stated that the hotel denied the refund request. I’ve never written a bad review no matter how bad but this deserved it.

    Receptionist was rude and non helpful. The stove was filthy, bathroom vent did not work, two kitchen lights didn't work and the most important was the heater would not heat. When I went to the office to ask for help I was told she was not management and to call a number which only she would answer. After words were exchanged I was kicked out of the motel for trespassing. I will be disputing the charges due to lack of caring about my room deficiencies. Do not stay here at all costs.

    Me and my wife stay at extended stay Brandon was horrible. Starting with customer service it was absolutely completely unprofessional. The room that I thought I was going to be getting based on the picture is absolutely not so. The room had a nasty feel to it. The grounds were very uncap cigarette butts Everywhere on the ground trash everywhere on the ground absolutely not clean.     I have a hearing alert dog. When I took my hearing aids out, she kept alerting me of all the noises going on, put my hearing aids back. The noise was unreal! I debated just leaving and going somewheres quiet on interstate to sleep at rest stop in car. The lady at front desk check in was nice though. But, seriously , stay away. A lot of bad people out when I would go walk my dog . A lot of pit bulls also live there. So walking my dog was a sketchy walk between all the filth and then all the lurking people. For safety n cleanliness I’d not stay again or suggest it at all.

    The hotel stay was something I have never experienced before in my life horrible. The room/hotel is roach infested. I went to office to leave they said you booked through a 3rd party so could not refund me the money. I'm retired and don't have the money to be shelling out like that. They came and sprayed, what a mess the roaches started coming from the floor up the walls even on ceiling over my bed, on night table. A sleepless night which screwed up the rest of the day. There were old linoleum counters, the bathtub was permanently stained and rusted and the microwave was old and stained. The only reason I didn't rate it terrible was the manager was EXTREMELY accommodating. She was knowledgeable and very helpful. The pictures on your website are nothing like the actual rooms.     This facility should be noted as a dump. The room was filthy. damaged furniture. Hotel staff didnt even care, just said you do not get room service for a 2 night stay. Would offer to clean room, said it was cleaned. Wanted to charge for towels. All we were provided was 2 small bath towels and 2 wash cloths, No hand towels. this is not a "hotel", more like a paid homeless encampment. Says all over no smoking, yet smoking everywhere and stench of pot smoking where ever you walked. We thought we read included breakfast. Nope, but probably better for humans they do not, likely would have been infested food unconsumable.

    There were very low class people here and I think some of them may have been living there ! The floor needed to be swept and I felt very unsafe ! I want a refund but can’t get anyone t call me back from Expedia !!!! I p wound up, going to the hotel wax store and getting a room for much more money and heard that they had a lot of people come over there and request a room as well because they felt unsafe on the property at this hotel.     The room was warm, so I took off my socks and imagine my surprise when in the shower the bottom of my feet were dirty! The bathroom basin sink drained very slowly the first day and the second stoped draining at all! The WORST part was roaches! Little ones, bigger ones and I saw a few about 1/2-inch long. I've lived in Florida over 30 years and know how hard it is deal with them but... I left my keys in the room and left and did not tell the clerk/manager or anyone.
