Great place! Exceeded my expectations! Highly recommend

Only complaint is that there must have been a dog there previously- as there was black dog hair all over the bathroom floor and bed

Our stay exceeded our expectations - the room was clean, nicely decorated, and you cannot beat the view of the river right outside the windows. So peaceful, and a great location with close proximity to the downtown area of Bend. Easy instructions to get in and exit at the end of our stay, and will look to come back again next time we are visiting Bend.

Great location in the Deschutes. Perfect short stay for a concert. Only thing I would say is to beware, the walls are paper thin. Could hear absolutely everything going on in the room next to us and above.

Great location and view, kitchen was well stocked with amenities. Not a bad place place for under $120 per night but was expecting much more value for the price we paid and felt like a bait-n-switch when looking at the listing images on Expedia which shows a modern new unit.

Everything was fine, except the beds and pillows were very uncomfortable.

Location is AMAZING! Right on the river trail and close to Downtown. Room 251 was cute and sufficient for two people. Kitchen has a few random dishes (only one cereal bowl) which worked for our needs. It was pet-free as claimed. No one was ever in the office while we were there, but readily answered the phone and our questions both times we called. I’d definitely stay here again.

Staff were very helpful upon arrival. The pool and hot tub were closed so couldn’t use them. Location beautiful.

Great view. Great location. 224/225 unit is very dated & is in need of a quality renovation. Otherwise price was right for condition of the unit.

Well maintained condo with fantastic views of the Deschutes River. I would highly recommend this condo with which is near downtown Bend. There is a nice path that takes you all the way into town that goes along most of the river.

Easy, fast check-in; free, on-site parking. Excellent view of the river dam from this balcony. Fully equipped kitched.

He acknowledged the lock or battery was likely failing and said he needed to contact his supervisor. Because I couldn’t reliably access my room, I checked out and paid for lodging elsewhere. Despite this, management later claimed the lock was functioning normally—contradicting what their own employee witnessed. This response destroyed any confidence in their honesty or accountability. I will not be returning, and I cannot recommend this property to anyone seeking a reliable or professionally managed stay.

The spaciousness of the property and the cottage was very well arranged and comfortable. My Phone call was quickly returned. Friendly and efficient.

Was an awesome space! Had everything you needed and was a large comfortable space!

It was a quiet location to stay with our two dogs.

Beautiful view of the river and lovely walking path right outside the room. Definitely will return! The bedding was a little worn out and could be replaced or upgraded was my only negative observation.

We had a fantastic view of the river. The walking path made it convenient to get to the downtown area. Our last morning there was a deer outside by our deck. Have stayed here before and will definitely stay here again. The office staff were very helpful and courteous

There is no elevator so hauling things to the 3rd floor is a little more difficult. But it is quiet, right on the river and bike path. A grocery store is only a few blocks away, easy access to 3rd street. A good location.

Really nice unit with newer appliances, comfortable furniture and a great balcony that gets afternooon sun. The unit is set up for multiday stays and has a well-stocked kitchen.

This location is perfect…1/2 mile from downtown Bend. The view was spectacular of the Deschutes Spillway. The condo was clean, but needs “some love.” The photos on the website were beautiful of the condo; however, when we walked in…I was somewhat disappointed. Hopefully, the owners can be contacted and the condo can be updated.

Nice kitchen. Very comfortable.

The building, however, is aging. Doors and bathroom fixtures show the wear. Sound insulation was non-exsistant, and work on the building made intolerable noise from before 9 until 4 every day. Fortunately, we only needed the unit for sleeping and went out for the daytime. Still, once the noise began in the morning we felt we were fleeing to get away from it before it became painful. Impossible to rest during the day. At night, loud music was audible from another unit.

Shower floors looked filthy but were actually just old and stained. Rest of place very clean and comfy.

We love the parks of Bend and to stay close ito the river is a dream come true!

Not very clean, the floor needed to be mopped. I had to wear shoes inside because my white socks turned black on the bottom from so much dirt.

Everything was fine. It was convenient and good location by river with walkway. The furniture was nice and clean. But the rooms could have been cleaner. Doors and frames were dirty and hair in the bathroom. The balcony had not been cleaned. Food crumbs on table and floor. Numerous spots on walls where they had done patchwork but not painted it so you had these white spots everywhere. King bed was very firm. If you like a firm mattress you will like. The complex is old but has been kept up ok, but our room did not match the pictures that were on the website so you don't really know what you are getting. The building stairs and walkways could be cleaner.

Great view of the river!

The building itself was old, but the cottage was updated and the bed was comfortable. There was a large stain on the carpet in the bedroom, and the ceiling fan was REALLY dusty, but the rest of the unit was very clean.

we love staying here, we have stayed in this unit a couple times now, we love it the bed could use an upgrade but thats about it.

Beautiful view of the river and the condo had everything you need. 2 bathrooms, 2 beds, a couch and full kitchen.

The property and the unit were in a state of disrepair. In our unit the TV didn’t work properly at first and then not at all. The closet door in the hall started falling off the wall when I tried to open it. The shower door in the master bath was off the track. It appeared to be more like an air B&B with mismatched furniture. The bed was small and like an IKEA bed. My husband has mobility issues and they assigned us to a 3rd floor unit with no elevator. The wood was peeled on the unit deck and in the hallways and siding. The front desk is only staffed from 10:00 - 7:00 and the phone number posted everywhere was disconnected.

Wifi is poor. Dont stay here if you need it for work. View was great! Location is nice. It has everything you need, except functional fast wifi. Bed was comfortable, kitchen has everything you need. Air conditioning worked well in the main living area was freezing while the bedroom was still too warm with the air on high and a fan pushing. Staff was friendly.

The good parts were the full kitchen and two bathrooms but the water pressure in the shower was very weak. We couldn't find anywhere else to book last minute or we wouldn't have stayed.

Was comfortable but the noise from upstairs was atrocious. Banging sliding furniture around just supper loud. Not happy about that.

Never got the email with the code for the door but the person at the phone was helpful. Great view from the room and nice area around.

The bed was ok and there were lots of food options near by.

The view of the Deschutes River is incredible. Property is very clean. Very close to downtown (restaurants and breweries) One recommendation would be to have kitchen washcloths and kitchen towels in the room.

I liked the river view, closeness to the park, an ease of walking along the river. The pool on the property was cold and not very clean, but it was still nice to cool off on a hot day.

The area was beautiful and for an older apartment it was welcoming. There were some issues that made it less inviting. The apartment allows animal which is great but having cat litter sand left behind and not completely cleaned up in the shared closet made me wonder if the apartment was cleaned properly or just hurried through, and my son is allergic to cats so having everything cleaned properly would’ve been great. The trash can lid was dirty on the inside which again made me think the cleaning wasnt complete, the bed in the main room and the pullout was not comfortable, the bed springs on the bed could be felt on your back while sleeping and the mattress on the pull out you could feel the bars through it, and lastly the blanket for the pull out couch was ripped so definitely needs to be replaced.

Love the rental the view of the river was amazing and the space was perfect for two people. The location on the walking trail was a great plus. Would stay there again.

This was a lovely place to stay for a short business trip. Centrally located and right on the river with a wonderful walking trail. Really enjoyed our stay and will come here again!

Place was great. Would have like to have seen more bedding for the sofa sleeper and maybe more blankets for the bedroom.

SUCH a great property in an amazing location that is extremely walkable to everything you need in the downtown area. Gorgeous view of the river and very private! The room offers everything you need and the property has great amenities including pool and laundry room. 100% would stay here again.

This is a little unknown gem. I booked a studio here and I was right on the edge of downtown and close to the river. I didn't need to check in as they emailed me a code to the unit, which was keyless. My room had a kitchen and felt like an Airbnb. Hung out with friends downtown and didn't need a car. I could walk everywhere.

Original room was not five star has advertised. The fixtures were chipped.Floors were missile and other problems would keep it from being five star. However after complained to expedia They put me a apartment that was five star.

We loved it my sister and I stayed there and it was absolutely perfect very very nice anything everything you might need just like home I highly recommend it

I loved the views from the living room and bedroom areas, also how the bedroom had its own private patio looking out at the river. Only thing I didnt perfer was how many people walking the trail could see into our placewas a little bit uncomfortable. I would defiantly stay again.

They did not disclose the property fee upfront. Now they disclose it on Expedia.

We really liked the apartment we stayed in. It was cozy and roomy, had a balcony with a river view, and the thermostat worked well. There were 2 bathrooms, which was convenient. The kitchen was a perfect size to cook small meals. The beds were uncomfortable, but most travel beds are. The property is older, and you could tell by the low level of insulation between floors and the outside. We could hear our upstairs neighbors every time they took a step. They were also up until midnight stomping around and most of the day, but that's another can of worms. We could hear all the vehicles and people outside. These apartments were in a convenient location, close to downtown. A lot of construction prevented us from going straight to downtown, but it wasn't difficult to go around. It did create extra traffic, but it didn't hamper our plans. Just be aware that if you are staying at this property, the construction will be going on for a while! Staff were always present, taking great care of the property. It was clean, and the parking lot was plowed (we stayed in the winter). Parking wasn't an issue- there are plenty of spaces. We would definitely stay here again, and would recommend it to others.

Pool was not available but were notified prior. Road construction made things a little tricky which the owners have no control over. Loved the location and view. Definitely would stay here again.

Staff provides quality car. The Deschutes riverview & trail breathtaking & centrically located to shops & charming vicinity.

Cute little room, wonderful area. Loved the rooms and amenities. Floors were not mopped however. I spilled some water on the floor first night and when I used a paper towel to dry it, the towel came up black. Not a little dusty or speckled... Straight up black. I spot checked a few other areas of the condo and found the same thing in all rooms. I got the impression it had not been mopped for quite a while. Everything else was great with the rental.

We rented a 2 room suite, nice view of the river. The building is a bit dated and could benefit from some modern technical accommodations, like better TV and reception, larger TVs too. The kitchen is all electric and well furnished.

We stayed in the cottage right by the river- it was clean and the kitchen was well stocked! Unfortunately, the pool heater was broken while we were there but having the hot tub was nice. Being right next to the walking path into downtown was super convenient. Highly recommend the cottage unit!

beautiful roomy well equipped apartment

Bathroom sink drains very slow, but didn't matter to me, just FYI.

There was a lovely fireplace spot to sit and drink coffee and look out at the fall trees! Felt very cozy. This unit (Downtown Abby, I love that they all get cute names) had a well appointed and pretty kitchen but I didn’t do any cooking. It’s just a few blocks into downtown and Sidelines makes Killer breakfast! The bed was comfortable and the whole place was clean. It is an older building so you occasionally hear your neighbors, but I wasn’t disturbed. This location is so convenient to go on a walk on the river trail, or hop onto the parkway it’s quicker to get (or make your way home from 🍻) anywhere in Bend! The keyless doors!!! I love that I don’t have to stress about a silly magnetic strip card.

We really enjoyed staying here! The view of the river is beautiful and the walking path along the river is very cool! It’s definitely walking distance to downtown and the restaurants. It’s great for dogs, there’s a park right next to the property and the pet area is very easy to get to. This place was a great find and we will definitely stay here again!

Overall, the room was okay. Didn't seem overly dirty, but it was clearly old, and when retrieving something from under the couch it was obvious that it's never been cleaned. The grounds are okay too, but the maintenance crew came in at 8am on a weekday and blew leaves and mowed for at least an hour right past the door and sliding glass window several times. The best part about this unit is how close it is to downtown.

Perfect place for a quiet stay right in the river.

It was like living in a 90’s condo. Everything was outdated. The carpet had stains everywhere. The facilities are old.

We absolutely loved our stay in the cottages! The proximity to and view of the river was wonderful. The cottage was spacious, beautifully renovated and well appointed. We would love to return!

Great place

Our stay was average. Very old worn down decor, and our shower was extremely full of soap scum that my partner almost fell in the shower. The other shower was clean so we used that one. Amenities were good; we did enjoy the patio and the views were beautiful.

Loved the view and it was so quiet. We would use it again. Didn’t go to the pool, just no time.

One of the barstools has a screw missing, resulting in footrest just resting on the floor. Otherwise, congratulations to unit owner for such a nice place to stay. We would rent this unit again in the future if visiting Bend.

Close to river and town

Loved it - location right on the river. Easy walking distance to downtown Bend, parks and river walk. Nice indoor pool and hot tub!

This apartment was clean and spacious and had everything I needed. It was. Right on the river walk and I walked everywhere! I was traveling solo and felt completely safe at all times, even at night. It was a lovely vacation all in all.

OK for location on a busy weekend. Beds were comfortable but property and this unit specifically is really old and outdated. I’d go the hotel route over this next time we visit Bend.

There are only two things I would change—better pillows to sleep on and us finding a unit on the first floor! We had to put our bicycles inside the car and haul our golf clubs and carts up to the 3rd floor!😉

The riverside location is pleasant and peaceful, and fairly convenient to downtown. The unit was comfortable and well furnished but the building shows its age: we heard rooms beside and above us, bathroom door didn't fully shut, etc. Internet was so slow as to be useless.

Sadly the room I stayed in as gorgeous as it all was but the room was dirty. There was shaved hair bits on the toilet,white animal hair on the floor. There was a used coffee bag in the coffee machine and dried coffee in the coffee jug. So I tried to ignore it, and I open the window to hear the sound of the river, and there are cobwebs on the window. I go to open the closet door and the broom is full of balls of dirt and dust so I just close the door and didn’t open it again. I sat outside to drink my coffee, and I had to scrub the little table they had outside because it was so full of dirt. If the porch is part of the advertisement the furniture that is out there should be cleaned. Everything was visually beautiful, but little by little you start finding things that are not cleaned, and it was very irritating. Also, I was told over the phone that there would be a dresser because I asked specifically if there would be a dresser in the room but when I got there, nope no dresser. I hope that this does not have to happen to the next tenant that rents that place. Also, another annoying thing is there were used bandages on the bathroom floor. Not OK

We stayed in top-floor unit 321/322 overlooking the river. It was a very nice setting, but the interior could use a little refreshing. The bed was comfortable. IThe air quality on our second day made it difficult to spend time outdoors. Regrettably, that seems to be a common occurrence in Bend, which is otherwise a wonderful town. We had an amazing meal at Yoli, an innovative Korean restaurant.

We love this place, have been coming for years

Spacious and in a great location. The unit is need of a major update, A/C is very musty and the Bed was terrible due to a worn out mattress.

This was a horrible experience. After checking in and going to our room we immediately smelled a strong urine/sewage odor. We called the front desk and were told they did not have any other rooms available and could only spray a smoke odor remover. This did nothing for the smell. When we requesting our money back they refused citing their cancellation policy. We are now in negotiable with our credit card company to stop payment on the room. DO NOT STAY HERE!

Also reported on a busy walking path by river but privacy windows didn't block people from seeing inside. Great view of river and nice patio to eat and enjoy. Laundry in unit. Very nice apartment well equipped. Enjoyed stay very much. Nice indoor pool. Walkable and near downtown Bend great eating and shops.

Very comfortable little apartment with a GREAT location, walkable to downtown, right on the river trail, with the spillway visible and audible from the property. Had a cute little patio. WiFi wasn’t working, though they were working to fix it (and it didn’t matter to us)

The unit was fine but getting tired…lots of little things not working;like the coffee pot. A little TLC would go a long way. The one thing I didn’t like was the ‘registration’ before arrival…car, card, all personal information, contract, texts about contacting them, etc. a bunch of stuff to fill out ahead of time-it’s like self-checkout…NO customer service.

It was at the dam in the river, so it was nice to have the sound of that flow in the background, and to have lawn furniture to sit on outside on the patio. We didn’t use the pool (only b/c we were busy visiting family in town), but it was a good size pool, if I had time TO use it, it was there. Maybe to have an extra mirrror other than only on the bathroom, is always convenient.

Great stay!!

I hope we didn’t cause a problem. A sofa was supposed to be delivered Saturday and the bolt was on one of the doors, but they could have opened the other door. Sorry we forgot to leave both without the bolt. There was a humming noise we heard at night…maybe something in the laundry room? We really liked our rooms and want to return.

Great location. Had everything we needed to stay a couple of days and make meals for the family. Our unit could use a little decorating, but all the essentials were there.

Great location next to the Deschutes River. Easy access to the river trail for a 10 minute walk downtown. We love staying here.

I highly recommend Bend Riverside Rentals!! Just dont book through Expedia. They did not tell them I had booked a room and it took an hour to straighten it out and get into the room. Will not use Expedia again!

Being right by the river was nice. We especially liked being by the dam; the sound of the water pouring over just loud enough to drown out other noise, making for very good sleeping. The bed was comfortable, the kitchenette was adequately stocked. The one drawback was very slow internet.

Everything was perfect! Aside from the AC and bathroom fan being a little to noisy to run during quite hours.

Was a bit hard to contact the property. Asked if we could checkin 1/2 hour early and they said if the room was ready, yes. We never heard from them and the room was clearly ready but 3pm at least but we had to wait an hour to get into the room which was just silly

AS HAS ALWAYS BEEN OUR EXPERIENCE STAYING WITH YOU IT WAS FABULOUS. PEOPLE ABOVE US WE COULD HEAR THEM WALKING AROUND.

Wonderful vacation rental. Only suggestion would be a comfier blanket on the bed.

Very poor amenities provided in the property. A gas cook stove on site with no baking soda in case of fire? Towels so small that barely wrap around the body of a 6’2” 165lb person. One roll of bathroom tissue. Mismatched hodge podge furniture from goodwill, insecure doors that you can see light through, a window that was literally falling out of the framing. A homeless person sleeping in their car on private property parked right next to our car and rental. Property was advertised with a patio, property had no patio. Clearly this property is owned strictly for income with no desire to cater to comfort or enjoyment and we will not stay here again.

Great value for the money. River path makes it easy to walk to city center for food and shopping. Nice park next door all around nice place.

This place was perfect! Very clean, quiet, well stocked kitchen, excellent view of the river! The balcony was the perfect place to start our mornings with coffee! Definitely recommend!

The bed is awful. You will not sleep. The bed needs to be replaced. The pillows also need to go- lumpy. After no sleep the first night, I asked the front desk to be moved to a different unit, they were full, so not an option. They did give me a queen size mattress topper to put on the king size bed. Really didn’t do much.

This location is great. Easy walk to town and plenty of tvings to do. The sound of the river is awesome. Room is spacious. Check in was easy. We plan to come back and stay here.

Everything about the stay was great except the bedroom matress.

We came here to pick up a puppy. This property was very clean and very convenient to have a little playpen set up for the puppy. The location is very close to downtown and we had a view of the river, which was lovely to listen to at night. We would definitely stay here again.

The view of the river was fantastic from my room. Easy walk to town. Loved the cozy fireplace too!

Condo was nice and the riverside walk was perfect place to walk out 2 dogs. There were some dishes put away dirty, but not nothing that couldn’t be washed. The pool house doesn’t have ventilation so it was really moist in there. Because of that, there was mold everywhere in the bathrooms. The pool was warm so it was nice

Beautiful location and so walkable along the gorgeous river to downtown for coffee, food and shopping. Location is so perfect. Room was very clean. Thank you. Flaws...Bed was uncomfortable and we were either too cold or too hot. Recommend and would stay again.

When we arrived the potty had not been flushed from someone on their cycle. Made me wonder if they did any cleaning aside from fresh towels.

This place was perfect for our little family. Right on the river and walkable to everything. Amenities in the house were great! Kitchen was full of everything we needed and the tv room was roomy for my little to play. The pool could use some help but other than that great place. Thank you for allowing us in your home.

We loved our stay here so much! The apartment was clean, comfortable, and well appointed with beautiful views of the River. We loved being right on the river walk and were able to walk pretty much everywhere that we wanted to go. Thank you so much for a lovely and affordable stay!! We will definitely be back.
