    The A/C unit would run for about five minutes then stop for three minutes before starting again. The noise was so loud coming for the A/C it made it difficult to sleep. The barn door to the bathroom sticks making it difficult or open and close the door. The hand held shower would not work and the rain mounted shower head was very high making it difficult to use. The carpet in our room was stained. The continental breakfast had fruit flies flying around the fruit and small bugs crawling around the bagels and toast. We were very disappointed in the condition of this hotel.

    Nothing. This property is a horrible place to stay for the price. I stayed there from April 23-26, 2026 for a business trip. The WiFi code given to me on the key holder did not work. This forced me to go to public places to use WiFi to complete business transactions. The staff was horrible and provided no help on this issue. I was met with a lot of resistance from Mariela (not sure if this is the proper way to spell her name) when I asked for a reduced rate for this inconvenience. I would later be given free parking as a way to reconcile the inconvenience (they charge $20 per day for parking). However, this did very little for me as I rarely got to use the parking reserved for paying as people who did not have the parking pass consistently parked there. I was going to make a complaint to the manager, but the card with her number that was given to me led me to dead end as the number was disconnected. This was a last minute booking as all the other hotels in the area were booked. This is a horrible place to stay considering the price. Do not book or do business with these people. The lack of amenities and customer service speaks volumes.

    This place for the price and location is perfect. Parking is easy. Place is very cute. Biggest issue is the carpets are very stained in room. If this place threw down some laminate flooring it would be very nice. Also, they need to update their room keys so they are not always deactivating. That is pretty annoying. Overall I would stay there again.

Our shower could have been cleaned better but overall our stay was good & the price wasn’t bad for the area & I booked it last minute! Beach was right down the street & shops nearby!     Pros: The hotel is CLEAN. And that goes a long way w/ me. Also, the location is great—right on Bal Harbor Island, just a stones throw from the beautiful Bal Harbor shops mall, some good eateries, & within range of Uber Eats for deliveries. It also provides a free Continental breakfast, a nice happy hour w/wine from 5pm-6pm, and a cheaper nightly parking rate ($20) than other hotels in the area (which can soar up to $50 a day). Plus 24/7 coffee in lobby. Cons: Because it's in the tightly packed Bal Harbor area, there's no pool. Sad. There is, however a nice little terrace where you can sit out front (see the hotels.com photo) to sip your Happy Hour wine. But there's no cafe/restaurant, which means no room service or ways to just eat in (you have to either order Uber Eats delivery or go out). Also, no microwave in room & the fridge is a TINY box.There's also a noise factor. This small hotel is between condos on one side, which is ok, but on the other side are backs of a few cafes. So @ 10:30PM you'll her a massive dump of trash/bottles being made into the bins nearby. And at 7AM, you'll hear loud crashing of trucks unloading supplies to the restaurants. Not fun. This doesn't happen every day, but it happens probably every other day. If you are on the South side of building you'll hear it.

    Our second night, we got a taste of the downsides of this hotel. The soundproofing between rooms leaves something to be desired - at one am, we were awakened by very loud guests in the room next to ours. At first it sounded like they were fighting, and then, it became clear they were very intoxicated and potentially staying up all night. At nearly two am (we had to catch a plane at seven am at Miami dads that day), we finally called down to the front desk. The night auditor was rude and nothing happened. We called back at almost three am, and the night auditor was dismissive - said she went and stood outside the door and heard nothing. Basically, she didn’t intervene at all. What came next (after her rudeness) was a battle between my husband and the next door tenant, banging on the walls until they finally got the hint and by three thirty, were quiet - just in time for us to have to get ready and leave. I would also warn anyone who suffers from fragrance induced allergies/asthma - this is not the hotel for you. They rely heavily on plug ins and artificial scents - pleasant enough at first but even with us, caused some irritation. An asthmatic or someone sensitive to perfume would suffer. I really want to give a better review but that second night really wrecked it for us. This may be a better place mid week.

    We had an exceptional experience at The Landon Bay Harbor even though we were only there for one evening. Phyllis was amazing, he greeted me and explained perks I would receive while staying with them, let us know he was available for anything we need and was very personable. He left a lasting impression. The room itself was nice and clean and worked perfectly for the one night stay we had in Miami. We would definitely stay here again.

    The rooms were old and the bed was too soft. The sheets were scratchy. The breakfast was a joke. It was stale crescents, tiny bagels. The phone didnt work in the first room and it had a wet carpet. Then the second room was facing a wall, and the coffee make didnt work.

    The staff were exceptional! We worked with three different people throughout our stay and each of them were so friendly and helpful. So many fun little perks staying here: the wine, breakfast, free waters and coffee, late checkout options. It was great for our needs. The location is in northern beach Miami so it’s not quite as touristy. More remote for sure. But it was a comfortable time! Would recommend.

    Its a clean place to rest ur neck for the night. Clean shower. Tv was a bit confusing with 2 remotes. No elevator so if u have alot of luggage, be prepared to climb alot of steps. Bal harbor beach was gorgeous. Its a longer walk than what we were told but thats ok. The exercise was good. Couldnt find any beach towels that was offered. No fruit that was supposed to b offered 24 hours. Milk waa scarce in the morning. Only 1 coffee cup in the room. Overpriced for what it was. Then added fees of additional $70 which made the price up to $280. Would have been better off just going for a better room with better amenities

    Rm 111b- there are no blackout curtains only shutters that have space around them. Outside appears to be the back door to the restaurant or some sort of room. The flood lights are on all night making the room seem like daylight. The door to the building open and slammed closed multiple times as well as 3-4 people (based on different voices) multiple times carrying on loud conversations until about 1:30 am. The room shower water does not stay within the shower stall with the half door. No wash clothes, only 2 bath towels and 2 hand towels. Carpet was dirty, after walking barefoot in the room the bottom of my feet were filthy. Lastly the coffee pot didn’t work. On the positive side, wine happy hour was nice and unexpected. In a correspondence with the hotel prior to arrival I was told parking was limited and $15 per night. We were able to score one of the parking spaces but was told by the clerk the charge was $20. After showing my communication and him checking with the manager they honored my rate.

    They give everyone a free bottle of wine. The place was really clean. WiFi worked great. Everything worked well except the hand held part of the shower didn’t work and the ceiling fan did not work. When I checked out I told the front manager about it thinking he already knew but his facial expression said that he did not know and was sorry about it. The sink in the bathroom has no -lace to put your stuff. The sink takes up 95% the space on top of the vanity.

    There were poor accessibility options, especially for wheelchair accessibility. The concierge was friendly, but did not help when we requested an early check-out, and held any refund until Expedia directly contacted them for three days straight. The rooms were clean and the cleaning staff were nice. The parking surrounding the hotel was very limited (or expensive), and car alarms and honking were constant. Little to no soundproofing on the windows and walls. Overall, this was a 2/5 experience for the week that we stayed.

    Location is great, staff is nice, but beware the bathroom is not as nice as in the pictures they share. I attached the photos of the shower. The title was falling off, grout was black with mold and the handle to turn water on/off kept falling off. The bed is set up right next to the old AC unit making it very difficult to sleep due to the noise from the unit. The breakfast is 1 star, stale looking bread and bagels and some bananas and not fresh looking apples, oh and cereal with no milk.

    Its was okay hotel at best. Didnt have a pool, limited appliances. No microwave for guest to warm up food. They did have coffee which i took advantage of. Two out of three front desk employees were nice. The one that checked me in was kinda rude but overall i wasn't tripping over that. The room itself was comfortable and clean. I loved the shower! If i came back miami I probably wouldnt come back to this hotel. No parking is another issue🤔 why i have to pay per hour for parking? Thats a scam miami!

    Parking is problem. The hotel has a limited spots on the side of the building. We were told to wait until 10 pm but nothing was still available. The best shot for the hotel should be to tell the truth and send people to pay overnight in the public parking behind the hotel. Of course that public parking increase in price since 7 am in the morning

    I am not someone hard to please. A hotel is only a spot for me to rest my head and I am usually out and about for most of my day. As long as the place is clean and quiet I am good. The hotel is honestly clean and the location is great. I have to warn everyone though that there is almost no parking at this hotel. They only have 12 spots available and if you are not one of those lucky 12 you are looking for parking around the hotel. So good news there are plenty of spots. Bad news they are limited to 3 hours every 24 hours. This was really stressful to find out while I was in the middle of a concert. Me and the wife came up with a work around but we stressed about getting towed all night. I was lucky I stayed only one night but need to make others aware of this situation.

Reluctant to book another Airbnb in the North Miami area, I opted for a hotel instead. I found The Landon on Expedia, which offered a fantastic last-minute deal for four nights. It turned out to be the best choice I could have made. From the moment I arrived, the front desk staff was sympathetic to my situation and welcomed me graciously. They made me feel right at home, and I quickly fell in love with this boutique hotel. The property is beautifully maintained, the rooms are very comfortable and quiet, and the staff is exceptional. I couldn’t recommend The Landon more enthusiastically. I'll definitely be back!

    I have traveled all of my life and I’m a former diplomat. By far, this was the worst stay ever in my life! If there is no other hotel in Miami, but this to sleep in, sleep in your car. I mean that. I’m still traumatized over the filth, the lack of service, the smelly rooms ( I switched rooms three times in a matter of two weeks). They do not do simple standard things like vacuuming the carpets in the guest rooms, like sanitizing the bathrooms on a daily basis, I started having nightmares that rats were running around the floor of my bed. Why did I stay as long as I did? I had no choice. I was in the middle of very important business meetings, and I just did not have to wear with all to change Hotels until all of the meetings were over.

    Cheap and clean, no thrills. My mistake, thought there was a pool. Parking is very limited, was not told upfront. Had to park in a public space and either pay more or take chance of being ticketed.

    Morning/Day manager was pathetic. Breakfast was pathetic. Attached restaurant very expensive and has dress code. Shower was definitely showing its age. You have to climb stairs to gain access to all rooms. Never again.

    The refrigerator in the room didn’t work and the water was replaced one time over a four night stay. Breakfast was fine every morning and we were greeted upon check in with a bottle of red which we appreciated a great deal. Also the shower had to be turned in so it didn’t flood out into the bathroom. The a/c was great and we got a good night sleep. The staff was helpful and kind.

    Our room smelled terribly of heavy duty cleaner agents similar to pinesol. Thank god we did not plan to spend a lot of time in it. We opened the windows when we arrived. My clothes and entire suit case actually smelled of the cleaner when we got home. Luckily we basically only slept there or I would have left from a headache. Also people smoked cigarettes directly outside the front door so the lobby smelled like it and we were on the first floor so I felt like the smell went everywhere. I have no idea how this place has so many stars besides the prime location.

    I was there a week for the American black film festival and the staff was great the rooms were decent clean the complimentary glasses of wine was a nice touch walking distance from the beach and food literally can’t thing of a single complaint might stay there again next year!

    I enjoyed my stay here very much! The front desk staff were very friendly and helpful. I didn’t have any issues during my stay other than having to pay for parking in the city lot the first night and not having access to a microwave. There are multiple food establishments in walking distance and the area is really pretty with lots of shopping! I loved how it is a very pedestrian friendly area. I would definitely stay here again!

    Hotel was nice and good location. We got a room on 2nd floor so had to carry luggage up stairs but we were aware of that ahead of time. Rooms were clean and ac and ceiling fan kept us cool. Bed was comfortable. Walls were thin and heard everything going in in rooms next to us so woke up a lot.

    We were quite shocked to find a large flying cockroach in our room, which forced us to change rooms. The second room had its own issues: the handheld shower hose didn’t work (only the overhead one did), and there were locked connecting doors to the neighboring room. Even though they were closed, we could clearly hear sounds from the other side. Street noise was also a problem due to poor window insulation. Overall, not the worst experience, but definitely not one I’d want to repeat.

    At check in - I was allowed a free wine bottle as Hotels Platinum member - I only had it when asked receptionist... Next problem is the parking. It just doesn't suffice the number of guests they host (or the hotel simply doesn't control sho parks at their pre-booked spaces).. I emded.up parking in public carpark at extra charge, with time limit. Helpfulness of staff to reaolve my parking problem - none. Kindeness of reception staff - low. Room itself - small, nothing wow, clean, my view from window isn't something I'd want to share, it was just so bad. Breakfast room - has 5 seats, so if you happen to come at a time when othwrs are in, you either take food to your room or eat standing up. Overall - good location and clean property. Services- something that will keep me away from this place for long

    We did stay here because we wanted to see Dexter‘s(the show) apartment complex that’s right down the road but it is guarded by a cop and you cannot get anywhere near it lol. So don’t even try. Hahah. The beach nearby has a really cool farmers market on Saturday and Sundays and the water was very warm with a lot of waves. We loved it! Uber’s around the area were affordable too

    We stay2 nights there .very bad management once someone park a car next to the ramp we complain on counter there was a fat black lady reply very rudely said I am not working in parking. And it was very hard to take stroller upstairs because there no lift nothing so handy cap and with babies I felt it’s very difficult to live there.so many hairs on linen.
