The staff and room we stayed in were great. However we were taken off guard and arrived to see the hotel was under renovation. No dining in restaurants, no spa, only pop up bar area, construction underway, surprised we were charged an amenity fee. We stayed there several years back and it was very nice. I’m sure it will be nice once completed.. but felt like we paid to much given the circumstances..

Renovation is still ongoing. Here is the problem. Fees have gone up. 240.00 for destination fee and parking for 3 nights. I can bring my own lounge chair for that amount. This is unfortunate bc I do enjoy location but will look elsewhere going forward.

not bad for a $100 per night hotel but the rates we paid for what we received was not acceptable, the hotel us under construction so the reception desk is a table and chairs in a hallway, drinks were served from a fridge in the same hallway, our room was separated from the room next to us by a door that might as well have not been there. We could hear everything they were talking about even could smell their deodorant and i have no doubt they were experiencing the same as we were. Bathroom was poor, broken tiles , door frame didn't go to the floor etc just very poor quality for the rates charged

Great location Making customers pay for parking $35 per day is crazy. Cleaning wasn’t done in rooms and getting basic hotel services were nonexistent. They also didn’t inform us that renovations were being done during our stay. High prices paid for a bad experience.

No food options except room service, hotel under construction. Very disruptive but at least they had coffee in the morning and a glass of wine at 3. No real place to enjoy the wine as entire bottom half of hotel under construction. Will be very nice when fished but they have a long way to go.

I don’t know how a hotel on a beach has one single bathroom hook for all towels, including hand towels and swim suits, etc. No balcony to hang dry towels and swim suits either. Rooms and bathroom are small. Beds have mattress pads so I’m guessing the mattresses are old, they weren’t super uncomfortable, but weren’t particularly comfortable either. Valet system was a little glitchy-one time I couldn’t request my car because someone never checked the button it was returned. People hyped this hotel up, so maybe my expectations were high, but I was overall disappointed. This is excluding that the property was under construction at the time, which I was aware of prior to going. The staff were a highlight and were super friendly and accommodating.

We were offered one the newly renovated rooms. It was comfortable and clean and perfect for our stay. There are some growing challenges in their renovation process though. Netflix was not yet available as they upgrade to smart TV's in their rooms. A towel hanger should be installed next to the shower so you're not stepping out which could cause a slipping hazard. The new steam iron was perfect compared to the old traditional flat iron. No in room coffee maker but complimentary coffee down by the bar was very good. We did ask for an available microwave to heat up some food. Room service brought us a small microwave to our room. Ocean One still made best effort to make the experience and service top notch even as they go through their renovation period. Can't wait for the restaurant to reopen. We will be back as we always do.

The staff was courteous. The newly renovated room has some issues. The bed frame juts out so far it's close to the couch there's not enough room for my husband to get around the bed without bumping into the sharp corner and without bumping his head on the lamp. The furniture doesn't fit being that close to the bed, it's all too cramped. Definitely not luxury as stated by the hotel.

This is an older hotel which is currently under renovation. Being an older beachfront hotel, our room, which faced the beach, was definitely getting a little rough around the edges and smelled musty. There were still piles of sand around the edges of the room which housekeeping missed. The gym, spa, and other services were closed due to the renovations which didn’t keep the hotel from charging us a daily “resort fee” and a daily “parking fee” on top of an average $700 per night fee for a beach front room (in the winter no less). The staff was professional and very nice, but aside from the free coffee in the lobby, the great location, and nice view there was little to justify the expense for what amounted to a “run of the mill” hotel experience.

Actually this is what I DID NOT like. We thought we wouldn't even have to leave the hotel. However the spa and workout room was closed as was the restaurant and full service bar. The hotel was under renovation which we were NEVER told. They also said that Expedia had changed all our deluxe rooms to standard. They were being nice and moving us back to the deluxe! I doubt that very much. They did take off the amenities charge of $30 per day because we were so disappointed in what the resort had to offer

At no point were we informed of any renovations or llimited facilities prior to arrival to allow us to make an informed choice on out stay. In addition, there was nothing on Expedia or the hotel website to advise of said renovations - even after our stay. I reached out to Expedia to complain who asked the hotel to compensate us but they refused. Thankfully Expedia understand the importance of customer service and offered compensation. I am sure the hotel will be lovely once the renovations are complete but right now it is sub par for the money they are charging.

We just had a wonderful stay at One Ocean in a king balcony room. Love having coffee while watching the waves. Every aspect of the hotel (from the lobby, bar, spa, gym, pool, to the rooms) was beautifully decorated. (Yes, it may be older like some reviews say, but by no means did that take away from the experience). The staff knows hospitality!! Makes you feel valued and even had a nice surprise for us for our anniversary! This area is a hidden gem, not a tourist-feel, awesome restaurants, everything walkable. Just ubered from the airport. We will certainly be back again when we are planning another Florida trip. The resort fee was reasonable ($32/day), we thought of it like renting the beach chairs and umbrella at other popular beaches. Thank you for a lovely vacation One Ocean!

Fantastic location, beautiful, lively, super close to the ocean. A lot of restaurants nearby. Quiet charming neighborhood. The property desperately needs renovation. Everything is worn off - noisy ventilation, even in the main lobby, wallpapers bubbly with sticking corners, black marks on the white paint everywhere, bathroom tab almost falling off. The bathroom smelled cheap paint (reminded me of the kindergarten I went to as a child growing in the USSR). The old elevator was constantly breaking. Tiny bathroom.

I have stayed at this resort for years. The condition of the property has goon down a bit. It needs a clean face lift in the furniture, carpet and paint. Its an average room where it used to be above average and worth the price. The only reason I continue to stay is the location which is perfect for a weekend get away.

We stayed one night at One Ocean Resort for my significant other’s birthday, and it was wonderful. The resort has a relaxed, seaside charm—not overly luxurious, but full of thoughtful touches and comfort. Our ocean view room was cozy and inviting, decorated beautifully with a calming coastal theme. We loved having beach chairs and umbrellas provided, which made beach time easy and relaxing. The pool and poolside bar were refreshing spots to unwind, though the pool area felt a bit outdated and could benefit from a modern refresh. The on-site spa looked amazing—though we didn’t use it this trip, it’s definitely on our list for next time. The location is perfect, with plenty of restaurants, bars, and boutiques just a short walk away. A few minor downsides: the elevators (only two serving eight floors) meant some waiting, the water pressure in the shower was a bit low, and the hall lights coming through the door at night were distracting and made it a little difficult to sleep if you’re sensitive to light. Overall, One Ocean Resort felt like a peaceful coastal retreat, and we can’t wait to return.

Great and helpful staff at the desk, cleaning staff, and men at the beach Elevator situation was slow and not direct to room. Used stairs quite a bit. On Sunday morning the elevator stopped at every floor. Asking for survey before we checked out.

This is a beautiful hotel lobby and spa. Bar and dining pricey but exceptional. Get a room with a view because you are on the ocean. The side views are fantastic does not need to be oceanfront. Always have trouble with the bill but the staff is cooperative. Highly walkable area for meals. Bathrooms are small but showers are nice. Dish tv only.

Entirely too small. Resort is in bad need for remodel and update. The rooms are very small. If you’re traveling with 4 adults, look elsewhere. The rooms felt like a cruise ship more than a resort.

There is visible mold everywhere in the hotel the cleaning people were so rude and hard to communicate with they acted like my dogs were intruded and they are my family the bathrooms you can barley move in them when I first arrived I was skipped in line looked over I guess the only thing nice was the view and the vallet other then that I would never stay there again oh and terrible experience at the spa as well went to relax and the lady talked my ear off the whole time pool was dirty

I love this place. Stayed many times. But this is far and away the smallest bathroom I’ve ever had. Been in other rooms that were much bigger. I know they plan on doing Reno’s. Hopefully one of them is to make the washroom bigger. Seriously it was like a small closest

I liked the ocean view There was no hotel service after 9:00pm Cost of room was overpriced for what the Hotel offers. If this were not on the beach It would not have been worth even $150 per night. The location is definitely being exploited. The place is huge and nice but very little of that translates to a hotel wanting to provide more than a view for its guests. Way over priced for very little in return.

We had an absolutely fantastic stay to celebrate our 10th anniversary wedding anniversary. Our room was available early. Every member of staff we encountered were friendly, polite, and helpful. The ocean front room had a stunning view. Rooms were spacious and beds were so comfortable. The beach was clean and the chairs and umbrellas were great. The pool was nice with comfy loungers. The location is fabulous. So many great places to shop, dine, drink within walking distance. I highly, highly recommend this resort. We will absolutely be back!

The tile around the jacuzzi tub at the spa had black mold around the entire interior perimeter of the tub. The spa shower had a broken and missing knob for use in the shower stall. The bathrooms and elevators could use touch-up paint and cleaning.

Unfortunately, while we arrived on property early and were allowed access to the beach, our room wasn’t ready until 5:30pm, which caused our evening plans to be very rushed. They tried to make it right by reimbursing us for parking, but still.

Only valet parking. Therefore, we felt pressured to tip every time we needed our car. No ice or drink machines. We had to call the desk for ice and they sent it to our room. Another tip for something we could easily do ourselves. Don’t like feeling “pennied to death”. Other than that, we enjoyed our stay. Friendly, helpful staff.

We loved our stay at One Ocean Resort and Spa! The view from our room was incredible and everyone was so friendly. We appreciated having chairs and an umbrella available each day that was included in the resort fee. The only concern was the additional parking fee of $35 per day. We opted to park on the street which was free because my husband is handicapped. I also liked that the hotel was pet-friendly. We look forward to returning and possibly bringing our fur baby along!

We stayed for a romantic weekend and enjoyed the decor, the toiletry selections and thought the bed was comfotable. The location is hard to beat. A nice pool area with a bar right off the beach. Beach chairs/umbrellas are available and staff will set for you. The only downside is the downside for all hotels, unfortunately there is not much that can be done to sound proof the doors and plumbing so you do hear doors slamming shut and water running off and on. We would definitely stay here again.

I've been visiting this property for 10 plus years and the quality deteriorates each time. The rooms are small and cramped, the bathrooms are extremely small, in need of updates. The toilet was broken and the the shower had zero water pressure. Property used to feel upscale, with amenities offered in room such as snacks, etc. The coffee machine in lobby was broken both mornings. Resort fee charged, however there were no umbrellas or beach loungers available when entering the beach, we had to wait for some to become available. Staff were offering free drinks to other families willing to give up their umbrellas. Love the proximity to the beach and walkability of beautiful Atlantic Beach shops, but parking fees, resort fees etc on top of pricy room rate are not comparable to the product.
