Location and architecture were great. Had to be moved because 1st room didn’t have working phone or AC. Seemed a common theme. The evening desk agent was very courteous and helpful. Found me the absolute last available room. The rooms were beautiful, amazing architectural details. The room I was moved to was on 2nd floor got all of the street noise and lights though. Just wanted sleep!!

The hotel is in a great location. The staff is really friendly. The hotel is old but well kept. You cannot beat the rooms. Having 3 separate bedrooms and two bathrooms was wonderful! I would definitely stay here again.

Just prior to check-in, I called to see the hours of the pool, just be let down that the pool was not going to be open, during my stay. which was the main reason for my booking, the beuatiful city views for our pictures. once checked in, I just knew we had a fridge and a microwave as a small kitchenette area for a two bedroom apt. To my surprise it was neither. They did have a set of washing machine and dryer in the bathroom. The vent didn't work in the bathroom. The ice machine was not working or turned off on our floor. When I went back down stairs, the front desk agent said he could send a refriferator. And did. One apparently been in the basement, all scratched up and dented. There was no microwave available but I was told by the room deliverer that he would see what he could do.

Loved the 3-bedroom suite for our family with two teens. Great space for family gatherings and games and privacy in our rooms. Great location, quieter part of the city with plenty of walkable restaurants. Easy drive or ride share to local attractions!

This hotel was a very big disappointment!! when I bought the room, the deal I was offered said it included free breakfast but when I got to the hotel, the front desk told me it was. It was only a $35 credit towards breakfast. Breakfast ended up costing $78 with tip so I had to pay the additional amounts for both mornings of a two nights stay the free breakfast cost me about $75 breakfast cost me about $75. They also charge more for parking than what was shown on the website. The website said $30 a night for valet parking it was $55 a night. The front desk staff was not very friendly however, the valet staff was extremely friendly and helpful. Also the waiter in the restaurant with another bright spot in this disappointing stay

We weren’t sure what to expect but this hotel was wonderful. It is so well taken care of and we loved the area of Midtown. They upgraded our room, and our space was beyond what we needed! Beds and pillows are really comfy and not super firm. The workout facility there was good as well.

Pool was down for maintenance, other than that this is an amazing property! Enormous two bedroom apartment for two couples to comfortably enjoy a show at the Fox, dinner at Livingston’s and then easy commute across the street to have a wonderful nights rest! Great stay!! Would do it again any time, highly recommend.

Our stay at The Georgian Terrace Hotel was okay overall. I had originally booked a queen room with a kitchen and was upgraded to a two-room suite with a kitchen. However, I was a little disappointed because the kitchen was essentially tucked away inside a closet and was not clean, which was not what I expected.

Perfect location when seeing a show at the Fox. Lots of great restaurants within walking distance. Friendly staff and clean rooms. Website mentions roof top pool open 0500- MN but there’s NO pool. Little ones were disappointed.

The 2 bedroom, 2 bath apartment #324 definitely needs refurbishing. The door handles and locks did not work on either bedroom. The furniture in the bedrooms is shabby, although the mattress is good and the bedding was clean. The hair dryer in my son’s room did not work and he did not have a clock. One of the drawers in the kitchen is broken and cannot be closed. The apartment is large but is not welcoming. I think the housekeeper came in the morning when we were not yet up. I put the “clean the room” sign out when we left but no one returned. We made up our beds and didn’t need more towels so we were okay. The Livingston Restaurant was quite good for dinner. Beware the prices at Edgar’s bar. My son almost had heart failure when the bill came!! Staying at the Georgian Terrace and going to the Fox across the street one more time checked my bucket list. So all in all we had a great time.

This hotel was not what we expected. Front fest doesn’t answer the phone. The elevator takes 20mins. There’s no refrigerator in the upgraded room. No ice machines work on any floor so no ice. The room was pretty clean. There’s only thin sheets on the bed. So if you stay here, bring a cooler and a blanket. Also don’t expect to call the front desk, you’ll have to wait 20 mins for the elevator and go down to them.

Upon check in staff Jeremy was very polite and very helpful in expediting my check-in and making sure that everything was up to par in my room. This is my second stay in two years I love the convenience of the area the parking everything it’s in close proximity, and again I wanna shout out Jeremy for doing an outstanding job as the front desk clerk. There is also a coffee shop that opens pretty early 6:30am, that was amazing because I was able to get my hot tea early in the morning , I sat outside and the cool breeze was refreshing. I definitely would stay here again..

We just loved the Georgian Terrace !! Loved the entry , great , efficient valet service . The front desk staff was prompt and super friendly . The hotel is old school gorgeous ! Our beds were superb, room was outstanding . We stayed in a residential suite and it was immaculate ! Two great restaurants and bars are in the hotel; and we would go back for both ! Location is everything and for ATL this was prime . We loved sitting in the Livingston restaurant patio looking right out into the FOX theatre. All corners had a place for Drink and eats!!!! We will DEF choose the GT for our next date night in the ATL!!

The history of the hotel and some of the original features especially in the restaurant. The rooms are spacious if a little dated and the staff are really lovely. The rooms especially bathroom need updated and plug points need to be upgrade to usb-c. I thought it was poor value compared to other places that we stayed on this trip. The hotel could make more of the history especially the Gone with the Wind legacy.

A beautiful historical building, but the service was poor. There is no coffee machine or fridge in the room. The cover was very thin cotton, no comforters or blankets, even though it was in early May and the temperature was in the 50s to 60s. I requested extra blankets for the second night, and the blankets they gave us were old and shaggy. One day, we requested a cleaning, but the room wasn't cleaned. And in the end, they attempted to charge us $250 extra, which was eventually dropped.

Average hotel needs updates. Front desk was pleasant, not award-winning service (except for one agent who provide excellent customer service to resolve room issue). It's impossible to speak with a live person at the front desk on phone (even in the hotel I had to walk downstairs to get customer service). The hotel is very well located and it was quiet on a busy street. It's midtown with Fox Theatre directly across the street, businesses, restaurants, convenience store, coffee shop, METRO and very walkable. Everything is close by. The area feels safe, but it does have city life (although it's the south, i.e. like most cities there are some unhoused people in the area). Specifically some small points about the hotel it could use some updates (for the price point), furniture, working ice machines, and minor repairs like door handles. Again, it a real bummer not to be able to talk with someone IN THE HOTEL via telephone before (and/or after arrival). My 3-day leisure visit was fine 3 out 5. I would stay here again for the LOCATION (they do have restaurant and coffee shop - both over priced). Nothing is complimentary. Enjoy the stay. peace.

This hotel has been my usually spot for the past 4 years whenever I visited my son at college, which has been, on average, twice a year. I have usually been very happy with it. However, this time I was a disappointed. We had a 2-bedroom suite/apt with a kitchen. The unit had a funky smell and seemed pretty run down. The kitchen had a very old refrigerator with chipped handles, microwave, some bowls but absolutely nothing else, including any cleaning supplies. On the last say, Wi-Fi went on the blink and they told us they had to reboot the whole system. It never came back on the rest of our stay. Overall, a disappointing stay and not at all like my previous stays.

The room was great……. Staff wasn’t as kind as they should have been……. And for the price housekeeping was only by request 😡 but staff attitude @ least the ones I encountered were dismissive & short. Asa was bellman did not want to assist with bags second shift front desk personnel was short. So that took away from experience but valet staff was very accommodating & I didn’t even check a car. But hotel was beautiful 10/10 staff unfortunately was 4/10 location was 9/10

The Georgian Terrace is a beautiful old renovation in Midtown Atlanta. The room was comfortable but the furniture was old and worn. The staff was helpful, especially during check in. The restaurant was closed for a private event and the adjacent bar quit serving food at 9:00. There was fortunately a pub in the basement that served bar food.

Lovely and spacious room. Loved the residential suites, which gave me a bedroom, lovely living space, and full kitchen. More room than I knew what to do with. Best of all, the kind and highly accommodating staff went out of their way to help us when our flight was delayed 24 hours.

The staff, location and the hotel charm was amazing. The rooms, however show age. Room 808, my first room, the TV didn’t work, the ice machine on the 8 th floor didn’t work. The furniture was heavily scratched. The room didn’t have a small fridge, that was probably my fault for not checking at booking. I was given an upgraded suite when I voiced my disappointment, 1209. Which was not expected and very much appreciated. But, that room also had issues. Once again the TV didn’t work, the ice machine on the floor didn’t work, oh jeez. The room was very spacious and even had a small kitchen and washer and dryer, amazing!!! The kitchen had a badly cracked and yellowing ceiling light, the fridge had ice on one of the shelves and water was leaking from behind a locked door in the kitchen. This hotel is an historic landmark, a grand place and it deserves better. The beds were comfy, nice shower and coffee in the room, great. The lobby was beautiful, marble floors, atrium and a crystal chandelier. I was expecting a nicer room. There were a few pluses, but the minuses outweighed them. It’s like an piece of candy that looks delicious, but when you bite into it you chip a tooth. These are my observations in the hope a few improvements are made.

Got a 2 bedroom suite. No mini fridge - can’t remember the last time I had a hotel or motel room without a fridge. Furniture was banged up and chipped and cheap. No closet in one of the bedrooms and no hangers in the main space closet. Asked for hangers, never received. Only one roll of Toilet paper for 3 people for 4 days. AC was excellent though.

We have stayed here several times when going out on Atlanta. The location is amazing. Our room was in disarray this time making it our last stay. Floors torn up, hinges with no screws in them, furniture filthy.

The location was great! The hotel is beautiful. The check in took forever. There was a glitch in the system and they did not have our room. They tried to put us in separate rooms and than when I said no we had to wait almost 2 hours after check in for our room. I was told I would receive a discount and than that never happened either.

Booked this for rooftop then they closed it for renovations after the free cancellation ended. Whole hotel needs a Reno— v basic looking. Like a holiday inn. Ice machines were out, vending machines gave us hot drinks. No pool no rooftop. Staff was amazing. I ordered wine and balloons, they knew my arrival time; when we arrived, ice had melted and balloons were deflated

front desk & auto delivery were excellent but the maintenance department is not motivated to do their job. Two examples: management posted a note not to waste water by letting the water run while brushing your teeth...but the toilet was running the whole time. I did a simple adjustment to the flushing mechinism to fix. the water spigot was totally loose on the bathroom sink. Its apparent that some staff members do not care about their job. we had breakfast one morning, our waiter disappeared for some reason, the other waiter would not pick up our food from the kitchen, it sat there for 10 or more minutes. Apparently that staff lacks teamwork.

I only had one bath towel. There were no hangers in the closet although some were brought up after calling. Also there wasn’t a dresser just bedside tables which were tiny and not enough space to place toiletries. I guess this is what happens when booking a room through Expedia vs directly w hotel

Room was not as quality a room as I am used to. It was prom weekend and there were a lot of nonpatrons occupying the lobby and other common areas. Elevators were tied up with nonpatrkns. This made it difficult to get from the room to the street.

The room I reserved was overbooked by Expedia so I did not get the room I needed. The hotel is a cool building and we enjoyed the area. The room we ended up with was spacious. The pictures that you see with a balcony looking railing outside, those doors do not open. The staff were fantastic, everyone was very friendly and helpful but there were times that they just did not have enough staff for a hotel that size, the same person running the front desk was also running around delivering blankets and towels to rooms. That staff member did a fantastic job but the hotel just needed to staff more people.

The room was cavernous a 2 bedroom apartment way on the other side of the building...it was creepy and had an odor. I asked to be moved...the other room was less creepy. Both rooms were dated & smelly. The elevator was not functioning properly...it wouldn't go down from the floor I was on so I used stairs once and next time I went up to go down. The restaurant was under staffed and the waitress was rude...probably because they were under staffed.

We were disappointed that our reservation was for a king room, but we ended up with a queen-sized bed. At 6'2"/250, I need the extra space to be comfortable. However, the front desk staff were excellent, they understood our disappointment, and addressed the situation with a generous credit. I didn't sleep well in the smaller bed, but I'm very grateful to the staff for making it right in the end.

I travel for a living and stay in different hotels across the world weekly. I booked this hotel for a special occasion (my daughter's prom which was being held across the street at The Fox). Our stay was anything but special. I paid extra for early check-in , a high floor, and late check-out and all were approved in advance. When I arrived for early check-in I was told my room wasn't ready and I would need to come back at check-in time in like 4hr. I informed the front desk clerk that yhe only reason I arrived early was because I had requested early check-in. He rudely said "Yes and that's why its called a request. The rooms not ready". I then showed him that I had confirmation that the request was approved. After that they magically made a call and got a room ready for me within 15mins. The room they gave me was out dated (with worn out furniture and appliances). The room also wasn't the cleanest (stains on the couch and crumbs on the counter in the kitchen). Getting from your room to the parking garage is a hassle as there are only 2 elevators and they are slow. Then on check out day I was trying to get our things from the room to my car in the parking garage so I asked for a cart so I wouldn't have to make so many trips. The Bellhop was rude & scolded me asking why I needed the cart and for how long and when exactly was I leaving because he didn't want me to keep the cart for longer than a couple of minutes because they don't have a lot of carts. Overall the staff is rude.

This hotel is in desperate need of basic upgrades like hot water, clean rooms, mold removal, elevators & ice machines that actually work & room doors that close, etc. The front desk staff is super rude & completely uninterested in making guests feel welcome. For the price there are lots of good options in the area. Stay away!

We were there for a show at the Fox theater, and having never been, wanted to be there early and not worry about parking or navigating traffic. This fulfilled our desires perfectly. Parking garage gives in-and-out privileges to guests. (At a price but worth it ). When it was time for the show, it was just crossing the street to get there. After the show, police shut down traffic anticipating the throngs crossing the street to either the hotel or parking garage. BREAKFAST at the hotel is a MUST! The Livingston is another opulent step back in time view of the past. We were sat by the window directly across from the Fox entrance for our view in a cute framed out seating area. I commented to the waiter that I felt like this set up was an old revolving door box — to which he affirmed 😁 It was the original entrance to the hotel. The food was fantastic and filling. ONLY complaint- LOTS of outlets in our room but all were loose and could not hold a charging block for our electronics, I had to make shift a brace to keep my chargers from falling out of the socket.

Our room wasn’t ready when we arrived, but the host was most accomodating in that he upgraded us to a penthouse room!! Wonderful, plush accommodations! Everyone was helpful and friendly.

Beautiful, historic property in Midtown Atlanta, Excellent staff, friendly, helpful, super efficient. The room was spacious and comfortable, my suite had a separate kitchen, washer and dryer and living area, bathroom was roomy. Great on-site restaurant venues, walkable to many attractions and destination areas in midtown.

We stay here regularly because of the staff, restaurants, and location. However, the room conditions have been noticeably degrading over the last few stays. Floors are showing signs of heavy wear, mini-fridges are old, some bath fixtures are in need of an upgrade. We will continue to stay here, but I think an upgrade in certain areas is necessary.

Unique, beautiful, older and well-kept facility, our King suite had everything we needed, garage was easily accessible, great view, close to the hospital and many restaurants and stores. Only one very minor thing was the washing machine was off balance so we improvised by placing the sink stopper under one corner of it. But it was wonderful to have a washer dryer.

Building is beautiful, location is perfect to local attractions. The 3 bedroom room I chose was spacious and perfect for my family of 5 but unfortunately room 320 needs some updates. The wood laminate floor near kitchen was lose and scratched and the tvs are outdated. We usually bring our personal fire sticks to watch movies in living room but we could not connect because tvs were old. Other than those minor fixes, place is amazing and I would return.

She was amazing and I wish all customer/hotel staff were like her. -great amount of space in the rooms -pub/restaurant within the hotel and the pub had good food options. Cons: -Needed to say another night and booked a room with a kitchen and the kitchen was outdated and looked nothing like the pictures so keep that in mind. -Booked through Expedia but I was charged twice for the room accidentally. The error was ultimately fixed but it was a pain trying to get a hold of billing and just stressful to be charged twice for something given the state of affairs with the economy. -We heard rushing water and assumed it was a fountain within the hotel but there was water leaking from the ceiling onto the ballroom/conference floor which was very strange. The next morning there was no leaking.

Love staying here. Great location, and the property is beautiful in many ways. Have stayed several times, and the experience is hit and miss. Sometimes the accommodations are clean and comfortable and surpass expectations, but I have stayed in a suite before that was in desperate need of renovation and felt a bit scary. This last visit, there was never maid service despite it being requested, no clean towels, lightbulbs were burned out, heavy dust on several surfaces. A closet door that stuck, and general lack of cleanliness in the room.

The room was very nice I was an Emory patient but didn’t do the booking correctly to get the patient rate so they upgraded the room to two room suite for my son and I which it was a very nice suite. The breakfast was very good. No pancakes or biscuits and gravy on the breakfast menu. We went out front at 7:30 after breakfast to get some espresso and the coffee shop that was supposed to open at 6:30 was still not open. That was kind of a bummer but life happens and Starbucks was in the hospital lobby so it was all good. That’s it pretty goofy complaints we’ll have a good day

It's an older hotel that's a little dated. The lobby area was nice. It took almost 5 minutes for someone to check us in. One of the elevators didn't work and the one that did was really slow. The apartment was spacious, but it wasn't for me. I left after 10 minutes and booked somewhere else.

The room was a bit small. There was not enough room to move around. The room (bed) was just meant to be slept in and nothing else. The room's thermostat does not provide enough heat to warm the room. However, when the heater is on it is loud (you decide if you want heat or the fan running loud). Also, the room was a bit pricey for its age (no further comment). There are other fee that the hotel does not disclosed (during the reservation process) such as, the parking fee. If the parking attendant park your vehicle there is a service charge, but you self park your vehicle there is a parking fee. (no comment). Overall, it was satisfactory. Thank you.

Very disappointed!!! My “apartment “ did not look like the photos. Upon entering, it smelled like star cigarette smoke. The rooms were small and kind of shabby. Nothing worked. The sound may or may not work in the TV. I tried to iron and the iron leaked rusty water all over my pants. The kitchen was not fully equipped. Over Al 3 out of 10. Will not book again.

I was quite pleased with the room size however the floor was cold when you came off the bed to proceed to the bathroom or anywhere else in the room. the shower head was broken and water was squirting outside the shower stall eventually soaking the floor in the bathroom. A fridge should have been a MUST instead of an additional cost since the 3 restaurants had a limited variety of food. Up to the present time, I haven't received a receipt, which was promised via email. It seems to be the practice of this hotel to cut back on essentials, then offer them later at an additional cost, for example both check out and check in times have been moved to favour hotel then later and earlier times respectively are offered at an additional cost. I am aware The Georgian Terrace is running a business however the customer MUST NOT be taken advantage of. One last thing, the option of using the train service instead of taxis would have been welcomed information to future frugal consumers.

We requested a two bed queen , there’s 4 of us. My husband and 2 kids. They ran out of queens beds, the manager told me she’s going to give us a one bed king suite…And tomorrow will move us over to the two double queens. We went into our room, it was so disgusting mold in the fridge , and they’re renovating the kitchen..went back downstairs and she told us she can move us into one queen bed instead. How is this accommodating?? There are 4 of us and one queen?? Absolutely not . We asked for a refund and left to another hotel.

I have been trying to request an ironing board for 3 days, without managing. Every time I called the front desk, they would not pick up. Then when I finally managed to get ahold of someone, they never send the board. 3 days of ironing shirts without a board. I finished the conditioner on my first day- never got refilled for my 4 days stay, despite requesting it to the front lobby. Also elevator is extremely slow. If you are calling an uber, consider at least 5-7 min more to get from the room down to the lobby. Room was old, and not up to this hotel standards. Not sure what happened to this hotel, but this is the last time I ll be returning

The size of the 2 bedroom apartment was nice. However, it really needed repairs. The shower faucet kept falling off, the handle to the microwave was broke, the door to the closet area was off the hinges and leaned up against the wall. There was a kitchen, but no detergent, cloths, or other cleaning supplies. I was told none could be provided. The dishes were dirty and no way to clean them. There was a washer and dryer, but no detergent to use it and was told none could be provided. There was only one working elevator so wait time was very long. The staff was nice and friendly.

At the bar in the basement of the hotel, again, only 1 person was working and it was busy so everything took a while. one of the 2 elevators wasn't working, so it look a long time to get up and down the floors. There are some clear flaws. Only one elevator was working, so the waits were longer than expected. The wall plugs in the rooms were all very loose and our chargers kept falling out. (Bring a power strip!) The flooring was cheap laminate and was coming up in places. We had three tvs in our final room and none of the remotes fully worked (missing buttons, dead batteries, etc). There is definitely an investment and refurbishment that needs to happen, but the potential is great. But the staff was friendly and helpful. My son took ill during our stay and the staff really bent over to help us. Getting us a mask, getting him extra towels in the middle of the night, and just checking with me on how he was doing. I truly appreciated that compassion. The service alone would make me want to stay again.

I contacted the front desk the first day about the light fixture and the broken phone. I was told someone would be there to fix it while I was out. But in the three nights I was there, no one entered my room to even take out the trash and make the bed much less fix the lights. They’re no longer doing in-room dining despite the messaging and info in the room and on the QR-linked website. The restaurant downstairs isn’t as good as it once was. I had oatmeal that I fished out 4-5 gumball sized lumps out of while I was eating. Bottom line: the rate was reasonable for Atlanta, the bathroom was clean and the bed was comfortable, but this is such a downgrade from the GT’s past performance. I’ve stayed in this hotel many times. It’s disappointing how far it’s slipped, but I don’t think I’ll be back unless it’s my only option.

We have stayed at the hotel for years. Valet refused to park our vehicle so to height even though they have for years. Room we reserved was a one bedroom with kitchen, we were given a handicap room with no kitchen, room was in honorable disrepair with holes in carpet, cracked shower tile, sink falling off wall, half the outlets did not work. Staff pretty much told us since we booked though hotels.com we get what we get. Room also had roaches.

The Staff Worker name Jeremy was superb he tried to rectify every negative encounter I experienced, Shout out to Jeremy he deserves a raise. As far as the property, it’s toooooooo outdated. The room smelled like a pastor cologne, someone removed the DO NOT DISTURB sign off the door which made me feel unsafe. The shower water got cold fast. I dont know but I never leave bad reviews so u know this one has to be terrible for me to do this

Yes we were given a room in the new building, but I prefer the older building.The rooms are so much larger , so on our second day , they moved us to the old building. We are repeat customers at least three times a year to the georgian terrace hotel. Why have a 450 square foot room.When you can have eleven hundred square feet of space , two bathrooms and two bedrooms, separate kitchen , and the employee hospitality is impeccable. Those employees that have been there for years seem to always remember you when you come back.

Read this before you decide! I am really upset with the hotel. I booked the option with breakfast free, and when I arrived with my daughter for breakfast, I found out it was only a $35 credit. Okay, I asked for the menu and ordered breakfast. To my surprise, the continental breakfast, nothing special for two people, cost $75.00—an outrageous price! I ended up paying $40.00 extra. Do you think that's fair? I don't think so. Besides that, I paid $55.00 for parking. I could have parked for free and eaten breakfast elsewhere. In short, it was a rip-off. I was supposed to pay $158.00, but I ended up paying almost $250.00 for one night in a 3-star hotel. It's truly unfair. I travel to Atlanta very often, but I will never stay at this hotel again, nor will I recommend it to anyone. I'm sorry, but that's how I feel.

Very aesthetically pleasing hotel. Old but charming. The room was average compared to what I’m accustomed to but still decent. It could use some upgrades in the kitchen and bathroom. The shower head needed to be replaced and the shower door needed to be fixed to the track at the bottom, it wasn’t secure. The kitchen has old white appliances which needs to be replaced as well. None of the tv remotes worked, we used the buttons on the side. The tvs are also older model flat screens with no access to streaming apps so you have to watch channels available. It was very cold inside the room and no way to adjust the temperature. The staff was very friendly though and we felt safe there.

Over the course of three days in the middle of our trip we called multiple times requesting the room to be cleaned and it never happened. The worst part here is they confirmed that we would receive service, but it never happened. I would rather be told service is not available than wait prepared for service and never receive it. We gave up here as we had better things to do on this trip. We also were out of toilet paper in the room for a few days. We called multiple times for the TP to be refilled and it didn’t happen until we went to talk to the front desk directly about the issue. When we called it was the same story – they assured us we would be taken care of, but it never happened via the call. The AC in our room also did not work. I didn’t get a picture of this as I did with the cockroaches, but our room was typically around 80 degrees Fahrenheit which was very uncomfortable. We have stayed at several 2-, 3-, and 4-star hotels and this has been the most disgusting and poorly managed place we have stayed. Based on our experience, I cannot believe that the Georgian Terrace is represented as a 4-star hotel and is priced at that level. I highly recommend staying anywhere else.

Fixtures are not only;y dated but broken. Sink faucet sprayed all over the place. Towel bar kept falling off the wall. Shower did not drain well. Sheets did NOT fit on the beds (too small). One of two elevators was broken. I would not stay again until it is redone. Too bad because we have stayed many times over the last 4 years while our son was at GA Tech. Glad he just graduated so we don't have to fins another place in Midtown for some time... On the bright spot the staff are very nice at the hotel. But find another place.

This was our worst stay. We booked a king and when we walked into the room it was a standard size-not even a queen. We were told it was because we booked through Expedia and all they offered was free parking or $50 food credit. The EXACT thing happened to my son. He booked through their website. They finally did comp his room. There was also only one elevator working and no one told us about the service elevator when we checked in. People were waiting so long they finally just walked down the steps. The roof also wasn’t open and even though it was cold outside we love sitting up there! It was just so disappointing-not the service you would expect at the Georgian Terrace.

1. Parking. There is a parking garage attached with self parking and an option to valet ($55 a day). When I checked in with my elderly mother we chose to self park due to the outrageous pricing. We were given a parking pass that was supposed to let us out of the garage for the entire five night stay. 3 times I had to back out from the scanner (with cars behind me)- because the pass didn’t work-and schlep all the way to the desk for another pass. Embarrassing. Then after a day, due to my mom’s inability to walk very far, we decided to use the valet. After dark, there was never anyone at the valet station to take the car so we had to continue to self park making my mom walk further than she should have. 2. My room had no heat and it was cold in Atlanta over the Thanksgiving long weekend. They couldn’t fix it. They did offer to move me, but this would have departed my mom & me (she needs my help getting around when she leaves the room) and would have required me to pack up all my stuff and move. Packing is hard enough when you do it twice. I refused to do it 3 times and chose to endure the cold. That’s on me. 3. I put the “Clean My Room” sign on my door every morning I was there when I left the room. My room was cleaned once during the five night stay. 4. Only one elevator in operation during the entire 4 days. I couldn’t use stairs because of my mom. Several waits of 5-10 minutes for the elevator.

I DEFINITELY will be coming back. I don't know if I simply got lucky or what, but I booked day of because I needed a place to crash before my flight the next day and the price was surprisingly competitive. The hotel itself is BEAUTIFUL. And you can't beat the location - right across from the Fox Theater, lots of culture and dining within walking distance. Atmosphere is excellent, rooms spotless, amenities top notch. I felt like royalty. The staff are extremely welcoming and informative. I've paid way more for much less in Atl. This might become my regular Atl spot.

Our toilet was broken the entire time we stayed there. They even had someone to come fix the toilet, but still didn’t fix it and they did not move us to another room. We had to take the elevator all the way down to the bottom to use the public restrooms in order to go to the bathroom.

There was an issue with in room phone and bathroom sink, we reached out couple of times, but no one cared. Also, Expedia sold it to us with free breakfast, but there was only $35 voucher for 4 people breakfast. Barely covered the drinks. Manager of the hotel was not available as it was thanksgiving holiday, so irresponsible. Highly recommend not spending any money on this property as it was not really a 4 star hotel in midtown. Worse stay I’ve ever had.

Outdated rooms, holes in sheets, broken towel holders, clogged sink drain, no answer from the front desk (kept routing to reservations in Houston, and they just transferred yet again to a no answer front desk). No chair at the desk so no way to sit down there. Was told mini fridge not included in our room but later was told it was complimentary. The plus was the Valet team - they were very friendly and helpful.

I enjoyed staying at the historic Georgian Terrace Hotel. The staff was friendly, and the room was clean as well as had a great view of the beautiful historic building across the street. The location of the hotel was perfect as I was able to walk to many landmarks. It is also very close to the Metro station, and it was easy to get to this hotel from the airport. I had a nice breakfast on premises, and the waiter was attentive. This hotel is located directly across from the Fox Theater and close to many restaurants and bars. I would definitely return to this hotel and bring my family next time.

We had a 2 BR with a kitchen. We were astounded that the kitchen had zero utensils, glasses, paper towels, etc. The coffee maker was a cheap one cup maker. The hotel didn't have hot water for the shower. I was told the building is old so no hot water. I got the bed and breakfast when I booked in Expedia but when I got to the hotel I was told I got a breakfast credit for $35 for 3 people. I got charged for valet parking $55 when I didn’t do valet parking. Not a great experience at all.

Not what I expected from a Sotherly Hotel, managed by OTH Hotels Resorts. First impression walking in was amazing. We were celebrating our wedding anniversary, the young lady who checked us in did not recognize that, not what I was expecting. Easy checkin otherwise. Went up to the room, instantly felt the temperature difference between the hallway and our room. Turned the thermostat down and the room temperature remained the same throughout the night. Not unbearable, but warmer than I would like it. We were expecting to see something simple as an acknowledgment that we were celebrating our anniversary, like a simple hand written note. However there was nothing. We requested maintenance the next morning about our room temperature through the text messaging that they asked us to communicate through and all we got was a “sure” and no follow up. Needless to say no one ever came to fix the air. We stayed 3 days 2 nights and we never saw house keeping. You can tell the room needed some TLC. The floor needs to be replaced and the blinds need to be updated. The TV’s in the room had very outdated controllers. All you could do was scroll channels, no easy way to see a TV guide or put the channel in that you wanted because of a delay. The valet staff was super friendly. Much nicer than the front desk. When checking out this morning, there were 2 young ladies talking to one another when we approached. Neither one acknowledged us until I pulled out my hotel key card and said I was ready t

The hotel building itself is amazing and the room we had was expansive, but the furniture was all beat up and badly arranged and the room just wasn't clean anywhere. The TV's in both bedroom areas didn't work and it was hard to get around the furniture in one room. One bathroom had a broken slide for the shower glass. What could be a seriously impressive hotel ends up being pretty disappointing.

We stayed in a 2 bedroom with a kitchen. The refrigerator had rotten food inside of it. The top of the refrigerator was dirty. The handle on the microwave was missing. The queen beds sagged in the middle. No extra pillows or blankets. The bathroom fan was hanging. The walls all scuffed up with black marks . The 12th floor ice machine room had water on the floor and the ceiling was hanging. Very disappointed for the price we paid to stay at this historic hotel!!

Our first impressions of the hotel were very positive. A beautiful, historic hotel. There was a slight irritation about the check in when our room was not ready and they said they would contact us when it was. Hours and hours went by as we waited without contact, well past check in time. We didn't want to waste money on a car back if the room wasn't ready. Eventually we were too tired to wait and headed back. The room was ready and we weren't contacted. Still, a nice place and we got unpacked and went to bed. The rest of the stay continued in that vein. The toilet had jewelry in it and wouldn't flush properly our whole stay. My partner works in maintenance so kept fixing it. The same with the lights. Burnt out bulbs and dead sockets. It was really difficult to get ready because the lighting in the room was so bad and the only lighting was from the windows which opened to the world if we were getting dressed. The phone was never answered by the front desk. Just a continuous loop of the selection menu, ringing, and then menu again. We had to go downstairs to the lobby to ask for anything and then wait an eternity for housekeeping to turn up. We ran out of toilet paper at some point and clocked an hour and a half wait until we could use the bathroom. Not to mention my partner having to fix the wires on the tv to get it to work and move a lamp to another plug to get it to turn on. I understand it was a busy weekend but at the price we paid, we would not choose this hotel again.

Once we asked about snack and convenience options in the hotel and were given abrupt and angry responses as if we were in the wrong for asking. We went into the restaurant and were ushered out by a rude waiter. The concierge never pick up the phone no matter how much you dial. We learnt the first day that there is no daily cleaning even though there is a sign for it in the room. So then we requested cleaning the next day. No one cleaned the room the next day. When we talked to them, they just sent towels to us after 4 hours. Nothing else. We asked for more toilet paper and they literally didn't respond at all. In all, the staff are not only unhelpful, they avoid you and if you can catch them, act very rudely. The facilities aren't good either. The toilet didn't flush well, you have to hold the flush for 20 seconds. The bedsheets don't fit the mattresses and keep coming off. The TV didn't work until we fiddled with the wires. There's no fridge.

The valet was terrible it took me two hours to get my car at one point. I scanned the ticket to get my car stayed outside for over an hour still no car then they send me a message and say they are busy wait 10 min and try again so I talk to valet guy and he say he works alone at night which is terrible when people are paying 55+ dollars for valet. Then this morning I scan my ticket and it send me a message saying the are to busy that I needed to come down and request my car what’s the point of valet if I have to go thru all that and plus it’s very expensive. This was certainly a historical property. The room had several faulty electrical outlets that wouldn't work. The washer and dryer were from the early 1980s and barely worked -- the dryer would shut off after about 4 mins of running. The listing for this hotel on this site said there was a pool...and there is...but it hasn't been in service for over 2 years. The self-parking is awful. The garage is pretty sketchy and the code that the front desk provides never worked. Every time we would try to exit, it would error, and no one would answer the service call from the machine. We would have to back our car out, get out, run back inside to the concierge desk and get the code reactivated. All night long we were kept awake by sirens and crackheads screaming bloody murder from below our room in the alleyway. I would not recommend staying here for anyone.

Georgian Terrace is an exclusive, premium facility in a very good location. The facility is clean, well equipped gym, nice restaurants and good food. The only downside is that you have to literally keep following up with the reception desk to get your room cleaned. We stayed at the 2 bedroom suite for 5 nights and enjoyed it but didn’t get cleaning as and when required.

I always stay at the Georgian Terrace when I’m visiting Atlanta. Conveniently located. Historical building. And the rooms are amazing. But the service is even more impeccable. My last stay, I arrived after dropping off my baby girl to college a crying mess. Fojan and Nessa were able to comfort me and handle all of my requests even assisting me in reserving my next stay. I do a lot of traveling and I wish I could take the Georgian Terrace with me.

Perfect location for a visit to Georgia Tech. 10 min walk to campus and surrounded by restaurants in midtown. Parking is extra but to be expected in big cities. We booked a 2 bedroom apartment which was very spacious for our family of 4. There is a full kitchen and a small dining room table if you want to heat something or order in. I’d call this a historic hotel with modern updates. It’s also a beautiful wedding venue. I will come again.

The only property issue was the lack of functioning elevators with only one in service during the time which made it necessary to take the stairs or wait upwards of 10 minutes before being able to take the elevator up or down to our room. If the elevator was already full, we would have to wait again or bring our luggage down the stairs.

We booked the hotel because it’s the kitchen, when we got to the room the kitchen was made from the 70’s! The microwave was not even working and the fridge was leaking

I stayed at this property many years ago when was more upscale. Since then, the property is very outdated. Apparently they closed the pool a couple years ago. They were very short staffed however the people working were very nice and accommodating. This hotel is apartment style so it’s excellent for large parties or if you want added privacy while sharing space with friends and family. Only 10 months from State Farm Arena and GWCC

I did not like how old the furniture/fixtures were. All of them even the toilet seat was extremely old and worn. The room had a slightly musty smell. The tv kept going out but maintenance did come to replace it. The shower head was old and extremely loud to the point where I wanted to wear earplugs! There was also no microwave or small fridge in the room. If it wasn’t for how outdated everything was I would return but I will have to pass on visiting again until the location is updated

The overall impression of the hotel was good. I recommend they update the appliances in the room. Not all vending areas were operating, had to go several floors down for ice. The fridge in the rooms were leaking, they had to replace the stove (whichh was done quickly). The staff were very nice and accommodating. Also, there is no pool.

Historic yet modern. Clean and charming. The atrium in the lobby is fabulous. greeted by the team immediately upon arriving.

The staff was amazing. I called the front desk to ask for assistance zipping my top because I traveled alone. The staff didn't make me feel bad for asking. Valet staff was fast and efficient. Everyone that I encountered was helpful and nice.

Overall, the service was nice and hotel well cleaned. Felt very secured, walking to our vehicle, which was parked in the garage. Parking garage fees are expensive be prepared to pay. Felt safe walking in the area.

Because it is an older hotel, it does need some up grading renovations, the keep patrons wanting to stay there. I did experience a few issues, but we managed to work through them.
