We booked this hotel because we like to dine in rather than go back out after a long day driving. Well, when we arrived at 7:30 we were told the restaurant was closing. Too bad. The room was lovely, but extremely small, which is because it is an old hotel. However, the bed was long overdue to be replaced, an neither my husband or I found it comfortable enough to get a good night's sleep. The pillows were old and lumpy. The view from the upper floor corner room $$$ was nice. We asked about the EV charging station because we couldn't get it to work. The desk clerk just waved his hand and said they are broken. Guess we should have known that, as no other cars were parked in the charging parking spaces. No help from desk clerk on dinner choices either. He just waved his hand again and said some placeduwn the street was still open. All that being said, we probably won't stay there again.

The room was clean, beds comfortable, and staff friendly. The hotel is charming, and you couldn't ask for a better location -especially since we were seeing a performance at OCT, just a block away. We did breakfast, and while it was worth the $5 price tag, don't expect to be wowed. Pick up some coffee, toast and fruit and plan on brunch somewhere later.

Charming art deco hotel. Perfect location. Clean and serene. Some staff were a little less than friendly but most were lovely. Some updates could be made to bathrooms and flooring but overall it was good.

Had high hopes based upon the reviews, but unfortunately turned out to be a disappointment. Check in was friendly and efficient. The room was small, and the bathroom toilet was not cleaned, big pile of long hair swirling in the toilet bowl. Could not make reservations for the restaurant that I heard was nice, but they do not offer online reserv. and did not answer the phone. The building is historic, and feels that way. The room across the hall had people check in at 2:15am with a circus of noise, and no matter how many times I called the front desk, it went on until 3:30am. Breakfast was inexpensive, and decent, but the staff was a bit surly. Not the best stay.

Two days.....very small rooms....elevator did not work one day.....5 dollar breakfast chef did not show up for work...so no breakfast that day....front desk staff often confused...long wait time checking in because the front staff are taking phone calls and booking reservations....good parking for downtown Ashland...close to everything....virtually nothing in the room except the bed..exprnsive for what you get....you are paying for the parking and location...major upgrades needed.....

Very comfortable and clean and charming. 2 short blocks away an easy walk to the Oregon Shakespeare festival with fun stores all around. It's a perfect place to stay for a day or 3 to see the shows and not have to constantly be driving. The park is also three blocks away, beautiful and relaxing. The cook was out sick, so the morning breakfast did not really happen but that was a minor concern, because the staff could direct us to a nice restaurant down the road that served a fine breakfast.

The hotel is an aging lady with lots of character, few, if any amenities, dreary appointments and a dismal (extra cost) breakfast. However, the dinner only restaurant is great, the room air conditioning works, the showers have adequate pressure, the location is unmatched and the views from the front rooms are beautiful (and would be much more so were it not for the filthy windows).

The room was clean, very very small. Parking was good. The staff at the front desk was extremely nice. The breakfast was at best ok. It wasn't kept stocked very fast, so when we got there only potatoes and bagels were available. Eventually they brought more fresh fruit, but the egg bake thing was never replaced. You could dine outside the little room. They need to go around and clean the cobwebs of the sitting area out there.

Just a block from the Shakespeare Festival, this hotel is ideally located. Room was clean as were common areas. Chairs in the room were cute, but could use some stuffing. Breakfast was good deal at $5…a step up from chain hotel breakfasts.

I stay at Lithia springs for the beauty of the grounds, in addition to the quiet, the fabulous healing waters and tasteful decor. I have stayed a dozen times over the years. Unfortunately, this time around I was shocked to see the landscape butchered. Shrubs, trees and vines have been massacred by workers who have learned practices that are bad for the health and natural style of the plants.

We love the Ashland Springs, the historic building is gorgeous and right in the middle of downtown Ashland. The rooms are small but very pretty and charming; the $5 breakfast is good; and we like their Larks restaurant. We always break our trips from Portland to California here, and it is always a delight.

Great food available for room service through Larks Cons—room was uncomfortably small.. luckily it was only one person but 2 people could not move around comfortably in this room and the bedding MUST be updated. We truly aren’t ones to complain but it might’ve been the most uncomfortable bedding I’ve had at a hotel… the sheets were stiff and the down comforter was so old it shone through the light and you could see there was only the tiniest bit of bedding/feathers left in it

The room was spotless and in good nick. While it was smallish in the style of the period, everything we needed was there and very satisfying. The screen in the room was quite large and had an excellent picture. And do not miss the breakfast! Absolutely EXCELLENT fare, served by a lovely group of staff members. Same goes for housekeeping. Highly recommend this lovely old rose of a hotel!

Room was too small for me to sit down anywhere to put on shoes except bathroom. Had to move house toiletries off bathroom shelf so I could toothbrush there. Only place to put coffee pot was on small night stand which made it real hard to put c-pap there. Room was not made for a 6 foot 250 pound human.

Loved everything however we are allergic to cats and our room on the 5th floor had some pet allergies that set off an allergic reaction we didn't expect. We had understood pets were only allowed on the 3rd floor. Additionally the room across the hall had several dogs that barked...not a huge issue but again not the 3rd floor so 5th floor with dogs and allergies. Otherwise very lovely! Thank you!

Well, unfortunately, I got there the first night checking in late and they put me in a room that wasn’t clean. I don’t know how that happened. I didn’t notice until the morning. They did give me that night free which was very good, but the rooms are so tiny. You just need to know this. They’re very nice though in the hotel is sweet.

We had a great stay here. Very courteous staff, beautiful hotel, and a gated parking lot right behind the hotel. You can walk straight to the lot from the third floor. There's a lovely wrap-around balcony area overlooking the hotel lobby. Perfect place to relax and sip a beverage. Downtown Ashland is a great place to walk, shop, see the theater, and there's a nice holiday parade and celebration the day after Thanksgiving.

Nice room. Need to update electrical in room. Could not plug blow dryer in bathroom, the outlet did not work properly. The power strip located on desk was worn and when I plugged by phone charger in it, it constantly fell out. I went to front desk an requested they change the power strip. A maintenance person was at the desk as well and said would change it. It was never done.

The toilet was dirty and "ran" continuously. Cheap scratchy toilet paper. What looked like blood in the bathtub and something nasty in the waste paper basket. No window screen so dinosaur bugs. If your electrical outlets work by turning on the light, please explain. No outlet by bed. Bathroom fan sounded like a pile hammer. The furniture and furnishings looked like the result of 20 garage sales. Curt check in staff. Was promised period charm, got nasty motel room.

We waited 20 minutes for the buffet to have more eggs & home fries to be delivered, but finally gave up. Finally, most rooms face onto the street and as many of the windows are the original single pane glass, you hear all the street noise.

The hotel was peaceful and the room I was in was very nice and clean. The view from my window was spectacular. Dining options around the area were nice. I was really happy for the parking garage offered to hotel guests as well. I came to watch a Shakespeare play and it was extremely walkable to the theater.

Second time staying at Ashland Springs. Came to the Oregon Shakespeare Festival for the weekend. Easy parking. Close to restaurants and shopping, very walkable. Great staff. Will be back again next year for sure!

It is an historic hotel and you can tell! There is a lot of charm but the rooms are tiny! That said the proximity to the Shakespeare festival and Lithia Park can’t be beat so if that is your focus plus shopping downtown Ashland this is a great place to stay.

This hotel has a great location in downtown Ashland and its restaurant is terrific. However, it's an old, historic hotel that was never upgraded. The hotel rooms are substandard in terms of size, furnishings, electrical outlets, and HVAC system. Our room was extremely small, a fact that was not apparent when shopping online. The AC and heating system was loud and difficult to control. Furnishings throughout the hotel need to be replaced.

When we arrived, there was a sign at the reception desk that staff was out for 10 minutes and would return. We waited about 5 to 10 minutes for anyone to arrive to check in the three parties ahead of us and us. The reception area is pretty nice. The decor of the hotel is very dated and in some cases looks like it was bought at a thrift shop. The room is quite small, but the bed was comfortable. The main thing to recommend this hotel would be it location in downtown Ashland within an easy walking distance of many things, including the Shakespeare festival.

Everything was as expected. Perfect! Wish i would have booked 1 more night. Looking for a room the day i checked out was horrible. I traveled from Salem to relax ended up driving home Wednesday after i played golf since i had nowhere to stay.

I’m a Platinum member of Expedia, booked the room well in advance. Booked an upgraded city view room. Was assigned a room in the back of the hotel. One side was two feet over a flat roof overlooking the parking lot. While the room had a comfortable king bed, it was not an upgrade. Disappointed with what we were given. Will not be going back and do not recommend it.

1. the room we received was VERY small. the coffee maker was inside the closet (which was less than 2 feet wide) and there was no electrical socket in the closet to operate it there. 2. The rooms are cleaned only once every 3 days (unless you ask for it to be clean but no one told us that we need to ask) 3. our room was in the 3rd floor which is also the floor of the hotel laundry and the cleaning staff equipment. as a result the corridor leading to the elevator (narrower than in newer hotels) was blocked with the laundry and cleaning carts. We have been to Ashland Shakespeare Festival many time but this is the first time at the Ashland Springs Hotel. This is definitely our last stay there.

The hotel is interesting due its age. We checked in around 4:30 and got a mediocre room. The heating and air system was an issue because it would get warm then freezing throughout the night. Good location for the Shakespeare plays. Larks, the restaurant adjacent to the hotel was wonderful. The brussel sprout appetizer was amazing and the meat loaf was very tasty.

This charming, historic hotel has been our go-to place for lodging on our frequent trips to Ashland for live theatre or to celebrate a special occasion. On our recent trip (Aug 2025) we learned the usual, complimentary breakfast is now $18 per head (basic buffet like one gets at Holiday Inn Express & most other reputable lodging facilities). Are you kidding me, management? Why price gouge your faithful customers with such? A better, more reason priced breakfast is certainly available at most restaurants around town (& this distracts from one’s ability to enjoy the morning in your pleasant surroundings with a light- bite of food, without dipping so deep into one’s wallet)! To top off this concern, upon returning home, I discovered my credit card had been billed a mysterious $11.21 (the day we checked out). I called the hotel & was told this unanticipated & unadvertised billing was an “incidental charge” billed to all guests. Say what?! Incidental charge for what? We incurred NO incidental expenses while there. So - THIS ENDS OUR LONG STANDING USE OF THIS ONCE APPRECIATED HOTEL (we’ll spend our hard earned dollars elsewhere).

This is our second time staying at this historic hotel, as a base to attend plays at Oregon Shakespearean Festival. This time, we had our daughter and grandkids with us. They loved the botanical art and secret garden and the proximity to the theaters was convenient.

If you are going to the Oregon Shakespeare Festival, this is the hotel for you. Walk out the back door and walk half a block and you’re in the middle of all the theaters. Less than half a block to the Ashland Cabaret Theater. The hotel was delightful!! Tastefully decorated, quiet and clean. The bedding was sumptuous! I slept like a baby!!

The room was tiny (14x14), with an opaque window—no view. When I asked for another, the same attendant said, “No guarantee for a view with your room type and we’re out.” No soft skills at all! The next day, over 100°, I looked forward to relaxing with the TV, but it didn’t work. The attendant said, “I have no knowledge of these TVs and the maintenance guy is not around.” That night the night clerk told me, “There isn’t a manager…it’s messed up.” I appreciated the late checkout he granted and that the AC worked well, but overall, service was unprofessional and disappointing for such a storied property.

What started out as a very disappointing check in. The carpet was soaking wet and serped into the bathroom making for a slippery floor. Didn't discover what ead wrong until shoes were removed. The concierge offered 4 towels or a downgrade room. No other assistance. Message to the hotel and one night stay was refunded. Towels were very dirty when replaced that evening. Cleaning staff was very surprised. Also jack hammering the next morning on the sidewalk below with no advance notice. Lobby and garden are beautiful.

Historic hotel on Main Street within easy reach of all Ashland offers. We had a corner room on the 8th floor; high ceilings and big windows with lovely views of the Rogue Valley hillsides. Decor & amenities a bit dated (especially carpets & upholstery). But bed was comfortable and staff friendly and helpful

The only disappointment was the change in the breakfast buffet. It has always been free and expansive. I don't like having to pay $18 for it now. Maybe just include it in the rental rate. Much more customer friendly.

We loved our stay at Ashland Springs hotel, our 3rd time staying there. The staff are terrific! The rooms are great! Their restaurant, The Lark, is stupendous! And, with great staff!

This is the second time we stayed there. The hotel, while old, is closest to the Shakespeare Festival, so that is a big plus. It was a surprise and disappointment that we got "nickeled and dimed" this time. You now have to pay for parking, and it is part of a "resort-fee" type of arrangement so I think you have to pay even if you don't have a car. Last time, breakfast was included; not so now.

The property is 100 years old so I understand it’s going to need constant maintenance, however there were items in our room (room 616) that needed attention. Molding trim was missing from the refrigerator cabinet, the air intake filter in the bathroom could use a cleaning and whoever maintained it last time left a dirty handprint on the ceiling.

Most concerning was the condition of the sofa in the room — the stains were noticeable and made the space feel unclean. With some proper upkeep and renovations, this hotel could be much more comfortable, but unfortunately, it fell short of expectations during my stay.

Simple old fashioned elegance without being pompous. The Victorian themed nature collections of leaves, shells, butterflies, etc. that decorated the lobby, elevator, and halls were fascinating and added to the ambience of a step back in time. Dinner cuisine at the Larks Kitchen was beautifully prepared and served.

It’s an over 100 year hotel with old world charm. Stay knowing rooms and bathrooms will be smaller than modern hotels. But the charm and ease of getting around downtown made it well worth it.

Our family had a great stay at the Ashland Springs. There were eight of us staying in three different rooms, and had many quiet places to gather on the grounds there. The grounds and rooms were clean and lovely, and we enjoyed exploring the many places there to relax. Their staff was efficient and friendly. We have stayed at many hotels in Ashland, and this was our favorite. We will definitely book here again.

This poor hotel has so much unfulfilled potential, but it needs a rehab badly. Peeling paint, worn out carpeting, badly stained sofa in the room, tub with worn out porcelain, dripping faucets, you name it. The building itself is a gorgeous relic and has every right to be preserved well. The hotel owners could command a great price if they would put in the effort. A valet would go a long way so that guests don't have to go in the ugly back entrance through a dim hall and the inner workings of the hotel back rooms from the parking lot.

If you like to travel back to a time when there was grand old hotels, then this is the place for you. Built in the 1920's, and standing nine stories tall, the interior and exterior architecture harkens back to what hotels use to look like.

The hotel is a wonderful place to stay downtown. My only complaint is the slippery bathtub. There needs to be a mat or strips to keep you from slipping in the tub. Please consider that.

Under new management: free breakfast now $18, housekeeping only every 3rd day (and had to ask for it then), no in-room coffee or cup replacement, tiny, uncomfortable room, torn sheer curtains and lampshade. We will not stay here again.

The room was having significant electrical problems. The outlets would not work and we couldn’t use any of the lamps. We ended up with extension cords and a power strip just so we could get ready for the evening and attend our show. We were told there was no maintenance on sight and all rooms were booked out. They apologized and offered a bottle of wine. For more than $300 a night it was more than a little disappointing. Our room should have been comped or offered a credit.

The only reason I didn’t give my stay five stars is that for one entire day there was a huge bus with a luggage trailer attached parked in the hotel loading zone at the side which was on and spewing toxic fumes so that walking on that sidewalk was horrible from early morning til late night.

We stayed in the hotel two nights. We left our room on our day out at 9:30 AM. We returned at 3:45 PM. The room had not been cleaned. When I talked to the front desk, they said that the cleaning staff was about to leave at 4 PM and they could not provide it. I wasn’t happy about this. They offered to provide a $15 discount when I asked, but what I really wanted was a tidied up room. When we left the next morning, we found a small card that we had not noticed on a side table tucked under the room phone that indicated cleaning services are not provided for three days unless specifically requested. I feel this card was not apparent, the staff did not tell us of this policy when we checked in, nor did they tell us about this policy when I asked to have the room cleaned on that afternoon. Finally, the breakfast, which was not included in our room rate, was incredibly mediocre, and honestly not as good as what one receives a roadside chain. Not what we expected from a grand hotel in the center of Ashland.

We were in Ashland for a friends birthday party and spent two nights at the Hotel. It was our first time at this hotel and we chose it because it was close to the Plaza and convenient to Lithia Park. The room was clean, the bed comfortable and the bathroom was tastefully decorated. Our room was on the third floor which was very convenient for access from the parking lot.

So the reason we like to stay here is the nice place they have for the continental breakfast. Now they charge for the continental breakfast!! $18. Way too much for what you get. The free breakfast made the stay a little more cost effective. I have never heard of a charge for a continental breakfast. So we had to get in our car to go eat. Very disappointed!

We stayed at the hotel so we could see plays at OSF. It was a good experience, generally. My adult daughters loved the original nature of the decor of this old hotel and I appreciated it's charm as well. The room was nice but the age of the hotel showed when compared to modern hotels, especially the wifi, access to electrical outlets and bathroom fixtures. The hotel changed their policy regarding free breakfast, shifting to a paid only option at $18 per plate. We tried this one morning and found the meal adequate, but my daughter's reaction when I told her it cost $18 per head was shock. I agree that the value is not there and other breakfast options would be advisable. Luckily, there are plenty of options only a short stroll away. All in all, a good experience.

The Ashland Springs is an absolutely delightful historic Inn that has been lovingly cared for and where the staff is always helpful, attentive and generous. History is evident at every turn and the landmark designation is told in pictures and stories. A thoughtful breakfast area was a cheerful surprise when we checked in and the common spaces are made for relaxation. The beds are extremely comfortable and the. atcha are clean and well supplied. Like many historic properties, the rooms are small yet light and airy. Everyone was so pleasant and the area is terrific for walking with lots of dining options. We will go back and look forward to more visits in this lovely spot.

It was a good experience. I was there for business. The room was small but comfortable. Being there for work the desk set up wasn't that comfortable. I had trouble with the internet a bit but got it sorted. Think it was more of a VPN issue on my side. Ashland & Ashland Sprints Hotel was charming.

Cute area of town, pet friendly. We were staying only overnight but for those staying longer just know (at least in our case) We got a single Queen Bedroom an doh baby...this is a small room lol. Like one side of the bed maybe had 8" of clearance to the wall the other had the night table which was against the wall. To save inches we put our shoes sideways lol. Just know this isn't a big room. But cute and accessible to things.
