Reviews
The hotel is praised for its central location and cleanliness, with comfortable beds and friendly staff. However, many guests note that the building is outdated and in need of renovation, with some mentioning issues with noise and parking.

The location was also convenient and made getting around very easy. What stood out most was the excellent customer service and attention to detail that made the stay feel special. I would absolutely stay here again and highly recommend this hotel to anyone looking for a comfortable and enjoyable experience.
- 5/5
I stayed on the backside of the property and it was so quiet. Room darkening shades blocked out all the light which is what I need for a good nights sleep and the bed was really comfy. This property is walk-able to anywhere in Downtown
- 4/5
Clean room, nice staff, good price, EXCELLENT LOCATION.
- 4/5
Great location, but just a fairly nondescript motel.
- 5/5
An older building but really clean staff and well maintained. We were within walking distance of downtown and the staff were so friendly and helpful. We even enjoyed the pool a few times and had a Mountain View from our room. You can’t beat the price and we loved the waffle makers at breakfast! Bedding and pillows could be upgraded but otherwise great value for everything else for the price!
- 4/5
This hotel offered great value for the price. The location is premium, allowing us to park once and easily walk to all things downtown. While the room wasn't particularly fancy, it was clean and well-maintained. Upon arrival, the hotel parking lot was at capacity, which necessitated parking in a nearby lot that was not directly adjacent to the property. I felt concerned regarding the security and surveillance of the off-site parking area.
- 5/5
hotel is very clean and retro, art deco..... awesome place....
- 2/5
This is an old ugly property. It is noisy because it’s right on the corner. The staff lied to us about the pet policy saying they were only allowed on the 2nd floor but there were 2 dogs in the room next to us on the 4th floor. There was also a chain smoker in it who smoked right in front of our room. The parking lot is a nightmare. The “free” breakfast is not worth it. We couldn’t get hot water for tea or oatmeal because the Hot Water Air Pot had coffee on it and there was only styrofoam so we couldn’t heat water in the microwave. We went out to breakfast both mornings and the hotel was pricey becoming we booked it ahead. It wasn’t worth it at half what we paid!
- 4/5
The photos make it look up to date. That being said the staff was great, the room although dated was clean except for a lot of rust on the drop ceiling and water spots. Quiet considering it is right next to the center of Asheville.
- 5/5
The location is the best thing about this hotel, walking distance from a lot of nice bars and restaurants. The hotel is dated but maintained. Would stay again.

The location is perfect for downtown events. Plenty of restaurants nearby to choose from. The parking lot is super tight. There is an overflow parking lot that may work better for larger vehicles

Not too shabby

Location was amazing! Could easily walk anywhere downtown. Parking is included which is great as parking in Asheville can be tricky. Pool was a fun bonus. Free breakfast was decent. Definitely a budget hotel but a good value for the price.

everything was clean and nice. reasonable rates and was close to all tge downtown amenities.
- 5/5
The hotel is vintage but very clean! The staff was so nice and helpful! I came back late one night and the lot was full so they paid for me to park a few steps away. I have to bring my own food with me when I travel and I felt like I was at home with a nice refrigerator, microwave and necessities like plates and utensils I could get from their dining room. For being an older building, I felt like it was well maintained, despite the ceiling caving in near the dining room from the rain most likely. I would definitely stay there again!
- 4/5
The breakfast was fine. Multiple options. Pleased to see healthy choices. I had a bit of challenge w/tv & heat/cool controls. This was overcome by staff assistance. A simplified tv instruction would have helped as tv operations are not universal.
- 4/5
Excellent location, with free parking which is a plus in downtown Asheville. The room was large and perfectly clean, and the staff was very helpful and worked hard to keep the common areas mopped during the constant rain while I was there. Also pet friendly! The continental breakfast could have been better, but it was on par with what I'd expect for the price.

Unacceptable discriminatory policies. I made a reservation on April 28th for a one night stay on May 22. On May 8th(10 days later) I received an email from the hotel cancelling my reservation due to a "no locals policy". I live 30 miles away. There was no mention of this policy on the website and it took them 10 days to reach out to me. How is this practice allowed? I want it known to other past and future customers that this hotel is conducting business this way.

The motel was an older one and nothing special. It was comfortable and clean plus there was a small pool. The free breakfast was minimal but at least they offered something. The location was excellent! We were able to walk to the things we wanted to go to within a 15 minute walk or less. I’d stay here again.

- 3.5/5
Very noisy on the front Patton ave side. Not on back side.
- 4/5
Location Had water leaks in the lobby. Maintenance!
- 2/5
The only good things I can about the property is that location is good. Easy to walk to restaurants and shops. The bed was nice and comfy enough. However the building is a disaster. It looks like it should be condemned. We stayed two nights and I was looking forward to leaving that place.
- 5/5
Great location with parking. Always treated nicely.
- 5/5
Attached is the view from my 5th floor room doorway.
- 5/5
Very close to everything! So convenient! Staff was amazing! So helpful! Great place!
- 4/5
Location and price were great. Room was spacious, clean and comfortable. Breakfast could have been a little more (fruit would have been nice). Parking was an issue if hotel was full and you got back late. They had 2 overflow lots you could park in free of charge, but they were a block or two away and not well lit. Overall I would recommend and would stay again.
- 4/5
The staff was very nice and helpful, the room was clean and condition was adequate for money spent, the bad was a little stiff. Very, very convenient location though.
- 5/5
I have zero complaints and all compliments! If I ever return to the area, this will be my go-to!
- 4/5
Simple but tasty breakfast.
- 5/5
The lobby, breakfast room, the room we stayed in and elevator were extremely clean at all times. The staff was friendly upon arrival and have us a few suggestions on what to check out. It was our first visit to Asheville! We would definitely recommend it and will be booking here for our next trip!
- 2/5
Great location if you want to walk to Asheville Yards and other places. The hotel itself is run down and the room we stayed in had a huge window floor to ceiling but it was placed so that anyone walking to get to their room it’s fully visible inside unless you pull the blackout curtains. When we got in from the show cops were there? The parking lot was extremely crowded and was tight for any car to get in or out of the space. The best part was the staff at the desk kind and friendly.
- 5/5
Excellent
- 4/5
The hotel is well located to walk to activities in central Ashevillle. Good parking. Good breakfast. Needs updating but served well for a short visit to Asheville.
- 4/5
Excellent location and close to everything downtown. Very walkable. Able to park, but parking lot is very tight with small spaces. Lacks amenities, but if you’re looking for somewhere close to downtown that is clean this is a great no frills spot. Didn’t seem too noisy at night. For the price, I’d def stay here again! Nice little breakfast especially for the price.
- 5/5
Breakfast is great. Nice staff and rooms.
- 5/5
This was an unusual place to stay. It was very clean and friendly. What was unusual was on-site parking at a hotel downtown. You could walk everywhere.
- 4/5
Very clean but outdated. Staff was nice. Close to everything. Nice that there was free parking and breakfast.
- 4/5
Great location, old, but clean rooms with comfy beds, microwave and refrigerator. Cute little outdoor pool, too! Helpful and friendly staff.
- 5/5
Great location and value for money
- 5/5
Clean room, friendly staff, great location!
- 3/5
This is one of the few low-cost options in downtown Asheville, walking distance to the bars and restaurants. If you’re just looking for a place to park your carcass for a night as we were, it’s fine. Just don’t expect anything other than a relatively clean room and walkable access to a lot of fun stuff.
- 5/5
Check in was a breeze as the 2 ladies at the front desk were helping customers in a timely and organized fashion. Our room was clean and did not have any funky smells which is always a plus. The Downtown Inn & Suites is an older facility but it is kept clean. The bed was fine and our room met our needs for our stay.
- 4/5
It worked. Was right downtown
- 3/5
The tiles in the bathroom ceiling move. I was told it was the wind, but I'm not sure. It's an older building. Outdated, but clean. The breakfast offerings were cereal, waffles, apples, bagel, and yogurt. The parking was easy with a lot of availability. There were not a lot of guests taking up the spaces. The staff was all very friendly.
- 5/5
I usually don't "gush" over my hotel stays but I am now. A friend and I stayed at Downtown Inn and Suites in Ashville originally for one night but we extended it to two. The hotel was in a great location in downtown Ashville, close to everything fun. Free on site self parking which is a great amenity for a downtown hotel. The exterior is very dated and drab but please don't let that stop you from staying here! The staff were all very pleasant and welcoming in a typical "southern" way. Check in was seamless. Room was dated but clean. Carpet was actually quite clean. Bed was extremely comfortable. Bathroom and linens were clean. No daily housekeeping but if you need towels, etc. the front desk will provide them without any issue. Fridge and microwave in the room. Room was quiet and temperature comfortable. Room was well lit with plenty of outlets for our electronics. Fast Wi-Fi. Excellent continental breakfast served from 6 AM to 11:30 AM which is quite unusual! Waffles, Jimmy Dean Sausage croissants, bagels, cereal, juice, coffee, yogurt provided. Pool on premises but we didn't use it. An example of a special touch: there was an umbrella stand with several umbrellas available at the lobby for patrons' use. Quite a few homeless wandering throughout the city but we had NO issues with any encounters or incidents. If you have an opportunity to stay here, do it!!!
- 4/5
Great location, good internet, decent bed
- 3/5
Parking was a challenge
- 5/5
The room was very clean, the staff was very nice, the Kleenex was extra soft and a regular size box, the bed was very comfortable. The location was amazing as it was a Stonesthrow from downtown. The one small tiny issue was that I needed Chapstick and they don’t really sell any needed items so make sure to bring all that you need. Oh also, the water was a bit hard so it had that slippery feeling when washing but I would totally recommend this place and stay here again because for what you’re paying it’s very worth it and the breakfast is very nice.
- 2/5
Room was clean.but we spent 4 nights in the hotel, there was no cleaning service at all. Nobody cleaned the room, took garbage out, change towels, made our bed. Last night we were awaken at midnight by a very loud noise coming from a drier located around the corner from our room. When I called front desk, staff member was in the middle of something and didn’t show up until I called again. She had an infant with her. Offered us to move to a different room at midnight. When we refused she said there was nothing she could do and we had to wait until the drying cycle was over. That took over 40 minutes. When I said that I want to be reimbursed for the last night stay, the owner was contacted and we were offered 20% discount for one night which came to $17. I don’t think it covered the inconvenience of not sleeping the night before 11 hours drive back home. There was another staff member involved in this situation. Neither of them even apologized for the inconvenience to us. Also, breakfast selection was very limited.
- 5/5
old school! in a great way! super clean!
- 5/5
Not the newest place to stay in downtown, but the staff is great, its location is great, and the breakfast is solid. Will definitely be back.
- 4/5
Property, looks shabby and dated on the outside, but the rooms were large, clean with a very comfortable bed
- 3/5
Everything was as good as it could be for this place.
- 4/5
Free parking, friendly staff, good breakfast for the price of the room, comfortable beds, good water pressure and hot water. Property and room was clean. Building is dated and interior elevator was not working and there seemed to be a lot of homeless in the area that leave trash everywhere.
- 5/5
Location is amazing. Staff is very nice and helpful. Breakfast was limited. Room decor outdated, but clean and comfortable. Would definitely stay here again.
- 3/5
Basic, but price and location were great
- 5/5
Very good city location. Parking seemed easier than expected Not a multi-star facility but a very good choice for me.
- 5/5
Room was clean and pretty quiet considering the hotel is situated on a main road. Staff were super friendly. Breakfast was nice!
- 4/5
For an inexpensive place to stay in a very popular area of Asheville, it’s great.
- 4/5
Great location, bed was fine. A lot of random very loud noises but I was able to sleep with earplugs.
- 5/5
This property is exactly as others have described the building on the exterior looks to need some help but dont let that fool you, inside the rooms are prestine, the staff is super friendly, and the location is in prime walking of downtown. I would absolutely stay here again.
- 5/5
You can't beat the price , location , free breakfast , the rooms , interior and exterior are clean and well kept. Staff are friendly and helpful
- 2/5
First of all, this is not a hotel. It is a old rundown motel. I honestly can't believe Hotels.com endorses it. We were on the 3rd floor with a "mountain view". Please refer to the advertised pictures on the website, then look at my actual attached pictures. I actually asked where the fountain was at check in and the woman looked at me like I was crazy and said they didn't have one. We did find it on our way to dinner, small, overgrown vegetation, and hidden. The outdoor pool was old, empty, small, and completely surrounded by tall cement walls. The entry to the hotel lobby felt like an underground garage. The lobby itself, though out of date, was clean. We met a couple who said they had stayed there before, and although it is old, it is inexpensive compared to others nearby, safe & clean. Since we had been traveling a long ways and only staying one night, we opted to try it on their recommendation. The only positive thing I can say is that the beds were comfortable and the room was clean. Very old and outdated but clean. As far as the staff at the front desk, the woman that was there when we checked in was a bit cool and curt, but the gentleman in the morning was wonderful and friendly. Again, please look at the site's advertised pictures and compare them to my photos attached. We definitely would not recommend nor ever stay again.
- 3/5
Great location! Close to downtown activities!
- 3/5
Friendly staff. Outdated. Building need some attention
- 5/5
Great location and very clean. Would stay here again. a++
- 4/5
Older hotel and clean with a great location
- 5/5
Great location if you want to experience downtown. The air conditioner was quiet and the beds were clean. This is not a five star hotel and doesn’t pretend to be one. Would have been great if they offered larger coffee cups and lids. Eggs are not part of the included B’fast.
- 4/5
The location was great and the property, though dated, was clean. The bed was extremely comfortable, but the pillows were the worst. The shower also didn’t have hot water, just warm.
- 5/5
Clean room close to downtown
- 5/5
We stayed here after a concert at the White Eagle. The walk was safe and easy. Great proximity to shopping and restaurants!
- 4/5
The hotel itself seems a bit run down, though. Here’s hoping better days are ahead!
- 5/5
Room was clean and comfortable. Front desk staff at checkin was great. Location and price can't be beat. Nice view too!
- 2/5
The staff is not very friendly. The rooms are run down and look very bad. The breakfast is bagels, cereals and waffles. Not a good experience.
- 4/5
great location. staff great, price great. Building is run down, but staff tries very hard to keep it clean.
- 1/5
My friend in the next room got bed bugs. There was hair stuck on my blanket on the bed and a contact on the floor.
- 4/5
For a older hotel, the rooms are very clean, the staff is very friendly, I have stayed at the downtown Inn approximately 20 times in the past two years, and have never had a bad stay, or was treated with less than a friendly staff.
- 4/5
Fine room for two nights, and slightly elevated price since it was Valentine's Day weekend. Unless affordability is your highest priority, I wouldn't recommend this property for more than 3 nights.
- 4/5
Great location!
- 5/5
Always great place to stay while in Asheville
- 1/5
The other two times were fine. This was a disaster.
- 5/5
Clean place and everyone was very nice
- 5/5
Clean room ,easy check in , good breakfast and checkout !!
- 5/5
Clean, quiet and great location.
- 5/5
The front desk staff were incredibly kind and helpful. We had some trouble with the doors (they were hard to open after a cold snap) but they made sure to help us get into our room and even offered to change our room if we had further trouble. The room itself was clean and comfortable.
- 5/5
The room was very clean, warm. Beds and covers were wonderful. Very kind staff, very happy to help. I slept well.
- 5/5
Room was fine and staff was very courteous.
- 5/5
The room was clean. The staff was awesome. The Breakfast was exactly what I thought it was. Waffles and jimmy bean they had a few other things, but that was fine. They kept breakfast open until like 11:30. The staff was very helpful. We came in just before the ice storm. The room was clean. The only complaint is that netflix pausing it took all night for one movie to play through.
- 2/5
Garbage
- 4/5
The room was very clean!
- 4/5
Clean room, staff, amenities and location.
- 4/5
Friendly staffs, quick check-in service and convenience at the middle of downtown.
- 5/5
Always clean, affordable and awesome location!
- 3/5
This is a very dated motel. The lobby and alot of the building is old and needs a bad refresh. However, it is located perfectly downtown minutes from everything. The rooms are basic but nice and clean. AC\Frig and everything worked fine. The play is understaffed but the staff are very nice. For the price, its a great place. If you are expected 4 stars or above. This is not the place for you.
- 5/5
Clean room, perfect location. Great overall value.
- 5/5
Amazing location for the price. As others state, older hotel but very clean and centrally located.
- 3/5
Car park nothing like big enough. Only one girl on the desk on New Year's Eve.
- 3/5
Property was ok for the price on Aseville
- 4/5
The hotel rooms could use some refurbishment, but the rooms themselves were clean and everything worked as expected. The staff were incredibly friendly and welcoming.
- 5/5
We really enjoyed this hotel. It is older but is very clean and the staff were amazing. We liked that it was downtown and that we could walk downtown Asheville. We had a dog and this hotel is be try dog friendly. We also hiked waterfall trails in Pisgah which was an hour away. We would stay here again. The breakfast was good.
- 4/5
Room was very clean, however facility is very old. I liked the heating/cooling element, which was attached to the ceiling but had a remote. Maid/staff was very friendly and helpful.
- 4/5
The room was spotless. The girl who checked us in apologized for the wait & was very hospitable.
- 4/5
Staff was helpful and accomodated an early check-in. Free parking and a great central location in downtown Asheville.
- 3/5
Room clean, rude receptionist, odd mold-ash black substance came out of the air conditioning unit.
- 2/5
Located close to downtown, hence the name but also felt very unsafe due to number of homeless who were either mentally unstable or under the influence.
- 1/5
Management are very inconsoderate. Would not honor my reservation..Said i was a local and because i had a local area code. I live at beach and drove 8 hours to.see.family. I am very disappointed and I wouldnt recommend hotel to anyonr.PERIOD
- 4/5
The location is the best part of this motel. The rooms and breakfast are fine but as the rooms are facing outside, it can be noisy. The hotel is fairly dated but clean.
- 4/5
We had a great stay at this hotel—very convenient for exploring downtown Asheville. It’s within walking distance of downtown, the Basilica, and a wide range of restaurants. Breakfast is very common, however the fruits are not even looking fresh. Overall it was a fine stay.
- 4/5
Kind and knowledgeable staff. Great mattress. Clean bathroom.
- 5/5
Nice staff. Super convenient
- 5/5
Always a pleasure
- 5/5
Definitely an older hotel but it's clean and the location is good for the price
- 4/5
Staff work courteous, room was clean, breakfast was spacious and a lot to offer. Convenient location. Older hotel, but I would definitely stay here again.
- 5/5
Fast check in, room was mostly clean
- 5/5
Handy location!
- 4/5
This is a no frills but all the things you need type of hotel. We knew we'd spend very little time in the hotel choosing price and location over anything else. This place checked the boxes. Parking was on site with direct access to the stairs. The room was clean with the simple amenities you expect. We were able to walk to everything we wanted to see and do. Could it use some TLC and updating sure but we don't want to pay for that.
- 5/5
Clean place. Nice accommodating staff.
- 5/5
Good hotel
- 5/5
The price is reasonable for this location. On-site parking is tight, making it difficult to park large vehicles, but they will direct you to parking in another location when you check in.
- 5/5
so far so good
- 5/5
Always great time there.
- 5/5
Clean room , comfy bed and great location.
- 4/5
Nice friendly, clean hotel
- 5/5
Room was very clean and had everything needed. Great location, and room for the price.
- 5/5
Everything was great
- 4/5
Fixtures need a bit of an update
- 4/5
old school vibes, room was clean, had amenities like actual coffeepot & hairdryer & table w 2 chairs. continental b'fast is served until civilized hour, used enough coffeegrounds, needs a non-pork protein. difficult to locate until oriented to town. parking is horrid: small spaces fill fast w large trucks, overflow lot is a schlep down the hill. cleaning crew seemed nice, desk crew seems distracted or snarky. bit expensive.
- 4/5
Great location Friendly staff. Place simply need a bit of a facelift.
- 3/5
The room was not in good condition it is an old hotel. The ceiling in the bathroom is missing some of the sheet rock. It is a small room looking over the parking lot.
- 5/5
The previous reviews have been correct when they say, “You get what you pay for.” I have no complaints because the room was very clean and the bed was comfortable. It was a very easy walk to restaurants and concert venues Free parking was a big plus, too. I would definitely stay their again for that price.
- 4/5
Good location
- 5/5
The check-in staff was friendly and did a great job.
- 5/5
staff was great, view from the 5th floor was fantastic. Room was very comfy.
- 3/5
Bldg is old and needs updated but the room was clean and the motel is very close to downtown. The price was good
- 4/5
The staff is excellent and the price, compared to other downtown hotels, is very affordable. The property is clean and comfortable. I have stayed there twice and would certainly recommend it.
- 5/5
Free decent light breakfast friendly staff Old byiding but the rooms everything worked safe big fridge chargers mmicrowave
- 4/5
Location and people
- 4/5
Clean room and courteous staff.
- 4/5
The room was clean! The staff was very friendly and informative. The whole hotel was very clean. The amenities are very basic, but they’re what you need to get through the night and get your day started in the morning.
- 4/5
Decent room for a fair price. Within walking distance to the whole downtown area.
- 1/5
The plumbing is terrible. It’s very loud. I thought something plumbing wise was wrong in my room when I got there, turns out it was coming from another room. The pipes are so loud and run through the rooms where you can see it and every time someone flushed or showered, it would wake me up with how loud it was. I don’t typically leave bad reviews or reviews at all, but if you need a good nights sleep, don’t stay here.
- 3/5
When I walked in the front staff member seemed suspicious and cold. I told her of my reservation and she demaded I tell her how I got to the hotel. She seemed to think it was strange that I took the bus from the airport. I was finally given the key and for days on end someone in another room kept smoking and the smoke filtered into my room. It was disgusting. On Halloween night there was a fight that broke out in another room and this resulted in police intervention right outside my door. To say it interrupted my sleep is an understatement. All in all the room served it's purpose but in future I will be staying in Hendersonville because there are alot more amenities like Walmart, McDonald's, Dollar Tree etc. The staff were very unfriendly and I felt unwelcomed the entire time.
- 5/5
Great place to stay in Downtown. Front desk was very nice. We enjoyed the stay
- 4/5
Outside of building is a little shabby looking but the rooms were very modern and in top condition. I think this helped keep the lodging rate low. Breakfast area did not seem to have toast or little peanut butter containers-so I had to use bagels. Good location in heart of downtown so easy to access dining. Yes, I would come back. .
- 3/5
Much older hotel, and the rooms are dated and a bit musty. But given the amazing location and extremely reasonable price point, it continues to be a good location for a quick overnight trip to Asheville.
- 5/5
The lady that was in charge of the breakfast made sure everything was well supplied and kept the counters clean. Parking was close.
- 4/5
Very clean and well maintained, the location is prime especially for the price. Very friendly staff.
- 5/5
Could use some updating, but it's nice enough and the convenience for the price is unmatched.
- 4/5
Breakfast started on wrong foot. Powder creamer does not cut it.
- 3/5
Was very loud at night but clean for the price
- 5/5
As usual, my stay was terrific. I have stayed there about 10 times this year due to work in the area. It was clean, safe, and the staff was friendly and helpful as usual. I would not hesitate to recommend a friend.
- 4/5
A no-frills motel with a certain charm despite its worn appearance. The area feels safe and is conveniently walkable to many restaurants and bars. Parking was easy, and while the amenities are minimal, the excellent location makes up for it. I would stay here again, the place has an odd, almost Twin Peaks-like energy, but I still felt completely safe.
- 5/5
Super location, clean rooms, nice view from upper floors. Def will stay again...
- 3/5
Room was clean. Overall building could use upgrading. Lots of street noise. Not too impressive for $200 per night.
- 3/5
Good location
- 4/5
Renew building
- 2/5
If not for the excellent location and decent staff and somewhat clean, this place was outdated, unkempt, and rooms really needed updating, especially the bath room and shower. Get rid of those theft resistant hangers with no hooks
- 3/5
Dated, a bit depressing, but clean enough room. Car traffic noise.
- 4/5
For what I paid it was a good place to stay. We knew this was not a 5 star hotel, but it was clean and quiet with kind staff who go above and beyond. Also has great water pressure. AC did not work well, but we managed. Would definitely come back!
- 3/5
Evening traffic noise was excessive
- 4/5
The property was conveniently located to the downtown area.
- 5/5
I haven't had breakfast yet. I'm sure it will be fine.
- 3/5
Advertised with balcony, which is false. Staff doesn't even greet guests when entering building. I have stayed in at least four hotels in Asheville, will never stay here again. Oh, the mattress was nice.
- 5/5
Very clean rooms and very friendly helpful staff!
- 4/5
Very nice stay but breakfast was bad
- 4/5
Convenient location, reasonably priced. Building is a little worn out but rooms are clean and ours had been updated. Only negative was surly, resentful desk clerk who acted like she’d rather be anywhere else. To make it worse, she had a screaming baby with her at the desk.
- 4/5
The breakfast is ok , the room was spacious with all the necessary dishes and supplies, parking area is clean and a good size
- 4/5
Great location and great staff, but could use some updates including better windows / doors on the front as there is a lot of noise from the road
- 4/5
Very nice location. The price was affordable. Need some proteins for breakfast options. My glycemic index was flying off the charts looking at all the carbohydrate options, lol.
- 2/5
When I stay at a hotel, I just don't want to see bugs or past guest pubic hairs and...yeah. unfortunately, pubes on one of the towels and a small roach or roach like creature was crawling on a pillow of the bed I was about to get in. I couldn't stay there again or recommend it for those two issues alone.
- 3/5
Limited parking spaces but there were overflow parking from nearby lots with vouchers. Staff failed to explain in detail and also did not provide the voucher causing me to double pay. The breakfast was frozen croissant and other usual DIY waffles, cereal and juices from the bottles. The in room safe was laying bare!! on the floor in the vanity area which was a concern. The good thing was that it was close to the restaurants that you could easily walk to.
- 4/5
This is a motel with doors opening to the outside. As a result (and because the door wasn’t airtight) it was quite loud. The place is dated and basic but did have a fridge and microwave. The room was clean and we appreciated that it was downtown and had parking. Breakfast was fine.
- 5/5
Comfortable and quiet rooms. Property was located walking distance to restaurants and shopping.
- 5/5
It was right down the road from the event hall. Close enough to walk to. Downtown was a fun with some really good food. Front desk was helpful and made getting check in a breeze.
- 4/5
Clean room and close walking distance to many activities.
- 4/5
Hotel was the perfect location to walk around downtown and easily get to a lot of dining and shops. It was very quiet on the back side of the hotel where we stayed and I would stay again.
- 4/5
The hotel is on the older side, but very good for the price. The parking is limited, but they have overflow parking available that is close. Breakfast was simple, but good. The location is right downtown and super convenient to walk to everything.
- 5/5
Great price for a no frills room between downtown and the arts district. Basic, but clean and safe.
- 3/5
Good area to walk around
- 3/5
Room smelled like perfume whe we checked in, like someone tried to mask an odor. My wife is a breakfast eater but she did not like the options. Said it was basically the waffles and not much else. She didn't partake. There is a Wifi password provided, but when asked about which wifi name to connect to we were told the name and that it did not require a password. I ended up not using the wifi because i didnt trust it. Other similar wifi names showed up when scanning to connect and that leaves users exposed to security issues. I recommend not using wifi until this place provides a specific wifi name to connect to with a password that changes.
- 4/5
This is an older budget friendly hotel. The location couldn't be better. The parking is tight, but once parked everything is within walking distance.
- 3/5
Was able to walk to restaurants. Parking lot was very tight.
- 5/5
.
- 5/5
Right downtown. I’m staying here next time I’m in Asheville.
- 4/5
Great Location! very affordable and the staff was very nice and friendly.
- 5/5
Best Location, amazing views, safe, Fantastic value for your money. I have stayed several times. It's not the Ritz but it is clean, safe, and a great value.
- 5/5
Older hotel, basic accommodations but excellent location just a block or so from the edge of the downtown area with lots of cafes, pubs and shops. The staff was courteous and the breakfast was good.
- 4/5
Great value, excellent location
- 5/5
thank you
- 3/5
Parking horrible. Noisy. Staff not helpful. Refrig not cool I put on highest setting still not cold. It was ok not the best
- 5/5
Staff was great, room was clean. All of downtown Asheville is walkable from here - a big plus for us.
- 3/5
- Right on the edge of the downtown area so you can walk to tons of bars/restaurants/shops - Cheaper than other downtown hotels - Room was cleaner than I expected based on the overall vibe, although it was still the kind of place you would feel gross walking around with bare feet. Cons: - The parking lot was very difficult to maneuver in, with small spaces and a very narrow aisle. It also seemed to fill up quick, I got the last spot a couple if times. - Pets are allowed, which is good I suppose if you are travelling with a pet, but I was stuck listening to someone's poor dog howling it's head off all weekend. - On one side of the hotel you have to listen to the obnoxiously loud pool fountain, on the other side that I was on you get traffic noise and nightlife (I was awoken before dawn one morning to a man screaming repeatedly "WHO STOLE MY S***? SOMEONE TOOK ALL MY S***!"). Overall: Might be worth staying here if you want to explore the downtown area (especially if you're bringing a pet) and don't want to spend a bit extra for one of the much nicer hotels, and plan on only coming back to crash at night (and are a heavy sleeper).

The room was very outdated like 1980. Our refrigerator was leaking in the floor. The power outlets which some were connected to surge protectors and some were fire hazards. The curtains were 1ft on the floor and laying on a receptacle that had a lamp plugged in. There were a half inch of dust when they pulled the fridge out to check it. There were no toiletries in the room you had to go and ask for them. This hotel's fire alarm went off 3 separate times in which we scurried to grab our pet and most important documents 2 times about an hour apart at 3 am. Then the clerk eventually cut off the alarms citing faulty sensors. Both times the fire department came and we waited in our pajamas until they cleared it for us to return. I got sick while there. Our Anniversary was ruined and had to stay an extra night because I got a food or water born illness. Urgent Care visit and 2 visits after returning home. There were ants in the sugar at the continental breakfast. The staff were nice. I highly recommend NOT staying at this run down hotel unless you just absolutely want to go party and crash. It was so loud from racing bikes to cars we got little rest. We thought we had a mountain view room. I wish I could post pictures that i took pf the room and the view. The only solace we had was a very attentive Heather and Cherish who worked there. The fountain shown on their . advertisement were only 1.5 ft tall. Did I mention ants in the food and how poorly kept the rooms were nourerated.s
- 5/5
Lovely view. Great price
- 3/5
The hotel is downtown, but the area is sketchy, lots of homeless people. The hotel is very run down, needs repairs and the pictures are deceiving. Staff were very helpful. Breakfast minimal and they do not do housekeeping on a daily basis.
- 5/5
Nice clean hotel, walking distance to attractions
- 3/5
Very good location. Dated & needs renovation. Clean. Breakfast was adequate. Staff was friendly. Parking was tight & limited on-site but overflow was not far away. Overall, just too old & in need of updating so I would probably not stay again. But excellent location in the heart of downtown.
- 3/5
The staff was pleasant enough. Place was just really old and rundown for the amount you pay to stay there.
- 5/5
I hit a deer on my way to the motel. So I couldn’t make it there. Expedia was awful!!!! Said I could not get a refund because I didn’t pay extra! I was 2 hours away I didn’t think I would hit a deer and not make it. Expedia no remorse. No care at all. I emailed downtown inn and within 10 mins they gave me a full refund!!!! I will be staying here every time I’m in Asheville from now on! Expedia….. I will not be using them unless it’s a last resort.
- 4/5
Okay.
- 4/5
Clean rooms, walk to downtown and ok breakfast. Employees easy to work with. Pet friendly.
- 5/5
It works for an overnight.
- 4/5
Close to downtown without the hefty price tag. It was a bit dated, but the room was clean and the bed was comfortable. The only drawback was the loud noise from the street. Maybe you can try to request a room at the back of the building instead of the front.
- 4/5
Good value. It's a good clean place to stay while passing thru Asheville. It's near alotmof restaurants and bars. The complimentary breakfast is limited, but for the price who cares. I would stay here again.
- 3/5
Parking very limited when motel was more than half occupied. Arrangement available for overflow lot nearby. Lobby/stairwells need aesthetic upgrades (chipped floor tiles add charm). Traffic & mufflers in adjacent 4-lane street (on north side) are noisy at night—in 5th floor room on north side, noise was no problem.
- 3/5
Descent hotel, great location
- 3/5
I loved that the price was affordable for being in downtown Asheville. Easy to walk around and explore. The woman working at night was very sweet and helpful. I don't remember her name but she was on the young side. The downside? The carpet floor was stained and the blanket was more a sheet. I barely slept the first night and none at all the second night. I would get in the room and my nose got stuffy making it hard to breath. Second night was worse. I had to breathe thru my mouth. Had no issues outside of room. The toilet made noise all thru the night. Loudly. At intervals. Sounded like someone turned on a faucet at full blast. You could hear thru the walls. The microwave is old and heated unevenly. Cold and burnt. Yum. View was great outside our room. Mountains to the left and the right and downtown right in the center. Front row seating for the homeless people shouting and arguing from 4am to 5am. They were still quieter than the toilet
- 5/5
We enjoyed our stay! Location is perfect, no need to drive anywhere, many restaurants, pubs etc in walking distance. We had no prob with parking even with the hotel fully booked. It was everything we needed, no the breakfast was elaborate, there were waffles, fruit, yogurt cereal and more, however for the price it was great! Heather at the front desk was friendly and helpful, something we really appreciate!
- 5/5
Great place
- 4/5
Our room was right on the street and was very loud with the traffic going by, but it quieted down early enough to fall asleep. Room was adequate and clean for a night’s stay. The hotel is older but was super convenient for a concert at Asheville Yards, and very close to shops, restaurants and other downtown attractions.
- 4/5
Perfect place to stay in a budget, within walking distance of Asheville Yards and lots of great bars. Bus hub close by, too.
- 4/5
Our room was clean and like any other hotel room. Continental breakfast was nice to save money. Very easy to walk to restaurants and shops. Nice little park down a few blocks.
- 3/5
The room was clean but the shower didn't operate properly causing some water to get onto the floor of the bath area. The room was very private. The streaming available seemed to be limited to only two shows (unless I did something wrong?) but we could log into our own Netflix.
- 5/5
Yes, this place is a bit dated, but it is fairly priced. The free parking is an awesome perk, the bed was comfortable, and the staff was nice. If you're visting Asheville on a tight budget, I'd definitely recommend this place.
- 4/5
Reasonable priced. East going place!
- 5/5
if you’re looking for a super swanky place to stay, this is not your spot! However, if you are looking for a reasonably priced motel in a perfect location, this is for you. I’m so glad I stayed there. The other hotels in town were over $400 for the night. The room was clean. The staff were nice. The location was perfect. I would say check it out!
- 5/5
Easy access to many restaurants and music venues . Location is dated but very well maintained .
- 4/5
The front desk was very helpful - I'm sorry but I forgot her name. They were very busy this weekend and she stayed very pleasant and helpful. Not the nicest place, but certainly convenient and clean place to stay for a night when in town.
- 5/5
traffic noise
- 3/5
Property was downtown area and easy to walk. Great deal on price and clean. We stayed Saturday night and traffic noise was loud until 1am.
- 4/5
Best price for the location. Parking is kind of tight and limited but its free. Plenty of walkable resteraunts. Has a pool. Personally, don't like that they allow pets but if rooms are separate from them then its fine. Elevator can be slow if checking in with everyone else. Not much bad to say.
- 4/5
For the price and location, we got what we wanted. The location is wonderful being so close to everything downtown, highways, and the surrounding area. While we didn’t need any frills, we were happy with the cleanliness of the room and the attentive staff.
- 4/5
Parking lot was a little trashy, but overall nice stay, would stay again if I return.
- 4/5
I DIDN'T LIKE THE SMALL PARKING AREA
- 4/5
Breakfast was pretty decent. There was no room cleaning service on my two night stay.
- 5/5
Perfect

- 4/5
This was exactly what we needed for the night. Staff was friendly and they offered breakfast options in the morning which was great. If you only need it for a night and don’t plan to spend much time in the room then I would recommend! Room came with a microwave too which was great. 5th floor view is very nice!
- 5/5
The staff was very friendly and accommodating. The hotel is old style but very clean. The room was clean and in good condition.
- 3/5
The hotel is a little outdated, but is in a good location and it is overall nice. What I didn't like is that they don't have enough parking and they sent me to park at a lot that was really darkand feels really unsafe.
- 5/5
Had a great stay here. The beds were comfortable and the room was clean and spacious.
- 4/5
You can’t beat the price, and the accommodations are better than you might expect at that price point, particularly given the fabulous location.
- 5/5
Convenient location and parking.
- 3/5
Cheap. Nice people
- 5/5
Great location… you can walk everywhere you want to go. Hotel is older but the rooms are nice. Everything was very clean and the bed was very comfortable.
- 2/5
Smelled like cigarette smoke, noise from road and other guests partying way into the dawn was ridiculous. Should be an $89 hotel.
- 3/5
Breakfast was waffles juice cereal yogurt and bagels. Coffee was not good. We had to park off property because the lot was completely full. We only stay here for the location.
- 4/5
The staff is always helpful. The location is perfect!
- 4/5
Older hotel but it is clean and convenient to downtown.
- 5/5
We always enjoy our stay here, its our place of choice when visiting Ashville. Staff is friendly and everything is within walking distance.
- 4/5
Very good location
- 5/5
I love this place for the location. Walkable to everything, breakfast included, big refrigerator in the room, and comfortable. What more do you need?
- 2/5
Additionally, we heard loud motorcycle racing around 2am and someone with sustained yelling on the street at 6am, plus housekeepers blasting music around 9am, it wasn’t a restful night's sleep and the rooms are not at all insulated from the loud city around them. At $175/night, this was a poor stay. Location was great and very walkable, so the drawbacks may outweigh the benefits but it’s worth seriously considering them.
- 5/5
Great location.
- 3/5
It was a convenient walk to downtown.
- 5/5
Overall, was very comfortable, good breakfast, etc. Never used the pool but looked very nice!
- 3/5
Otherwise ok
- 3/5
Staff were super sweet; rooms, elevator, breakfast, location all mid.
- 4/5
My only complaint is I forgot my favorite pillow and they couldn't find it- mind boggling as where did it go/what did they do with it??
- 4/5
Pool only stayed open until 8, not ideal. It was walkable to downtown which was a plus. Slightly hard to park.
- 5/5
Great location
- 4/5
It is an older property and parking is very tight, but it is well kept and clean. Staff is very nice and check-in was easy. Breakfast is OK nothing hot but breakfast sandwiches and waffles. The problem with our room was it was facing the road and it was Fourth of July. We heard nothing but cars and noise all night long
- 4/5
.
- 5/5
Perfect for an affordable, no frills spot that's walking distance to any downtown Asheville establishment.
- 4/5
The motel is old, but maintained. The location is great, on the edge of the downtown area and close to Biltmore and the River Arts district. The front side is noisy but a sound app helped. The staff is very friendly and helpful.
- 4/5
Location was great. The place is outdated, but clean. Typical hotel breakfast was available. Staff was friendly.
- 5/5
Street noise was very loud!
- 5/5
Great downtown location
- 2/5
I notified them I would be checking in around midnight. No one around for 15 minutes. Just called and rang bell wondering how we were going to check in. Someone let me in, but still had to wait for awhile. Check in took over 15 minutes. Door on the room did not open or shut properly. No outlets near bed for sleep apnea machine.
- 5/5
Great location and very solid place to stay
- 5/5
It’s dated, but clean and comfortable. Very close and withing walking distance to everything we wanted to do!
- 5/5
Stay here whenever I am in Asheville.
- 4/5
Only complaint is noise. You are right off a somewhat busy downtown road, which is fine but some cars are particularly very loud. Random noises throughout the night in 2 out of 3 days of staying. Could be situational, since we went during the No Kings/Fathers day weekend. For the price and convenience of location, definitely worth it, even with the noises.
- 4/5
Very close to everything (walking distance) but you could hear all the traffic that passes by your room all night! The walls are thin and can hear every argument your neighbor has with their spouse. Other than that very convenient to everything!
- 4/5
Good value for the price, nothing special, but it got the job done. The check-in process was a bit odd, and I felt as though I was kinda being interrogated. ("How did you get here?" when I told the attendant I did not have a car.) Room was clean. Walls are thin so you can hear your neighbors and the cleaning crews, but truly did not interfere with my stay. The location was EVERYTHING. I was so close to downtown and the walkability from the hotel was key. I would likely stay at this location again if I came back to Asheville.
- 4/5
Got a bad bed…
- 4/5
The room was small but clean and comfortable. It’s an older hotel and opens to the outside. The parking lot it really tight so don’t park in the back area! Very close to downtown and makes it very walkable. The breakfast is pretty lame though. It’s a good choice.
- 4/5
Hotel is old and a little dingy but they are making effort to keep it up. Lots of street noise on the side of our room but hotel does not control that. It is just something to be aware of if you are a light sleeper. On site parking is very limited. Breakfast was okay. Not a fan of an open jug of milk and juices for community sharing. No fruit. Room was older decor and a little run down but was basically clean. I would stay here again, definitely worth the savings. But if you are picky or are looking for luxury or modern, probably not the place to stay for you.
- 4/5
Great location! Clean room and comfortable beds. Tasty breakfast and friendly staff.
- 5/5
Such a lovely property, amazing complimentary breakfast hours, and lovely amazing staff! The women working the morning and evening shift at the front desk were wonderful. Would 100% rebook.
- 5/5
Anna is great at the front desk! Always enjoy our stay.
- 5/5
Excellent location.
