There were also stains on the walls and baseboards, giving the entire room a neglected, unsanitary feel. Even the bathroom area had signs of mold and poor maintenance. To make matters worse, there was hair stuck to the towels, which is completely unacceptable, and there wasn’t even backup toilet paper provided. Overall, the condition of the room made it really hard to feel comfortable or safe staying there. For the price and location, I expected at least basic cleanliness, but this fell far below that standard. I would not recommend staying here unless significant improvements are made to cleanliness and upkeep.

Our family really enjoyed our stay! Close walk to Disney, super fast check in, the room was nice and recently renovated. Much more spacious than I was expecting! The only thing I didn’t love was the shutters on the windows. We have multiple small children and it was harder for them to fall asleep early when the sun and lights were shining through. Other than that amazing stay!

Beware. I would not recommend this place at all. The building has had flooding damage & has a pretty strong odor. Wall pain peeling bigger than my hand. Caved in cracked ceilings the length of 2 of my hands if not bigger & Right over the bed, found an earwig under my 6 year old pillow are some examples. I hope I can show pictures of how bad it was. We stayed one night because we were exhausted from driving all day & had to figure out our next move based on a budget. It's just sad that an owner would take advantage of families & charge what they do for a room in this state.

Clean, ideal location for Disneyland, with just a 10 minute walk. Great location, very reasonably priced hotel with good amenities and free parking with plenty of spaces. Nice powerful shower, comfortable bed, air conditioning and heating worked perfectly in the room. Nice sized fridge for water and food. Great stay overall.

We arrived around 10:00 PM after a 6 hour drive and immediately felt uncomfortable with the condition of the property. The exterior and parking area appeared poorly maintained, and the lobby was very small, dirty, and had an unpleasant odor. The check-in process was also concerning. When we entered, we were told the manager was not there and would be back shortly. The person at the desk began using the computer and asking for my information, then stated that he did not actually work there and was a relative of the manager. We waited about 30 minutes for the manager to arrive. After seeing the property and experiencing the check-in process, I did not feel comfortable staying there and chose to find another hotel. When I asked to cancel, the hotel told me to contact Expedia because I prepaid. Expedia then told me I needed to work with the hotel. This back-and-forth was frustrating, and I do not understand why I was not given clear or correct information. I offered to pay for the first night since the cancellation was last minute, but the hotel refused and kept payment for all three nights. The property did not match the impression given by the listing, and the way the situation was handled was extremely disappointing.

My family (myself, husband, and 1 year old) stayed for 2 nights and did not have the best experience. The room itself was not maintained well it was very dusty behind furniture and under the bed. The microwave was clean but had a smell, the fridge also had a smell. The microwave was not working we asked for help and no one helped. We had to move the furniture ourselves to see what was wrong and pull it into a different outlet. The back of it was gross we used napkins to not touch it. Definitely would not stay again.

The location was fantastic for walking to Disneyland, local restaurants were a minutes walk away and the parking was free, with no resort fees. Really nice stay and value for money. Nothing at all we disliked.

Walking distance to Disneyland the pool is great the rooms are good for what they are used for…sleeping and storing your luggage. It’s convenient And serves its purpose. Not a luxurious place but had all the amenities needed and more in the rooms. The refrigerator and microwave made it worth it.

A LOT! First the room was gross. Paint and parts of ceiling falling on my bed. Holes in the walls. The walkway to bathroom was maybe 6 inches wide. The plaster was falling off the walls. Paper thin walls. The fridge stand was falling apart. Worst room!

my partner and i stayed one night for a disneyland after hours event so our only requirement was a place to sleep and this was great! it’s about a 10 to 15 minute walk to the parks. the room and bathroom were clean, microwave and fridge are provided as well. the parking and resort fee were $15 total so you couldn’t beat that! i would stay here again!

This was a great place to stay. It was close to groceries, disneyland and restaurants. We loved the late check out and the kids really enjoyed the pool and spa!

The grounds are showing wear on the paths and balconies. The landscaping and paint could use an upgrade. The rooms were recently upgraded with modern amenities and design. The beds were comfortable, there were plenty of towels, and the AC was cold. Complaints: one of the sinks clogged up immediately and the shampoo and body soap were empty in the shower (I went to ask for refills at 8:00 am and the host said the housekeeper didn't arrive til 9:00, not very helpful for wanting to get to Disneyland by 9:00). No creamer for the coffee in the room. The ice machine was empty at 9:30 pm. Overall, for the price, the free parking, and the proximity we will stay there again. Just don't expect the Candy Cane or the $350 price tag.

The room was non smoking but smelled so much of cigarettes that it made our throats hurt at night. The room is dirty and stained all over the bathrooms. The only good thing is that it’s about a 15 minute walk from Disneyland.

Upon checkin staff was very friendly. Our room was nice. Very close to Disneyland. You can either park at Toy story, which is across the street, or walk. Walking is faster. Only about 3/4 of a mile from the hotel. The staff let me keep my car there on Sunday at no charge even tho we checked out.

We desperately wanted to love this property but it fell way short. It is in desperate need of more than just a cosmetic facelift. Sound carries everywhere throughout this property, doors don't seal properly, grime in corners, and multiple bugs. We really aren't hard to please, but won't stay again. The staff was lovely, so this review is not a reflection of them.

We stayed for 3 nights for our Disney trip. Not to far from Disney we walk twice with no problem. As for the property it was good! Room was nice ac worked really good! Everything was good the only issue was upon arrival we looked at every sheet and one had a little stain but called room service and switched it out immediately. Other than that no complaints!

Hotel is great location to the Garden Walk and good walkable distance to Disney. The hotel definitely is bad need for remolding and updates. No shuttle, no coffee, walls are thin and could here neighbors late night activities, but on the plus free parking.

The property is more of a renovated apartment building/motel. The good parts is that there is parking, although limited, and it is walking distance from Disney. The unfortunate part is that because the windows are facing the courtyard by the pool and walkways, any movement or talking in that area can be heard from the rooms, so it is difficult to sleep when people are arriving late from Disney. The staff were nice and accommodating although we only had one interaction with them when checking in. The rooms were smaller than the pictures made them seem. The mini fridge/coffee area was in the bathroom so that wasn’t very helpful or sanitary. In reality, for about $20-30 more a night we could’ve stayed at a more upscale place, but if you’re looking for a budget motel and won’t be in your room very much, this place is for you.

Pool was ice cold, hot tub hot but very murky water, duck poop everywhere around pool, room was old outdated and not very clean. The room in the hotel pictures does exist as we walked by it and saw it nice clean and updated. I think there is only one though. Unexpected $30 “resort fee” added at check in. Walk two hotels further and stay at the Wyndham!

This is one of the rooms that is not renovated. The floor was not clean. When I did not wear socks, I had to wash my feet before I went to bed. Everything else was fairly clean. Their coffee was terrible but for the price, I guess it doesn’t get any better. So because you’re not in the room much and it’s close to everything to us as well. we paid to stay there after all you’re really not there you’re at Disneyland.

The room was not swept or mopped because when I took my shoes off my black socks got so dirty. Lots of hairs n crumbs specifically near the beds. I reserved a king bedroom but got 2 twins beds instead with another room with bunk beds. Honestly loved the bathroom until the water wouldn’t heat up in the morning and it was super cold

The lobby smells awful! The woman who works there lied and said someone had called the night before and said we did not want the room we had paid for online with three beds so they had down graded us to a smaller room with 2 beds which did not accommodate the amount of people we had on our party. They would not even provide a roll away… I called expedia and they said no one called to say that we did not want the three bedroom suite. I suspect they over booked and we got screwed… We had to call the front office every night for noise after 11pm, people talking loudly outside or running up and down upstairs. Beware the quality of the building and room a is very poor, so there is NO insulation and you can her everything through the walls and ceiling. The only redeeming factor was that the rooms were cleaned everyday and it's within 15 min from the park. The pictures are very deceptive, the rooms are not very nice, the bathrooms in the suites are tiny and the bed I slept on sloped. Overall I would HIGHLY recommend spending your money elsewhere!!!!

The pictures are deceiving canceled my future stay. The place was dirty full of mold ran down towels full of hair. You would expect a clean habitable room due to the location tourists Disneyland. The main office had a weird smell but staff was nice. Outdoors is well kept that’s it but still ran down.

When we got there we waited about 10 minute before someone came in to check us in. Once we got in our room it was awful. Hasn’t been properly cleaned in MONTHS probably. It did the job especially since we were only there for sleeping. But definitely would not be back. I felt gross just being in there

The staff was nice, but the place didn’t feel very safe or secure upon entering all the windows were unlocked had not checked would’ve been very unsafe. I also had the privacy door sign up and left my room only to find out that housekeeping had come into my room and cleaned anyways. Was surprised at a resort fee. And they didn’t allow a late check out with a fee. Rooms weren’t that great but the bathtub seemed remodeled.

The staff at the office were very nice and friendly. Large room, good A/C, fridge, microwave, excellent value for the price and location / short walk next to the Garden walk. No coffee maker but had coffee available at the office. My room had some furniture wear from previous guests, you will hear traffic from Katella rd and some guests. The room was clean but not perfect. The handynan / painter left dried paint dtops on the floor and mirrors? Can easily scrap off. Overall I would definitely return just for the cost and location. Not a luxury hotel just a nice modest place.

this hotel is the definition of “ok” - if you’re someone who cares about your hotel, this isn’t for you. If you’re just looking for a cheap place to sleep near Disney, it’s fine. It was a really great price for the weekend. The room itself was extremely run down - chipped paint, squeaky shower, etc. we didn’t spend much time in the room, so it worked for us. I’m glad we didn’t spend much on it

The outside needs a little face lift action however, the rooms were so nice. Looks like they just remodeled the inside and have yet to tackle the grounds. The beds and pillows were great, the bathroom was nice, the room was clean. There were just a few issues in the room. The heater didn't work, the shower leaked (I think the glass to the tile was not sealed correctly when installed), and the round lights did not work. Other than that...it was good. I would think about maybe staying here again--they just need to do do some fine tuning in the rooms.

The 2 bedroom has 2 beds in the main room with a tv, fridge, and microwave. The closet and bathroom is in the main room. The 2nd bedroom just has a bed and it's own a/c unit with a door that locks.

My family loves staying here when we are in the area. Walking distance to Disney Parks and Gardenwalk. It’s a great budget friendly hotel. We’ve stayed here multiple times and will continue to book here again. This trip we stayed in a recently renovated room and it was decorated, clean and comfortable. The staff here is always friendly and courteous. You can tell management really cares about their property. We always recommend Americas Best Value Inn and Suites Anaheim Convention Center to all our friends coming to the Parks. Whether you are staying by yourself or with family this is a great choice!

Part of the hotel is being renovated. Our room was not as clean as it should have been. One of the bed sheets was dirty so I called to have them change the sheets. Sheets were placed on the bed and not changed. The room had a very odd odor and by the second day, we realized the odor was coming from the bathroom. It was the drainage. We kept the bathroom door closed. We have stayed at this location many times and it has never been this bad. We will not be staying here again, as this trip was very disappointing and quite frankly disgusting.

I have stayed here before and it was no problem at all. This time half the hotel was literally being ripped apart, piles of garbage in the parking lot, in the court yard by the stairs, rooms had lots of mold and water damage. Had to switch rooms when we initially got there because of black mold in the room, and the second room had toe nail clippings on the floor next to the bed. Was woken up 2 nights in a row to the electrical outlet making an extremely loud buzzing sound front desk never answered so we had to go down at 2am. Staff was friendly but seemed to only be 1 front desk person and 2 maids. The hotel is in a good location but needs some serious love and upkeep, probably won’t be staying here again anytime soon.

The room was clean enough to shower and sleep in, and that is all we needed it for. If we needed to spend any significant amount of down time in this hotel, we would have left and booked somewhere else. Rooms had a smell from being closed up, there was a hole behind the door, some tagging that either no one has noticed or just didn’t paint over it in the second room. Definitely is an outdated hotel. Good they were remodeling a lot of rooms during our stay. The outside light did bother me because it was coming thru the blinds. The place was quiet but at night you can hear people walking in the hallway. The room was clean. Nice place to stay walking distance to Disneyland, Walgreens is near by, CVC too.

A perfectly fine room near Disneyland, one of the better rates around but it’s just so blah. Starchy sheets and low water pressure. However, everyone who works here is delightful and sweet! I appreciated their kindness and can see myself staying here again.

BEWARE ** If I could give a negative star I would. This is the worst place I have ever stayed. I had adjoining rooms with my daughter. She started having breathing problems soon after arriving. Then woke up at 2:30 am with bed bugs crawling on her. We found mold in the curtains and the building wasin very very poor

Overall beds were clean. It’s needs updating on firniture - stains on only 2 chairs in room. They had stains and rips- didn’t want to sit in them. Needed a sofa for extra seating. And lamp on desk needed a good cleaning. Probably won’t stay again.

The front desk lady was very sweet and obviously it’s. Very affordable room. We loved that parking was free and tucked away from the main road. However, we found many hairs in our room that grossed us out. The maintenance done on this property isn’t very good work and it need a lot more tlc. We didn’t sleep well in our room because of noice levels (upstairs walking) and because the shades let in the hallway lights and we couldn’t get the room dark.

And accommodated all request I rarely leave reviews for places I’ve stayed, but I feel like I need to leave a review for this hotel just to warn other people. The furniture is very dirty. The linens had to be changed. We found a pubic care in one of our sheets. The hotel is incredibly rundown. The grounds are unkept. I would not even let my children swim in the pool nor did I dare it into the hot tub. Don’t be fooled by the family suites in the low cost. It’s really so uncomfortable. I can’t recommend it at all when checking into the office. You can smell an odor feces, which I think is coming from a cigar unfiltered cigarettes being smoked in the home attached to the office. It is incredibly offputting unfortunately I have to just say you don’t even get what you pay for here. The owners of this property need to recognize where they are. They are at Disneyland and they need to clean up that space or sell it and let somebody take it. They can do something nice with it.

Excellent location, walkable of course, stores and restaurants nearby. Family suite room is great because you get two or three queen beds or double bunkbeds...bunkbeds not so comfy though. Room and bathroom is clean and tidy, water pressure good, shower is only half a glass door, kinda weird and useless, but does the job. House keeping for consecutive doors a little sloppy, they only made one queen bed and did not touch the other queen bed or bunkbeds?? Anyway, an ok stay and good price for the location to the parks!

The bed was comfortable but the room needed to be cleaned better and updated. There were not security bolts. I saw a roach in my room. The staff was helpful. I didn't stay for the full 4 nights that I booked. They help refund the unused nights.

Our bathroom had mold growing. The front door had a huge gap underneath so it wouldn’t stay cool inside. There’s no elevator so it’s not ADA compliant. Ac in second room was dinosaur old.

Checked in late in the evening and the lady who checked me in was extremely shot and rude. I felt like a bother being there. Dust everywhere in the room and a huge spider in the tub. We over looked it all because we expected that level of cleanliness for the price. Went to leave and the car battery was dead. With a 2 year old we asked to stay in the room until the tow truck could come in 45-75min. The male who was the owner was understanding and okay with it. Stayed in the room for about 20min until the female that checked me in came pounding on the door and told us if we didn’t leave by 11:30 then it was going to be $25 an hour for every hour we were there and said we could wait out in the heat in the parking lot or by the pool. So we packed up and waited at the car in the heat with our daughter. No compassion! Don’t waste your money staying here. Closer properties that are better and worth it.

First, the office is very unwelcoming in its appearance. Then you get to your room where it only gets worse. Smelly, stains on walls, holes in walls and baseboards. Marks everywhere. Hair everywhere in the room that was not ours. Do not recommend this place at all.

Stayed here before already. Super close to Disneyland about 15min walk. Bed are fine, i love the pillows! A/C works, location near food. I'll stay here again anytime i go to Disneyland. Does need a small update, paint the rooms maybe some new pictures live it up a bit.

Worst room I’ve stayed in! The rooms are super outdated ! The wood floors were sinking in throughout the room. The BATHROOM!! Well the bathrooms vent was filled with dust bunnies, the shower head looked rusty, the paint was peeling, and rust around the sink! Not sure how the other rooms were but room 222 was all bad ! Wife and I drove three (3) hours and were too tired to see if a better room was available or to find a better hotel. In addition, I thought I could grab a cup of coffee from the front desk at 630 but the door was locked. IN ADDITION AGAIN, went to check out at 830am and finally got into the lobby and there was no one to be found at the front desk! But great location I guess, if you’re going to Disneyland.

does the trick if you need somewhere to sleep, but it was dirty, (floors weren’t swept, there was a dry contact on the nightstand, the ac vents had a thick layer of dust, and their were fine tiny hairs on the bed, not ours). There was a hole in the drywall in our room, and chipping layers of paint on the ceiling and walls. corners are definitely being cut with the cleanliness and upkeep of this hotel. Though the beds were comfortable enough, it was not a good night of sleep due to the worry of what could be lurking in the disheveled room.

The motel is in a noisy area, but that's because it's so close to everything: shopping center is next door and Disneyland is within walking distance. I chose it for its location and reasonable price compared to other hotels in the area. It's a bit run-down and needs some maintenance and minor repairs, but it served its purpose for our trip. I needed 2 beds in a suite, where beds were separated by the door, which is exactly what we got. Staff is friendly and nice. Have coffee and tea at the reception and microwave and fridge in the room - no coffee maker in the room though.

I would recommend the property to invest in better quality towels, the current ones are poor quality and old. I would also recommend that the lobby be remodelled at the very least it is desperate need of new paint as well as the rooms. If you can look past the aesthetics this is a great place to stay. It is a great location for families going to Disneyland.

The couple that were at the front desk were very nice - our issue was with the facility it self. You definitely get what you pay for here but I think it should have actually been cheaper. The property needs a lot of updates. There isn’t an elevator so you have to carry luggage up the stairs. The room stunk so bad not sure what from. The sheets had cigarette burns - it was just bad.

I’ve stayed here twice now, once in February and again a few days ago, and we were given one of the updated rooms this time. I had no complaints the first stay but I love the new updates!! It can easily accommodate bigger families now with the new bunk bed right next to the main bed plus the extra room! The hotel is super close to Disney, basically right next to GardenWalk and a Starbucks right across the street! The workers were super nice and seem to really care about how our experience was. We will definitely keep coming back!!

Honestly, this was the worst travel experience I've had in a very long time. I can't recall the last time I had to kill cockroaches in my hotel room. My son got a giant gash on the bottom of his foot from the floor between the bedroom and the main space because there was no proper floor transition and instead just sharp wooden edges. The pool was disgusting. The front office smelt so bad I couldn't bring myself to go back in there after I had checked in. There was only one staff member at any point, and he almost refused to help a pregnant lady carry her bag up the stairs after he checked her in to an upper floor room... I was supposed to spend three more days here at the end of my stay, and within an hour of arriving I had cancelled and rebooked elsewhere.

You get what you pay for. The location of this hotel is great. But the condition of the hotel was so bad. We stayed in a room that had three full/queen beds which was a perfect accommodation for 4 adults and 2 toddlers. It was the more affordable option being so close to Disneyland, but I’m not sure I’d stay here again. Repairs had been made to the room very sloppily. The only chair in the room was disgusting. There was mold and peeling paint in the bathroom. They had giant floodlights outside which made it look like daylight, even in the middle of the night. It was a very tight fit at the front of the property for vehicles, same with the parking lot. The owners parked their Jaguar or Audi, whatever it was, right out front blocking the driveway for guests checking in. It was doable for location and price, but if you’re financially able, I would recommend somewhere else.

To start when we got there the lobby was closed so we had to wait outside to be checked in. We got our room, it was musty and didn’t looked like it had been cleaned in months. But it was 11:00 pm and the kids were exhausted. Trying to get ready for bed we couldn’t get any warm water so we just rinsed off in cold water. Figures it was just because it was cold out and it took long to warm up. That night the air conditioner sounded like it was going to explode and kept getting louder and louder, it was so bad the kids kept getting woke up from being scared. So no air while we slept. Then the fridge was vibrating so loud it sounded like it was going to die right then and there. I couldn’t figure out where it was plugged in at so I couldn’t turn that off. Woke up at 5 am and guess what…. NO HOT WATER at 5:16 I called the front desk and they said let it run for 2 or 3 mins. I said it’s been running for over 10 but I would give it a few more. After 20 mins of the water running nothing. I called the front desk again and they said we will get you a new room. I walked back to the front, lobby locked again, and got a new room key. We took turns showering, not paying attention as much to this room as we were rushing to get ready and trying to go to Disney. After about an hour the front desk called and let us know the hot water was turned back on in our room and we could stays well thinking this room was horrible the next was a better op

I liked the convenient location and friendly staff. Beds and sheets were comfortable and clean. The fridge leaked and was too loud to sleep, so I unplugged it and slept fine after that. There was another loud electrical humming (that was odd sounding and disruptive) that made it too loud to sleep in one of the rooms, so we turned on the fan to make more noise and drown it out. We only needed to sleep there a handful of hours and leave the next day, so it really was just fine for a very close spot to Disney and easy check in, comfy beds, and responsive staff. Parking was clear and helpful, too! (the walls, floor, etc. could use a remodeling, but it was clean)

Please don’t stay here until they have fixed these issues. There was so much mold. All over the bathroom. The bathroom door is broken and does not shut. The property is quiet, clean. Just very dated my sheet had holes in it. The AC was coming apart. The bathroom was the only area up graded it was nice except the bathtub couldn’t be filled the stopper was broken and there is a drain cover so you can’t block it. The $15 resort fee is ridiculous, there is nothing resort here. Easy check in polite front desk person. House keeping came in when we were gone and took our tiny trash can and gave us fresh towels but did nothing else they left a huge pile of trash because the trash can is tiny, and the only one outside is hard to put trash into if it’s bigger. Price was ok for 2 nights, but there are better rooms in the area for around the same price.

What I liked is the fast and easy checking in/out process, location is a quick walk from/to Disneyland. As far as the property itself, i have to say it’s very outdated and old, room didn’t have a bad smell so that was a good thing, there were paint stains on the floor, walls were dirty, mold in the bathroom, the bathroom really needs attention, it looks like it hasn't have any maintenance in years, there were holes in the wall filled with toilet paper
