Sleep Inn Amherst - Buffalo North near University

This was our first time at this hotel and enjoyed our stay. The staff was very pleasant and the room was very clean. The only thing I did not like was the sink was not in the bathroom which makes it hard to get ready while others in the room are trying to sleep. So other then that, it was great and we will stay again and see if we can request a full size bathroom :)

This was our second stay here and it was great. Clean rooms and nice and helpful staff. Love the location and pool/hot tub.

Overall had a great experience. The staff was helpful and friendly. The room and all facilities were clean and operable. The parking was convenient. Breakfast wasn’t the greatest but for the price can’t complain. Definitely would stay again.

They had a pool and hot tub, we didnt use it but lots of guest used it and were happy. It looked nice and clean Our room was a little run down but clean. For the price range I was very happy and would stay there again

We enjoyed staying at the Sleep Inn. We were greeted warmly and after a quick check in, everything was explained from where breakfast was served and times served to offering us a floor choice for our room. All questions we may have had were explained without having to ask a thing. Our room was super clean and bed was very comfortable. Highly recommend

In particular, front desk staff person Chiara and breakfast hostess Amanda were wonderfully friendly and helpful. We've been to this site a few times as it is a perfect 'home base' for us visiting nearby relatives. The left turn out of the drive onto Niagara Falls Blvd is challenging, but going around the Bob Evans and then out at the light was a useful tip passed to us on some previous trip (and hope the now closed Bob Evans does not end this option!) We'll be back on future visits to Buffalo!

We went for an extended weekend, for our nieces UB graduation. The room was clean with fresh clean sent, full amenities blow dryer, iron and iron board. The bed was super comfy. Small fridge n microwave. The property was clean breakfast buffet was simple but nice. Waffles, eggs, sausages, choice different breads and muffins, cereal and fruits. Convenient location shops n mall all within a less than 10 minute drive. Staff was friendly and helpful. Overall great hotel and location would stay here again.

Convenient to north campus of BU. A nice breakfast. Wi-Fi was not private to connect to website that was needed. Nowhere to put wet towels to dry

This was our 4th stay here. My daughter goes to UB and this location is central and the prices are usually good with the exception of when an event is happening (ie: graduation). Always comfy and clean!

We were on back side and had floodlights in the room, maybe turn it away from windows. The pool and hot tub were a good feature….. well used but my husband. It was a relaxing time thank you!

It was well kept and appeared clean. Unfortunately I did find a very long toe nail in my bed that was not mine. Definitely made me wonder if my sheets had been changed. Pool and hot tub were nice but it would have been more relaxing if there were adult only hours.

Door to the bathroom was hard to operate (sliding door that stuck) and toilet flushed sometimes (needed to hold for awhile to work)

The staffs were wonderful, breakfast was good. Air conditioning was too loud, I don’t know why hotel sanitizer the pillow and blanket with Lysol, I totally couldn’t stand with the smell specially with the loud and not consistent air conditioning system, I was up all night for my one night stay.

Need to update the shower sooner or later

Breakfast was not fancy but nice. Pool and large spa hot tub were very ckean and nice. Room was basic but clean. We brought my grandson and they were quick to offer and secure a pack and play for him to sleep in.

Location, swimming pool and hot tub, breakfast. Fresh towels. Bathroom setup, Shower stall is antiquated, tiny, flimsy. Toilet flush has little water pressure. No view whatsoever, unless blacktar rooftop is a view.

The hotel was extremely nice and exceptional clean .. the only issue is that the two double bed rooms are very small in size .. we were 3 people for the room and yet we had to maneuver around the room.. and the bathroom is also small The shower was a good size .. but the water is extremely harsh on the skin .. the pool and hot tub are exceptional

Nice pool The property was nice enough but really just not worth the value. I had 3 rooms and each 1 had an issue. 0ne smelled like mildew and ciggs. One toilet did not flush, and the other one did not have working AC

We actually go back every time we go to Buffalo. Very comfortable there. I sleep great and love the hot tub. Bedding is most comfortable out of everywhere we go.

Went to go to the hot tub at 9 pm and there were so many screaming kids in it and the pool. The hotel was very over priced over what it was.

Check in was a breeze. Lauren, who was working the front desk, was very helpful while checking me in. He was polite, friendly and very informative. It was very helpful what he shared with me. My daughter stayed here and she recommended it to me. Its probably the only place we have stayed that actually had a warm pool. It was so nice. My grand daughter, she is four had a blast without freezing. The cookies were good that were provided too. During breakfast there was no more coffee in the machine so i told the clerk at the front desk and she, (Im sorry i didnt catch her name, but she knows who she is) immediately came in and fixed the problem. That was much appreciated. I can’t think of anything that could have made our stay any more enjoyable. Thank you. The pool could have been a little clearer but that is the only thing I can think of that could have been better. Other than that our stay was nice.

My husband found the hot tub to not be hot. In fact when splashes from the pool landed on him, he found that water warmer. Bed, pillows very comfortable. Very clean & well maintained. Staff friendly, polite, and helpful.

The stay was ok until i found out the tv was not working the first night and there was fecal matter inside the toilet like it wasnt cleaned. Then the next day the hotel moved us to a different room due to the issues and in this room in the shower light was a dead cockroach . Im very descusted with the situation and took pictures to prove . Im not happy that it seems this day and age that hotels in my area seem not to care about hospitality and cleaning.

The Internet wasn't working for hours and we would go or call downstairs and then worker was annoyed he gave us a # to call but that's not our job. With all the complaints he should call .wifi is a service the hotel provides and I needed to be able to have it. Breakfast was the same and stuff kept running out. The front staff wasn't so friendly but not rude either -the guy seemed just grumpy.

The room was clean and warm when we arrived 1-30-26. Internet would not work while we were there - but when reported they promptly assisted as best they could and gave us the phone # to their tech folks. The breakfast area was kept clean, neat, and they attempted to keep things filled the entire time they were open (6am-10am). Staff even remembered details about us and asked things specific to us when we were leaving.

This inn is close to all the places I needed to go. There was a lot of snow in the parking lot, but there was snow everywhere all over the city. I have no comllaints.

Booked a stay because of the pool and hot tub. Neither were able to be used during our stay. The handicap shower stall leaked and the bathroom floor was soaked anytime a shower was taken. With only two towels in the room, it was a slippery mess

We raised 8 kids, so I get it, but these guys were out of control. Honestly, as rambunctious as they were, he should have had them exit the pool. Other than that, we couldn’t have been happier with our choice. (Also, check out is noon which gives you a little extra time to sleep in if needed!) I would definitely stay here again.

My room felt neglected. There was an accident & I requested a new linens for my bed, the front desk staff had informed me there were no extra bed linens in the entire hotel to give me a spare set & that they’d have to check & get back to me because apparently the housekeeping staff leaves at 2:30PM & there would be no one to provide anything until the next day when they arrived again. I never received any call back or fresh linens for the bedding.

I called and spoke with Jackie at the front desk. I had a funeral to attend and needed to get in early to get ready. When I arrived she had everything ready for me. Very nice and great service . The hotel and room is very clean and the holiday decorations gave it a very welcoming feel.

Everything exceeded my expectations! I've been all around the world, and this was one of my favorite hotels! It was very clean, smelled great, the pool and hot tub were very clean and fun, the bed and pillows were amazingly comfortable, the temperature of the hotel/ spa area was perfect, and the staff were very accommodating and polite! We loved the breakfast buffet and that we got to make our own waffles- they were delicious! This was the perfect stay for us and we greatly appreciate the wonderful service!!!

Though the room is kind of old, they keep it clean. The kitchen lady works very efficiently to provide enough food for breakfast and keep the place clean. They have good variety of food for breakfast. The tea and yogurt are better than we expect.

This was our first stay and definitely won’t be our last as we visit Buffalo often to visit our college kid. Hotel is super clean and the staff always have smiling faces and super friendly.

This property is very close to University at Buffalo which was great. The building was clean and updated other than the elevator. The room was on the small side, but clean and nice looking. The bedding was very comfortable. The AC worked great and was extremely quiet. There were no bad smells which matters to me. The shower was great with an adjustable massage feature. I always love when the sink is on the outside of the bathroom, so that was nice. Breakfast was basic but fine, and the coffee was actually pretty good. The pool is super warm and lovely. My only complaint is the front desk staff. He looked unkempt and was sniffling and coughing all over everything. That was a little off putting. Other than that, I will definitely stay again.

I stayed at the sleep Inn this time and I was inconvenienced because the hot tub in the swimming pool area was not working. One of the reasons that I go to this Hotel is to use the Hot tub. The hotel was booked and I didn't get the room that I requested, but I stayed because I needed a place to stay. Again, I wanted to use the hot tub and I wasn't able to.

Won’t suggest this property if you have a kid. Also the rooms are very compact.

The room smelled terrible. They was hair in the bathroom floor when we came out of the room Saturday morning there was a guy scraping paint and paint chips all over the room and fallen off the ceiling right at our door. People were reaching in at the food at breakfast with their hands. They was $194 charged extra to my wife’s card which was not told to us that this would happen we’ll never be back there again nor will I recommend it to anybody else.

It was nice and clean. The cleaning lady never left us towels. Even after we would ask. But over all great place to stay

My wife, daughter and I (all three adults) stayed there for four nights. Everything was as expected, except that the room was positively tiny. There just wasn’t any place to put the items that three people need on a trip.

Pool and hot tub are amenities we look for at a hotel. We stay at this hotel everytime we stay in the area and we have always dealt with Lorne who is by far the nicest desk clerk we have ever encountered and always look forward to seeing him! He is truly an asset to your company.

Shower door didn’t close properly. Breakfast could have been better

The room (a tiny little thing) as a whole however, was not to standard. The deadbolt didn’t work. There were spiders in the corner, in a well built web, and one made its way over by the bed by morning. Not cool! The carpet had stains that were not impossible to remove (I do that for a living), but they weren’t maintained. In fact, the entire carpet was rather dirty. Around 5am there was a lot of loud noise and talking outside in the hall and we were tucked away in the corner on the top floor, where I was told it was very quiet and secluded. Overall, it was not terrible, but definitely less than ideal. Not the standard that should be expected. I don’t see this as an 8.8 rated hotel, but I have definitely stayed in worse too. I think it’s fair to rate at 6.4. Better than average, but with a few minor corrections it could definitely get near or even within an 8 rating. The price should be a little lower too however. Even with the corrections, the rate was at least 25% too high for the accommodations at an 8 out of 10 rated hotel. 50% too high for the reality of what we experienced.

The bed wasn’t very comfortable at all and the room was very small with nowhere to sit but only one chair and the second person had to sit on bed which wasn’t comfortable at all

The bed was alright, I slept pretty well. It was comfortable. The shower had sensitive temperature controls and great water pressure. The food was alright - standard complimentary hotel breakfast. I appreciated the Greek yogurt options and eggs.

Very clean, breakfast was very good, staff were very nice and treated costumers. Fast check in, free parking. Pool and hot tub was clean and opened till 10pm. Lots off pillows and bed was perfect. Big shower space and very clean.

My stay at the Sleep Inn was great. The staff there was nice, as they always are. That was about my fifth time staying there. Anytime that I travel to the Buffalo area, the Sleep Inn in Amhearst is my choice place to stay. I always have a great time while I'm there. Loren is one of the staff there and he is always welcoming to me, and I'm sure to other visitors also.

We cancelled our reservation uopn arrival due to the run down area surrounding the hotel and the extra small room and bathroom. It was not a place we were willing to stay for the 4 nights we were in NY.

The hotel was clean and comfortable. Some of the furniture seems run down and could use replacing. Staff were friendly.

We stay here while visiting relatives in the area: the staff are the greatest, esp breakfast and front desk folks.

Room was clean and cleaned each day that we were there. Everything in the room worked as it should with no issues. The breakfast set up was very nice with a large variety of options. The swim area was clean and comfortable.

Very nice staff - I got a quiet first floor king next to the gym - no noise at all. Convenient, reasonable and very clean all around. It was this or La Quinta across the lot and La Quinta maintenance has disappointed this year - choose here.

I like everything about the hotel. There were minir things that needed repaired but nothing to ruin my stay. If i had one thing i think a chair besides a desk chair in the room needed to be there. You can only sit in a desk chair or bed.

The personnel was very friendly and helpful with any questions we had. The morning crew in the breakfast dining area kept everything stocked. They were friendly and always a pleasant greeting.

For a great price, we certainly enjoyed the Sleep Inn. It is centrally located for short drives to shopping and local attractions. With family living in the area, it was a wonderful choice. I would stay again.

One of the best hotels I have stayed in. Simple but Very clean, great location and a great pool and hot tub. Breakfast was pretty good too. Loves the location as well.

After the initial thought that the room was not of my liking it turned out to be very comfortable. l had a husband and wife team who cleaned my room 513 every day they were just excellence !!! They made my stay extremely nice. They are what makes people return to this Hotel. The pool however, was another story the chlorine smell was so strong that it burned my throat .
