We had a wonderful time at this hotel. The staff was helpful throughout our stay. Our room was spotless, very comfortable, and offered a beautiful view. Thanks.!

Clean room and comfy bed. The staff was friendly, location was ok, nothing special. There was a fridge and small couch. The breakfast was awful! They did not have all the items they said they would have. It was missing turkey sausage, bacon and pancakes. They are remodeling the hotel and the room they served it in you couldn’t even move in it. The parking lot was small and we almost couldn’t find parking both evenings. The bathrooms were to small and the elevators are so dirty.

They are doing construction in the building but they did not bother our stay. The pool wasn’t open yet. Not sure if it was not the season yet or they are doing construction on that as well.
- 2/5
Very dated, no notice that the pool is green and closed, not very welcoming.
- 2/5
Really disappointed there were no coffee making facilities at all despite it being advertised as duch. Air con was really loud, had to seitch it off at night making the room stuffy. Breakfast was awful, no hot water for tea , no hot food left, i literally had bread and water for break. Not really what i paid for.

It’s under construction

The room was clean and relatively nice. The property is under construction and no warning was given before hand about all the noise, dust, disruption to entering and exiting, workers, etc.

I booked a room with a double bed and pull out sofa online. However, when i got to the hotel they had NO dbl beds avail. The front desk agent was very helpful and polite he was able to get me a different room, but still ended up with 1 K. Bed. The room itself was nice except the bathroom. There was leftover hair in the tub, the shower curtain and the shower wall.
- 5/5
Location- close to dining and entertainment- great walking area. The construction- however, the improvements will make even better. Pools not opened in April. That was unusual - it was very warm and pool weather.

Staff was friendly and helpful. Breakfast was as expected: egg options, yogurt, cereal. The hotel is undergoing much needed renovation. Our suite had a refrigerator and microwave but no coffee maker and no utensils. I would stay there again (great location) after the renovations are complete

Yes, the breakfast very fresh and hot.

Great place to stay!

We pulled into the hotel at 11:15 pm after traveling for 12 hours. All we wanted was a good night sleep before getting on the road again for another 12 hour day of driving. We arrive and our room that was "supposed" to sleep six was 2 full size beds and a SINGLE sofa bed. There was no closet and a lot of holes in the wall. We asked for sheets and a blanket for the sofa bed and was told "it would be awhile". By 12 am we assumed no one was bringing anything. So, we pulled the top sheets off the two full beds and that is what my husband and my 15 yr old SPECIAL NEEDS son had to use to sleep together on the SINGLE sofa bed. I have four teens - they are not small people and my one son literally fell off the bed during the night. Thank GOD we were only staying here for 8 hours because the sleeping conditions were horrible. The ONLY redeeming thing about this hotel was the mediocre free breakfast. Needless to say, we will NEVER stay at this hotel or probably any of their locations again. We stayed at a Hyatt for $100 one week ago 10 minutes away and it was 10x better.

Once we finally got settled and unpacked, we pulled out the sofa bed only to find there were no sheets or blankets. I had to go back down to the front desk to request them. Unfortunately, the sofa bed itself was awful and didn’t even lay flat. My son was elevated at an angle and couldn’t sleep. After a few hours of trying, we ended up all piling into one bed together. To make matters worse, there was also a leak coming from the shower or toilet. I called the front desk again and requested another room. In total, we were moved to three different rooms within 12 hours, which is unacceptable. Additionally, one of the elevators was not working during our stay, adding to the inconvenience. The staff did try to be accommodating, and I appreciate their efforts. However, given everything we dealt with, I asked the manager if he would consider refunding one night of our stay due to the repeated room changes and issues. He said he would apply a discount. After checking out and calling to confirm, I discovered that only $45 was refunded, which feels completely unreasonable
- 2/5
The location is excellent, and the breakfast is adequate; however, the beds were dirty and uncomfortable.

Prepaid for two night stay, couldn't use room. Had 3 adults and baby, was to supposed to have king suite with sleeper sofa. Room we were assigned had a lounge chair for 3rd adult. Hotel admitted they had rooms with sleeper available, but couldn't switch it for me because reservation system was "down". Poor girl on duty had no clue, claimed tech support was unavailable because it was Thanksgiving, no management on duty or available to be called, no estimate of when problem would be fixed. Promised to call me when room was reassigned. Never received a call, and couldn't get through to front desk later. Waited hours and finally booked another room with Home 2 Suites so we didn't have to sleep in car. HIE is a joke, stay at any other comparable chain. Hotel was totally unconcerned with giving us the room we paid for with a 3 month old baby in tow on Thanksgiving night. Have not had time to look into refund. I won't give up easily.
- 5/5
All the staff and especially the owner were great and went out of their way to make our stay wonderful.

Unbelievable nice staff, great, renovated rooms with huge televisions..plenty of space in a very safe and quiet location. Can't recommend this hotel enough...
- 5/5
The staff is amazing! Always asking if you need anything and always saying hello / good bye .Have a nice day etc. The room was ready on time! Very clean.
- 4/5
dated but clean. Breakfast wasn't bad either.

I booked this trip for a family of 4 and had a queen bed and a sofa bed but nothing was there for bedding for the sofa bed. Then the phone didnt work to call housekeeping. The food for breakfast was limited.

The next room was missing a refrigerator, telephone, front entry lights, and a door lock. I didn't feel safe in the room so I went back to the front desk and showed the receptionist a video of the room. She told me it looked like I had been put in an out of service room, even though she was the same person who had put me in the room 5 minutes earlier. I had to switch and move all our stuff to a third room. The third room was on the bottom floor right beside the kitchen and across from a storage room, with cars parked just outside the bedroom window. When we used the toilet, the seat slid off and looked like it was never properly attached. By this point, we were exhausted from traveling all day and went to bed. The manager in the morning simply said sorry, gave me a marginal number of points for the hotel on IHG rewards, and told me she would talk to her manager. The hotel has been going down, but this was a nightmare of a stay. Had it not been so late, I would have moved to a different hotel.

Great location
- 1/5
The people working were nice, but the overall cleanliness was terrible. Our room smelled terrible, and one of the beds was too close to the AC and freezing, while the further parts of the room were too warm. There were strange stains on most of the walls.
- 3/5
Overall okay stay. Room was outdated, small, things like ironing board was old and stained. For price, was okay. Not a terrible stay.
- 3/5
Overall it was okay they neva came and gave us clean towels or emptied our trash and of course the breakfast was not okay at all the first morning we got down there for breakfast at 7 and there was nothing in there but eggs and like 3 cinnamon rolls bc she never refilled the stuff my daugther inlaw went back down at 830 and still nothing was refilled and the second day we had to keep finding someone and we ended up waiting 30 mi s for them to refill the breakfast
- 3/5
Vending area empty. Room cleaning did not happened until day 3. Front desk seemed untrained or very new
- 5/5
Clean, safe and comfortable. Huge tv's, plenty of space, good gym onsite...highly recommend.
- 5/5
The staff were very nice and very personably. I did not have a complaint. We weren’t really bothered by anybody and when we needed things, there were always people stepping to help.
- 3/5
They should do better on cleanliness
- 4/5
Staff were great. Both mornings the breakfast was mostly out of everything so that was disappointing. But otherwise the beds were comfortable & shops were close
- 5/5
Renovated rooms, nice. :) Lots of amenities.
- 2/5
The unique items were pretty much associated with being nonfunctional in the room. The alarm clock next to the bed was basically broken and stuck on 12 o’clock. The microwave did not spin the glass plate as all the internal mechanics had been removed. The room came with a Keurig maker, but no K cups provided. The room did not have any plastic bags provided to put your dirty clothes in. The toilet seat was a cheap plastic that I think was picked up at a garage sale. It did not fit the toilet and the lid would not stand up If you wanted to stand up to urinate. For breakfast one morning it was 81° in the cafeteria, Including a warm muggy feeling all throughout the lobby. No air conditioning was on. Most of the chairs in the cafeteria appeared to be covered with a vinyl that had totally rubbed off. It felt as though you were sitting on a chair that had come from the local dump. The pool looked real nice however did not have any comfortable chase lounges to relax in, all of the chairs were a typical four leg chair with hard uncomfortable seats.
- 4/5
The front desk attendant was very professional and friendly. Allowed us to check in early.
- 4/5
Not a bad place to stay
- 3/5
Updates needed. Lights on desk did not work. All the ports for cell phone usage on lamps did not work
- 2/5
For $5 more the hotel next door is a much better place for stay. Water barely coming out of bathroom sink, no drainage in the tub. Ac unit making a loud noise, furniture in the room is chipping away.
- 5/5
Attending a concert in Atlanta and wanted something in between Duluth and Atlanta. Location is great!!! Nice and safe area with everything you need within minutes drive
- 1/5
Didnt had shower curtain, no fridge, the fire alarm was in a string. I disliked this place!
- 3/5
There was no room service at night, you go to the service desk.
- 5/5
Good stay with the family with no problem. Place is outdated so would be good to renovate soon.
- 2/5
Room was dirty, had trash in it. Horrible sewage smell.
- 3/5
However, as I settled in, I gradually started noticing some issues during my stay. On my first night, I requested some hand soap for the bathroom since there was none. Well, I tried requesting for hand soap through the in-room telephone, but there were connection issues. I ended up getting a call from the front staff on my cell phone to request hand soap. A few minutes later, a nice housekeeping lady came in to hand me the soap, and she noticed that my sofa was incorrectly placed. I did not realize it until she pointed that out and stated that whoever cleaned my room before must've forgotten to move the sofa back. She kindly adjusted it for me! But these issues signaled to be that the hotel is missing some marks in key areas. On the second day, however, I noticed something concerning in the elevator. The elevator license was expired. The license stated that it was expired on July 2025. Since I figured that a lot of people have used the elevator, maybe the issue was mentioned to upper management? But it certainly isn't a good look to have an expired elevator license visible to the guests. The staff was amazing however!

I had a terrible time tryi g to check in. I booked my reservation a month ago. Very sweet, but new employee I dont think realized that. Said i had to pay $50 deposit but they would not accept cash. Then system bumped me out or something, and i had to pay up front entire 2 night stay in advance, but again, they would not accept cash. It was so difficult. Then another manager figured it out. I didnt owe deposit, i was an Expedia reservation. Finally got checked in. The rest of the stay was excellent.
- 4/5
It was fine for our needs
- 5/5
Room was clean. Nice staff
- 2/5
Once we entered the room, we were expecting a king bed(for my wife and I) then a pull out couch(for my 7 and 2 year old). The couch there was barely a love seat and didn’t open. I went to the front desk to address and she told me they didn’t have any more rooms with pull out couches and didn’t ask me if she could help any further(hotel wasn’t close to full). My 7 year old slept on there and we made a pallet on the floor for my 2 year old. The lady at the desk the next day asked me about the stay and I mentioned this and she said with a confused look “but we weren’t even fully booked”. I agreed with her. In our bathroom, there was a dirty wash rag left. Supposedly our room was one of the renovated rooms but when you use the sink, water would leak out of the top. The big reason we picked this hotel was for my seven-year-old to get to swim. So I took him in my two-year-old to the pool and it was not well taken care of. The water had a white flaky substance throughout the entire thing. Pretty gross overall. I DoorDashed some food to my family. I went downstairs to the convenience area to buy my wife and I a Diet Coke. We took them upstairs and opened them and they tasted terrible with no fizz. The expiration date was August 14 of 2024. I was able to replace them but she acted as if I was trying to make it up.

We arrived on the 15th in the afternoon to a lobby without air. Due to a shortage of housekeeping employees we had to wait nearly 1.5 hours. When we got to our room it didn't have a handicap shower, any lightbulbs in the lamps, a television or working air conditioning. We had to walk to the lobby to talk to management as the phone didn't work. We had to go back to the lobby and wait another 45 minutes for a new room. We got our new room that still didn't have a handicap shower or seating. The toilet in this room wasn't flushing. The phone didn't work, the bathtoom wasn't clean, and the ceiling had what lloked like black mold. Another walk to the front desk to ask for maintenance. Housekeeping came and plunged it and said I dont know. After talking to management again she said she'd work on it. She came to the room to verify and told us to pack up and wait while she found a room. We eventually were moved to a room on the first floor with a handicap shower. Aside from a bathroom that we had to clean (base of toilet seat where it screws in and underside of seat had body fluids, and the shower had hair and black dirt) this room worked for the rest of our stay. Alpharetta had several events going on which made finding another hotel impossible.our trip to Alpharetta and our 2 night stay was for a medical procedure.
- 5/5
Very nice property beautiful area close to shopping lots to do
- 5/5
When we arrived, our room was not ready. The staff was so apologetic and went above and beyond to make us comfortable while we waited. We got an upgrade to a suite at no charge. The staff was just fantastic. Javier in particular was amazing!
- 3/5
The hotel and staff were nice and helpful. However the room I paid for and reserved online wasn’t what I received when I arrived and it’s been a headache.
- 5/5
Check in was quick and easy. Located by a lot of different places. Beds were soft but let out sleeper couch mattress was terrible. You could feel the springs in the mattress. Housekeeping checked everyday if you needed anything. I’d stay here again.
- 3/5
My main issue was getting a refund for unused days. I had a medical emergency and had to leave early. When making the reservation, I had to prepay for my entire stay. The hotel only refunded one day after repeated requests.
- 3/5
The staff in the kitchen was remarkable? The last thst was preparing the food was so friendly and nice, always had a huge smile on her face and she made sure to tell me good morning. I appreciated thst, however, the front desk rep didn’t say a word to me she worked at night and when I would pass by no eye contact or no greeting. One thing that was inconvenient was only one of the the elevators were working..
- 5/5
We loved our stay here. Everything was great. Full of restaurants all around. If staying here i really recommend going to avalon as well.
- 5/5
Convenient to amphitheater (concert). Staff was BEYOND friendly and kind. Great breakfast options.
- 2/5
Where do I begin? Horribly outdated and worn out. Not super clean. Bare minimum. Not even a bar of soap to wash your hands with. The fold out couch bed mattress was covered in crumbs and even a giant toe nail clipping. GROSS. Mold on the bathtub caulk. Random hairs everywhere. There was some sort of substance droplets on the night stand. The door latch was loose and barely functional. The sheets were clean, however. NOT worth the cost at all.
- 4/5
Received room with no microwave and only decaf coffee.. went down stairs to get regular coffee
- 5/5
It was good
- 5/5
Great stay, staff was super friendly, no issues!
- 4/5
Stay was good the only thing that I was charged a different amount that my email balance statement???
- 5/5
I have stayed before also. I am very pleased with the hotel. I recommend it to everyone. Especially Samuel at the reception was very friendly.
- 4/5
Overall good experience for our stay. When we checked in there weren’t any towels in our room but it seemed like they had a lot of guests staying. Our room was clean and spacious, breakfast was okay not as many options as we thought.
- 5/5
We went down for breakfast and all the breakfast was gone and they didn’t bring any more out. Otherwise, everything else was great.
- 4/5
Good location, decent parking.
- 5/5
Everyone was friendly, the hotel was clean and sanitary. The gentleman who checked us in was so nice and polite.I love my stays at the Holiday Inn.
- 5/5
My room was upgraded to a queen suite because a 2 queen bed room were all booked. Staff was very nice. Breakfast was good.
- 3/5
It's pretty run down and dirty
- 2/5
There were several issues. The main one being the toilet seat was literally broken in half, it was unusable. We brought this to the attention of the front desk staff (complete with pictures) less than 5 minutes after checking in. We were told it would be fixed but it wasn't....We get that things break but when you bring it to someone's attention and you're told it would be fixed you expect it to be fixed. We even asked for another room because we had literally set our bags down and went to use the washroom when we noticed the issue. The Pool was absolutely filthy and unusable and we had cockroaches in our room. To top it off there was what we are pretty sure was a homeless person skulking around the property wondering the hallways. Hey, the staff was friendly enough but we would never stay at this property again. The place definitely has potential but the condition it was in when we stayed there was totally unacceptable.
- 2/5
Dirty room, wet carpet in front of air conditioner. Phone did not work.
- 1/5
Pool was dirty and not usable. No lounge chairs. I had specifically planned to lend the afternoon by the pool. Ran out of food at breakfast an hour before buffet was to close. All the tables in that area were nasty and obviously had not been wiped all morning.
- 5/5
David and staff were very customer accommodating at check in and during our 2 night stay. Will be great when new mattresses are placed in double rooms during upgrades.
- 5/5
Breakfast was amazing. Always hot and avaliable. Front desk manager David was a great relief especially after a long day of travel.
- 4/5
Nice hotel to stay in
- 5/5
We enjoyed our stay. Everything was clean and comfortable
- 3/5
I had my rental vandalize I had to cut my trip short instead of leaving on the 13th I left on the 12th there was no cameras on the building viewing the parking lot. Two other vehicles were broken into.
- 5/5
Staff was very friendly. Breakfast was good. Coffee and water available 24/7. Laundry room.
- 5/5
This property was great for the time I spent here
- 5/5
Great place goid peoples
- 5/5
Keke was really nice. She was able to pull up the booking info, and made sure we were all set. Her customer service skills were awesome. Thank you Keke!
- 4/5
Take out old alarm clock. We don’t need it with cell phones. It woke us up 4 times in early morning.
- 3/5
The stag had great customer service but the room needed repairs. It was still really nice but the tv didn’t work, the telephone didn’t work, the tub had old damage on it and the stucco on the cieling was falling down.
- 4/5
It was convenient to my meeting location. Nice breakfast bar. Great bed! One downside, is that the heavy security drapes in my room would not fully close because they're on a short track. Bright security light shining thru my 6th floor room, so I had to improvise and close the security drapes with the clips on the clothes hangers.
- 5/5
The room was clean, bed comfortable and I enjoyed the breakfast. The hotel is located in a safe environment and plenty of good restaurants around. I will be staying here again when I am in town. Thanks Holiday Inn team !!!!
- 5/5
i love it
- 1/5
I waited two hours in the parking lot / lobby to get into my room because “my third party reservation” was hung up and not accessible”. This means anyone not using hotels.com walked in and got their room. Totally ticked off at hotel- but since I called hotels .com and waited on phone for 15 min, not happy there either.
- 1/5
Went back to front counter where initially the employee was giving me attitude about being upset about the room not being ready but later apologized. Was given a 2nd room and everything seemed fine until I pulled out the sofa couch, there was a pile of cereal under the couch, then I noticed someone had used the microwave and their food had exploded and it was not cleaned up. Also when trying to use the hotel hair dryer it kept popping the GFI so when I was getting ready for an event I was unable to dry my hair. Needless to say I was unbelievably upset at this point. I Complained again to the front desk and the owner of the building and I was given a email address to the GM, which I did email; let’s see if I hear anything back….just felt like the hotel was filthy and everyone was passing the buck
- 5/5
Me and my family feel in love with the woman cooking the food. She was so sweet.
- 5/5
The staff is always super friendly! My hair dryer stopped working and i called the desk and immediately had a replacement. It is very convenient to dining places. It is quiet and always clean
- 5/5
We spent the night here so that we would be near the hospital where my daughter was having surgery. We had a restful night.
- 1/5
i would say they did a very good job on taking room pictures the room was very old , dirty , stain on linens , carpet was old and dirty bathroom was old like 70’s and not clean , lobby and elevator has coffee stains on the floor , i would never ever recommend this place to anyone please don’t go with there good reviews it’s not real .👎
- 1/5
The bathroom commode is not working
- 5/5
Overall our stay was good. One elevator was out of service, which slowed the other down bc of the traffic up and down. Also we walked into our room to it freezing bc the heating/cooling system was completely down. Cover had been taken off like someone was working on it so after a trip down to the front desk we got a room switched. Beds were super comfortable and the breakfast was delicious.
- 1/5
Room smelled bad. Was supposed to be a handicap room but the bed was too low and you couldn’t get wheelchair in bath.
- 5/5
What I liked the most was the smile and enthusiasm of the staff in the hotel...
- 4/5
They have a good and fresh selection of breakfast. Good room space and comfortable bed , cleanest .
- 4/5
Good stay!
- 5/5
I absolutely loved my stay at this hotel! The customer service was amazing and sooo nice. The room exceeded my expectations and my experience was so good that I didn’t want to leave.
- 2/5
dark, dingy, terrible mattresses. Pullout unusable because its complexly springs. would not stay again
- 1/5
Night next room couples fight in lobby middle off night
- 5/5
Staff was super friendly and helpful. Room was clean and had everything we needed. The beds are super comfy!
- 3/5
My room smelled like cigarettes. I made a complaint to the front desk in which he told me I would receive a call from the manager but I never did. The tub and toilet were stained, and the back was nasty with hair like it wasn’t cleaned prior to our stay. The breakfast was nasty in my opinion it could have been a lot better. Overall staff was friendly and helpful, however I will not be back.
- 5/5
Loved our room, they accommodated our request that my in-laws and our rooms were close together because they needed a handicap room. The breakfast was great, love the Cinnamon rolls at Holiday Inn Express
- 5/5
Great room!
- 5/5
This place was great, it had a microwave and a fridge which was very convenient.
- 5/5
The staff was very friendly. The rooms were nice and very clean. I would definitely stay here again!
- 5/5
Room was way larger than expected, plenty of room to move around...felt almost like a suite. Bathroom amenities were a 3.5/5, since the sink was always dripping and was in the main room instead of in the bathroom. Bathroom was small. 2 lightbulbs in my room were dead, and my door keycard didn't work the first time. I had to go back down for a new one. Gym was nice! I spent a lot of time in there, great, new equipment. Laundry worked well. The property is in a very nice area & felt safe.
- 5/5
Excellent experience. The room was large and comfortable. Check in was so easy. The clerk was very friendly. You could tell he loved his job.
- 5/5
Very nice hotel. Very clean property. Nice staff.
- 5/5
Mike at the front desk was extremely kind and helpful. The hotel was super nice. I am most definitely coming back here since I have to travel for work. Looking forward to visit again
- 5/5
Very quiet and clean. I have stayed here a couple of times and have no complaints.
- 2/5

Sink was broken. Was told it would be repaired. 2 hours later not repaired. After 2nd complaint and advised employee sat outside near pool, he showed up. Phone didn't work. Open bottle of lemon juice sitting with ice bucket. I've stayed here several times and it seems to be going down Hill a bit.

Expedia folks, hope you are reading my review. Everything was good except that encounter with a lady at the front desk

Hotel rooms felt a little older. New mattresses would be good.

The property was a little outdated and our beds were misshaped from being old. but it was a good enough stay for overnight.

Don't be deceived. The free continental breakfast with the stay was non- existent. We came down at a reasonable time on Sunday morning (8:30) to find that the pastries were out, the coffee was gone, juice was out, and very little food at all. The lady who was in charge of breakfast just complained about her job and said someone had to go shop for more food and that it would be 10 more minutes. After 30 minutes, still nothing. We left and went to IHOP. We thought we would save money at this hotel with an included breakfast. might as well have stayed at the other place.
